Bad experience with the construction manager

Construction manager Patrick Diiorio has been rude, disrespectful and unresponsive when asked about status or had any concerns. He would respond only at his will and did not bother to even respond at times. He has to learn how to speak with customers, nobody is doing anybody any favors. A lot of the things could’ve been easily resolved with better communication

Home building process and updates are on point. How ever if you raise any issues with them make sure you follow up constantly and ask them to call you for inspections. They build towards a time deadline towards the end so you might end up with lot of cosmetic issue. make sure you take an experience person for home walk through.

Was told we bought a track house and should not expect quality. Trim work very low quality. Used lots of caulk to correct. Ceilings very uneven. They did not clean the house very well before move in.

Love my house and although it has only been a short time living there, I am pleased with the spacious rooms and all the extra items installed which no other construction company offers. In order for me to rate quality materials and workmanship, I would have to wait for a while. Everything looks fine now but would like to see with time if everything would look as good as it does now. Of course, taking in consideration of the wear and tear that happens over time.

Paint and clean up was awful for a new construction home. This is my first and last Lennar home.

It was my worst experience buiding a home . Quality is extremely poor, standards are very low for the premium price that was paid. Most of the workers don't speak English and try to do a quick very poor job . Would not recommend them to anyone

Poor Finish Work

The house was not even finished when we did our tour before closing. We closed with the promise things would be completed. It took months before everything was completed. The finish work (cabinet marks, molding, doors and painting) are awful!! The paint brusheds were dirty and it left brush marks and dirt on the molding throughout the house. Painters came back several times to try to correct the issues but to no avail. The taping in the garage is terrible.

What an absolute nightmare of a home, DO NOT BUY! This is hands down the worst home I’ve ever been in. From the terrible experience with their mortgage team, to getting left high and dry on terrible workmanship, I absolutely do not suggest you buy a Lennar home. Everything on my house was done last minute slapped together and I’ve just taken the beating because it looked good for a solid second. Giant moat in backward won’t get fixed so I’m stuck with a huge landscaping bill. Entire house covered in huge cracks, trim separations, and nail pops which won’t be fixed because it’s “cosmetic.” ...

The process was difficult due to being out of state. Accommodations were made to allow for signing because of our situation in MICHIGAN because of my shoulder surgery and having to live in separate housing to accommodate my recovery and have a place for our dogs. Overall we got it done and everyone was accommodating. As for the house, we were very disappointed with the finishes in the home. Due to my surgery, I was not able to attend the walk thru, my son attended instead. Painting quality was poor. Door casing that were cut too short and not caulked, chips on door cases, paint drops, ...

House layout is great, however workmanship could have been much better. Can tell items were rushed and done quickly. There were things that passed inspection that shouldn’t have. For the price we paid for the house, I’m disappointed that we already have to fix items 2 months later.

I would not suggest a Lennar home to anyone. There is no quality in our Lennar home. The shoddy work, incompleted work, no attention to detail, horrible mistakes that were left, horrible painting job, etc. I can go on and on. #donotbuyLennar is what I plan to go viral with. I have nails coming out of the stairs (that I stepped on), nails coming through cabinets (that I've cut my finger on). The lack of attention to detail is horrible. The construction supervisor was unresponsive to concerns and issues brought to his attention through out the build - issues that should have been fixed before drywall so later entire walls had to be ripped down and re constructed. The issues were allowed to accumulate while the typical response received was “Lennar has a process”. After having the construction supervisor removed from the premises due to his circular communication style and near absolute lack of action to cure issues his supervisor started making changes however this was very late in the schedule. Once our sale was completed sales representative was disinterested in responding to our concerns. Very disappointed in his performance. Initially construction supervisor was reluctant to meet with us. However he has been very helpful since our first meeting. Punch list staff (new home owner orientation, etc) was not particularly knowledgeable about appliances, heat system, eero system, ring system, etc. Warranty mamager has been great to work with. This new home buying experience was different from any of my previous. I was told no "we don't" "we can't" "we won't" too often to remember what was able to be done. For the price of the house materials and finishings are so basic. (Painting, Cabinets, Floors, Carpet, Etc.) I closed feeling like I overpaid and have so many upgrades to do.

The initial purchase was ok but the closing, walk through and repairs were horrible. The closing was held up over 30 days and then we were rushed into closing. Lost mailbox keys for over 3 weeks. There were a lot of sloppy small repairs(poor painting) needed in the home and a few major things that required fixing. This is my 2nd build and my 1st home far exceeded the Lennar experience. Lennar builders put more emphasis on speed instead of quality of workmanship and materials. The positive I love the ranch style lay out and the open floor plan. We are settling in comfortably.

Hand-off was awful. Over Promised, Under Delivered

In general, the purchasing process was straightforward. So I'll give you kudos for that. But hand-off was handled very poorly. Promises were made that things would be fixed that are still pending over a month later. Most items should not have been allowed to pass initial inspection the first place. For example, I have an interior door that doesn't close, stair balustors out of order, a plastic water bottle visible in the foundation, mismatched ventilation screens and so on! And to have a representative state that this is not a "class 1 build" as an excuse is just not acceptable.
