The only good thing that I can honestly say about my whole experience with Lennar is my loan officer (Joni). The price of my along with some of the other homes in this neighborhood is ridiculously high. Everyone that assisted in my documents did them wrong or the delayed the process by not processing my paperwork in a timely manner. Especially the back office. This is the third home that I have purchased and it was the worst experience to include the sell of the loan to the new lender. If it wasn’t for Joni stepping in and being very hands on with my loan, I truly believe that this process would have been so much worse for myself along with my neighbors that I have spoken with. Seller told us that all houses came with a garage door opener. Nope. HVAC system was leaking the first two months, during weeks of 100+ degree heat. Buying process was a nightmare.

Very stressful experience with the loan process and asked to supply documents over and over making for a long process. Photos showed cabinets in laundry room but they don’t put them in. Poor communication with Lennar on everything.

I like my house and I'm happy with my purchase but it did come with some frustrations. First, just because the documentation says that something is included doesn't mean that it's included. I didn't get several smart home items that were supposed to be included but were not. I was told that the documentation was out of date. Second, the fit and finish of the house was rough. I used an entire roll of blue tape during my inspection. Third, whoever designed the HVAC system needs to be fired. A single unit for a three level house!?? My second story is never cool. Finally, Lennar mortgage commutation after closing is terrible. I was contacted by my new lending institution 2 weeks prior to Lennar sending out any notification that loan had been transferred. ... Salesperson was helpful. I am still waiting on the completion of my condo for repairs etc. I closed on 5/23/2023 & as of 07/11/2023 everything is not done

The builders of our home didn’t really take pride in their work. Door latches do not engage properly, outside siding nails created problems both for cable installation, and with water heater pipes. Lennar is short staffed so getting issues fixed or repaired before closing was problematic

Overall experience is just "ok". If I had the option, I would have chosen a different builder. Complete mess, from the Lennar mortgage (waited 3 hrs during the closing) to home automation (water shut off, door bell video), which was described as a key differentiation from other builders but then wasn't on my home, and when I queried Lennar policy, they said they no longer supply automatic water shut off.

From the loan experience with seniors to not notifyng home owners that the layout of interior has changed, to many issues on the finish work of the interior. I wanted to let lennar to be aware of these problems so others can have a better experience. The build was rushed to close. I feel that for the price, we should have had some say into what was going into our house and our landscaping. Our model should have had a patio. We should have had a say into what was planted in our yards, so it doesn't look like all other yards. We have had issues getting things fixed. The sales and loan staff were great, but once we moved in, it seems that the construction staff ignore you. The "fixes" seem to make the issue worse and are not finished.

Well, for what I paid, the quality of materials and attention to detail is pretty mediocre. Things are crooked, painting is incomplete, the seams of the drywall where were they taped is coming through, there was little thought given when it comes to the practicality of the design, specifically in the master bathroom but in other areas of the home as well. Yes, I can send in requests for the first year to fix some of the issues but some of them aren't worth the headache, so I'll deal with it. I realize I am being petty on some of this, but for 2 million dollars, I had higher expectations. No one takes pride in their work anymore. We moved into our home a month ago. House seems well built but Lennar fails in the attention to detail to make the experience great. My home was given to me with overgrown lawn, many issues found before closing were fixed well beyond instead of before as promised. Devices in the home had no instructions as boxes were thrown away, documents we needed to set up smart devices. Customer services tends to behave as if they’re doing you a favor by fixing things that should’ve been working to begin with. No complaints about the house itself but the treatment and attention to detail has room to grow.

As a realtor in another state, I was surprised with the quality of Lennar here in Tampa. We expected much more than what we received. Comparing the quality and finishing of new homes in Houston and Orlando, the quality and attention to details here are far away from the standard of Lennar in those areas. New in town, we decided to give it a try to Lennar instead of DR Horton (our previous home was DR Horton) and wasn't impressed at all. House is spacious and comfortable with great layout, but the quality of materials and finishing are cheap. Attention to details and finishing of the house is poor. House was turned to us in a need of a deep cleaning, windows still with paint and concrete dust, floors with grout and paint stain, carpets with paint, ceiling fans poor installed, door frames missing caulking on the top of the doors, location of the towel rack over the sinks instead of near the bathtubs. During the inspection (that was a pain to coordinate) we pointed out the stain and roughness of the main porch and garage and the response was that it was a rough area. Garage was fixed but front porch not. That's the main entrance of the house!!!! Major issues were fixed before moving but finishing and details that will make a difference in the home buying experience, unfortunately were missing. ... More

Happy with the affordability, we love our new home. As a homebuyer the process was good, we were able to complete all of our tasks with guidance from the Lennar team. We did have to advocate for our home in regard to "quick workmanship" and materials being overlooked. Construction materials were left in the plumbing, water heating, and cooling nozles were painted over, the floors have lifted/chipped pieces, with smudged with adhesive from installation, plumbing, and cabinet materials were missing, and the exterior of the house has built-up mortar on the concrete, and much of the caulking and texture was completed with a sloppy look. We are happy that Lennar is able to provide work orders on discrepancies we find in the home. We were contacted by many different Lennar team members with tasks, who would give us different information, we learned we needed to track who we spoke with and document everything in a paper trail. We wish it was just one person we work with who collaborates with the rest of the team because it felt overwhelming to have to turn the same documentation in to too many different Lennar team members. The Lennar realtor showed us the house, and that was the end of our experience with them, our personal realtor worked above and beyond to ensure our closing was as smooth as possible. Our closing date was delayed due to material not being available by about a month, which put us in a temporary bind, but Lennar was able to compensate for the inconvenience. Though we like our new home and neighbors, we live in a major construction area with dozens of Lennar homes in various stages of construction. We knew at time of purchase that there would be 4-5 months of additional construction, but we had no idea that street in front of our home would serve as a staging area for various parts of the building process w. the accompanying dangerous construction traffic, diesel fumes, noise, placement of materials, equipment, landscaping gravel, etc. all right in front of our house with little concern about the effects on residents living there. Had we known the full extent of disruption and potential safety concerns, we would have not purchased here. Yes it is time limited but Lennar could do way more to shield current residents from the above. ... More

The promotional incentive amount was changed drastically at closing which made me feel misled. The loan process was also stressful. Aside that everyone was nice, helpful and my loan officer handled road bumps professionally but that incentive amount made it a bitter sweet experience.

I had a different down payment then I thought it was going to be. I was told I’d be able to get a conventional loan no problem and got fha approved at first because I applied over the weekend and after hours. I mentioned I’d be changing down payment amount by more than half after I was told I was getting a FHA instead of a conventional loan due to a 1 point difference. Sounded like it was due to a texts not being responded to. The walkthrough was moved about 4-5 times which is ok due to multiple variables. After doing the walkthrough and marking items, the person who walked through with me said she would stop back in the next day and send me pictures of everything fixed we marked. I didn’t get pictures, assume she didn’t walk through and had to get things fixed after moving in. I feel like lennar employees are under staffed and over the max in workload. Also the insurance I chose, who my representative spoke to multiple lennar employees ended up defaulting to Lennars insurance company. I never knew about the Insurance they gave me until the company I choose sent me a cancellation notice due to not being paid. They have the sale of my home, my loan and now insurance. The home itself is nice, but the title company was not helpful. Kurtis the sales guy was nice and helped as best he could. Overall, we like the property but are unsure if we would buy lennar again.

Although I really like the design of the home that was built, I have lots of comments regarding the quality of the products that were used. The quality of the products used were sub-standard. For example, the air handler has the lowest quality rating and is extremely loud. The kitchen cabinets are not designed for maximum use. Many features missing such as shelves. We hear the noise of our neighbors above us and the floors vibrate when the walk. You could do better with the sound barriers. As a recommendation I would be willing to pay more for a higher quality of products and finishes. It feels like the price you set boxed you in the corner for giving a lower quality product. ... More

Very few hiccups but they were seen to on the spot so far. Staff great and very helpful.

Our experience was fine. Our sales rep started out really accessible and helpful but became impossible to reach as time went on and as he became tired of our outreach. The home is what it is, but we had no illusions. Most of it is fine, although we wish we had been able to make personalizations (would have been happy to have paid for them) for our new construction home… especially since it took longer to finish than initially planned. We’ve found a lot of places where the builder tried to save money and where subcontractors cut covers, but we expected that. We also have reason to believe that the subs left trash in the walls and urinated in the showers rather than use the portable bathrooms for the worksite. But I imagine that happens on most sites. Our construction manager was good, though, and stood by his word to correct things we identified. And the warranty team seems similarly stand-up so far. ... More

The landscaping was started later even after the weather was clear and sunny Landscaping put less flowers into our yard than the house across my house 2311 southwind. The only plausible justification is to appease new homeowners and not listen to the current homeowners. Lastly, I have been told “you don’t know if the lawn is getting water by seeing it dry since it was installed”. Landscapping missed putting the additional Sprinklers and you can see with your naked eyes that entire patch of lawn is dry Please put more consistent flowers like the house across 2311 southwind and put an additional sprinkler ... Somewhat lower quality and missing features compared to the one year old home we just sold. Sales person Navida was wonderful and very helpful. Negatives that stick out are the cheaper doors and windows, interior paint on carpet, doors, and light switches. Also, dead sod in the backyard. In addition, the delayed opening of the clubhouse and reclaimed water for irrigation are irritating. These are issues that will be addressed when we return in the fall. We love the look of our home location and of the community.

When I first started the process, the sales team was great! Turns out they unfortunately fibbed about many of the things that "sold" me on the community. I also really liked my Project Manager, that is, until I saw my neighbors homes who have the same exact unit and their workmanship was much nicer than mine. I was very disappointed with the cleanliness of my home on my close date - my mother and I ended up spending 4.5 hours cleaning drywall dust off of baseboards, light switches, etc. Very disappointing experience overall.

I was excited about my home purchase with Lennar, however I became locked into a solar lease contract despite signing documents to purchase the solar system from Sunnova. I have sent numerous emails and text messages trying to get the issue sorted out and no one from Lennar sales or Lennar mortgage has reached out to me with a response to hear my concerns about this very expensive oversight in my paperwork. For the price I paid for this home I am bummed out about the aftercare customer service I’ve received. If anyone from Lennar is reading this I’d hope to receive a reply. Thank you.

There are several things that I feel like could have made our experience in building with Lennar so much better and wouldn’t in my opinion have been all that hard to accommodate. For instance we weren’t allowed to change anything about the options in the house and they hadn’t even broke ground yet. We asked to be given color options for the exterior color and was denied even a set option of colors, we were denied being able to add a few outlets in the pantry, we were denied option of what type of paint(instead of using the garbage flat paint). The reason was they already had everything set so no changes could be met. But when they changed the hallway closet to be much smaller than the closet in the model well they could tell me why it was different(which took away about 3 feet of depth in the hallway closet). Our sod was dead when we moved in but I will give them praise because they did make that right and with a pretty quick turnaround time. But we also have common are and an easement that I have been trying to get fixed for some time now with no luck. We do love our house but there are things that could have made the experience much much better. ... More
