So the buying process was pretty smooth. My sales rep was Matt. Very helpful answered whatever questions I had. Only issue was I was sold a house that was supposed to have a pretty big backyard but when it was said and done the driveway was really long and the backyard was tiny. By then it was too late to wait for anything else. Plus they picked the poorest rated hoa for the neighborhood.

The home buying experience was tainted by the Lennar company, Eagle Home Mortgage, which made the entire process so stressful and they ignored entirely the impact every delay, and there were numerous delays by Eagle Mortgage. They did not care a little finger that every week they delayed, cost us, the customer, more in lodging, loan points, and utility charges from scheduling service starts, then having to reschedule them, appliance deliveries has to be delayed, orders changed or canceled. It was the worst experience we have ever had in home buying and this was our 6th home. Aside from that, our home was built fairly well, and during our acceptance only a few smallish repairs needed, and the construction manager handled those well. Eagle Home Mortgage, for us, was unprofessional to the point of amateurish and bumbling. Never once were we apologized to for their ineptitude and wholly unsatisfactory customer service. In fact, after all the delays, due to their incompetence, they had the gall to charge us more points because of those delays. I recommend never using Eagle Home Mortgage, if you can avoid them. ... trust but verify

Stacked homes, “townhouses” are best described as apartment living. I specifically asked if the neighbors can be heard because no one had moved above or next door yet. I was told No! This is not the case! . I did not sign up for apartment living where I can hear the neighbors every step and move. This was deceiving - there should be honesty and transparency. Now that neighbors have moved in, I hear everything. The only time I don’t hear them is when I’m in the shower.

Since the beginning we had issues. First the list of things from our final walk thru were not completed and I had the biggest headache getting them done. We were never provided a blue folder which explained a lot of things like warranty and other stuff that a new homeowner should’ve known. I still cannot get a free paint from sherwin williams because I cannot register. They do not recognize my address. And my biggest problem is that we signed the contract on Black Friday and according to Lennar Black Friday special we supposed to get a large tv and surround system. No one knows anything about it, my calls and emails still unanswered. I have tried to escalate it but it’s going nowhere. No one wants to take any responsibility. Not my sales person nor his manager. Also recently I found out that my warranty requests are no longer valid because someone from Lennar said that we are living here for more than 30 days. I was not aware of that since again the blue folder was delivered to me after my 30 days occupancy. I really think that Lennar is doing this on purpose to get away from fixing things that should have been fixed before . ... More

It was okay I wish sales rep are more easy to contact

What really makes me puke is that the lying , cheating project manager was probably glorified even got some bonus because he finished the project almost on time by causing damage to our properties. This guy called Max , turned on the heating system at the time when people are doing sheet rock, then sanding it , all the dust went in to the ducts . I was one of the few realizing the situation demanding a third party clean up. He even cheated on that. I ended up gettin an inspection done to a brand new house. Still dealing with the issues but can't fix the damage this person caused to internal inaccessible parts of the system unless I change everything. New construction warranty is beyond this. It's my time and money. Imagine insurance pays you but when you know who the burglar is and he gets away unpunished and continues to work for LENNAR and does the same to other people how do you feel? Lennar Customer Experience VP Jodie is wonderful to help addressing at least partially my concerns, but knowing this person still employed and continues his ill fated work practices makes me sick. My ducts still pushing dust. I upgraded the filter system. Did an additional clean up. In a BRAND NEW HOUSE. Because MAX had no work ethics and still employed by Lennar. ... More

This purchase was more of a have to than a want to. Lennar was difficult to deal with. They are absolute in their process, with no latitude for the buyer. I also found the company representatives to be less than trustworthy. Watch your backside!

This was my first experience purchasing a home with Lennar, and I was initially skeptical about coordinating everything remotely while based in Minnesota and buying a property in Florida. Nicole, the sales agent we worked with, was a thorough professional and made the process feel seamless from her end. Quite frankly, if not for Nicole, I would have withdrawn from the transaction altogether, as my experience with several other stakeholders in the process was subpar to poor. My experience with Lennar Mortgage, unfortunately, was the worst I have had in my last 15 years and across six mortgage transactions. The team lacked sufficient knowledge and was unable to answer many of my questions, which forced me to go back and forth between mortgage, contracts, and other entities to get basic clarity. If the mortgage team is responsible for providing quotes, pricing addendums, and final disclosures, they should be able to clearly and convincingly address customer questions, rather than simply stating, “this is the way it works.” The lack of clarity and ownership made the process unnecessarily painful. In addition, there were significant delays in receiving responses, often requiring multiple follow-ups. During inspection and at closing, several items were identified that needed to be addressed, and I had to follow up repeatedly to get them resolved. In fact, there are still open issues that remain outstanding. Overall, this was a very painful experience—one that customers should not have to go through, especially during what is supposed to be an important and positive life milestone. ... More

Honest review of Lennar Homes in Charlotte, NC area: After purchasing this home for $400,000, I can confidently say the quality does not match the price. Like many homes in today’s market, the value feels heavily inflated due to the economy. What’s being sold as a $400K home honestly feels comparable to a $200K home in real quality and craftsmanship. I previously purchased homes with Pulte and D.R. Horton, and even their base models offered better materials and overall build quality than what Lennar is delivering at this price point. The finishes feel cheap, the attention to detail is lacking, and the lot sizes here in Charlotte are extremely small for what buyers are paying. For such a major investment, I expected solid construction and pride in workmanship not builder-grade everything at luxury-level prices. Salesman was unhelpful and uninterested. Katie later got involved and was a gem and her help caused us to continue on with Lennar because the other salesman was unresponsive and when we finally got in touch with him, he gave us incorrect information. Once we purchased and moved in, there was a lot of poor drywall work throughout the house. Most is being addressed by Lennar. There was not any follow up to help with solar panels setup or any other setup of technologies that came with the house. There is no one reaching out to see if everything upon move in is ok. They want you to Use the app the report everything. We still have not been given an answer to what paint color is in the house. Everyone says look in the app, but when we had a Lennar rep look in the app for us, they too couldn’t find it. Not a great experience with the exception of Katie who was fantastic! ... More

Quality and craftsmanship are lacking at best. Responsiveness is inadequate and the HVAC system design has failed in all the carriage homes where I've been able to ask the neighbors. I've been waiting for weeks for a response on a ticket about my leaking water heater. My recommendation to someone who was driving by and asked, was to stay away. In addition, we've been icebound for 2 days because our street hasn't been plowed even once following the snowstorm. Feel free to call me.

Initial sales process was great and very responsive Once we booked and paid advance all sales vanished and services was very poor and rude staff Not much help and emails are very rude after booking No friendly staff

We carried the ball throughout the process, we got all of our requirements completed within 24 hours, then spent the 24 to 48 following up on Lennar‘s responsibilities. Then the bureaucracy was excessive, and overlapping, very confusing for the customer.

you should have price guarantee or should adjust the offer in a month or so.

All around the experience has not been good.

Lennar who is used to purchase many homes really dropped the ball on this home and make a massive oversight in filing Occupancy Certificate and closed the home. So in essence I closed the home and only 20 days later found out no one can move into the house as the house does not have occupancy certificate. I a not sure if this review will move the needle for Lennar but hope this helps other buyers be more diligent.

It was my partner & I’s first time purchasing a home and working with Prav (lender) and Devin (sales) was a PAIN. I would receive smart remarks from Prav on important questions I genuinely needed answered throughout the buying journey and after. Devin would never get back to me, timely. UPS could take 3-5 business days and I still would not get a response back from her. You guys excluded my personal realtor from the experience so who else can guide me other than you two? HORRIBLE. As for the house. I understand you guys want to build 50 houses by end of month but the quality control is horrific. I’m very disappointed in the quality of workmanship of my house inside and outside. I will have a hard time recommending a Lennar home to anyone. However I will see how The Lennar team will resolve the issues that I have. If so I will change my review.

Was not able to purchase, very pushing technique, asking for the full down payment upfront as a deposit with the risk of loosing it. I'm use to down payments being given at closing

I've been without a working dryer for a week now. I submitted a list of 7 things I need to have fixed repaired. Nada.

These people do not care about the buyer. They don’t care about your needs, they will treat you beyond very 4/10 or 5/10 and they do not care, mostly because their attitude and mindset is that if you don’t buy it someone else will. They took their time for everything and communicated so poorly but when it was time to close on the house or when they needed something they completely chang and rush you and pressure you. Do bettter. Communication was the worst. Loan officer Adrian was great, Bridgette was great, realtor was great. Everything else was not a great experience. Really wish they treated ppl like they mattered and truly wish that they understood that for some people this is a once in a lifetime experience. This isn’t like buying a pair of shoes smh. The process of buying our Lennar home took almost all of the enjoyment out of getting a new build. It involved stress and insanity almost as soon as we signed on the line. Be prepared to stand your ground and advocate for yourself. And I'll also say that who you're dealing with affects the stress and insanity levels. For example, our original sales person was responsive and generally great to deal with. As soon as we moved onto the next stages, not so much. First up, we were selling another home. During the Lennar purchase process, we asked for a timeline. We were told that the date we were given was a conservative estimate and would likely get the house sooner. We drove by regularly to check on progress and things were movin' and groovin'. So imagine our surprise when we called to check on when we might want to set the closing date for our existing home sale and found out there was a three-week delay! Now, we've built before, so understand that these things happen. It was less that it happened and more the fact that no one thought to communicate this to us at all. We found out by accident, and it caused major issues with selling our existing house because what homebuyer wants to be in limbo with a closing date? It was terribly bad form. The whole thing left a bad taste. We did work with some higher-level folks to resolve this, and they ended up getting the date moved up a week, so that was good. They were helpful and responsive. But the point is that I shouldn't have had to go and Google the regional director to get help. Then came the inspection. We didn't have to do one, but it's good sense regardless. We coordinated with Lennar, following all instructions on timing and such. We got the report back and MAJOR SYSTEMS in the home weren't operational and couldn't be inspected. Furious didn't begin to describe the reaction to this lovely news. Back to calling the uppity ups to solve that one. Again, they were great, and reimbursed half of the inspector cost. But still, a whole bunch of swirl for no reason. After that, we had our pre-move-in walk through. We went through the things that the inspector WAS able to look at, the rep said they'd be addressed, and of course found other things. Scratches in the floor, holes in walls, etc. Nothing that would raise alarms. They said they'd all be fixed. Okay, because you've demonstrated such great trustworthiness. So then we come back right before close to do the final walk through. I'll leave you one guess to whether the items were addressed. if your answer was "no" you win a prize. Prompting another near melt down because things were again not done as promised. Two months later, we're in the home and we're STILL getting things addressed. I can't even. Then closing. Oh my goodness, closing. What a nightmare. First, we were told to report to a model home 30 minutes away, along with the notary who was told the same, at 10 a.m. At 10:30, no one had arrived to let us in the model home. We called every number we could find. We got in about 10:45. The actual signing of all the things took 20-25 minutes. THEN come to find out that Lennar said they had the wrong address for the realtor, despite the realtor showing them that the paperwork that was sent over was correct. (A them problem, not an us problem.) Conveniently, this was after having received the down payment check. What a realtor's address has to do with giving us our keys, I'll never know. We waited, and waited, and waited, and waited. TWO HOURS LATER I was (I'll admit) literally throwing a tantrum. I wanted to walk away from the whole deal but our realtor said Lennar could sue us despite the fact that the incompetence and audacity was through the roof. Fine. Admittedly, we needed a home so it was a moment of frustration, but totally on them. Glad I missed a whole morning of work for that. (Not.) The whole thing was a colossal cluster. Don't get me started about how we've been paying HOA dues for two months now and still don't have access to the clubhouse. Our neighbors have also told us some interesting Lennar stories about their process as well. I guess we'll all meet at the bar for stiff drinks and vent about it. (insert eyeroll here.) I suppose the silver lining is that we really do love the home now that we're in. Minus the fixes that still need fixing. Quality of the build is not good. In particular, the carpentry is poor quality. Most door frames and window trim is beat up. Doors hung improperly, bottoms of interior doors are rough, cut crooked. Any imperfection was covered with massive amounts of caulk. Every door jamb is cut too high and caulked sloppily. There are chunks missing from crown and baseboards. Anywhere there is a stop on the baseboards is just raw and sloppy looking. Crown molding around the tops of kitchen cabinets, is very wide and caulked at least .5" or more onto the grey crown. Transitions from LVP to tile are not square to the rooms. Anything that was of any concern during new home celebration has taken several attempts to rectify. Jason from warranty has been responsive but the coordination with trades ahs been terrible. Trades don't show up repeatedly, when they do show, they have done shoddy work and have had to come back multiple times. The sink cut out on the kitchen island is .5" out of square. All repairs have been a struggle to complete. Drywall in the garage (I know it's just a garage)is missing a piece over the garage door. Entry at the front and into the garage door slabs are being replaced only because we have pushed for it. Both doors were not hung properly. The door frames are now beat up from repeated service work. Overall I am not pleased with the craftsmanship for the price of the home. Early on before we could ever get into the house I could see from the windows some of these issues. I called a meeting with the construction manager to voice my concerns. Nothing changed. The stairs are hardwood and they caulked all over the edges of the stair treads. ... More

Disappointed in this home purchase and the quality of finishes. For a new home in the $700k I wasn’t expecting to wait for 2 whole minutes before I can get hot water out of my tap or faucet. Fixtures are already falling off and several cracks in the walls. I requested for Lennar to come and check on it. They did send someone to check but the only response afterwards was that the pipes are 50 to 60ft long that’s why the water runs cold for 2 minutes. I’m still left with running my water for 2 minutes before I can get hot water.
