Bad experience with the construction manager

We had a bad experience with the construction manager in charge. The house wasn't ready to move in because it had too many things to repair after three visits. They didn't follow up on what needed to be repaired. We moved in and realized that the kitchen tiles still hadn't been repaired. They told us it was too late and we had to call the warranty company, even though it was on the previous list. The warranty people told us they weren't going to repair it because we accepted the kitchen tiles as they were. They tricked us, and no one took responsibility. I will start off by saying that this was, and is, the best option for our new home based on the location and certain criteria we wanted. Our salesperson, Connie, was great and genuinely always responsive and we appreciate everything that she did along to make things happen. However, Lennar's website advertised a variety of customization options, but none of those were available (fireplace, sprinkler system, basement bathroom rough in etc.). I guess the biggest thing is the only objective is to get the money from your buyer. Afterwards, it’s you are On your own. But, with all the HOA’s, water, gas, electric, etc. buyers could greatly use the benefit of a helping hand. Also, warranties, what we need to do who to call, connectivity issues in the house, all this can be overwhelming!!!

Where do I start? From being misled by the realtor to the poor workmanship in my home, the experience with Lennar has been nothing short of disappointing. The issues didn’t stop at closing—getting warranty work addressed has been a constant battle, with delays, lack of communication, and unresolved problems. I expected better from a national builder, but I’ve learned the hard way. I will never buy another home from Lennar, and I’d strongly caution others to think twice before doing so.

So, the home buying process and issues did not go so well for me. I had an employee for Lennar (Carla) show me a home I was very interested in and ready to put a deposit on and purchase. I had submitted the paperwork and everything. She had taken too long on her end to sign off and apparently somebody else submitted their offer before mine due to this. I missed out on the home. Fine. The referred services vendors are worst: 1. Solar company did not set up solar account until today, which is around 3 months already; 2. trash services slow, not on time, expensive; 3. electricity expensive than SCE; 4. window design weird, flies coming in during nights frequently; 5. the financing process frustrated.

Not the best experience. The buying process, going through the closing was terrible. Lori and Andrea NEVER answer phones, they’re rude when you ask them questions. I’m glad that the process is over, however I don’t think I’ll ever refer anyone to build a home with Lennar.

BIGGEST ISSUE: WE WERE ALLOWED TO MOVE IN AND BE IN THE HOUSE FOR OVER A MONTH AND LENNAR NEVER GOT OUR CERTIFICATE OF OCCUPANCY COMPLETED UNTIL THEN.. Our problems started out with to many people trying to be involved but none of them talking to each other. A lot of blaming between departments and no solutions made was very frustrating. This is the 3rd new home I’ve purchased, but the first from Lennar. And while they did provide a very competitive closing deal package, the endless disclosures, the “have to do it the Lennar way or no-way” , the incompetency, broken promises or down right lies by some of the folks we worked with in the mortgage department, Sales team and warranty/customer service folks, never again. Had a terrible sales experience. OUr sales person lied to us over and over again. The build quality is average. There were several bowed walls throughout the house. There was little attention to detail. Get an inspection PRIOR to closing . We were missing roof tiles and joists.

The entire experience was unpleasant. We have also had several big water leak problems. The warranty may cover the problems but does not cover lost wages or other expenses due to the issues. Highly recommend better quality control. They build them so fast that they miss a lot of things.

It may be the area I am, but the interior of the home is extremely cheap and poor. several repairs immediately with little to no resolution because they workers don’t care. the backyard wall they built is not stable and has already been redone once because the bricks were not laid evenly, since they “fixed” it they either forgot or avoided cementing parts of the wall and every end cap except two. This was my first home purchase, and I’m disappointed that it hasn’t been the exciting milestone I imagined. The contract and application process felt rushed and poorly explained, and the closing experience was overwhelming and rushed. Since moving in, I’ve noticed numerous issues that suggest the builder cut corners, and the overall quality of the home doesn’t reflect the high cost I paid. It feels like I’m overpaying for something that wasn’t built to last. While this is meant to be my starter home, I will never trust Lennar Builders again.

The day I signed the contract I was sadly given half correct information about possible helps like homestead and the agent incharge never answered my phone calls after I was passed down to mortage people. After that When I went to pick up my keys after signing there was no one at the comunity and had to wait 30 minutes for someone to arrive and hand me my keys! Lastly my house was dirty when I went in. They never did the last cleaning of my home. The only response I got was: “maybe someone got confused on the day you were closing” other than that I have a house.

The original subcontractors obviously are hired for speed and quantity not quality. If only the original drywallers, painters and plumbers cared...poor drywall work, dried paint specks on the tile and 6 dried paint spots in our carpet and two crooked faucets.

We are pleased with the construction and attention to detail in this twin home. However, the home buying experience with Lennar Mortgage was horrendous, and immediately after closing they sold the mortgage to Freedom Mortgage, which like Lennar Mortgage has incredibly bad reviews online. The home is nice, but if you buy a Lennar home, and you want a smooth, stress-free process, do not choose Lennar Mortgage.

The first walk through of the home I highlighted a lot of things that needed to be fixed. Second walk through was the same day as my closing day (very inconvenient) nothing was fixed. The home looked the same as the first walk through.

Lennar's buying process was completely disorganized, there was a complete lack of communication, and there are still defects in the home that are not up to code months after my closing. I was passed around to nearly a dozen different people throughout the process from Lennar's sales rep, to Lennar's concierge, to Lennar's lender, to Lennar's designers, etc. To make matters worse, no one seemed to have any information and frequently no one would answer my questions.
