We used all of Lennar companies but Lennar Mortgage didn't know how to process our loan which added 18 days to the closing as they had to reach out to Freddy Mac representatives twice and ran it through underwriting multiple times because they excluded over 60% of our income and presented most of our income as outgo/costs. It was unbelievably frustrating day after day trying to get them to get it right, which they never did. Then they paid the wrong insurance company for the home insurance which caused another fiasco as the actual insurance co kept sending us bills they were supposed to pay and the insurance co they did pay sent us a refund check. To make matters worse, Lennar Insurance answered questions on the insurance form incorrectly as they never asked us. Once the insurance co got the correct answers, they cancelled the policy. Total fiasco. Our sales representative was very helpful and honest. The quality control was less than expected and the touchup and repairs had to be done multiple times to get them fully corected. They do however have a great warranty program and the staff is great to work with. ... More

The house is NOT well built at all But the staff are very nice. The Mortgage experience was TERRIBLE but it is over now

I would say average, not bad, but not amazing. You will get a nice house you’ll just have to work harder at some things. Still working on getting hard water stains off tile, the dishwasher was so cheap we upgraded after the first repair, the carpet was put in so bad it comes up when you vacuum, we have been and still are working hard at getting crickets out of attic, never got a straight answer about yards so that was disheartening, and apparently some get red carpet hand over, we did not, and then we had to chase down the gate remotes. Now, with all that I’d still buy the house, we like the area, the warranty department is amazing!!!!! Just be prepared to do mare work than is expected with buying a new build. But the think you’ll still get a nice house and nice people to work with after you close. ... More

We have built several homes and have been able to request and get upgrades. We are now having to install a lot of needed items after moving in. This delays getting settled and enjoying our new home.

The building team were responsive to addressing issues prior to moving in and the customer care team have been responsive since moving in

Found a discrepancy square footage for Model C between what was posted in the model home (1511 sq ft) vs the Tax Star (1549 sq ft). Messaged the sales department, received no answer.

I was not informed when the closing date was until the day of closing, which I chose at the last minute (only 2 days before the final walk-through). Someone dropped the ball here. The Cox internet was not connected; had to have a Cox associate out to connect it, which took him hours because he said nothing was connected. Would have chosen semi-gloss for the whole house instead of flat paint, especially for shelving, which marks severely. Love the high ceilings, the cabinets, the blinds at every window, the master bath, the style and pattern chosen for the pavers.

This is my second Lennar home. I purchased this home because of the craftsmanship in my first Lennar home. Unfortunately Lennar did cut corners in the craftsmanship in my new home which was twice the price as my first Lennar home.

Everyone in this process has been amazing. However the 2 areas identified above were less than helpful. Loan Process: Slow response on loan process. Duplicate loan process requests. Very confusing. Sales department: The sales office was less than helpful and not professional at all.

Lennar has professional and courteous to deal with. Martha and Duke have been great to work with. Our Lennar agent, Dawn was great in answering all our questions in a timely manner. However, after accepting the house a few things have been at or below average. On closing day, we were left to fend for ourselves, did not know where to get our mail key, garage remotes did not work, no explanation on the Schlage keyless lock system, how to obtain the RFID chip for the gate entry, etc. A helpful explanation sheet would have been very helpful. I even wrote something up myself and submitted it with no response. We still cannot get our side-walk repaired when it was damaged before we moved-in. They just point the finger to the city. Most of all we were shocked to not receive anything from Lennar to include champagne or anything. They call closing day a celebration...but do nothing for you and was a nightmare of a day. We are happy with all the appliances and electronics. The home was built on time and up to quality standards.

Great incentives.Alex from Lennar mortgage is hard to work with. Disappointed with the second walk through. The issues were not resolved as expected. Paul from customer service is great.

No doubt Lennar had the most competitive offer of all the new build builders. However I wouldn’t say the quality of our $900k+ home matches others in a similar price point. Are the homes well insulated…no. It is builder grade all the way. Unfortunately builder grade has eroded the past 10years so quality and materials are suspect. Baseboards are literally cardboard. Really … vacuum cleaner nicked a corner. It was peeled like cardboard This is the only Lennar home I’ve bought and it will be last. I’ll look again further regional builders who put more effort into the product

You are not allowed to make any upgrades to your new home other than flooring, kitchen cabinets and countertops. For the price that you have to pay for a new home, Lennar does not include towel holder bars in the bathrooms or any other extras, which is very disappointing.

Overall I'm grateful and pleased that Lennar worked with me to buy our family home. However the mortgage qualification process did not go well. Way too many people involved who did not talk to each other. This buyer had a huge down payment, no debts and a high credit score, After two months with still no resolution, the Buyers agent had to request that the mortgage and title managers to step in. After they stepped in, it took two days for the mortgage to be approved. Thankful for their help.

I absolutely love the house. However, the quality is lacking. You have no idea how NOT sound proof it is until you move in and hear every conversation from any room in the house. The paint I am cleaning up off the floors, showers, holes in walls, shotty paint job - all things you don’t have the chance to find during a short walk thru, from 6 feet away (if you can’t see it from 6 feet, they won’t fix it). The upgrade choices were limited. Follow up on issues up after closing has been good. Again, I do love the house there are just things I wish could have been different and better

Working with the construction team was a standout experience—their professionalism and quality were excellent. Unfortunately, the home buying process fell short. The back office was slow to respond, offered poor customer service, and consistently demonstrated a lack of attention to detail.

Purchase experience was good but the quality of workmanship is not up to the Lennar standards as per my expectations. It appeared the tradesmen rushed through the job with so many abnormalities. I can see the coverup made and finishing job is not good at all. We see abnormalities in every room of the house and it feels disappointing to see so much money spent for a mediocre job.

Overall, the communication is horrible. Maybe there's a rule that "do not answer the phone" by Lennar. My sales agent has never answered the phone, and the response time for texts is at least a few days later, and no response at all sometimes. Lennar is well-known with quality builders, and people expect quality employees from Lennar. However, the level of service they are provided is very disappointing.

Most of the people we worked with through the process were very nice and answered any questions we had. Small hiccups here and there but that’s to be expected with such an extensive process. Buying a new construction home is MUCH more stressful than buying something already done, just so you know, at least in Nevada. Our home was close to half a million dollars after we chose some vinyl wide plank flooring, a slightly nicer backsplash for the kitchen, and opted for the slightly nicer carpeting upstairs. The upgraded materials we got were something I would’ve expected to be standard in a house like this. We visited the site multiple times throughout construction to look at the guts of the home and noticed pretty poor timber quality being used, lots of warped boards especially the drywall studs. I don’t think we have a single flat wall in the house. Several of the studs were not nailed in correctly and just wobbled when you touched them. Luckily the actual structure of the house came on trucks preassembled with good timber and seemingly good assembly. Needless to say seeing the super warped boards had me feeling more nervous about what else might be “to code” but still poor quality. Half a million dollars should get you more than the minimum. We like the design and layout of the home, some thought was put into roof design for solar and an existing water softening loop in the garage for our terribly hard water. Appliances included are decent except for the dishwasher, it’s 95% plastic and just looks and feels very cheap. LED lighting throughout looks good and is a natural white instead of super white/blue which is great. One weird thing, the home came wired with fiber and cat6(Ethernet) to a decent network panel, but the cables only run to the master bedroom, living room, and kitchen. I have no clue where the 4th wire goes and no clue why they didn’t wire the 2nd and 3rd bedroom with Ethernet. It’s 2024, every bedroom should have wired internet, especially with how crowded WiFi bands are becoming with the increasing number of wirelessly connected smart home tools. Schlage door hardware throughout was a nice surprise, wasn’t expecting that after seeing the material quality everywhere else. Windows and sliding doors are unfortunately vinyl-framed and poor quality. Slightest wind gust flexes the whole door and the seals are laughable for a desert home surrounded by sand, we have to vacuum the window and door tracks anytime the wind decides to blow. This is more of a nuisance but could be an issue for the weep holes that keep moisture out of your house. Lennar has been great about fixing any issues we’ve claimed through their warranty portal which has really been their only saving grace here. Granted it’s not going to improve material quality anywhere but if anything isn’t perfect or doing what it should they will make it right, love that. We had many set backs and issues that led to many disappointing circumstances when purchasing our home from walking through the model and loving it only to find our almost EVERYTHING was an upgrade or not even available to our floor tile being back ordered which pushed our closing back 3 weeks to being treated very poorly for not using lennar as our financing source to very lastly and most recent not knowing anything about solar and being under the assumption the solar installed on our home would be suffice to power our home, only to find out we need more than double the panels to power our home. I feel like they could have met in the middle on the appliances and included a washer and dryer and the blinds are absolutely ridiculous that they don’t include the biggest window In the home or the doors in the bedrooms just adjust the price accordingly and I am sure most people would agree a lesser quality appliances could have been purchased to offset the blind pricing and lack of washer and dryer. At first, everyone we interacted with seemed genuinely focused on our best interests and providing solid support, but that changed. Communication was poor, with each follow-up passing us off to someone else, making it feel like everyone was just going through the motions. During the pre-walk, several issues we raised but some were left unresolved, and we were given an ultimatum: either they address the items and risk delaying the closing, or we accept things as they were. The foreman was possibly the saving grace, addressing some of our concerns within their scope, but dealing with customer service was difficult. We had to push hard just to get an obviously incomplete appliance installation finished, and despite following the process to replace an unhealthy landscaping feature, I was told it wouldn’t be addressed and to check back months later to petition again. ... I recently went through the home buying process with Lennar, and I have mixed feelings about my experience. While there were some positive aspects, there were also significant challenges that I believe potential buyers should be aware of. First, I want to commend the construction manager and the customer service team. They were outstanding and truly made the process smoother. Their professionalism and willingness to assist were greatly appreciated and helped alleviate some of the stress that comes with purchasing a home. However, my experience with Lennar’s mortgage lending process left much to be desired. The lenders seemed disorganized and struggled to properly collect my documentation. This lack of organization led to unnecessary delays and confusion, causing added frustration during an already complicated process. Additionally, I encountered a serious issue with my credit report. Lennar double-reported my mortgage, which was concerning. When I reached out to resolve this issue, I found their response to be quite nonchalant. Even after requesting a letter confirming that they had sold my mortgage and that I had a zero balance, they were unwilling to provide the necessary documentation. In summary, while my interactions with the construction team and customer service were positive, the mortgage lending experience was frustrating and disappointing. Our builder was amazing, and Jayden our construction contact has been so helpful every time we had any question. Meanwhile, our Lennar mortgage guy committed fraud, didn't give us closing numbers until 90 days before closing and bait and switched us by making promises about credits that he ultimately couldn't keep.

First and foremost, the majority of the individuals we dealt with at Lennar were a pleasure to work with. Lennar has their hand in every aspect of the process sales, construction, mortgage, title, insurance, etc. They tell you that having everything in-house makes for a seamless experience. And you would expect that to be the case. It very much isn’t. The left hand has absolutely no idea what the right hand is doing. In some instances, the left hand didn’t seem to know that the right hand existed. They assign you a “concierge” to be your bridge between all the different moving parts. In reality, they reach out to you every month or so with an update you got two weeks prior from a different entity. No benefit whatsoever. This was our third new build and by far our most expensive, but also by far the most frustrating experience. As for construction, the quality is not good. The entire house is one big patch job. So many mistakes were caught and had to be redone. I understand that nothing will be perfect, but there were quite a few things that had to be re-done. I would hope that any builder would put forth their best effort, regardless of price point as every homebuyer deserves quality. But the quality we got at the 7 figure price point was extremely disappointing. My suggestion to Lennar, creat a sub-brand for homes at this price point and spend a little more on quality trades. Lennar simplifies the purchase process by offering extremely limited options. Carpet and tile have many options, but cabinets and countertops don’t. Forget about getting ANY electrical upgrade options. And the choices they make are questionable. I have 4 switches for the same light. Each switch is within 10 feet of the other. But then I have a room where the only switch is outside in the hall. What? All the rooms get ceiling fan pre-wires, but only one switch so you can’t control the fan and light independently without a remote. Switched outlets in the room? Nope. They cut corners in the most obvious places. The warranty experience is hit or miss. They do schedule repairs fairly quickly, but almost every repair has come with new damage. The paint people spilled a large amount of paint on my tile and covered it with a potted plant. I’m talking like 1/3 quart of paint. The contractors don’t try to resolve the underlying issues. They just do enough to mask the issue. So all in all, we LOVE the design and layout of our home, but you do not get any semblance of value for the prices they are charging. ... More
