Very high closing costs

Lenar absolutely shocked us with closing costs higher than for resale properties. The amount of fees was incredible - even our realtor was shocked. Ended up paying over 8K extra for the house. They played a nice trick by including our initial deposit into the estimated closing cost and 'offset' the hidden increase.

Materials are cheap. Really disappointed. Bathroom knob was a different material. Paint was barely dry, still sticky. Home was definitely a rush job. Walls are paper thin, you can hear easily in other rooms.

Several communication issues throughout the process. Seemed as though each sales rep, finance broker and escrow agent have too many clients and attention to each client is impacted. Issues after sale have been non stop with very little assistance in resolving the issues. Lennar needs to engage with their contracted vendors to ensure issues are resolved timely without putting the client/buyer in the middle considering these are their (Lennar) vendors.

The quality of work man ship inside the house was bad. Things that should be replaced was fixed and the imperfections can still be seen. No deals or proper discounts was given.

Communication through the whole home buying process was not great. I still have emails with questions that were never responded to. The homes are nice and lot sizes are decent. Main issue we had was finding out all the things that didn’t come with the house at the final walk through. During the initial walkthrough the house was still in the finishing stages of being built and we were told specifically that the only things not included in the new build were a washer and drier and blinds. Communication process was very poor and inconsistent( another family member bought at same time we did) construction managers were not identified to us until very end and were just in a hurry to get through the process. Yard landscaping was very poor as chunks of rocks and clay were hidden under pine straw. Many plantings were in such poor shape that they died within 30 days of closing.Found broken sprinkler heads and water pressure for system is poor.

Went through the walkthrough on a friday and were supposed to close on Wednesday. Get to the home on Wednesday for final walk and most of the punch list was not completed. Construction manager said he just checked the home this morning and saw things weren't done. So no follow up and no care for getting things right. Part of the roof needed re-shingled and told on the morning not doing it. No warning or heads up, fix was shoddy work also. ended up having to have a run in the roof re-shingled day after closing.

Kyle, the salesperson was wonderful. He was very thorough, thoughtful and responsive. Lennar the builder rushed the final fin8sh8ng derails and clean up to get our home off the books at the end of the month. We were in no rush to close, they set the close dare and then were not prepared to actually close. There was a lot to complete/repair after our final.walk through. Overall it was an Okay experience. Our sales rep was phenomenal - thank you Liz!! Jennifer on the lending side was also amazing!! Closing day was great at Lennar. The walk through was good at the beginning and then didn’t continue that way - and the concierge person was not good at any point in time.

Closing was a nightmare, the date was later than planned due to no street lights being in the development. This cost us thousands of dollars in rent and a double-move. At closing the company that handled it could not give us permission to enter the house that day because they needed one more e-signature from me and their system was down. The day before closing many items still needed completed from the new home celebration walk through. We were told they’d all be done before closing. They were not. The house was never cleaned from the construction crews inside or out. The gate tears the sod up that they laid, bath room cabinets not finished and flooring already coming up. We were told vents were put on up on the roof, first rain fall in the new home equaled puddles in every bathroom. Seems lazy and sad, I know some issues are expected but we have many and the saddest is it was filthy to move into.

Cannot run washer and dryer together or it trips the breaker. After review with my own electrician lower circuit was used and tied into our bathroom. Spending $400 on my own to resolve as a Lennar supervisor stated they will not do anything to resolve this.

Our experience with buying a house from Lennar was not great. They missed the final walkthrough entirely. Closing had to be delayed. Mortgage with Lennar was terrible. They never returned our calls. Overall really bad.

do not sign any sale contract until you are sure you get a fear deal, especially when home market is going down, I end out buying my home overprice, if you sign it and give a deposit, they won't give credit even if you see they are selling the same model home for 65k less of what you sign for.
