We purchased an Executive level Lennar home. The Kennedy III model. That being said we expected to close on an absolutely beautiful new home. The workmanship & building supplies in this home are beyond disappointing. The cabinets are a disgrace, huge gaps were left where the floor meets up with the cabinets, the outside of the home is not truly painted, it is more like whitewashed, the built in pest control system was “forgotten”, no hot water to the master tub, crushed cable wires, broken kitchen faucet sloppy molding/wood work, weak A/C unit, etc, etc, etc. We purchased a Lennar home as they once had a very good reputation & family just built with Lennar in another part of the state. The house they received vs. ours in Groveland is vastly different. Very disappointing! Right now we truly feel like we bought a $455,810 fixer upper! ... More

Once I closed, it became almost impossible to get the construction team out to complete the home, all items found and documented before closing. While I like my home, it doesn’t feel like home with all of the pending, incomplete items (including missing trim and tape on drywall/paint issues).

The homes themselves are nice. Overall, the build seems sturdy. There are minor issues with quality and craftsmanship of the individual trades. ie. Paint is not top-shelf. Tile installation was "hollow" in parts and broken. We fixed at our expense despite warranty due to lack of builder response. (More to follow on that). Garage door was slightly misaligned. There were issues that were sub-par on Lennar. Firstly, Communication was horrible. In fact, my closing day was only found out when I asked late afternoon one day. I was told it was the next day at 1pm. And it's a 4 hour drive from our original location. My real estate agent didn't know that we were closing until the DAY AFTER we closed; because we told him! Calling Lennar sales was horrible. Especially, the sales consultant. Once the sale was done, we maybe heard twice from him. And that was because our Redfin agent was on top of him. Items that were supposed to be installed or repaired are still not done. Our shower in the main bathroom is a half pane of glass glued to the wall. Really? It wobbles when you touch it. We were supposed to get a full shower door to enclose the shower. Cabinets are still not fixed 2 months later. Doors are still not level and able to close. Calling the trades and scheduling is taking at least a month or more. As I said, it's the minor things that are a pain. But the house is nice. In the end, to get anything moving, it took our Redfin agent calling Lennar corporate. We are supposed to get a refund from Redfin due to buying and selling with them. We still have yet to receive it; LENNAR has not completed the transaction from what our agent tells us. Liberty Preserve itself seems nice so far. Don’t buy here! My home was not cleaned and there were 19 items that needed to be repaired or were issues. The light over my shower was missing. There was a light switch but no light. The place was dirty. Contractor work was sloppy , paint spills, door sills, missing bolts in cabinet, no sill on granite countertops, I’ve had houses built before in Maryland, but I’ve never experienced anything like this before. They rushed to get the houses up too fast and did not pay attention to detail. I love this model, I just wish the construction was better.

I love our house but follow up has been negative. Once we signed, our rep vanished.

I wish I could say I am pleasantly surprised but this experience has not been pleasant. Quality of workmanship and products in home are poor. Everyday it is a new issue! There were 16 closings in my neighborhood in November as it was the end of the fiscal year so our 30 day issues were put on hold. I feel sorry for our construction supervisor and our Lennar customer representative, they are both responsive but completely overwhelmed.

Overall, nice home and amenities in Millbridge. Finish work could use improvement with more options for kitchen cabinets.

trouble with multiple areas of purchasing this home. Still waiting for some warranty issues to be fixed after weeks of communicating and waiting. Communication is not the greatest. Overall, it’s a beautiful home. We are grateful overall. But there have been multiple issues.

They were really helpful in person but communication online was rough and the house workmanship had a lot of issues

Since we closed we had major plumbing issues and our dishwasher broke the other day. We have lived here for 1 month. I don’t t trust Lennar workmanship at all after hearing neighbors issues and online reviews on Lennar homes. I have anxiety living in a Lennar home due to poor warranty time frames and craftsmanship on the home. The price was ok I don’t think this home was worth $265,000 but we had to move so we took it. I do love the elementary school and amenities. It’s a beautiful neighborhood I’m just very confused on how small the streets are. It’s made for one vehicle at a time if someone is parked on the street. I don’t trust any issues regardless of warranty being fixed the correct way. I also had a horrible experience with Justin as my loan officer to finance the house. He was not doing his job at all. Justin dropped the ball too many times. I hope they build the second pool near Timber Point Dr. So we can use it. This community is too big for just one pool at the community center. Again, my anxiety is high closing on a NEW Lennar home because of the issues that were a problem prior to closing and now since we closed the issues we have experienced. ... More

They screwed up one of the key features in our home, offered a small discount instead of fixing their mistake. Lennar was supposed to contact us throughout the process to be apart of different phases. Never happened. Several things were half completed when we moved in or not even installed. Won’t be recommending to anyone I know.

Quality and workmanship are lacking. For the price I paid, I shouldn’t have windows that you can feel a breeze coming in, the woodwork was hardly attached, stonework was messy, siding had clear gaps and just over all not super happy with the home. I want a well built home for this price. Speed doesn’t impress me.

Lennar only cares about closings. Our house was not even close to being ready to close, but Lennar insisted that it was going to close. It took three weeks after closing before the house was clean enough to occupy. Paint, drywall compound and grout were all over the tile. Paint and stains were in the carpet. Installer cut lines and marks were and still are in the tile. Gas was not turned on for the dryer; hot water was not connected to the dish washer. The overall filth in the house was just unbelievable. Very poor drywall and painting work. If not for the cooperation of Wllma, our construction manager, this review would be much lower. Wilma took over in the middle of the construction when many of the problems were already present. Lennar prides itself on many of its features but whoever heard of a house with no drawers in the bathroom vanities. The list of issues are really too numerous to detail. ... More

Some were very professional and helpful; Austin our construction manager and Will our mortgage rep. Others not some much and when our home didnt appraise it became my problem with no help whatsoever. I expected some construction issues and there have been, some have been resolved promptly and we are still waiting on others.

If you want Lennar to go the extra mile just know they won’t. They will find the easy cheap way to put a house up. They used scraps for siding. Wall outlets are not symmetrical/ set properly light switches will be placed on random wall behind doors “that’s just how the electrical was ran”. Plaster/ paint looks rough all around the house. During walking through with construction manager we were instructed to place blue tape on issues that needed to be fixed. and during final walk we had to point out random spots that weren’t fixed. The spots we retapped and still moved in to multiple spots still have blue tape in rooms that they ignored. ... More

Make sure when you walk through , you take your time.

Not happy with the the customer service, 600K +, and the agent did not receive us on closing day , just left a text and location of our keys, our address does not show up on any maps …etc just a headache

The sales representatives were amazing and were able to answer most if not all questions we had. They really are a good resource to have. Construction on the other hand needs a huge lift in the attention to detail and pride in their work. Although not the construction mangers fault, and he helped out as much as he could, it was evident that the laborers were just there to go through the motion and could care less about the quality in their work because it wouldn't be their problem once they left, to list a few things: 1. We found garbage in our home, and we just closed on it 2. Painter tape on the floor, which must've been missed by cleaners 3. Blatantly missed blue tape items, some of which will never be fixed until I decide I'm sick of looking at it 4. Broken Garage door (took 2 weeks post close to have this fixed) 5. Broken doorbell (took 3 weeks post close to have this fixed) 6. Garbage disposal had a nail in it, which broke it 7. Hardware installed with lack of care (things are not level, and its very noticeable) 8. Blemishes on front and mud room garage door because they installed our permeant doors instead of using construction doors during the build. 9. evident that the cleaners never showed up... construction dust on counters and in sinks, no vacuum marks on carpet areas There's more, but what's the point? Would I build with Lennar again, maybe... The house is nice, the location is nice, the process was easy, but some things make me hesitant... ... More

This is my first time buying a Lennar home and the expensive has been an interesting one from the purchase until now I have no details that matter in building a home are lacking in some areas by comparison to other homes I have purchased. It’s the quality of value of a quantity and the quality of some of the items in the home aren’t up to par for the price of home that I have for instance there are some windows that I noticed that are drafts in the windows and condensation has appeared in many areas.

Have closed escrow 2 months ago but until now Ge dishwasher hasnt worked. Garage doors are 2 different appearance , “temporary garage doors” according to them but theyndont know when new garage doors will come. Too loud noise from hallway bathrooms , told my kids not to shower after 9 as it is like in wall the water sound. I think needs more insulation. I really regretted that i bought it at this price and comes with a lot of issues. And refrigerator door is uneven and and rough metal sticking out of water dispenser , all was requested as service but nothing happening. 2 months ! This is my second lennar house , somerset in irvine didnt have this problem. Until when will it be fix? Im really thinking to write this up and make people be aware , dont close escrow until you have a new garage door. Been asking for ETA but no response. One day i have to do something to have this all fix. And many more to say but next time. ... More

I am really upset that yall gave all our neighbors a welcome sign and red carper and we gone none. This was my first time buying a home and that actually made me sad and unwelcome

For the price of the home I would have expected better quality materials. The amount of construction issues that we've faced as well as damaged, unfixable items like a completely scratched bathtub is unacceptable. Likely my last time going with a large homebuilder as homes are just churned out as quickly as possible.

Overall quality especially painting/caulking was poor. Everything was done in a rush. Did not have a good experience with our loan officer either. Learn to focus on your clients and not just mass producing homes for the most profit. Everyone on our street got a welcome home sign and balloons and we got nothing. Highly disappointed.

While we are overall fairly happy with our finished home, the overall fit and finish for the price of the home is substandard. We have purchased 8 other new construction homes over the past 30+ years so we know what we should be getting in terms of quality of workmanship. While Lennar advertises "Everything's Included" we found that not to be the case and there was very little we could customize throughout the process. We purchased the house about 8 months ahead of it being completed and had a relative watch the progress. I only wish I was here when it was being built and finished out to challenge Lennar on the workmanship. Now it appears I will have to pay other contractors to fix and bring the house up to my standards. For that it is disappointing but not much that can be done at this point. We will attempt to have some things fixed during the 1 year warranty but I am not going to hold my breath. To do it over again I might not choose Lennar but I think we can make this house viable in terms of a home we want to live in. ... More

It is the worst I had experienced. They mis-represent items. They are not very responsive, When I have an issue, they won't get back to me until I kept calling or I will need the RE agent to contact them before they will get back to me. The closing process was terrible. The workmanship and the material are horrible. I will never ever buy a house from them again.
