I love my house. As for quality of workmanship I gave it a 4 because If you look closely to the finishing of the paint (walls) they are not of high quality, a lot of areas are uneven and also the quality of paint. They easily scratch. They are very delicate that you always have to watch everything that touches the wall because it will turn black or create black lines. I also gave a 3 for responsiveness to issues because I am not happy with their response to the issue I raised to them.

Lennar makes a good product, it pretty much sells itself. I would like to have more color options with cabinets, flooring, tile and backsplash. I would like more consistency on the mortgage side. When Katrina went on maternity leave we had to deal with 2 other persons that did not return calls or respond to emails and they were not as knowledgeable. It would have been nice if they were more personable as well. This is a large purchase and you want someone that is comforting and make you feel like it’s gonna be ok. Also more access to the home while being built. We were displaced while awaiting the build and were highly anticipating the completion. I know for safety reasons customers are not allowed to go in during certain stages w/o a guide but it makes it harder when you can’t see the progression at least. ... More

Be sure to very thorough when checking the finished product before moving. check lawn work.

The customer service process and the orientation process is poor. I was not fully oriented to the property and a customer service rep was never identified until several weeks later. Also, Lennar is slow to fix basic issues when brought to their attention. I still have not received certain materials that I should have been given at the Orientation/Walk-through.

My sales consultant was Awesome! I would recommend anyone to Herbert; however the builders did a poor job with building the home, molding is cracked everywhere, my stairs still creek after they told me that they would fixed my stairs during the walk through. On top of that the paint job is horrible for some of the paint is left on metal pieces throughout the house. I paid for a quality home and expected just that. I shouldn’t have these many gaps between the mold and my walls in the home. On top of that, the Customer Service Rep is really busy but hard to get a hold of. The heat doesn’t rise to my upstairs which is very difficult and I had to purchase a personal heater for me and my sons room. Did I mention the first month in my home the oven and microwave range went out three times and they were suppose to change my circuit breaker but that never happened. Wouldn’t recommend. I applied and paid for the upgraded kitchen. This was supposed to come with Electrolux appliances but instead, I got Frigidaire appliances without consulting me first before making the switch. Already, the refrigerator isn't cooling just almost 4months of usage. The heating/cooling system is not functioning properly. In the summer, the cooling system was not cooling on the third floor. I called the HVAC company as was advised by the sales agent and an appointment was set up for 29th of October. The HVAC company neither showed up nor gave me a call as to why they couldn't make the appointment. Now, its getting cold and the heat is not coming on. ... More

Had a overall wonderful experience minus lennar lender. I had to choose another better lender. But the site manager project manager everyone was great( Herb)

From the builder and constructions standpoint, it’s great. Happy with the construction quality . But had very difficult with sales person . Slow or no response . misleading/inaccurate information about the prices and few other details about home. One of the examples about price changes that were not communicated to adjust until I fight to get it resolved and also they agreed to release few homes only for investment /rental, but they increased a lot..they didn’t honor they word

I think there should be more insulation in the walls or more barrier because I can smell smoke On my first floor and it is unpleasant. Other than that I can’t complain.

I was impressed with the initial process but I was given very little on what to expect once I receive the keys to my home. I received no welcome package or greetings from the team like I had received with other companies in the past when purchasing a new home. I signed the loan and they gave me the keys and sent me on my way. Typically I would be given info on who my utilities company contacts are, where to go to get my mail key. No instructions given to me for the ring. The key passcode to the garage key pad so I can reset it. Not even the website link to the portal for the home. I also didn’t have the HOA contact in case I needed to contact them later. I had reached out to the builder and the sales rep to find out at least contact info on who I can contact or direct me and I had to email them 3-4 times before finally getting all the info I needed and they took a screenshot while to respond. It was like pulling to get basic info for my new home and community. ... More

Gerry my Lennar rep was very responsive and helpful even with a follow up call to ensure McCrea, HVAC company, was thorough and complete. Unfortunately, with design flaws in the system it will be loud and inefficient to service the home in winter or summer. Gerry later called back to provide all my paint colors since they were not in my closing packet. I certainly can tell Gerry is committed to his clients.

Lennar appeared to give a credit & made it seemed it was giving you a discount. The money i put back in this home including a deck & fence equals the same amount. Materials are cheap that's why it's warranted. Paint is horrible appliances broke & replaced less than 30 days. I've been here since October 30th & wish I could turn back the hands of time & brought with someone else. Please be careful when purchasing a home.Its affordable because it's built fast,cheap,& awkward.

My fiancé and I started our homebuying process with Lennar early in the year, and initially all of our questions were answered in a timely fashion, and everything was great. As time progressed it began to be a hassle to get information or get a response in a timely manner (this went for Lennar associates as well as their financial team). There were several lapses and communication when it came to us wanting a third-party inspection completed, and then when it came to them fixing the things that were found on the inspection it was a hassle to even get them to complete the items. We had to have the inspector go back more than once to ensure that it was completed when we were told that it was and it actually wasn’t. When it came to the financial team, we really had to double down to be able to get information from them. Calls, emails, text messages, and the works was often required to get a response to a question or to gain clarity. We were consistently asking if there was anything else that was needed to be sent in to complete our file on the finance side and was often told that everything was complete, but then as we approach the week of closing, all of these documents were then required to be turned in asap or we couldn’t close. We were desperately trying to avoid the last-minute need to send in and upload documents the week of closing. Our financial associate messed up the numbers, which caused us to pay thousands in extra out-of-pocket costs, a couple days before closing. We finally received the okay that everything was squared away and we were good to close, but then closing day was a whole other issue. Closing day, we got a call minutes from the settlement appointment that we were no longer able to close. Somebody missed some additional tax that needed to be put in the numbers, and when they added the tax, we no longer qualified for the program that we were in that gave additional grant incentives. We were told that the only way we could close that day was to send several thousand dollars more to put down that would in turn qualify us. We ended up putting down the extra money and we did close that day. We will say that they were diligent to figure out how we could still close on our closing day and they were communicative with where they were in the process, but why weren’t these intricate pieces of the financial aspect checked and triple checked so we didn’t have to go through this? How are we clear to close two days before closing and now something is wrong? It was a lot happening in that week. Overall, the house is beautiful, we love it and it ended up coming together very nicely, so it did all work out. But some of that is because of our real estate agent and his vigilance and not necessarily the Lennar team. Some of the people along the way did a great job of trying to help and went above and beyond every step of the way, but others gave very lackluster customer service, had to chase them down to get a response, and because of that we will probably consider otherwise when looking to build an additional home. ... We were very excited to purchase our new home and initially we were treated that way in the beginning. Once our house began was when we started to have some communication issues. Our building manager had changed hands three times but we were not alerted until we were scheduling our walkthroughs. As a new homebuyer, I would want to know who is the building manager is at all times in case situations arise that need to be brought to their attention. Our sales representative also moved locations halfway through which gave us no one to talk to on site. This again could have been rectified with an email introduction on who we could talk to with issues. We did not receive our weekly updates on a timely manner which left us again in the dark about home progress. Let me be very clear, I'm very happy with my new home. However, there are several items which could have been addressed in a different way, a better way. We bought our home with an upgraded kitchen. On paper this means only upgraded appliances. Dont make me laugh. When you give me a large kitchen, why do you give me a tiny cook top ( I already replaced the hobbit version of the cook top for a grown up cook top). The kitchen is installed only for show, there is a 3 inch backsplash, so after frying 1 egg, your complete wall is covered with grease spots, which are impossible to clean. Same goes for the sink, al kinds off stains, but no backsplash. The refrigerator stands partly in the living room ( slightly exaggerated), with so much storage room, why make an tiny storage room behind the refrigerator, just make the cut out a little deeper, so the refrigerator is flush with the kitchen cabinets. The garage with minimum isolation, and not latches, come on. We are in 2024, no bathtub in the MASTER bathroom, only a shower ( to be honest, a nice shower). And the cleaning department, my my, I do not know where they learned how to clean, burt it's definately not at school. because it was very dirty (especially in high up places). No attention to details, I had to finish the gaps on the stairs with caulk, I have to admit, the forman told me, that I could call them for any issue, sorry but I should not have to. Within a week one of the smoke detectos started to scream for low battery, but the battery was good....the unit was faulty. I experienced multiple issues with the workmanship and quality of my newly built home; there were nails in the carpet, the paint job was poor, the garage door was derailed, the entry door from the garage into the home was dented, my electric front door lock was damaged, and the carpet on parts of my staircase was loose.

I really enjoyed the sales process, David was a total pro and was really responsive to all questions and helped us understand the options and features with each house we looked at. I felt like he was very honest with his advice and opinions and established and maintained a very professional and friendly demeanor with us throughout the process. The Lennar Mortgage experience was fairly painless as well with the exception of the website for uploading documents and such. The IT on the Lennar website needs attention, it doesn't work well and is not user friendly. My specific issue was it would not allow me to log in and would not allow me to reset my password, after numerous attempts over the course of several days, this was finally resolved. Some specific issues we experienced since moving in were the discovery that all of the faucets dispense water at such an angle that it splashes water out of the sink and onto the floor or onto your belly depending on where you are standing. They look nice but are not a great design for the sinks that were installed with them (which cause the splashing). I have replaced most of these already and it is a shame that the plumbers who installed them didn't identify and correct this issue (by using different faucets). The electrical (circuit breaker panel) in my house has been very challenging, popped circuit breakers have been an ongoing issue, specifically with the double ovens and the clothes dryer. We've had electricians out numerous times and also several dryer repairman visits to figure out what was going on. The dryer was popping the circuit breaker and was also found to have been wired incorrectly. They also have done a "max burn" on the ovens to help acclimatize the circuit breaker from what I've been told. The bottom line is this apparently is/was a known issue and should have been resolved prior to closing. And finally, the interior paint in this house was apparently applied while it was very cold which caused it to bubble and appear uneven throughout the home. This was noted during pre-closing walk through (home orientation and also celebration walk) and not corrected, actually many of the discrepancies related to paint that were noted during the walk throughs were not corrected. So overall, not especially impressed by the level of attention to detail and the thoroughness of the trades or post work inspection process. I love the house but I expected more from a brand new construction home than to have all of these issues after I moved in. ... More

Buying a home with Lennar was definitely exciting at first, but once I moved in, it wasn’t. The construction on their homes can be sloppy at times. They are building them too fast to check for simple mistakes. When buying a home be sure to have another home inspection completed before signing anything. Be sure to check for thing you would rarely look for (ceiling being leveled, paint missing on doors, neatness of caulk etc). Look for everything. Just don’t be fooled by the beauty of the home. Really look at what you’re purchasing. Even with many problems in the home, Lennar fixed everything I asked for. They went above and beyond to correct any home issues I found within my first 30 days. ... More

The only good thing that I can honestly say about my whole experience with Lennar is my loan officer (Joni). The price of my along with some of the other homes in this neighborhood is ridiculously high. Everyone that assisted in my documents did them wrong or the delayed the process by not processing my paperwork in a timely manner. Especially the back office. This is the third home that I have purchased and it was the worst experience to include the sell of the loan to the new lender. If it wasn’t for Joni stepping in and being very hands on with my loan, I truly believe that this process would have been so much worse for myself along with my neighbors that I have spoken with. The back office personnel and the VA personnel need some serious training and updating on current policies and procedures. ... More

I like my house and I'm happy with my purchase but it did come with some frustrations. First, just because the documentation says that something is included doesn't mean that it's included. I didn't get several smart home items that were supposed to be included but were not. I was told that the documentation was out of date. Second, the fit and finish of the house was rough. I used an entire roll of blue tape during my inspection. Third, whoever designed the HVAC system needs to be fired. A single unit for a three level house!?? My second story is never cool. Finally, Lennar mortgage commutation after closing is terrible. I was contacted by my new lending institution 2 weeks prior to Lennar sending out any notification that loan had been transferred. ... The experience has been less than stellar. Apparently, I can't mention those things as my last review could not be posted. Things I'm happy with: Appliances, size of bedroom, open floor plan, the people who were helpful during this process. Things I'm not happy with: Still no trash can delivered, a random leak and people who were not so helpful during the process. Overall 3.5 stars.

It is a great community and I bought the larger unit and the handover was on time and post sales support is fine but Lennar did not disclose it was offering incentives to other folks and my cost was higher than other folks.

Loan process was difficult especially when your mortgage type was lowered due to being recently retired.

So-so craftsmen work around the house.
