I'm mostly neutral on this buying experience. When we toured the development with the sales representative she was attentive and made statements that in the end were not accurate. She worked with us, did our sales contract then moved to a different Lennar site never to be heard from again. We like the floorplan for the home we purchased, but it was not our first choice. Timing dictated the selection. Not having the ability to choose your cabinet, flooring or siding color was disappointing. It seems you can only purchase a home already in production. Although appliances were included in our package, in less than two months we have had Whirlpool out for repairs on three of them already - one has already been replaced. ... More

Home buying experience with Lennar is great

I bought two homes from Lennar, experience was same, first I though it was oneoff or mistake, second home also same experience. Sales associate was excellent, load process was good. Title & escrow experience was worst, there was not even one email or phone call communication, both transaction was not closed on date it was mention, no communication, no one picks phone or return to voice mail or email. Title/Escro service not social, paid by customer. Warranty services also worst, quality of materials, cub boards are start tearing in fist month. Have plans to go another investments but decided not go and not recommending for any friends. Never imagined this kind of experience with Lennar, such big brand in the market. ... More

First of all we songs the house to ourselves. Wen they wanted something we had to jump but when asked yo provide for our needs, crickets. On closing day they rushed us. Shame on me as the house was not ready. The quality of some of the workmanship was shabby. I had a fire alarm just hanging, I fixed it myself. Also a kitchen drawer was messed up and didn't close right, I fixed it myself. Was told they were going to fix other areas but didn't. Wanted to close so we would have to use the warranty company instead of them fixing the situations. Buyer beware, We love our house but process of realestate salesman to builder was horrible. ... Lennar homes are basic builds, very limited customization. The back/side yards are just dirt. No rain gutters. Blinds, appliances are negotiated, with no choice on brands. Outside color scheme is fixed. The homes are on a slab, which I like, and under tension so no cracks. These are good entry level homes. They also come wired for ceiling fans, but again, no fans. Lennar does back up their work. After first 30 days, any problems are fixed. Same applies at one year. Overall we like the house, consider it a work in progress,

At first very nice, but complicated to deal with, rude not a good experience

I can go on and on about the Great experience i had ( even during the frustrating moments) with the Lennar Staff during my New build Home process. But, Ahmed, Shetalia, and Brookx stayed right with me until the end. They were consistent, accurate and genuinely concerned to be sure i was satisfied. In the end because of their persistent to provide Quality customer service I am very Blessed and Happy with my New Build home!! Thanks Lennar!!

Great style, layout, location, and overall value for the purchase price. Home buying experience was not so great. New home celebration was hours of QCing the contractor work and we found so many deficiencies which got corrected for the most part befote moving in. Mortgage process was not so great, either. We ended up leaving the buyer agent's contribution on the table due to lack of attention to detail by the loan officer.

The main factor contributing to this low rating is all the incorrect information we were fed along the way by the new home consultant/agent. The most egregious being that we were told they would NOT be building any neighboring houses to one side of us. The agent even chuckled when I asked if we would have a neighbor on that side of our house because there was a big hillside appearing unsuitable to build a home on. I asked this question multiple times during the initial visit. This home had a $10k site/lot markup and we assumed it was due to the perk of having no neighbors on one side. After our offer being accepted, months later we later went for a walkthrough and saw they had brought in massive amounts of dirt to level and build another track of houses neighboring us where the steep hillside was previously. Not only that but they built the hill up so much that the houses will be looking down into our yard. We also asked repeatedly about the abundance of bees during our site visits and were assured they were not a continual problem and that they just pass through. This was not remotely true as we came to find out there is a large bee farm neighboring the development. I have a hard time believing this was news to the Lennar employees. At an early site visit I noticed how incredibly rocky, compacted, and uneven the soil was around the house and asked if they lay down decent dirt and level it prior to laying the sod and of course the NHC assured me their lawns turn out great and that they would just not lay it on the ground as is. This was also false and the sod has many dead spots that will not grow because of the giant rocks and compacted soil underneath. Extremely disappointed in the state of the lawn. I could continue stating these inaccuracies, but those are the big ones and you get the point… The positives were that the financing department (Lily) was great to work with and made up for the shortcomings of some of her colleagues. While the initial contract and purchase process went smoothly, everything afterward was frustrating and poorly managed. Loan Application & Closing: The loan process lacked transparency and responsiveness. Confirming the closing date and time was unnecessarily stressful. The final walk-through and communication with the title agent felt rushed and unprofessional. At closing, I was given little to no information regarding the builder warranty—something that should have been clearly communicated. Post-Closing Issues: Just 1.5 months after moving in, the water heater broke down. I had to initiate and manage the repair process myself, which was unexpected for a brand-new home. Escrow & Tax Bill Confusion: I recently received a school tax bill due within 30 days. I was told the mortgage is still in the process of being transferred and the servicer cannot accept tax payments yet. This contradicts the fact that funds were escrowed specifically to handle such payments on time. This lapse is unacceptable and raises serious concerns about how my escrow funds are being managed. Lack of Mortgage Account Access: To make matters worse, there is no online portal provided by Lennar Mortgage where I can view important details such as loan balance, payment history, or escrow activity. This lack of visibility is not only inconvenient but also concerning from a financial management standpoint. Overall, the experience after signing the contract has been frustrating and stressful. I expected a much higher level of service and support, especially from a well-known builder like Lennar and its affiliated companies. ... More

I would highly recommend anyone to purchase a Lennar home, because of the quality of the homes that they build and the professionalism of the staff at Lennar.

The buying experience was ok. However a lot of issues were found at the hike. Felt maybe the built was rushed. Had I known about issues of moving to Arden (new builds) address not uploaded, mails, having to call to have things fixed at the house. Internet issues. I would have gone somewhere else. Not happy. But making it work. My warranty for everything needs to be extended seriously.

We were told if we didn’t close by May 30th we wouldn’t get the special interest rate, our original closing date was June 17th, we moved it up to help them meet a quarterly quota. Our agent informed me that this was one of the top three worst and most challenging buying/selling experiences he’s encountered in his entire 10-year career in real estate.

We looked at two model homes and fell in love with the Sage. However, when we did our walk through on new home, things had changed. Exterior color scheme, window and door layout and kitchen counters were not the same. All along we believed were getting what we saw. Had several discussions about some of these things but in the end we were told we are a production builder not custom. Understood, but communication via the initial salesman was a bit sketchy. We will repaint the garage and front doors to match the model.(got green, wanted brown) Being a couple states away during construction, had my son in law take pictures of the framing phase. Found several split 2x4s that I had to have fixed, twice, on load bearing wall. Got some push back from aforementioned salesman but got them replaced before the next phase. Beyond that, we do love the home. Once the house closed and we did our final walk through our experience with project manager Eric was incredible. It was obvious he cared about our satisfaction. Actually sent workers back to repair some cosmetic flaws in a bathroom sink after we signed off. In the end my advice would be to stay on top of the details. ... More

Salespeople were great. Quality of materials, cabinets, appliances, and workmanship are just ok to sub par. Had several minor issues which can be expected but the time for a response and lack of communication with customer care made resolution process very painful. After the replacement of the original customer care rep., the process went much smoother. 2.5 stars would a more accurate rating.

Quality home great price friendly sales man

The people are very knowledgeable and quick to respond on issues that are relevant to the situation.

Beautiful house at reasonable price. LENNAR team was responsive and accommodating. The loan officer Gene, was professional, attentive and kind. Through the closing process he was patient and kind and this was extremely important and made the process less stressful. Very happy for my purchase. One important thing is that I would have like to received more clarity on the HOA - they are not as responsive.

Warranty is very bad AC is bad not working 1 week no body take care is very bad experience

Alex G. was the Lennar agent we worked with to purchase our home. The experience was not good at all. It started out well as we believed every word he said when he answered our questions. Little did we know, he wasn’t providing the correct information. I don’t think he did this for nefarious purposes. I think he just did it because he wanted to provide an answer and didn’t want to say “I don’t know”. We’d have appreciated him so much more had he just said “I don’t know” instead of feeding us a line of crap that we’d then find out later on wasn’t true as we’re going through the buying process. The Lennar Loan Officer though, Devin W., was top notch. It seemed like he was doing everyone’s jobs, including Alex G.’s. He was constantly on the phone and always trying to get the right answer. He kept us in the loop at all times and was trying to make sure we understood what was happening and why. 5/5 stars for the loan officer. The buying experience overall from Lennar was 1/5 stars. When we applied we didn’t know what we were going to be living. Lennar Mortgage is the WORST! They make you think you can get a home and a few days before your closing date they will find something to not approve your or request things they were supposed to have from the beginning.They lack communication skills and their process is horrible because they don’t follow guidelines. They make you lose time. We closed on a home because we used another lender but since the beginning Lennar knew we didn’t qualify with them (they have a lot of requirements) If we didn’t have urgency we would have gone to a different lender and property, but we were on Airbnbs and spending a lot of money so we had to move fast because we came from another State. Unpleasant experience overall. Felt very rushed and like all Lennar staff was too busy to take a second and explain the home buying process to me. Lots of unanswered questions and just neglect as a customer in general. Maintenance warranty requests take a while. Ronaldo is someone who stands out as he was extremely condescending and unhelpful.
