The people in the field are great. Sales man. General Cobtractors. Have to deal with corporate you will find they quickly don’t care. Good luck reaching one of them.

We’ll breakdown this review into 4 areas Lennar Sales, Lennar Title Services, Building Team, and Warranty. This review is for the Dolce Homesite Lennar Sales (Eileen and Carla) - Our first Dolce sales office experience was with Anastasia and she was great. She took the time to go over the features, explain things, and even took us around the Dolce neighborhood to show us properties and amenities. Her customer service, positive attitude, really sold us on the Dolce community. Sadly, Anastasia wasn’t working at the Dolce location when we came back to start the sales process a couple months later. We ended up having to “deal with” Eileen and her “empty-suit” of a supervisor named Carla. This is where we experienced the most grief. Eileen showed disdain for us from the beginning the moment she learned we had a real estate agent representing us and that we had our own financing. We later learned that those two things typically mean Lennar makes less profit because you aren’t financing through them and less commission potential for Eileen because portion has to go to our agent. After viewing the model we were interested in, we went back through the sales office to exit. We were rudely excused to leave the office to “go grab lunch to work it out” because apparently Eileen didn’t want to listen to my wife and me talk about the house and options were were considering and our financing plans. This visit was in the middle of the week and sales office was empty. Apparently we were a bother to her. This was the tone we experienced from Eileen during the whole sales process. We even tried to escalate to her supervisor Carla who also refused to talk to us other than to say keep her cc:d on emails. When we were done, we had over 200 emails. A large number of those emails being because Eileen’s refusal to answer simple/direct questions, refusing to respond, and laying blame on other Lennar departments. Dealing with her was excruciating and stressful. She exhibited the same unprofessional behavior towards us, our agent, our lender, and even Lennar Title personnel. It’s hard to believe that Lennar has this person as the “face of their company” in the sales office. It was also disappointing that her supervisor Carla refused to participate/engage in any discourse throughout the entire process. We left voicemails for Carla and sent her multiple emails seeking help to intervene that went unanswered. If we didn’t love the house we would have walked away from the deal at this point. Lennar Title Services (Vickie)- Yes! finally some adults in the room. We decided to use Lennar title. They were great through the whole process and worked hand in hand with our lender to get our deal done. They kept Eileen to task who kept trying to place blame/responsibility on the title department for items Lennar Sales should have handled. Their professionalism and customer service helped make this a special moment and kept us from walking away from the deal due to all the frustrations with Eileen. Building Team (Jerry) (pre closing)- he’s a personable guy and decent customer service, but delayed responses probably because he’s overwhelmed with the neighborhood buildout. Our Initial walkthrough was done before electricity was as turned on, there were surprisingly a large number of items we marked for correction, and a few we missed that we had to address via warranty claims post sale. Advice… be that person who goes over things with a fine tooth comb as there doesn’t appear to be great quality control during build. Feels like Lennar should have caught and corrected most of the items we called out during our walkthrough. Warranty (Jerry and various trade teams) - less than stellar. You aren’t a priority now that they have your money. Opening warranty claims is easy enough via their web portal, but it basically gets rerouted back to Jerry who has to engage the various trade teams (plumbing, drywall, counters, etc.). Feels like a second job having to send multiple reminder emails just to get an appointment for inspecting your claims and that is after you do a virtual inspection via phone call and picture submission. We are roughly 2 month living at the house and the majority of the items are still open unresolved. Advice..take your time and inspect EVERYTHING in great detail during your walkthrough. ... More

We moved in just under 2-month, and have already found multiple issues related to the quality of workmanship.

1, Pushed to closing of the deal without completing the job with satisfaction 2. After closing, Buyers are pushed around for no reason. 3. Managers and main contractors very courteous and professional but workmanship fair. 4. Appliances are all Apartment grade.

I've been a successful sales person most of my life. My success came from listening to my customers. Lennar's sales force doesn't listen, they give orders. Home inspection is at this time and date be there. Settlement will be at such and such time be there. The times I received didn't work for us. It required two week argument to move them forward 90 minutes. I don't like an ultimatum, Lennar lives by them.

The buying process was fairly smooth. The home itself is beautiful, but definitely disappointed overall in the quality now that I am moved in. Issues arising as time goes on - major one being electrical work. An outlet in the garage was not working right off the bat - it was installed improperly. That was foreshadowing for the electrical issues that have arisen with breakers constantly tripping and lights and fans flickering. I had hopes with new construction that sound from connecting townhomes would be a non issue - but could not have been more wrong. I am confident I know every time my connecting neighbor takes the stairs or has a jam session. Not leaving touch up paint is also a really subpar practice as I now have to spend hundreds of dollars to get a can of touch up paint. Additionally the neighborhood itself is absolutely pitch black at night without a single street light. Overall I would be unlikely to recommend to a friend, aside from appearance. ... More

Kristen was extremely helpful and informative throughout the home buying process. She did everything she could in which her job role allowed. It was a pleasure working with her. On the other hand, Lennar (Corporate) was not considerate at all in accommodating to a closing date that worked best for me, unless additional money was added to the transaction. There are still some items inside and outside the house that were noted and marked before and during the walk through as items to be fixed that were ignored and have not been fixed as of 4/2/23. I am also still waiting for the land developer to find a solution to the water that puddles during rainfall at the border of the rear fence line and side yard as there is no system in place for the water to drain. ... We were so excited to close on our new home! Until we walked in the door. The house wasn’t cleaned, drywall dust everywhere. The stove was sitting in the middle of the kitchen, the dishwasher or the disposal were not plugged in. So you know they weren’t tested to see if they worked. There was a huge dent in the top of the dryer that we saw a week before, but wasn’t replaced. There was 2 pages with pictures of problems we notice on the first walkthrough that still weren’t addressed on our closing day. We did not want to close because of the issues, but were told if we didn’t, who knew how long it would take before we could close. Now don’t get me wrong, they did fix all the issues in a timely manner, but the excitement was deflated. After all the problems were fixed, we really love our house now. The loan process was one of the longest I’ve ever done and this is my third home purchase. Even on the day we were supposed to close thing weren’t done and we had to call to find out we weren’t closing that day. My family moved out of our apartment and had to stay in hotels for a week waiting for everything to get sorted. Once we moved in we found issue that had been identified durning the walk through that were never addressed. We have had issue with our dryer and other products and the local rep is hard to get ahold of and the customer service reps don’t reply for day some times. The construction took 2 months more than anticipated. The communication or updates on the status of the house were very poor because The construction team was not providing updates. Once we moved into the house they were multiple concerns of undone repairs and we are still dealing with necessary repairs. Also, The tiles style were changed without notice to the buyer

My biggest complaint is the quality of workmanship. I don't have the time or space to list all of the issues but I'll sum it up with this. It must have been bring your kids to work day and they let their kids build the house...drunk!

Lennars' is working on the model of " quantity before quality ". They lack the small but important detail on their homes. The subcontractors appear to be working on getting the homes built quick and ignoring things that need extra time.

Lennar could become that next level company if they were "proactive" in their communication.It always seems like internal communication is poor at best so many more steps are needed to get something done than needed! Overall, Lennar builds a pretty good home but they get defensive when something needs to be corrected. It all comes down to being open and transparent, communication!!

The notified closing date changed multiple times. We were given an original closing to be October 2022 and based on that we planned for furniture delivery and for us to move in by November. Lennar missed the October closing and we had to pay rent until we could get into the house. We were notified of next closing to take place in January but we found problems with construction that had to be corrected before we could close and get into the house. We expected the things we found would have been noticed and and repaired before we close. Finally closed on 3rd notice and got in to the house in February. We have been in the house for several weeks now and are still trying to get last few things repaired. Lennar people have been nice but getting things done a challenge ... More

We discovered some damage a week after closing and brought it to Lennar's attention. The Lennar customer rep took the info plus our assurance that we did not cause the damage, and then got back to us that because we didn't discover the damage prior to closing it was on us. We tried to contact the supervisor but were ignored.

Lennar Sales Team did no do good job in selling the property. Waitlist concept was not implemented and homes (phase-3) were sold on first come first base prior to the email notification of the phase availability etc. i have waited for an year and dreamt for my first home and end up with unsatisfied floor plan.

Lennar Mortgage was very easy to work with and that was the best part of the purchase. There were many issues I thought would have been done before closing such as soft close cabinets, paint, and other issues that should have been taken care of before closing.

Was told we bought a track house and should not expect quality. Trim work very low quality. Used lots of caulk to correct. Ceilings very uneven. They did not clean the house very well before move in.

I believe lennar is priced competitively in triple creek. You will miss out on some upgraded features but if your not afraid of some diy projects you can make it what you want and save a few bucks.

The house is very basic, for my living situation this house is OK. The workmanship seems to get the work done ,but quickly. The house is an inexpensive house and you get what you pay for. The community is very pleasant and I am one of the first to move in to my area, but I really like it so far. My biggest complaint is the entrance and exit to my community, we need a traffic light. It takes just as long to get in and out as it does to get were you want to go.

During our experience, we faced constant communication issues with our sales rep. There were times when we wouldn’t hear from him for weeks on end during the last few months leading up to closing. Our close date got pushed back multiple times which wasn’t an issue, the problem was that it was only communicated to us with little to no notice or until we reached out for an update multiple times. If there is one suggestion I can give to Lennar, it is to hire coordinators or customer success reps to facilitate updates and questions during the home buying process if the sales person is not going to take on that responsibility. ... Had to reach out multiple times for answere

I had a great experience working with the construction crew and supervisor. The process from construction to the house being done built was good with great responsiveness of issues regarding the home and other issues throughout the process. However my experience with the sales team and loan process was bad, the responsiveness was terrible, communication was bad and questions that I had were not answered till days later . As a customer buying half a million dollar home there should be a bit more communication. There should also be more professionalism with the sales team and them not expressing so much of their emotions if a client is having second doubts of buying a home, also the negotiation on the price of the home was terrible. I had to reach out to the sales region manager so I can negotiate the price of my home since the sales team weren’t budging on anything. I’m positive you guys have lost multiple customers due to price negotiations because the sales team won’t try to workout things out and those customers gave up but could’ve bought a home if they would have just called the region sales a manager. ... The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. The title people were great and went out of their way to meet me and give me keys over the Holiday weekend. The house was not been cleaned before I moved in. Try to get things fixed is long process. It normally takes me 4-5 calls to get something resolved. It doesn’t look like a lot of pride was put into building the house. It was just put up fast and onto the next one. I get they are basic cookie cutter houses, but still… It would be nice if they would clean up the trash in the area so it doesn’t blow into the yards. Especially on those house which are completed and waiting to sell. The messy yards make the neighborhood look bad. ... More
