My house was built very poorly. I don’t feel the construction team for Lennar actually cared about how the house looked cosmetic wise. The things they said were “normal” are not normal. I have areas missing paint, huge chips in the door frames that were just painted over. Baseboards that look like a 5 year old installed and painted. Uneven texture. Water heater issue that they can’t seem to fix after 5 appointments. Chips out of my kitchen cabinets that they painted over. Very disappointed and very unhappy I can’t enjoy my brand new home.

First of all, the home build was fast. That's a good thing and a bad thing. The quality of the exterior paint is way below average.. the stucco quality literally falls off after minor bumping or touching. I'm scared to even touch the outside stucco because the paint easily gets removed and the stucco gets exposed. The interior paint is flat white and extremely cheap with no options to change it. With kids or even without kids, the paint lasted a month IF THAT and we had to re paint the entire inside of the house with at least a semi gloss paint so it lasts a few years. They have had to come out fix a water leak. I have personally fixed 2 doors now cause the hinges have detached from the door frames because they mismatched screws and they where too small. So replaced the screws myself. The hardwood floors that I paid a premium for, the wet floors, directions of the design layout, some rooms go east/west and some go north/south.. Good builder/installer should at least make them match direction, at least the upstairs can all be north/south and down stairs east/west. I would suggest anyone trying to buy into Lennar homes waits till they are done with the construction of your neighborhood because they take ZERO responsibility when we get screws and nails in our vehicles tires. We have asked them about it and pretty much they say That sucks! Its an active construction zone so you have to be careful! Like I mean seriously, Im actively looking for nails to run over! I know had to replace 4 tires cause I get screws and in None repairable areas of the tire. I have to patch 3 nails already on my wifes car and 1 on my own truck. We have lived in the neighborhood now for almost 3 months and still there are NO mail boxes for our address. The post office, which I know its not controlled by Lennar, they have lost tons of our mail! So obviously this mail box situation is extremely important and it seems like Lennar has not been in a hurry to get that done either... ... More

Quality for the price on home finishes are very sub-par. The kitchen is overall the cheapest quality I’ve ever owned. When I questioned where the “pulls” were or how to open the drawers I was told it voids the warranty if they are installed. I’m also very disappointed my appliances did not work and at final walk thru I was told to call the helpline and it was “my problem” these brand new appliances are assigned to the home. Plastic inserts for shower and tub on a $700k home is a joke. Home Depot and Lowes which I consider low end products have nicer options than what comes with Lennar homes. The interior doors are all hallow not solid wood. The floors (which I understand now could have been upgraded, was cheap linoleum floor. Lastly I found from others in the neighborhood that their homes came with window coverings and that could have been included. It was never even offered. So if you truly want feedback this is the worst purchase I could have made. I only hope I don’t lose too much money when I sell it. Zero interest in ever buying another from this builder. ... More

make sure you know quality of everything

Even though we did a walk through on the home most of the items on the list really didn’t get fixed. I’m pretty sure the paint in the home is only primer. You can not wipe down the walls at all or the “paint” wipes right off. The finish work in the home I would give 5/5. Most of the joints in the finish carpentry do not line up and nails holes are partially filled. Basically if I ever want to be able to wipe my walls clean if they get dirty I’m going to need to pay a painter to actually come in and use a quality paint that is able to be wiped off. Yesterday the construction guys accidentally splattered cement on our newly constructed swimming pool and the deck around it. A construction guy came but I didn’t hear the doorbell because I was in the shower. 10 min later I found out what happened and I texted the construction manager (Gerry). He didn’t even respond. I have to get someone to clean the deck and repaint the affected areas. I believe it was the responsibility of Lennar.

After purchasing, I've made several calls to Lennar folks requesting information, guidance or touch up paint. All calls have remained unanswered. I'm extremely disappointed with this company.

Make sure punch list items are done before closing.

Lennar want to build as fast as possible with really no details to finish work. You can really tell they build it fast and sell them as quick as possible and then deal with issues later. Seems to me they would take a little more pride in there product and make sure the home is completed and clean before walking homes with clients. Moved in little over 2 months ago and still roof flashing is painted 3 different colors or not even painted at all on sections. Stucco is uneven and makes walls not straight. So much more but just be careful when buying homes I'm sure they all have different issues. ... More

Lennar, is a good builder, but they have omitted small things you expect in most older homes, such as medicine cabinets, towels bars/racks in bathrooms, extra paint for touch-ups, the appliances that come with most homes are very basic, and the SID or LID is put on the homeowners to pay now.

I did not realize how poor quality the units were and need of work. I had just sold my home in Sun City Anthem and was in a hurry to find something to move into. If I had more time I would have not picked Terra Bella at Anthem.

The product Lennar offers includes more than other builders. But I can’t believe that we got cheap hollow doors, builder grade mirrors and closets and other base level options for a 1.5 million dollar house, and no option to leave them out if you want to upgrade. Plus, we have had water damage and a leak over a month and it’s still not fixed. Not terribly impressed.

We knew upfront the home was overpriced, but found its size and views very appealing. However, many defects were detected during our “blue tape” walkthrough — way too many for a brand new home, which should have been a red flag to us that workmanship was a big issue. After moving into the home we quickly learned how “sub-standard” most of the appliances, fixtures, and workmanship were. The dishwasher, washer, and dryer were mediocre at best, and all had to be replaced due to being loud and annoying. All 3 toilets were replaced. Light fixtures are cheap and their placements are not logical. Most faucets are cheap, with some (kitchen faucet and laundry) being chrome over plastic. We have now spent an excessive amount of money just to bring the home’s quality and workmanship in-line with its initial advertised value. Bottomline: our biggest concern is workmanship and value for money. Our future NEW home purchases will not include Lennar. ... More

I was told to contact Joe with issues. I let him know my dishwasher was leaking. Joe was so amazingly helpful that he told me to stop using it. I am not making that up. That was the end of his assistance. I explained there was a pile of drywall, a tarp and debris in front of my garage door. After a week, most of it was cleaned. Amazing, Lennar!

Lennar salesperson was easy to work with and offered an easy in house mortgage offering with no closing costs. However, the mortgage application process was clunky and exposed a lot of internal communication problems. We had to approve everything twice because a second application was started because we were locked out of their site. Instead of canceling one they required us to approve all documents twice. Upgraded appliances were included in our agreement. However, Lennar reneged on this and refused to honor the contract. This turned what should have been a positive experience into a frustratingly negative one. The customer care team found many defects during our walkthrough which were repaired before closing. ... Delayed closing caused me to extend my rental. On the day of closing my Salesperson was delayed with my keys and it caused the movers to hold my furniture on their truck for 3 hours extra. He knew we needed to close on Dec 15th. All the paperwork was signed, bank rep knew closing was on the 15th The construction crew tapped into my electricity on three different occasions. It wasn't until 1 week later that a sign was placed In front of our home that it was owner occupied.

Over the course of construction we had seen things being done two and three times. The paperwork side also flawed with many errors. Things are starting to get dealt with as long as we initiate our concerns. Our sales agent Jonathan was very responsive. Our concierge is not. The workers have no respect for the property or the security as they come and go and leave the gates open and big messes. We’ll see if our furnace issue is resolved to determine our ultimate review.

Quality of workmanship is fair. Hollow parts in the upper floors, can’t do anything about it. Cabinets in the kitchen were supposed to be fixed before I moved in which was the first week of November. Nobody is coming until the second week of January. Crappy paint!!! Garage door was not installed properly, it was “customized” and I was told I couldn’t be fixed, but was recustomized by the garage company.

Our sales contact, Gyorgyi, and loan officer, Anna, were knowledgeable and provided a great customer service experience. The CM, Brian, assigned to manage the build and conduct the NHO and NHC was not warm. I think this was a miss, because these walk throughs are meant to be an exciting time for homeowners but I felt more like a burden for asking that issues be addressed. Some of the things I requested during the walk through weren’t fixed prior to receiving the keys and when I reached out afterwards I was told to open a ticket. The ticketing system is inconsistent, for some issues we are able to get things addressed quickly while others we do not get a call back. We have been without lights in our kitchen and downstairs bathroom for a few weeks now, which is very disappointing. ... More

My financial team was amazing, especially Alex! They did everything they could for me from the darkest of days to the last few days of joy! The building team, not so much. The walk through's, where we kept finding errors and sloppy or unfinished work, seemed to be an inconvenience for them. They couldn't get us to sign off fast enough. By the time of the last walk through i gave up on asking them to remove red paint marks,, blue tape on all borders of the carpet and paint on the carpet. Then they said they would fix the last 4 major items... 2 months later.. still waiting for them to finish Asking for work orders is an easy process, but don't expect follow through or quick response time from contractors. My customer service rep. Cyndi is amazing, doing her best and is kind, but can only work with what they give her. I understand they are still building on the other side of our development, but you would think you would like to be proud of what you do, not just be sloppy and fast as possible. Overall the experience was long, tedious due to shipping delays and joyful at the end. The sales team, financial team and customer service team are outstanding. The on site management are nice and seem willing to do what they can, but didn't always follow through. At the end of the day. Tatum and Oscar don’t do what they say they are going to do they tell you what they think you want to hear and that’s all.

The pandemic time gave me a horrible experience in buying the house. You could not visit the site. Limited communication to the staff of Lennars. The time is really, really bad. Delayed in all aspects even in the turning over of the house keys. The request or complaints has to be done by virtual. What if you are not good in computer? Customer Care Person avoid to visit the condo. No care at all No one wants to be in contact. How can we solve the issues. Sorry! This is an honest review.
