Key advice hire independent inspectors, documenting everything in writing especially for pre drywall. Finish work is sloppy and they hide imperfections . Careless construction lie about everything and the representative well the one I dealt with is lazy didn’t walk with us through model home so we could know what comes with house and don’t. For example towel rack and no light in the rooms something I thought was basic for a home or apartment. My overall experience I will not and warn others that consider buying with Lennar they have a lot to desire and communication is the worst. Very cheap construction!!! Lied about getting approval for changes via ARC committee, Maira is worthless!!!! Closing seemed like there was no human contact, most things done on line. I would not buy or recommend a purchase with Lennar, again!!!!

The person who submitted the contract did not tell me about when loan consanguineous needed to be met. The preferred lender never called, only emailed and missed appointment times and never told me about special offers expiring. It was difficult to close home when I needed it. Craftsmanship was just ok. Never received final walk through since I came from out of state. Would have helped a lot

Provision for the door bell/switch is missing in my home and I did not notice that at the final walkthrough. I never expect a new home without door bell provision. Then I created a case last month with warranty . They scheduled the electrician but due to my work conflict I couldn't fix at the scheduled date , and they marked the case as completed on Feb07. I contacted the warranty people and they said I can create a new case later. Then I created a new case yesterday and today I received a message from warranty representative Terry replied "per the electrician. you do not get door bells in your community. The supervisor stated that you were already aware" How come I know that Lennar build a house without door bell provision. It was scheduled and marked as completed in my warranty last month. It is really frustrating and I am worried about any future warranty issues because of inconsistency. ... More

The people in the office are congenial when talking to them, though hard to get a hold of when calling or texting. I had my 30 day walk through and haven't heard anything back in three weeks when it will be fixed.. Other than that it has been good.

The process went well until the week we were doing walk through. From that point on, things were not done in a timely manner as promised, we had to move our walk through twice due to no communication about things not being completed. Issues on our 3rd party inspection that we were told would be fixed, were not. We found out after we moved into the property. As we have been in the house we have found issues such as caulking not complete, damaged floor boards, shower head cover not attached, unfinished edges on most finishes in home, and a missing vent cover that caused us to have a leak during a rain storm. most reps have been helpful with warranty requests, but some did not follow up on the time for repair and/or sent a worker who could not communicate with us so we had no idea how to tell them what needed to be done. It's a nice house for the price and large back yard which we love. The buying was pretty easy for the most part. But it was difficult at times to get answers to some our questions if at all. And the warranty has issues as our yard was damaged in a rain storm due to poor quality work. So the whole warranty thing is quite questionable. But we do like the house itself overall.

All the builders and staff were very polite and helpful until after closing. There's not much follow-up regarding taking care of the house and yard. We did get a copy of the Architectual Guidelines, but it would be nice if there was a group meeting of new owners to follow up with questions.

The house is good, somethings were noticed after we moved in, the weather stripping on the doors will need replaced and there is white paint on the carpet in the corners of the rooms. Chad our sales man was kind of rude during the home buying process. We are looking at other builders in the area to compare, every other builder had add-ons to their house like blinds, garage door opener, washer and dryer or smart home devices that came with your home when you purchased it. With Chad, we enjoyed the house but we’re curious about getting blinds or garage door opener added he insisted he could not add blinds, but verbally said he could get a garage door opener. Once we had signed and got to the celebration walk-through, we realized there was no garage door opener. Chad insisted that the house did not come with a garage door opener and he did not ever agree to that. We were upset but still wanted to go with the house. My two brothers have since bought Lennar home from Chad after being referred by me. After his home purchases, we had reached out to Chad to see if we could get blinds or a garage door opener as a referral incentive. We had other friends looking at buying houses as well. He had asked us to stop asking him, we will not get them and that we were harassing him. After talking to other people in our neighborhood, their houses did come with blinds and garage door openers so we are extremely frustrated with this at this point. The house overall seems to be good. It is just extremely builder grade which we knew coming in, but would’ve liked a couple amenities added. It was extremely frustrating as well to learn that the neighborhood is wired with Internet, however is not free. We found this out after we had moved into our home that we had to pay for our Internet when it was worded to us that it was free, which was a buying incentive for the house. ... More

In my house is water damage and is almost 1 1/2 months is gone, but he’s still not finished the job and it’s too much mold in my house and kids will live with me. Does not a safe if anything happened with my family I saw them in court

my advice is look at every part of the finished product very closely.

Quality is terrible. Sloppy work. Great staff. Amazing realtors. Terrible builders and contractors

Responses and actions associated with our requests for repairs and fixes to the property were typically slow, Some repairs had to be completed multiple times before they were done to our satisfaction (tile floors). Some contractors had poor workmanship and were very messy. Several repairs should have been caught by the builder and not by our inspector and me and finished before we moved in.

I took control of the house by the end of Dec and till date the mailbox is not setup. I have reached out multiple times but none of them seem to have a concrete update. I left a voicemail as well but no one returned my call to provide me an update. Besides, this I have reached out to fix other cosmetic things at home but experience has not been great. Overall, I have to follow-up multiple times to get things done.

The process of purchasing was great. Everything was highly efficient and seamless. The craftsmanship leaves much to be desired. We’ve had them come up to repair the floors once and continue to have issues. The entire first floor will need to have the floors repaired. They are not level, lots of dips and squeaks. The refrigerator is tipping forward due to the floor not being level. The countertop is separating from the wall due to the floor not being level. We have to move the furniture when they come in to do the repairs so I have not been able to actually get settled in the house, despite here nearly 2 months. ... More

Was not told that there were no lights in bedrooms, no towel bars, and no toilet paper holders in bathrooms. I was shocked.

The homes in our development are pure junk. The developer used the cheapest materials possible everywhere. Many neighbors already had issues with pipes, smoke detectors, heater, roofs, cracked foundations etc. I just found out we have a heat pump instead of a gas heater. We have paint spots everywhere. Our floor has a piece home out in the 2nd day. They incorrectly marked our property lines by more than 3 feet along the entire back and didn’t put grass there. Our front property marker is actually under the sidewalk.

Starting with the showing, i had a great experience. The mortgage originator was awesome. But the (concierge), was awful. Never returned calls. Not even sure what her purpose was. Now to the house, day of closing I go pick up my keys. I pull up to house, and cleaner was just arriving. She pulled in and blew through the house in 10 min. House is still full of dirt over a month later. I am still getting glue off of flooring through the house. The paint they use must be water color paint because you can not wipe it down. I need to clean the walls but if i wipe it with warm water, the paint comes off. So I need to paint everywhere. There was a creak upstairs when I did the walk through. The guy who did the walk through with me promised me it would be fixed. It still creaks. The carpet it full of paint along all the edges. The shower caulking along the floor was moldy before I even moved in. I redid that. All the caulking throughout the house is cracking already. There are cracks throughout the house at all the seams. The entire building process was a complete disappointment. We had a private home inspector here twice before our purchase, the workmanship, plumbing, concrete is horrific! Sub quality concrete used causing huge cracks in our garage. The sheet rocking inside home on the living room ceiling is atrocious uneven, there is 2 holes in ceiling near pot lights, there is a hole in the kitchen vinyl floor and the spackling in our master bath is cracking all the way up to the ceiling. We were told once we signed the closing paperwork all interior issues found afterwards were our problem and Lennar would not repair it to our satisfaction. ... More

Quality of build is not high end quickly built. The overall responsiveness to issues with the house was good to repair things.

Moved in with a broken dryer, electric outlet wrong voltage, defective switch and floor gap

I understand the homes are built assembly style, but appears to be get it done in most expedient fashion possible. Trim which be somewhat pliable has paint on it, so not pliable. Replacing thermostat, would expect a small hole for wiring. Hole was big enough a plate had to be used around old thermostat. New thermostat in place can still see hole. In slight wind can hear the exhaust vents open and close. Over all house it is ok for the price

We are happy with our home. But have had some issues. Master closet shelving fell down as soon as clothes hung in it. It was poorly installed. We paid someone to come in and install it correctly. Garbage disposal switch is in the dining area. And you have to walk out of the kitchen to turn it on while leaving the water running. Also extremely difficult to leave and enter development due to construction vehicles blocking only road out of development and no one manages traffic flow.

Issue elevated regarding outside AC unit fully block access to the side of the house and not matching blue prints which shows AC in the back of the house. Issue was not resolved and representatives seem to not care about me being unable to bring lawnmower or similar equipment to maintain the side yard.
