I pay extra for this lot , thinking offers privacy but the lot is full off low quality clay dirt. So its useles nothing can be planted on it when it rain takes long to drain ,when its dry is hard like rock and crack..

Would never purchase another home from them ! Poor workmanship and very cheap materials !

Our sales rep Ashley was awesome but after we got into the process we were hit with so many websites and “individuals” in charge. Most never contacted us or just sent another thing to do, no consistency. Was never asked or consulted on my interest rate or points. The day of our celebratory ( not sure what that means-in other new homes the team showed up and usually had a welcome gift) walk thru the whole company was in a meeting. We had issues and nobody called back. The garage has nails sticking in the garage from the outside. First thing that happened my grandson brushed up against the wall and tore his shirt. The downstairs bathroom construction looked like it was constructed incorrectly. They juryrigged it to close escrow now I need to file a warranty. The loan was sold to someone the day after we closed. Never heard from that new lender. Sent a note to Raegan on what to do she said pay the coupon to Lennar. This week I get a past due notice, different lender, still no introductory letter from the new new mortgage co saying I’m late. I explained that we paid the first payment to Lennar but she said I had to chase that myself. Called Raegan again and asked her to help or pass me to get help. No response. Lastly we purchased this thru a trust. Why then did another sales person know that info about us when my husband went to look at another Lennar development??? I would hope individuals in your company are not gossiping about people they are selling to???? ... More

The craftsmanship is very poor. House left a mess and many simple issues that should have never had to be dealt with. Need to improve on quality control.

First off. Praise the Lord for this home. Tbh my ratings are probably low because of the TERRIBLE experience we had with the lady salesperson. Worst Communication Ever!!!. She closed the deal and was almost impossible to reach after that. We also went with another lender because of almost as bad finance communication. But… the pre sale walk thru guy was awesome! And. The warranty guy has been great so far!

Here are the list of issues we noticed within a month. 1. Sump pump outlet is not clued and after first rain, water leaked in basement. 2. Patio door and net are not installed properly. Even after fixing it, it is not smooth to open and close. 3. There is no power outlet is island. 4. 4 door having opening and closing issues. It is hard and giving sound when opening and closing. My kid is having trouble to open bathroom in living floor and we have to stay outside every time. 5. The walkway between main door and driveway is not in same level of driveway which makes kids to fell every time. This might be bigger problem in winter :( ... More

Lennar not offering their standard home offers. They are taking advantage of the buyers in this area because the homes are needed. Quick builds, unskilled laborers making big mistakes and not fixing. Forcing warranty repairs immediately after closing because these workers do not do their best. Houses are way over priced for materials and quality of work done. Work sites are a mess, constant garbage and debris.

We are still learning important rules and regulations that we were not told when looking to buy. Payments made to four different entities. Discovered poor workmanship on several areas

The materials used do not match the price point of the house. It’s across the entire neighborhood. From the house materials, to the inside, to the outside. Here is an example that is almost laughable. The sod they installed was found to be Bermuda grass that was over-seeded with Rye grass It looks awful to say it nicely. They tried to tell us it was because we allowed weeds to grow, multiple landscapers said they were wrong and trying to cover their tracks. They figured it out at some point because the newer houses have lovely Bermuda. Some are more unfortunate than me - their yard is half over-seeded rye and have nice Bermuda. It is laughable (I have to laugh or I’ll cry) I’m surprised they allow people to tour our neighborhood. Another example - the corner cabinet shelves are too big for the space. They literally cannot sit on the holders correctly. The manager “fixed” it by taking a holder out and HITTING the cabinet into place. I can’t move them… Ugh, the paint job around the house. I just can’t keep going - the stories are too long and seem unbelievable. ... More

Make sure punch list items are done before closing.

The two people that started out helping me were awful. The last person that helped me from Arizona was amazing. Everything that was suppose to be completed before close wasn't completed. The door jams suck and always move down and allows the wind to be howling all day and night. If I had to do over I wouldn't have purchased this house. Now I am just waiting until I pay off enough or the price of the house goes up so I can sell it or maybe I will look into renting it out.

This home built quality is 5 out of 10, things left unfinished, they used the cheapest materials, walls get scuffed up and damaged very easily. Outside ground under lawn is very soft, you walk over it and you will sink about 3 4 inches. Walls are not built straight, they just want to make money on you. If you comment about their work because you seen too many unprofessional workmanship on the house, they don’t like the way you talk with them. Any body gets mad for the bad quality of house they get. We paid for it at least they can do is do good quality work, even if they using cheap materials. There are more stuff to say but don’t have time for it. Make sure you do your walk-thru!

I expected the overall buying process to be easier when using all Lennar companies (builder, lender, insurer, etc), but that was not the case. Home build quality is good but not great - needed tradesmen out to the house twice to correct issues within the first month.

During the buying experience I was displease to be told by my salesperson, Michael that i could not choose anything with regards to my home to include the lot and that I had to take what was given to me. In addition I requested a water view and was told that the remaining homes were sold and that wasnt true. On my first walkthrough with David he suggested that I ask my salesperson about rebates for my home and Mike told me he had no help for rme. Finally during my final walk through with Derrick the intrusion detector/sensor was discovered to not have been installed and he said he would have someone come take care of it but never did. Three weeks after my settlement date my garage door stopped working and I notified Derrick. He stated he would have a construction manage stop by to look at it and after two reminders he never sent anyone. ... More

The mortgage and sales people were great and very helpful, however the home orientation experience was nothing short of horrific. I asked for fixes that to this day have not been implemented (almost 2 months after closing). My home orientation person seemed to be completed ambivalent to our needs, would not respond unless repeatedly contacted. We did a home inspection report and it literally took a month for this guy to finally address the issues (1 still hasn't to this day) after repeated attempts. I called the main call center and asked specifically to be assigned to a different home orientation person and I would like to speak to manager of the currently assigned individual. Request was ignored and I kept having to deal with this guys indifference to his job. Frankly I already written a review about this so if you're not going to take action, stop wasting people's time and asking for their reviews. Workmanship seems cheap since everything seems to be made of drywall and need anchors to hang things from walls. If someone asked me would you purchase a Lennar home i would probably say no. ... Hard time getting issues fixed after walk through. Still have items that need to be addressed

Affordable house. I understand I was getting a house cheaper than the rest of the market average and that's what I feel like I got. Not a fan of the process you walk the house prior to your closing date and get told no need to point out every defficiency they'll all get addressed. Then you walk it right before closing and get told "if we didn't point it out last time we can't address it now". When you get told that feels very scummy. Had a plumbing leak week of move in. Items were not addressed prior to closing but that's on me for agreeing to sign. Main construction lead not a pleasant guy to deal with. Warranty lead is nice enough but communication is terrible. Office people told me wrong closing date and never apologized or mentioned it. You take off work days ahead of time for the date to be wrong and only find out when talking to the mortgage side of things. Frustrating. Overall affordable house and I got what I paid for so I'm grateful. Am I making sure my home insurance is at max coverage and lowest deductible you bet. Thank you lennar. ... More

The baseboards are all cardboard. They never finished our yard. The roads are always clogged with construction workers all over the place. They wake you up banging at 6 am. The closets all needed to be braces downstairs. The construction vehicles have created cracks in our driveway. We have found more paint issues. Our first person dealing with Pam was awesome and extremely helpful but from there very lackluster.

Poor quality of the general construction material of the house and the trees are installed too close to the structure of the house, causing the concrete to break in future years and also the concrete they use is very poor quality than the entrance floor of the house, garage breaks down in the first days of living in the house and also the HOA is very expensive $ 90 a month, they offer absolutely nothing.We do not have swimming pools or a place to exercise to justify such an expensive payment.

I’ve noticed some of the door panels and sinks are chipped and our bathtub was clogged but Lennar fixed the bathtub

We were handed over hose without drive way , without landscaping , it is 2 months now , still not complete, basic work, few electric outlets. , floor uneven , poor floor carpets, no vanity lights in bathrooms or drive way, space between garage door and floor , no back slash

Very disappointed with lot grading! When picked out the lot was a nice flat lot. Never did Lennar show us the topography map. Now we have a patio with a very steep fall off! Not happy!

The sales process was great, and the person helping me handle the paperwork was responsive. The Lennar insurance team is terrible in that you have to chase them down for them to do their job, and even then, they don't do a good job at following through the whole process and ensuring your policy is in effect. They blame their system and customers for emails not being sent. The workmanship is terrible, and the place is filthy. Construction workers have no respect for the property, and you need to spend hours and close to a thousand dollars cleaning the place and shampooing the carpet. The walls are not aligned correctly, and the doors don't provide a seal. The floors are also not leveled, and the problem is hidden by laying over carpet. I'm lucky to get 20 years out of a Lennar home when they are supposed to last 100 years. ... More

If you buy a home here, be prepared to spend additional money outside of the purchase price for upgrades. We hired contractors to replace the standard rack pantry shelves with wooden shelving. Also hired a contractor to paint the entire inside to replace the flat paint job with satin paint. Also hired a contractor to replace the standard tub in the guest bath with a soaker tub. The homes are all spec homes so you can't customize anything. The upgrades we added weren't necessary, but we wanted our new home to sparkle. Finally, if you are financing, I advise against using Lennar mortgage. It was a very frustrating experience for us with poor communication, lack of response to questions and a week's delay in the closing. Find another trusted bank or mortgage lender. ... More
