The salesman was attentive, and informative. The closing agent did a good job on the documents. The construction seems sturdy; however, the interior finish was sloppy. Paint was splashed on the floor tiles and front door. Some interior equipment and appliances were poorly installed and cheap. Having to pay 4 different associations is burdensome.

Always have an independent inspection done BEFORE closing, especially for the sewer lines.

Despite purchasing the townhome in pre-sale after it was delivered to me, Lennar offered larger houses at lower prices.

Lennar is a track builder. There are NO additions, deletions or changes. We probably should have waited.

Overall decent experience. This is not our first purchase from Lennar. Construction manager and sales staff were good. Lennar mortgage consultants are barely ever available to talk on the phone. Good closing incentive by the seller.

Takes a while and several attempts to get someone to return your call or respond to a text or email.

During model walk thru or new home construction or during any time throughout the sales process did Lennar explain that SUV owners would find out they cannot fit a mid to small size SUV into a Villa garage. It's too narrow even if I push both side mirrors in.

The workmanship is not the best, felt like the house was potentially rushed to build. Had a leak right away from the refrigerator, flooring had to be ripped up. Carpet not laid down properly. A drawer that does not self close. Showed to someone and nothing done. The door stopper did not align with the garage door so now we have a hole in the wall. When this stuff happens, it takes away from our work schedule and having to use time off to be there when they come in to repair it. The drywall is not smooth throughout the home. Thiago on the other hand is AMAZING to work with! He called me on a Sunday to address the water leak with our refrigerator. He didn’t need to, BUT he did!! Communication from the mortgage branch was spotty, didn't know I was approved for a loan until just a few days before closing, after more than five months of back and forth. Pleased with the home itself other than the landscaping, sod was put down in a haphazard manner, large gaps still prevalent, a rough ride for any type of mower--very disappointing

Communication with lennar employees was not great. Nobody knew what the other employee was doing. Dates did not line up. One employee would ask me for documents and info that was already given to other employee. Response back to emails from lender and agent was not the greatest

The finishes in the house could use some improvement. Don't ever give a Lennar subcontractor a caulk gun. they suck at this. Painting is another thing they need more practice at, after move in, i was finding so many areas where they did not use any quality control with painting and caulking.

The buying process was very bad. Communication issues, not reasonable demands, lots of uncertainty... it was very stressfully to me and my wife. The company retains the whole process, from mortgage to title, insurance. I was expecting more in terms of building quality. The soundproofing is very questionable. Outside noises specially but also internal noises from baths can be heard all over the house, something that was not an issue in my older houses and apartments. The small issues were fixed after some weeks.

This was my third house purchased with Lennar, and I was really impressed by how poor the quality of finishing and details was compared to the others. They have tried hard to resolve everything, but for me it was a disappointment and I will think twice before buying the next house with them.

Who’s the community of Timer Creek seems nice and the home was built fairly quickly, there have been multiple quality issues that are unacceptable. I used to build houses and speak from experience as a licensed BC. Missing crown in kitchen, big hole in drywall, and other glaringly apparent defects should have been resolved prior to closing. Lennar mortgage and tactile have horrible communication with the customers. Not impressed!

Many issues with my house they have yet to fix. How can then sell a home with a broken items and let you move in? This is ridiculous

We keep finding staples in the carpet, and my kids have bloody toes from stepping on them. They did fix everything we pointed out during the walkthrough except the carpets. The carpets are stained, and we can't do anything about it. They force HOA, and the company they use is garbage and think that they own our houses and our community. Associa is sucks. We did have a warranty claim, and they got it fixed quickly. They built the houses too fast.

From the day we signed our loan docs to our roof leaking. It’s been a journey from day one. We can only hope that the worst is behind us.

Could not make walk through, tried a zoom walk through however lack of internet did not allow that. Therfore we were quite surprised on move in day. Doors were unlocked missing items from within the home washer & dryer not hooked up. House was never cleaned very good, water to refrigerator not hooked up, dish washer did not work and it took three times over a month to get it working. Paint on 90% of all wall plates. And when we tried addressing these issue we were told it's now a warranty issue. Therfore not a very good experience to start out.

Coming from outside tn prices are a little higher here. I expected more quality. Workmanship not very good. One of my walls - actual framing and drywall looked terrible - was fixed to be ok. Electrical some not finished. The finish work not good. Need them to come back for many things which hopefully eventually will get done. I feel no pride taken in making sure things are done and done to completion. Builders have not made sure mail delivery is available - have been here going on 3 months making very inconvenient to get mail in a timely fashion. Lennar does not offer options or upgrades which was very disappointing for me. Lennar wants me to buy what they offer which is pretty much its standard plan but added $10K to my purchase price vs the one that was released a week ago from my lot. Very greedy developer in my opinion. Lennar wants homebuyers to just eat up what they offer and tear their new home down if they want a different backsplash or paint color. Lennar shoves into new VIPs throats selections made by the previous VIPs (who backed out) for interior color, cabinets, carpet, flooring even if the lot has not started construction. The VIP who saved the day was left without any voice at all regarding her new house. Supposedly, you are to make homebuyers happy. But no! I had to eat everything up since my house in CA already sold and I need a new house in Graham quick. If KB has developments in Graham, I would have run to them in a jiffy. Then initial installation of ceiling and floor vent filters are not done. I was told those are maintenance items. Maintenance is to keep them maintained so there should be filters there to begin with to maintain them. Ceramic tiles are not sealed. Same explanation was given. Again, to maintain something, it should exist first. You make the homebuying experience frustrating and more stressful. It is already stressful to sell, move out, move in and you made sure we have to worry about air filters, about sealing bathroom tiles before we can even use them. I was experiencing breathing issues when I moved in. I was finding debris around floor vents. That was when I found out there were no filters, so dust and debris were being blown all over the inside of the house due to absence of vent filters. During orientation, I was told filters are to be replaced every few months. I was not told there would be no filters to replace unless I put them in. The duct openings all around the house are of different shapes and sizes. What filters do I buy?? Then, up to now, I cannot use the master shower stall since I could not seal the tiles yet. Thank you, Lennar. Sales and finance group are very knowledgeable, efficient, friendly and professional. Title, however, almost screwed up my close. Title knew from the very start I was separated, and I submitted for the Title to be in my Revocable Trust's name. I submitted a copy of the Trust Agreement on the website. 2.5 months before expected closing sate. A couple of days prior to close, I was asked for Quit Claim from my separated husband, something I could not possibly conform to since I was not in communication with my separated husband. I called the cops on my husband for threatening me. Anyway, finance was quick to resolve the issue since Lennar already have a copy of my husband's Interspousal Transfer early on. Your customer service rep is not trustworthy. She lied about things that are supposed to be Lennar's responsibility and about what was said and arranged. She is nice and all but to make her job easy and also to cover for her mistakes she lied about stuff. She would say things like: Oh, that is just how that is done or that is just how it is. Turned out not true because construction fixed them. I was never sent email on actual timeline for closing except the very first one (with TBD dates). I was told it will be re-sent but it never happened. She would ask me to sign docs stating all walk-through items were completed before they were actually completed, with the promise she would make sure they were done. But some items were actually never done and I had to argue about them to get them done since I was naive to believe and sign docs before they were done. Nails in wood staircase handles should never be filled with grout or caulked but should be filled with wood fillers. Yours are very unsightly. It takes one bad apple… Overall, I think Lennar is a good builder. Craftmanship/workmanship and material are least to be desired. Sales is good. Finance portion, amazing. Closing process, amazing. Warranty, so far so good (but not perfect). The foreman, I never met in person, let me just say I am glad I did not - one phone conversation is all the disrespect that I can take as home buyer.

Lack of communication and empathy from Sales team (Joe in particular), with Concierge and also with Mortgage and title. Building Team (Jose). Grateful for Mickey (Mortgage) - He went above and beyond to regain my trust and satisfaction after disappointment with Joe (Saleperson) and mortgage officer. Building Team (Jose) is excellent and extremely responsive. Closing was done remote, no excitement from Lennar Team when pick up house key at the end. No one has offer for us to take pictures, had to ask if it was ok. No engagement with new homeowner, it was very transactional.

solar company was imposed on buyers. not very responsive solar company. the panels were already muddy at the time of move-in. build quality in average, not upto the brand name "LENNAR". window installation was average. overall average. buying experience was not the best. had to follow up on the next steps multiple times. no one from lennar provided a clear roadmap of things that would take place before closing and the procedures. everything was a on-the-go task to be sorted with out prior anticipation due to lack of information on the closing procedures. coyotes and squirrels roam around a lot causing inconvenience. ... The initial experience was good. The sales rep was very nice and seemed to be knowledgable. I went through Lennar mortgage. My loan officer was terrible. I had problems communicating with him. He was not responsive and I actually lost out on a lower mortgage rate because it took him three days to respond to me regarding the mortgage rates. The project manager was okay. It wasnt until I was in and had to put in a warrenty claim that I realized I was never given the sticker that gives the information needed for claims. I emailed the project manager and he said that he had been low on stickers so I didnt get one. He said he would drop one off but never did. Thank goodness for neighbors. The claim had to do with my HVAC. When the HVAC company came in they informed me there was splits in the duct work. Something was never sealed and the had to put more duct tape around existing duct work. I dont know how it passed inspection. As far as quality in workmanship. At first glance it looks okay but when you actually get in and clean you can see its not great. The fact I was told had to seal tile in the shower myself is a bit ridiculous. I feel that the house should be move in ready. I probably would not buy from Lennar again or even recommend a Lennar home. ... More
