My experience purchasing a Lennar home has been disappointing and I would not recommend them to future buyers. The main reason I came to view this property was because it was listed as being in a NON-FLOOD ZONE. After signing the agreement, I was informed that I would be required to purchase flood insurance. I was told by the sales representative to contact FEMA after moving in and submit a map revision request, but FEMA advised due to physical alterations and fill being placed on the property, a revision was not possible. Had I been given accurate information upfront, it would have impacted my decision in buying. The advertised $ 25,000 BUYER INCENTIVE was also misleading, as I was charged an additional builder fee of over $4,000 at closing. The home price also changed overnight, adding to my concerns about transparency during the sales promise. Since moving in, I have experienced ongoing irrigation issues in my yard, along with similar problems reported by many neighbors. My home-buying experience with Lennar was seamless from start to finish. The entire Lennar team was professional, knowledgeable, and always willing to answer my questions throughout the process. They made sure everything was handled correctly and kept me informed every step of the way. I truly appreciate their outstanding customer service and would highly recommend Lennar to anyone looking to purchase a new home.

easy process

Everyone associated with the transaction was honest and forthright. Nothing was hidden or obscure. The house is great. Extremely minor punch list was handled immediately and correctly.

I just move from new york after living there for 34 years to texas spend one year in *****een T.X then I say I move to ***** so I start looking for house then my agent sends me some places when I walk into two other house then the third one I was like this is it I feel at home 🏡

This was an easy process, and everyone I encountered was patient and knowledgeable. I was happy with 95% of the condition my home upon key handover.

The money of the home value is great. The overall process was smooth and easy. Sales team is super helpful and professional. The response from the builder team is very poor and slow to fix some of the is*****s before moving in. Even after moving in, they still didn’t fix what they were supposed to fix.

The house pretty much sold itself as it had everything we were looking for. Unfortunately, there was a lot of pressure to get the contract signed. I’m one who reads everything that I’m asked to sign so this became an is***** for me.

Lack of responsiveness from sales staff.

Barbara wasn't friendly and Noah who did the walk through wasn't helpful at all. During the final walk through he only had 5 minutes to go through the house. There were so many things that were still wrong with the house and no information on who to send the claim form. The communication was bad from everyone at Lennar. I wish I went with another choice.

Homebuyers on their own, no single point of contact, no coordinated assistance during contract closing, inspection services, multiple ***** offices. Sales agent left Lennar after contract signing. Dealing with Lennar is not for the weak. No one seems to care about the new homeowner. Will avoid Lennar if purchasing in the future.

Service I got

The finance officers are lazy and don’t do their job. The quality manager makes excuses for every single finding not up to standards. The closing finance officer never reviewed the final numbers with me and sent me straight to notary to sign all the papers. A HORRIBLE EXPERIENCE ALL THE WAY. I loved *****. I have nothing nice to say about anyone else.

Builder needs to approve overall product

Lennar was very difficult to deal with. There were 4-5 different people with no clear direction on who to talk to about what is*****. I used lennar mortgage the day before i was supposed to close the mortgage guy called and told me we coudln't close, then told me he didn't have my down payment, and then later told me he found it. Lennar broker promised things to me to entice me to do this deal and did not follow through on this. I would not work with Lennar again they not easy nor trustworthy

Our experience with Lennar has been extremely disappointing, particularly regarding the backyard of our new home. The plans and information provided during the purchase process did not accurately represent the condition of the lot. We expected a relatively manageable backyard slope, but the completed home was delivered with a steep embankment approximately 15–17 feet high, taking up a significant portion of the usable yard. During our walkthrough, the construction manager acknowledged that there had been an engineering or communication error. Despite this acknowledgment, Lennar did not offer a solution proportionate to the severity of the problem. We were offered only a $5,000 credit or the option to move to another lot, even though properly addressing the slope, drainage, and retaining-wall concerns could cost tens of thousands of dollars. We raised the is***** well before closing and repeatedly attempted to reach a fair resolution. Communication was inconsistent, responsibility was passed between representatives, and we never felt that our concerns were treated with the urgency or transparency they deserved. The home itself has some positive features, but the backyard is***** substantially affects the property’s usability, safety, appearance, and potential future cost. Based on our experience, buyers should carefully compare the grading plans with the actual lot conditions, request all representations in writing, and independently evaluate any slopes, drainage, or retaining-wall requirements before closing. I was impressed with everything except the walk through experience and how I now know I should have been able to check more carefully for potential problems . Mostly items outside , but we moved quickly through all of it . The house inside is great , no is*****s except for 1 window I be*****ve should have a blind installed . Or at least I should have been told , but I was told all windows except the back door and the non working window over the front door . Everyone has been super nice ! I am happy to have gone with Lennar ! Builder credits during settlement were a huge help and appreciated .

The overall process was fairly smooth. Had one is***** along the way with the kitchen cabinet colors, and it was resolved in a timely manner. The home was completed and closed within the beginning date that I received. The walk through went well, and I enjoyed working with the construction manager who was very accommodating and helpful.

***** is*****s were plbg. main sewer line was holding water, discovered on inspection. The plumber should have done the testing after installation and checked grades for proper drainage. Landscaper grade is F. The crew needed a supervisor. Not Lennar supervisor but their crew super. Sod was delived and LEFT on the street on a hot day...the heat burned the roots. They still layed the dead sod, took weeks to get replaced with new. On replacing they layed on top of dead, and ***** remove dead sod in spots and spoils. Next rain water drained onto the driveway...a crew supervisor should have taken care of this. Powerwashed the driveway...BUT TOWARD the house instead of an angle, not there is sand and dirt on the new garage door, I had to go was it off with my hose. Underwriting asked a lot of invasive questions regarding my parents being my tenants at my old property & it caused a delayed approval.

Zac with sales was great! However closing was a disaster! They had a mobile notary guy do my close who did not know any questions and could not answer any, was on the phone looking at weird stuff. Sent is*****s for warranty, its been 4 days no response. Apart from that all good.
