Too Many Issues for a New Home

Although the home buying experience was pleasant and the people professional, the quality of the home is unsatisfactory. The fire alarms had old batteries and went off several times, resulting in the fire dept coming to our house. An outside irrigation line was broken underground and resulted in a completely soggy back yard. Chinch bugs destroyed our front yard and Lennar simply plopped new sod directly in top of the bad grass.The back yard is comprised of more weeds than good grass. I think it's like any other townhome community. As far as the building when you basically are doing copy and paste construction there should be no flaws, sloppy workmanship happens.

Sloppy finish work on floors and trim work caulking. Ramon very helpful in trying to resolve issues. Learned I really received NO buyers incentives of any value when it was all said and done. Love the community and Floorplan, but cannot say I'm over the moon happy with everything.

Communication was a big issue during this process. I diffinitely would not recommend using Lennar Lenders. My sales representative Laura went Mia after the signing of paperwork. No photos were sent during building process as promised. There's been some issues after purchase that been addressed immediately i must say customer service after the purchase has been great. I love my house and my community. Didn't like the process at all.

Home buying nightmare

This is the first time we have bought a home. We decided to go with a new build in the Woodruff area. The sales people and finance people were great. Once we were in the home it was hard to get a hold of the HOA over our neighborhood. I will say to read the CCRs before you put down any earnest money. They are not transparent about that. We have a few pets a lots of children. We wanted to put up a fence. They say explicitly that you can’t do chain link or wood fences. They want you to get a black picket fence. Lennar out for themselves, not customer

The home buying experience was unfortunately horrible. Each step of the way we were rushed to make important decisions and make large payments without fully understanding the process. Complete and written guidance was not provided to us in advance. The staff tended to appear as if they were looking out solely for themselves/Lennar, rather than the customer, oftentimes cutting corners or excluding critical information.

It seemed to me that the communication was lacking, we had to buy from Lennar because it was a new home, but I would not recommend them as a mortgage company.

Construction guys good, paper pushers abhorrent

The construction side was great, they were attentive, prompt, fixed any issues right away, communicated well. The mortgage side was awful. They messed numbers up three times, over a month later told us we weren’t qualified to begin with, all because they never factored in 3/4 of our income from the very start. Too many people to talk to, no one knows what’s going on. Concerning payoffs is a joke. We paid down 90% of what we owed, provided more than enough proof that we did so, then argued that we had to pay Lennar the full amount still, we did. My main point of issue with Lennar was their response times to emails, calls or texts. This especially goes to Tracy their salesperson, Julie in Finance and Lennar Title. Many errors on paperwork that took forever to fix. Once 5pm arrived, Tracy was nowhere to be found and when I finally moved in, no call, text or email to congratulate me from Tracy our salesperson. Every time I dealt with her, it was a job, albeit there were times she was great. Overall, Lennar was unorganized and left me out to dry quite often. Very frustrating with the process and arduous data requirements. Although the staff was helpful they seem to be hindered by rules that are arbitrary and rigid. In the past 15 years we have purchased several properties and with a credit ratings above 850 we had to do the preponderance of work where in other loan companies we do very little of that.

Not bad, but not great

The grass seed they put in has sooo many weeds. Im not sure why, but the grass in the back coming up is mostly weeds, not grass. Lennar gets things done quickly, but with that comes some sacrifices. One of the vents wasn't even cut correctly, so the grate didnt even fit in the hole. They just left it on top and my father in law had to fix it. Theres also paint marks from the black door on the white interior paint, there's caulk on the sliding back door, etc.

My experience with Lennar was mixed. I asked about purchasing a five-bedroom home at the same price as a four-bedroom with a home office, but was told the incentives would only apply to the four-bedroom option. The home was already pre-selected, so I didn’t have the opportunity to choose finishes or customize features. I also requested doors for the office space but was told that couldn’t be accommodated. Overall, I would give the experience a rating of two stars.

The main factor contributing to this low rating is all the incorrect information we were fed along the way by the new home consultant/agent. The most egregious being that we were told they would NOT be building any neighboring houses to one side of us. We were told if we didn’t close by May 30th we wouldn’t get the special interest rate, our original closing date was June 17th, we moved it up to help them meet a quarterly quota. It was unfortunate that we had to provide the same documents over and over again to the mortgage representative. We kept getting asked the same questions about which we’d already answered. The shower enclosure is not safe for folks who are 6’ tall and the builder would do nothing about it. The new home representative said I couldn’t park in the drive way because the driveway still belonged to Lennar. Overall a poor showing.
