From the buying of the house to moving in with so many issues the house looks nice on the outside but that’s it and even then I still have to fix things if I ever buy a new house again it will not be with Lennar

The road noise from w.lake bld. Should have been disclosed. This is a heavily traveled drag strip.the plastic fence does nothing for roads noise. I wouldn’t recommend anyone to purchase here. Also wasn’t disclosed that we don’t own the club house.

The Lennar team was really nice during the purchase process. It was too much electronic signing, not enough explanation of the entire process. At least with in person, paper signing of closing documents, important pages were explained. I got zero explanation of what I signed, no time to read through everything. About a month after I closed, I texted a member of the sales team and the reply I got was not very nice. This is the 3rd Lennar home we have purchased. The first two homes were well built, the purchase process was easy and the limited warranty work was done well. We had many issues closing the loan even when I had over 80% down. The issue was nobody within the multiple Lennar divisions (builder, title and loans) knew who owned getting the Spousal waiver signed off. As a result, my ex had to sign through a virtual notary 4 times. This caused delays in closing which cost me $100s in rescheduling fees not to mention that they had my $1M that should have been earning $150 a day in interest for almost 2 weeks. I moved from out of state so I relied on my realtor and Lennar sales rep to assist me thru the process. There were some issues at walkthrough which were addressed by bldg mgr such as dead sod replacement before closing. Closing on the house was a stressful situation in itself. I've had several issues inside and outside of my house to include quality of craftsmanship and quality of material. My door frame has been split since before moving in but I could not see due to the builder painting over the split in the frame until recently due to opening/closing the door on a regular basis and the paint wearing off. The drainage in the yard has been an ongoing since I moved in.

The process of purchasing my home was a nightmare. Lennar is far to compartmentalized, there were something like 6 different points of contact depending on what you had a question or concern about, The salesperson was pushy and told me outright lies in attempts to expedite the process - "If you don't sign today, you risk losing the favorable interest rate" was a good one. When pressed with an answer to how much time I had to sign, he dodged the question and just moved on to other subjects. The guy came off like a sleazy used car salesman. We were lead to believe that if we put a deposit down to hold the lot that when the house was actually framed we would be able to get our deposit back if we did not like the house. One week after we put the deposit down we had to pay an earnest money. If I would have seen the completed house before the earnest money, I would have had serious second thoughts. I also made it abundantly clear that I plans on paying cash, but was still hounded by Lennar Lending to go through the loan process. A total waste of time.

There is much to say about the home buyer process that I have learned and thanks to Lennar, that was possible, but not in the way you may think. Firstly, Lennar prices and financing sell their houses, not their warranty, not the customer services, not their knowledge, nor the company itself really. Since Lennar Mortgage, Builders, and Title are all "separate" companies, this allows them to give you the run around and waste time on inquiries and questions you may have. I know that the cost of homes is high these days (materials, labor, etc) but they should really hire more supervision as the trades are allowed to cut corners. Fast built but works are not neat. We got crooked attachment plugs, hole in front porch, no shower seal, paints that are already coming off, creaked doors. High ceiling is a plus but still hear people upstairs stomping and moving around so loudly. Thin walls, we can hear people walking upstairs next to our unit. Sales person, loan officers, and customer service are very professionals and answer to all our questions.

The process was very stressful. No one would answer even when deadlines were coming up. It was constant pressure to sign contracts. Felt forceful. We almost didn’t go through with purchase. The house is nice but cheaply made with lots of issues. Overall a 3/5 recommendation. Still working out issues after 2 months. Overall I am happy to be in a house but the process was a 0-1 star to obtain this house.

To Start was not happy with Lennar Mortgage, wished I had used a different company. The communication for closing was non existent. Nobody showed us anything on how to operate pool and other features like the ring camera etc. We had to hunt down our keys and garage door opener. the Sheet rock and walls were poorly done and a lot of the holes for lights and outlets were cut too big and one light above kitchen Island was buried and had to be found and cut out after. Overall communication was just not good. Talking to the neighbors they have had the exact same bad experience.

My experience was ok. My home is wonderful. Even though it was delayed by water issues. My biggest complaint about my home buying experience is my lawn is horrible. The lawn was put in with no water and now it’s dead. By the time I’m finished getting it right I will have spent a ton of money for something that should have been done correctly to start by Lennar. An absolute travesty.

For the price range the builder is charging they did not deliver. AC unit is not large enough for house size. I did tell the sales agent that this would be a bad review. Seems that in order to save on the almighty dollar everything is done electronically. I insisted on a face to face with the loan officer and an in person closing. Had the face to face with the loan officer and brought all the documents for the loan.
