These Lennar homes are built fast & cheap! Floors on a concrete slab are not level! I installed windows blinds and at the top there's half an inch on either side, while at the bottom, I can't even pull the blind all the way down, so I'll have to cut the bottom blinds. I never thought it was possible to have a window frame that wasn't straight. Well, I discovered I was wrong! There's paint on the linoleum in every room along the baseboards! No time to clean that stuff up - that's on you! Because you don't see the top of each door's molding, they don't paint it! In the walk-through, I asked them to paint it and they said they would. I recently went through the home buying process with Lennar, and I have mixed feelings about my experience. While there were some positive aspects, there were also significant challenges that I believe potential buyers should be aware of. First, I want to commend the construction manager and the customer service team. They were outstanding and truly made the process smoother. Their professionalism and willingness to assist were greatly appreciated and helped alleviate some of the stress that comes with purchasing a home. However, my experience with Lennar’s mortgage lending process left much to be desired. The lenders seemed disorganized and struggled to properly collect my documentation. This lack of organization led to unnecessary delays and confusion, causing added frustration during an already complicated process. Additionally, I encountered a serious issue with my credit report. Lennar double-reported my mortgage, which was concerning. When I reached out to resolve this issue, I found their response to be quite nonchalant. Even after requesting a letter confirming that they had sold my mortgage and that I had a zero balance, they were unwilling to provide the necessary documentation. In summary, while my interactions with the construction team and customer service were positive, the mortgage lending experience was frustrating and disappointing. Towards closing, we were told Lennar would only put sod for half the yard not all the way through. This was not documented anywhere nor mentioned but the sales agent claimed he had mentioned that on the phone, which I disagree. Sales team is always aggressive to close the deal and will likely create some fear that someone else is also interested in the same house.

Need to offer more options. Additional outlets, upgrade carpet, paint colors. Allow a deck header to be installed. Better HOA. Terrible at communication!

Quality is not great. Cheap materials used. Not satisfied with the purchase.

Buying process was quick and reasonable. Everyone before purchase was friendly and informative but it was a complete mess afterwards with no one to communicate with when issues arose.

Our sales rep was very communicative and responsive and when trouble arose she took the reins and jumped in to help us. If it were not for our sales rep Hailey, I would have walked from the deal. The home buying concierge assigned to us was so bad—she was non-responsive, didn’t return calls or emails. She was incorrectly relaying information from the project manager to me and probably from me to him. She also gave misinformation that confused and frustrated me. Overall, I would probably choose Lennar again but I would shop around with other builders as well to compare.

lennar is a good builder however I had many issues when I moved into the house regarding the creaking wood on the second floor, paint on the bathroom mirrors and the toilets were not working properly as well as holes in the wood part of the kitchen doors and cabinets

I had a disappointing experience with this labor warranty. The quality of their work was subpar, with noticeable labor issues. When I requested and submitted a repair ticket, they refused to address the problems and gave excuses instead. I expected better service and responsibility for their workmanship

Original sales person okay, but the last one left in the development is awesome!

Felt like I was being rushed once paperwork were required of me but when I wanted answers it took longer to get them. If I had to do it all over again, I would have hired an outside inspector from the initial concrete pour until final inspection.

In buying my last new home, It was a roller coaster ride experience! I was not allowed to experience the joy of buying a new home! I started to quit the process several times but was begged by my son who lives here to continue the process. I moved from New Orleans and have bought six homes and this was my worst experience of them all! I am getting to like it now but I was angry when I moved here because of the experience I went through. With my credit and income it should not have been that way!

First I would like homebuyers to know that if they intend to use a realtor, whether they have one or not, make that clear when you walk in the office door. And Shannon was very short and unresponsive until AFTER the purchase. Second, I would not recommend Field for your mortgage loan processing. Very slow to respond and had to be constantly reminded about changes. Didn’t have final estimate until 5pm the day before closing which caused a delay with my bank. Third, I’m not happy with the landscape management but neither are other homeowners. Haven’t had any issues yet that have not been addressed in a timely manner. We love our new floor plan, it works great for our family. Having lived in the house for a couple of months now, however, there are several quality issues that we have noticed. Our doorbell had a blown transformer right off the bat, lightbulbs burned out within days of moving in, whoever is in charge of the caulking, grouting and paint was either a novice or moved through too fast and created quite the mess. The "construction clean" was not clean at all. There was still dust all over the house on top of light switches, counters, baseboards, floors... I'm not entirely sure that our countertops in the bathrooms were ever sealed. We've got nail hole pops coming out everywhere. One of our electrical receptacles is throwing sparks when a phone charger was plugged into it (not the charger's fault, it's okay in every other receptacle). The sinks and shower look like they were pretty scratched up during the construction process and then glossed over rather than being replaced. All this is still after we had a home inspector come through twice to handle the major items that were wrong with the home. Love the floor plan, the execution left a lot to be desired. ... More

I’m military and had to close remotely, what this experience has taught me is that I’ll never close remotely again. Lennar messed up my home insurance policy and now I’m stuck having to fix it even though I gave them all the proper paperwork. This has cost me to pay out of pocket and wait for reimbursement until the issue is resolved. I wasn’t able to make the final walkthrough and things weren’t fixed prior to me closing remotely. It wasn’t terrible but could have been better.

Definitely not the best experience specifically with the sales staff whom seem to be quite indifferent after the purchase completion. Bought a new home built by Lennar in South Carolina and had an excellent experience with the support and sales staff. Wouldn’t recommend Nichol’s Place to friends or family. We’ll see how it goes from now on.

Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The interior paint is flat paint and there are dribbles here and there we are still finding. Over all it’s a ok built home for the price in today’s market. I’m having a bit of a better experience now that many of the issues have been resolved. Just waiting on sod outcome in 6 weeks to make sure it turns from brown to green. The water company is outrageous for charges and usage that is the only downside with utilities. The town and the near by towns are great and the overall community is nice. The new pool and Rec center should open soon. Every detail for anything outside has to be approved by HOA but they seem lenient and approve most things. Area is quiet and family friendly and senior friendly. Lots to see and do nearby. ... More

Our builder was amazing, and Jayden our construction contact has been so helpful every time we had any question. Meanwhile, our Lennar mortgage guy committed fraud, didn't give us closing numbers until 90 days before closing and bait and switched us by making promises about credits that he ultimately couldn't keep.

The home and sales team were great. They were very helpful. My main challenge was with the Lennar mortgage where I did not get the interest rate I was originally expected due to delays and lack of response. Then when I finally agreed to buy down the rate and signed all of the contracts and paper work then I was told 2 working days prior to closing that I could not get my rate. Very disappointed that I did not get the rate that I was expecting but everything else was great.

Nothing nothing nothing nothing nothing

First and foremost, the majority of the individuals we dealt with at Lennar were a pleasure to work with. Lennar has their hand in every aspect of the process sales, construction, mortgage, title, insurance, etc. They tell you that having everything in-house makes for a seamless experience. And you would expect that to be the case. It very much isn’t. The left hand has absolutely no idea what the right hand is doing. In some instances, the left hand didn’t seem to know that the right hand existed. They assign you a “concierge” to be your bridge between all the different moving parts. In reality, they reach out to you every month or so with an update you got two weeks prior from a different entity. No benefit whatsoever. This was our third new build and by far our most expensive, but also by far the most frustrating experience. As for construction, the quality is not good. The entire house is one big patch job. So many mistakes were caught and had to be redone. I understand that nothing will be perfect, but there were quite a few things that had to be re-done. I would hope that any builder would put forth their best effort, regardless of price point as every homebuyer deserves quality. But the quality we got at the 7 figure price point was extremely disappointing. My suggestion to Lennar, creat a sub-brand for homes at this price point and spend a little more on quality trades. Lennar simplifies the purchase process by offering extremely limited options. Carpet and tile have many options, but cabinets and countertops don’t. Forget about getting ANY electrical upgrade options. And the choices they make are questionable. I have 4 switches for the same light. Each switch is within 10 feet of the other. But then I have a room where the only switch is outside in the hall. What? All the rooms get ceiling fan pre-wires, but only one switch so you can’t control the fan and light independently without a remote. Switched outlets in the room? Nope. They cut corners in the most obvious places. The warranty experience is hit or miss. They do schedule repairs fairly quickly, but almost every repair has come with new damage. The paint people spilled a large amount of paint on my tile and covered it with a potted plant. I’m talking like 1/3 quart of paint. The contractors don’t try to resolve the underlying issues. They just do enough to mask the issue. So all in all, we LOVE the design and layout of our home, but you do not get any semblance of value for the prices they are charging. ... More

I would not be inclined to use Lennar mortgage again. Every time something came up a new person would reach out needing more information. Many times at the end of day or weekends. It was the hardest purchase of a home that I have done in the four homes I have purchased over the years. While Gabriella and Kassandra were very helpful and patient with me there were several others that were less than professional. Even the last day, we got a call to pick up our keys and another person said no there was another issue that needed to be resolved. Also we received a email saying our offer had been rejected after placing our deposit down only to find out it was sent in error. No we are sorry or explanation of what happened just ignore that. Selection of house and the building process went smoothly until it was to close. During our walkthrough, inspections were not complete, house was not cleaned at all, some items were not completed, final trim paint was not finished. We did our walk through and made list of items that needed to be fixed or finished. We were told it all would be completed by the closing date. On the morning of closing, many items were still not complete and the final inspection was not completed. So we could not close. We had our U-Haul truck loaded and had to wait until late afternoon before we had final inspection for occupancy. However there were some items not complete yet and we were told that they would get done. So we close on the house and were able to move in that evening. But we still have items not completed. The agent, Shay, was great and the team inside Lennar was pretty good. Unfortunately, Lennar is plagued with incompetence and cost cutting to the extreme at the top. The purchasing team needs to be updated and the design team needs to refocus on what matters in a successful design. I can understand removing the powder room from the RV garage to cut costs. But there was an opportunity to put tough ins for future for a sink on the back side of the master bath. The windows for the garage were removed, which was a design failure and cut very little overall cost. The door to the back yard was removed from the garage. The house has no linen closet, comes without towel bars, the faucets and door handles are chrome when the cabinet hardware is brushed. The front door hardware is also brushed. Nothing matches, we as owners are unable to add outlets or change anything. The bedrooms don’t have any lighting or switched outlets at time of turnover. There are just so many missed opportunities here and with no additional costs or very little at most a more cohesive and quality design a could be accomplished. It boils down to a lack of proper oversight from the executive level. As a side note, Lennar showed the property with a 2% commission advertised for my agent and then tried to change to a lower flat fee around time of closing.
