Great points - processing the loan only took 4-6 weeks to complete. Sprinkler system is included. Tankless water heater. Not so great - Mortgage loan officer needs better communication with buyer so there are no surprises when it comes to paying closing costs. Sending multiple closing costs disclosures creates confusion on the buyer Not so great - House bought for $245k does not live up to par with the house I bought 3 years ago for $219k. The house is built as basic as it can be. No linen cabinets, no towel bars in bathrooms (seriously?!), no glass enclosure for shower in master bathroom, not even a doorbell. It is so basic that it feels like moving into an office building with little or no thought as to what was being built. They just built it for how much they can get out of it than building a future family home. Finishing touches around the bathroom tub and stand in shower were so sloppy. The grout or whatever it is was just slapped on the fiberglass and wasn’t smoothened out at all. The customer service person could have at least find a way to correct it instead of explaining why that doesn’t make sense. My son owns a Lennar home and I was impressed with his house. Aside from the reason of buying a home closer to my daughter, I chose Lennar Home as my forever home because of my impression with my son’s home. I was very, very disappointed, to say the least. ... Overall a great experience as a first homeowner

Ask absolutely everything and read the contract, even if it's long. You should hire a separate inspector for the day of the inspection and acceptance of the house because you don't know what to look for except the basics, if the property comes with many defects. You should ask in advance about the exact measurements of the patio, for example, so as not to be surprised. You should ask about the appliances that are not included now, the garage door opener, which is also not included, and especially about the non-impact windows. At this point, this shouldn't be the case. The construction in general, when compared to other Lennar properties we've purchased, shows that they are increasingly using cheaper materials or contractors. Regarding the sales process, prepare for stressful days. Perhaps it's because Lennar and any construction company have many regulations and laws to comply with, but the process, unless you come with cash or with absolutely everything perfect, is stressful. Don't forget to look at other construction projects before closing a deal. The staff in general, both in sales and in the construction and delivery supervisors, are very friendly and professional, but I think Lennar's policies, processes, and regulations make buying a home one of the most stressful processes you can experience. I’m truly very satisfied with my home buying experience. Rich, the sales agent, was always attentive, quick to respond, and made sure all my questions were answered throughout the process. During the inspection, Eric was extremely patient and explained every detail about how the house works , he’s even helped me with some concerns after moving in, which I really appreciate. David, the lender, was also incredibly helpful and attentive from the very beginning. As a Realtor myself, I’m used to navigating complicated transactions, but this one, despite a tense moment toward the end of the loan process—was handled smoothly and professionally. Lennar is everything that i wanted and more. All of the appliances are state of the art. The sod went down and looks so wonderful. I can’t say anything bad about Lennar at all.

Lennar made their integrated process with builder, title and lender both competitive, quick and easy to work with. I shopped around but ended up with Lennar as best for all three.

Used the cheapest of the cheapest. From materials, to plants, etc.

Very bad experience. Dish washer didn’t work properly, door lock didn’t work and ring either. Nothing can be solved by Lennar so I have to waste my time trying to call to the individual warranty. I moved to the community without mailbox. One month picking up the mail at usps. Now they are giving the mailbox key. But I have to drive to doral to pick it up. Everything is very inconvenient

This process exceeded our expectations!! The process was fast, we were thoroughly informed throughout the entire time! Everything promised was delivered! Every question or concern was addressed expeditiously and professionally! Each person we worked with aided in this being a seamless, exciting home buying journey! The Lennar team did not disappoint at all!!!

I love my home by Lennar. I am happy with Lennar my only complaint they did not put Gutters on all the homes as I can see Meritage Homes Builder did with the homes they build on the other side of Lennar community. Even if the gutters were wrapped in the purchase price would have been a good thing.

The process was fast and efficient. We were able to do inspection at framing and post drywall. The final walk we found numerous items that the builder claimed were cosmetic (poor contractor practices) that will eventually become issues. Water pooling on the seat in the shower. Trim that should be square left at noticeable angles. Metal hardware left in the garbage disposal that we can't remove. They just got it done in the 92 day deadline with little effort to do it right.

I did not move into the palm vista. It is the Timbers at Everland. There were a number of issues that were not brought to my attention throughout the buying experience. I believe the sales effort was specifically not telling me about the mail issues in this community. Also, I contract for specific items in our home and upon first inspection, many of those items were missing. When I accused Timbers of breach of contract, the construction managers corrected them after many telephone calls and emails. I received little help from the sales staff. Upon final inspection there were a number items still to be corrected and several issues that the sales staff did not respond. The Timbers management stepped in and corrected the issue and provided support and relief to close on the house. Overall, the quality review was abysmal and some of the product used, and installation did not meet my expectations. GL Homes and Other providers do a much better job and quality products and quality checks. ... More

Started out as a good experience, then lost our lead Lennar rep during our purchase, either quit or lost his job. Some disorganization during closing, excused. Website and paperwork still has items that are not discussed with Lennar reps like access points and door locks, so I guess update that? Materials used are low quality, I get it, you have to make money. Just pay attention to your build. Customer service is bad, they don’t know how to use the system to properly and efficiently work on cases. Our appliances were stolen during closing, we err were given new (not new, when I submitted warrranty to frigidaire for the oven, it was already used) items, oven has issues, we were told that they need to register that with Frigidaire so that frigidaire can handle the request, not Lennar’s problem. Who is frigidaire? Garbage company, I’ll just get a nee oven. Like every thing else in 2025, everything sucks, Lennar is okay if you don’t fight back and just say the whole experience is wonderful. ... More

They help you the problems with your home right away in all the departments in Lennar.

Some parts of home buying are frustrating (to be expected) but the whole experience felt extremely rushed and day of signing they were still working on things that needed to be fixed in the home. Why rush signing if things aren’t ready. Waiting a few days doesn’t hurt. Also now that we’re in the home getting in contact with anyone is almost impossible or you get a response weeks later. Overall we’re happy we’re in a home

Overall good in the beginning, towards the end many issues came up and very big misunderstandings towards the end that made this process frustrating to the point we wanted to cancel everything and were holding our deposit hostage so we had no choice but to move forward with it and issue was never addressed. Besides that we like the house overall… Would like to see the street lights at some point…

Extremely disappoinred in the home rep assigned to me as well as the hoa management company. They are inattentive to home owners needs and basically useless. The project manager, Joe Cantore is wonderful and truly the only positive person I have met there. He is on a class above all others and should be commended for his fine work.

After living in the home for two weeks, I feel the craftsmanship of the home was done very cheaply and very economically for the Builder. Materials used as far as fixtures are the cheapest Builder grade they can get. With fixed windows in most of the rooms, other than bedrooms where you need to have egress in case of fire. Cabinet storage is very sparse and the garages are very tiny. This is kind of on us. We should’ve looked closer before our purchase. Lack of use of three-way switches is very annoying, having to return to a far away switch to turn the lights off and then walk through a dark hallway to turn on another light. Interior noise level is quite high. Being able to hear air traffic and car noise from a road that is over a quarter mile away is very annoying and once again displays poor build quality. ... More
