Had constant issues with Lennar Mortgage. They were not reliable in responding to messaging. When it came time to close, they were still dragging their feet on fixing issues that had been known for months. The construction team has been great in response to warranty issues but there’s no reason it should not have been done prior to closing. The amount of blue tape issues that were not corrected or were brushed under the rug are not great. We love our home, but I would not buy with Lennar again.

We knew upfront the home was overpriced, but found its size and views very appealing. However, many defects were detected during our “blue tape” walkthrough — way too many for a brand new home, which should have been a red flag to us that workmanship was a big issue. After moving into the home we quickly learned how “sub-standard” most of the appliances, fixtures, and workmanship were. The dishwasher, washer, and dryer were mediocre at best, and all had to be replaced due to being loud and annoying. All 3 toilets were replaced. Light fixtures are cheap and their placements are not logical. Most faucets are cheap, with some (kitchen faucet and laundry) being chrome over plastic. We have now spent an excessive amount of money just to bring the home’s quality and workmanship in-line with its initial advertised value. Bottomline: our biggest concern is workmanship and value for money. Our future NEW home purchases will not include Lennar. ... More

Overall, my experience with Lennar was disappointing and unnecessarily challenging. I had heard great things about the company, however, it seems like they have made a lot of changes, especially within the last five years. The most difficult part of the process was Lennar mortgage. We had a very challenging time getting responses and information in a timely manner if at all. Long story short, I actually kept a separate spreadsheet to keep track of the amount of document errors that had to be corrected and follow up emails/phone calls that were made without responses back from the staff at Lennar. Working with the construction side was actually the least challenging, as they tended to respond quickly and follow up on any requests in a timely manner. Due to my experience with most of the departments within Lennar, I am deterred from working with them in the future and recommend others do thorough research before considering working with them at this time. ... I love my lennar home! There is some issues moving in due to the communication and wasn't even informed about the next step of moving to the new property which is quite disappointing but overall it's a great place to live!

Will never buy another subpar product from Lennar. Poor quality, poor construction, poor execution. Don’t fall for the trick that everything will be fixed post closing. Walk away or trust me don’t get involved in this fiasco. Talked with 3 neighbors who experienced the same issues. This is just plain poor business practice and flat our wrong. Do yourself a favor and avoid this company; wish I did.

The quality of construction, materials used and addressing service requests has been disappointing for the amount of money we paid to buy this house.

everything was great, just the paperwork was the only thing that was a bit frustrating, especially paying for the mortgage, i would be better if there was a secure website to pay instead of wiring money.

Gyorgi was amazing in helping us get into our hopefully last forever home here at Terra Bella Condominiums. The layout and the construction of our until is great. Doesn't feel like a condominium at all, feels like a single family home. Construction is well done. Any issues we had were taken care of quickly. I would highly recommend a Lennar home to anyone

Day two our downs stairs bathroom , bedroom filled with raw sewage due to a sewage valve installed backwards, for the last 7 weeks we've been dealing with repairs which has been horrible. Quality of work is below standard, poor communication from all all stress of repairs have been placed on my wife which is ridicules. All that has been fixed now we're dealing with an upstairs bedroom flooring issue floor has a low spot which somehow was missed on inspection and our dryer vent was stuccoed shut cayseubg out dryer not to work and no one has fixed because apparently it's not a big deal. From day one we fell in love with the LENNAR home. We did have some issues with our buying experience, but overall, everything turned out great. I will tell you the best part of our experience with LENNAR is our experience being helped by Baltazar Garcia, LENNAR Construction Supervisor. He has been with us every step of the way to include assisting us with things outside of the construction realm. Mr. Garcia is very knowledgeable, professional, and has answered every one of our calls anytime we needed any question answered. To be quite honest, he seemed to be the backbone of LENNAR.

The worst experience I’ve had unprofessional, not communicative, leaving there customers in the dark with. I information. Would not have purchased a property with lennar if it wasn’t my only and last option

I like my new Lennar home, exept for one issue: I signed a contract on my house, which is the Carson model, based on the model which I saw. It was beautiful, and the refrigerator and cabinetry in the kitchen were perfect. I didn't get to see the actual home I had purchased until after I signed. I assumed the refrigerator and cabinetry would fit like the model. Imagine my surprise when I looked at the kitchen and saw a big gap between the top of the refrigerator and the cabinetry above- about a 15 inch gap, with all unfinished wood exposed. My salesman explained that Lennar had decided to give the buyer a smaller refrigerator (less expensive), and that it was up to us to correct this problem! He said "It should only run you about $600." There is only one cabinetry place that has the exact colors and can do it, and they charge $1000! So basically Lennar added $1000 to the purchase price of my home! I feel cheated and taken advantage of. This is so unprofessional and cheap of Lennar! They build in 24 states and can definintely afford to absorb this cost. Not only that, what they did is blatently illegal! You don't show someone one thing and then give them something else. I was not told that I would get a smaller refrigerator and a big gap with unfinished wood exposed. If I had the money, I'd take them to court. I have talked to several other people who had this same experience. We are all disgusted! In addition, I believe that my purchase price was inflated. I paid $389 per square foot, which is way above the average for Las Vegas new construction. When I look on Redfin, it says my home is worth $14,000 less than what I paid. Zillow is a little bit more in line with my purchase price. Overall, I was left with a very bad taste in my mouth from purchasing a Lennar home. I DO want to make clear that the service department has been WONDERFUL about fixing any small items that I have noticed in my home. It is not their fault that I had a bad purchase experience. ... Lennar really dropped the ball on this community called Terra Bella in Henderson NV. I made the mistake of purchasing a second floor unit, in a 3 story building. Due to poor, cheap construction, every time the people above me walk across the floor, I hear it. This goes on day, and night. Obviously, there is no buffer between the floors. I have lived in a high rise before, and never have experienced anything like this. The GE appliances are so cheaply manufactured, noisy, and nothing any person in their right mind would purchase. Even the GE rep came out, and said, yes, this is how they are made nowadays. I made a huge mistake in purchasing in this nightmare of a development, but obviously there is nothing I can do. Lennar, you were one of the top builders in the country, but with the Terra Bella project, I pity anyone else who is considering buying in here. ... More

We have been in our new home for about 51 days and all is great we love this new Home the building of it was at the best you can do.

Everyone from Lennar was very nice. All the way from the mortgage to Move-in day. I just have an issues with the sub-contractors.

The process was very long and tedious. If it were not for Christina Z and Jonathon C, guiding me through the process I may have not gone through with the purchase. If you are looking for a Lennar home, you would be extremely lucky to have Christina Z, she is outstanding.

So far great response to any of my issues, the customer service representatives have been very helpful and we love our home.

I was raised in a family of building contractors and at age 14, started working in all phases of construction. That's 60 years of experience. Regarding Lennar, rarely have I seen such sub standard construction, cheap finishes, no attention to detail, terrible service and lack of credibility. I have a library of photo's to share if anyone is interested in my claims that follow. Instead of using a multi tool, holes are pounded out of sheetrock and cabinetry with a hammer. Hand railings, faucets, toilets, electrical boxes are often not square. A worker painted my handrail, leaving the bird poop and stucco mud under the paint. This was corrected after I complained to construction manager. Example of service: I needed a faulty 20 amp breaker replaced (a $6 item at Lowes). After 2 months I gave up on Lennar. I purchased the breaker and had an electrician install. it. The service call cost me $125, but worth getting past the aggrevation. My ongoing and worst experience is living in our building. It hasn't yet been turned over to the HOA, and consequently hasn't been cleaned or maintained. We've been living in a dirty, litter strewn building for 2 months. I have complained to both the sales staff and construction staff about this with little or no action. I have a collection of photos to show anyone who is interested. ... More

Our experience with Bryan from Sales was great, but our experience with Sheri from Lennar Mortgage was really bad, and Lennar would have lost the sale if it weren't for Bryan going above and beyond to cover for her mistakes. The experience with David from the welcome team was really good, and our punch list was resolved, but that experience was rushed and messy. The quality of the home is fine, but definitely entry-level - they could have made a little more effort with simple things like handles instead of knobs on the doors, or something other than cheap flat white paint that shows every mark. ... Terra Bella is a 1st class subdivision. Lenar Homes did a great job on taking over and completing this project.
