I’ll start by saying I’m frustrated which in turn makes me angry. This is my first experience with buying a new home I’ve owned several home in the past none new. I was excited at the possibilities. I closed on May 27th and moved in on May 31st. I agreed to purchase my home on Jan. 31st, 2022, I was giving numerous closing dates which proved to be challenging for different reasons none of which matter now. This was the second place we purchased at Heritage. I was pleasantly surprised that the walk-thru was clean (unlike our coach home). However, during construction, someone failed to tighten/glue/affix the plumbing so the condo flooded. It was fixed quickly and timely and the rug was replaced but... it was clearly a big issue and something so easy to be done by the contractors.

Quality on paint job was poor. The day of walk thru so many were pointed out. Appliance quality is poor especially washer is poor. Poor job on hard wood floor Pull out shelves should be standard for a 55 plus community.

Construction took almost 1 yr to finish, closing date moved 5 times. Closed with interest rate 2% higher than when contract was signed because of construction delays- by the time house is ready for move in interest rates are already too high. Moved in and some issues with house still unresolved. Still waiting for Lennar to resolve some issues and have not heard from them still.

I would advise potential homeowners to consider waiting to close on their home until their ENTIRE punch list is either complete or is very short and reasonable in length. It is reiterated to you once you receive a closing date, especially at the end of the month The subcontractors for paint, Nickolas C, area construction manager, has yet to meet with me despite my requests as well as the requests from the builder and the Director of Customer Care for him to do so. I hesitate to refer other buyers to purchase from Lennar.

The orientation of the home as it turns out was awful. NOTHING was explained regarding hot water tank use and especially all the RING stuff and the fact it had to be installed within 55 days or HIPPO insurance comes with money owed due to missing the date. NONE of that was ever explained.

Good Cop Bad Cop Drill from Lennar

My Lennar experience was mixed. I love the house and community but Lennar didn’t make the process easy. I made the deal last October when the lot was being graded. It took Lennar almost 8 months to complete the house and I could never get a straight answer about the work schedule. The main problem is that Lennar uses the old “good cop” / “bad cop” approach to customer service (I’ve changed the names of all Lennar staff). I wouldn’t build with Lennar again. The quality for what I paid is not worth it. I have walls that curve, so many uneven walls, vents and doors. I had a leak my first weekend after move in, in May it’s now July and the hole still hasn’t been fixed. I was also told we would be getting replacement doors for the hvac room and our garage storage door that was damaged before move in and that still hasn’t happened either. Just not worth it.

The builder had three heads (Sales/Construction/Closing). Ryan (Sales) did a good job. Sadly Construction and Closing were generally poor. Unnecessary pressure was applied by Closing whilst Construction obviously could not achieve the completion dates given. Completion delayed by three weeks due to poor workmanship, mainly damaged doors. The Construction guys are OK when you find out who they are. From a Purchaser's perspective, the completion and closing process could be much improved by using a single point of contact.

We bought a townhome in patriot square, in New Jersey. The relator, Scott, a Lennar employee, was extremely communicative and timely with answering any questions or concerns we might have. We couldn't believe how easy the process was. The homebuying process was fantastic, and we were excited to move into our new home. However, when we closed on the house, two bathroom cabinet doors were damage, so they were removed and replacement doors were not yet available, so they were missing. At the beginning of our build, we were told that we would have a walk-thru during the foundation, rough phase and it not only didn't happen but was offered to view a like home rather than ours. The intent is to walk OUR home, not someone else's. The sales folks at Lennar were very kind and helpful through the initial stages. Our concerns with the quality of work began first before we moved in. We noticed a few weeks before closing that the wrong color front door had been installed. They put our door on the house across the street and that houses door on our home. They did a poor job painting over the wrong color instead of just switching the doors. Our front door also sits significantly crooked. Sales people are incorrect with information or it’s possible as per contract that materials other than what is described will be used. After the sale, communication ceases with those directly related to sale. You will still get emails from lennar that’s it.

This is my second Lennar home purchased, the first purchased before the collapse. I had hoped that the resilient economy and lessons learned from the past that the homebuilder is simply in the business of slamming up a bunch of houses without regard to customer experience. Overaall it is ok ok exprience. House has decent quality with no major issues. However, get every issue resovled before you move-in. Once you move-in, they say it's your responsbility. They did a poor job on lawn and now i have one side which is great and other side its just weed with in 3 weeks of move-in. they say it's my reseponsbility to ge the weed treated. I raised the concerned during the delivery about the dead pacthes and they said it's bermuda it will just grow back. it did not and now i have bunch of weed with in the 3 weeks of move-in. they really did a number on my lawn.
