Property Damage: Lennar Refuses to Pay for the Full Extent of the Damages

Lennar reps for construction are horrible to respond to issues. I moved in and the final walk through (the same day as closing), 2 hours before, there is issues in the house that was not fixed that I was promised would be fixed. The paint and touch ups on the wall were not fixed, I have a broken cabinet that I was told someone would be out to “temporarily fix” which was to Caulk it and I’d be placed in the system as a potential cabinet replacement if it’s not up to standard and that we would be in touch.. This was on 3/16 the day I closed. And I have yet to hear back no matter how many times I call or text the managers cell phone. There is flooring that is chipped underneath the rug by the entrance door. I notified the same guy at the same time about the flooring. Same thing, we would have that scheduled for it to be fixed. The front door seal is already falling apart. Overall, I do not think I will buy another house from Lennar. I use to love the houses that were made, but it’s clear that it’s simply cheap and well over priced for the sq footage especially the quality of work done. Not to mention, I’m not allowed to put a fence in the easement but Lennars landscape company is allowed to plant a tree over it. We had a great home buying experience from start to finish

We had been searching for a while for an home and randomly decided to check out a model home duplex one time. As soon as we saw it we knew it was a perfect fit for us! The square feet is just right, the open concept we just love and a large master bedroom! On a plus side our neighborhood as a wooded area with walking path too! We are very excited about that. Lennar is very responsive to any issue that come up as well.

This whole experience has been just okay. The Lennar mortgage company gets negative 5 stars from me, but I think this is asking about the building experience. Things I liked: * the people we worked with on the sales/building side (NOT THE MORTGAGE SIDE) were kind and helpful * timeframe was pretty accurate (albeit they broke ground 3 months after initially planned during our first meeting) but the ~4 to 5 months they quoted was right on target as it took 4.5 months. Things I didn’t like: * There were so many people introduced to us along our 13 month process, I didn’t really know who I was supposed to contact for what. We had the initial salesperson, then there was the first homebuyer concierge who was assigned to us in June and mentioned she would be going on maternity leave in August. Construction was supposed to begin in July. We were assigned a new homebuyer concierge in July as the original girl went on maternity leave. By the time construction began in October (I believe on the same day actually) we were assigned another homebuyer concierge as the previous one (2nd one) was moving into a new role. Maybe this is unique to our situation due to maternity leave and position change but I was never sure who I needed to contact with questions between the salesperson and the concierge. Also had 4 separate people assigned during the Lennar mortgage fiasco at the same time that added to my confusion but that’s a story for another day.. or another review. However, the final homebuyer concierge was pretty helpful when we had questions. * We were told that we needed to choose our exterior details ASAP as there were rules against people around you choosing the same colors and it was first come, first serve. Imagine our surprise when we see the house TWO doors down is the same exact color with maybe one shade lighter brick. * We were told they don’t finish drywall in the garage as it is not required by the city. They told us they only had to finish the wall around the breaker box and any wall adjacent to living space. Our next door neighbors house has a fully finished garage and when I asked him, he said they told him that Noblesville changed their codes and they were required to finish it. We closed 2 weeks apart. I emailed our homebuyer concierge and asked about this and was told that the codes haven’t changed (so someone gave our neighbor bad information??) and that the neighbors house had more livable space above the garage and that there was a structural beam there… well my stepbrother bought the same exact model that the neighbors have and his garage is only 1/2 finished too so I’m pretty sure we were fed a load of crap. * The same neighbors had a plumber come out to install a water softener and the plumber told them the plumbing wasn’t done correctly. He also went to the house next to them and said same thing. They had to put in request with Lennar to have the plumbers (Earl Gray) come back out to fix it. I went down to look at our list of trades they left for us and Earl Gray did our plumbing too. Seems like if they realized one of the trades they hired did something incorrectly, they should proactively send them out to each house they plumbed to either fix or verify it was done correctly - not wait until the buyer realizes on their own. ... Coming from a negative experience with Lennar in the past, we were skeptical, but the Indiana team exceeded every expectation. Scott was incredibly informative during our home search, and Logan provided invaluable financial guidance, even taking time on the weekends and weeknights to assist us. The home buying experience itself was smooth honestly quick and easy. Brin, Logan, and Patti made things worth while. walking me through everything. Patti especially explaining things through the loan process and helping me negate things really helped. The lower Star reviews was honestly due to the builders and how things went wrong three days after I moved into my home even through the hectic and horrible issues. Brian made that process a lot better as well because he was very genuine and upfront with things and showed that he really cared the whole time in the whole process through everything getting taken care of while we were in a hotel overall Lennar has taken care of things ... Lennar will drive you crazy signing the documents everyday till closing and after. I have signed 51 pages after that I guess I signed Several more documents in different days, Why they not sign one page that Buyer has no right/ all the rights is reserved by Lennar.

I love Lennar house

I have not had a good experience at all. First they will send a very strick/condescending message that this has to be done in a week - this and that. When on says I will back off, they become very polite again. They push and force their lending agency. The Lennar title add some bloated changes the day of closing and then called a week later for some other bloated charge that they wanted to collect more. So, overall I feel I cannot trust them.

It’s unfortunate to be writing this review. I can’t believe all the horror stories we heard prior to buying are actually true. We received some very last minute bad surprises on closing day. Thankfully our agent fought for us and got us some relief so we could still close. The quality of everything installed was also extremely poor. Without going too much into details, I will not recommend this company.

We adore our new house, the floor plan and space are perfect, the systems and resources you have are so helpful, and everything was smooth and easy. However, it's the PEOPLE who really made the experience outstanding! Mitch, Ryan, Sophie, Taylor, and Kenna went way above and beyond! My husband experienced some significant health issues during the buying/closing process, and everyone we worked with at Lennar was caring, compassionate, responsive, and extremely helpful. With Lennar being such a huge company, we might have been treated like a number, but instead, it was very personal and everyone was very genuine. We are very happy with Megan who made it all happen from beginning until the last process. Even after sales, she still communicated & catered to our needs. Lennar is very lucky to have an asset like her . A huge thank you to Megan!... TJ is also an asset to this team. He delivers! The not so nice experience is the closing part, when we were signing all the papers . We weren't sure if it's because of our payment type that's why we were not treated well, but the lady in charge there didn't make us feel important. She left us for another family who needed to take a mortgage. There was no happiness in that closing period. She made us feel NOT important. Keana her assistant is a nice person. The boss is NOT! ... It’s was a great experience buying from Lennar. people from Lennar are polite and patient ,helpful. My second one will be from Lennar.

I had to backout before closing due to medical emergency costing lots of money and requiring me to keep emergency funds. I understand it was a contract but 6000$ earnest money is a big amount that I had to lose. Lennar sold that home to someone else fairly quickly. Lennar gave me option to use that earnest money within 6 months but not sure if I will be buying home from lennar again.

Our experience with Lennar was okay overall, but there were some major gaps that were surprising for a company of this size. One of the biggest frustrations was not knowing what our home would look like during the building process. We weren’t shown exterior colors, finishes, or interior design details ahead of time. We literally had to drive by the house while it was being built to see what was happening. In 2025, I would expect 3D models, renderings, or at least photos of similar homes to help buyers visualize their investment. For a company as large as Lennar, this should be standard. We also didn’t know what the interior finishes would be until much later, which made the process feel uncertain and stressful. When you’re spending $400,000+ on a home, transparency matters. Another disappointment was the quality of the appliances. For the price point, they were underwhelming and honestly felt cheap. It comes across as Lennar cutting corners and getting greedy, which is frustrating for buyers making such a major purchase. That said, the local team we worked with was great. Everyone we personally interacted with was kind, responsive, and easy to work with. The only exception was the neighborhood “seller.” We never met him in person, and he never showed us what our home would look like, which added to the lack of communication. Overall, we like our home and had a decent experience, but Lennar really needs to improve transparency, communication, and quality for the price they charge. My experience with lennar was excellent the staff helped me get to where I needed to be to buy my house. I want to thank TK and Austin and the others for making my experience great

I would expect decent home, but no, just go and work with someone else.
