Zero response to warranty issues

Great home, I wish that some things were disclosed better. I feel like they could have been upfront about a few things.

Some employees are more patient than others. Being senior, not all adept with on-line experience(s). Some seniors may require more help with computers than others

Every thing thru the closing was great. Sales staff couldn’t be more helpful. Construction supervisor was very helpful and competent. Once house was closed Lennar was less than responsive. I would encourage others to purchase Lennar home but would recommend that prior to closing make sure you identify problems and have them resolved prior to closing.

It's been a nightmare for the first 3 mos so far. As you spend time at the house you see more and more mistakes and lousy craftsmanship, from doors mishung, over screwed hinges, misroutered strike plates, bulges and divots in the plaster and Sheetrock over bulging framing. The absolute cheapest , but good looking kitchen and bathroom cabinets-glued and pinned together but with bad finishes on doors and pins sticking straight out of the drawer boxes and glue just floating about the boxes. Slider doors do not close properly, 'Caulkless' tub surrounds need caulk as their resolution to a leaking tub ledge! Paint, caulk, and plaster all over surfaces they don't belong on-floors knobs and hinges. Antenna wire on garage door opener was not there, flashing on entryway gutter was not there, interior garage door had water damage but was just painted over and left in place. Warranty claims are addressed but Lennnar doesn't want to take responsibility or looks for a cheap way out of it. My bedroom carpets all have trade stains on them and they've cleaned them 2x and they still want to try a 3rd cleaning solution! The paver driveway and the floor tile so far seems to be the only positives. It's disheartening to buy a newly built home and hate the sight of your own walls and doors! It's a never ending scheduling of visits and appts to review and repair( or not).just typing this review this morning has already ruined another day in my Lennar home bringing it all up on a Sunday. When I read the Lennar builder site everything seems to be high end qualities. The loan officers and other personnel are great but the building quality and workmanship is cheap, lack of caring, and attention to details. It shows in the tiles uneven and not all full has adhesive, terrible caulking, painting is cheap and easily marked, cheap shower tiles with grout not sealed, cheap carpet, no shower doors, drain very slow, washer and dryer small and low end of GE, the water line was set up incorrectly and full of sand, sliding doors constantly have bugs and debris coming through, extremely cheap windows blinds and uneven, it’s already falling apart at the back door, HVAC or thermostat no one can explain why when change from 69 to 72 within a few minutes temperature reach 72 on display or when change from 72 to 69, it jump to 75 degree working it’s way back to 69 but it takes forever to reach that setting. Constant bugs and ants and black bugs look like black pepper coming in the house. Very tiny back porch, one of the power plug the hot and ground wire was touching each other baseboards are not painted they are original color from the manufacture. Sloppy with caulking and other sticky residues, filter was dirty when I moved in causing the AC to not working properly. Garage floor are not grouted, leaving left over paint cans and buckets behind with nasty residue. Counter top not clean underneath full of white powder, some part of the kitchen are caulk and some are not. One of the kick base plate was not glue or nail in properly so it’s already fell apart in less than 1 1/2 month. My first electric bill was $205 for a very small house. I barely uses anything. above the garage has no insulation. Inside walls has no insulation, This house has no radiant barriers like my Holiday home. Smoke alarms came on randomly I had to turn of the main switch. Terrible grass in the backyard almost unusable backyard, uneven, very sharp poky grass, grow sparsely, no gutters so water coming from the roof will damage the backyard. Getting bombarded by salesman on the first day. The outlet some nice and tight but some are too loose. One of the door to the laundry room wasn’t closed properly so I had to fixed it myself. Currently I have 3 rooms AC vents closed. Two bedrooms and a bathroom to help cool master bedroom and living room cool faster, it’s not right one bit. I have my fan on 24/7 to help cool the main bedroom and living room. Would I buy Lennar again? My answer is a BIG NO! Even with low interest rate from Lennar Lender. Lennar builders don’t tell you the entire truth regarding warranty and how nothing falls under the warranty. Smoke screen of things you will receive half of the extra amenities pool etc aren’t even built because they’re so busy constantly building houses!

There was an issues on the outside and I was trying to claim that issue thru website bit it wasn’t working. So, I emailed one of the personal and haven’t got the response yet!!

We had 2 major issues, water heater not working with outside temperature about 60 degrees, AC not working with outside temperature 95 degrees. We had to take cold showers for 4 days. We had to live in 90+ temperatures without AC. We had to escalate to get anything done. Both of the above are emergencies but not for Lennar

The buying experience wasn't bad with Lennar. Communications was good. But I have to say the quality of work done on these homes is not good. Cheap materials and shoddy craftsmanship. They are thrown up as quickly as possible. For the first time home buyer, you can't beat the mortgage deals they are offering but if you can afford better, go elsewhere.

The sales rep has inaccurate information and the closing process was a hassle. They claimed the home would be locked but let someone come in and track the carpets and damage the floor. Also, didn’t get the keys during closing.

Things went pretty smoothly until the end when the fence was being put up in the wrong place, and we had to threaten to back out of the contract to get it out in the correct place. Also, we didn’t have much guidance on closing day about how to pay the closing costs. Fortunately, the title manager was able to help us, but it was very nerve racking and could have gone much more smoothly if better preparation had been done by someone before closing day to prepare us, and if someone had been assigned to meet us at closing to walk us through things. I had no idea I had to wire money straight from my bank or how to do that from my bank app. I thought someone would be present to help us but they were not until the title manager was asked to help. He was also overwhelmed with his work, but he helped us anyway. He was a blessing. ... More

Not impressed with house set up process.

Their biggest problem is no quality control, no management to oversee overall construction. No responsible leadership, of so many beginners in all of the labor trades. Lots of Lannar money being wasted due to no management of the many different trades.

The house has a lot of issues like it was rushed

Damage to window glass and other issues. Also electrical outlets not installed properly. Requiring calling warranty to repair.

They make it seem like it will be awesome and “everything is included” but as soon as you sign the contract they become less and less responsive. We’ve had numerous issues that need to be addressed. Have 3 open service requests right now. Upon closer review after move-in we’ve noticed some corners have been cut and cheaper materials used. No closing/welcome home gifts like we’ve gotten from previous realtors. Lennar mortgage sold our loan right away but all the paperwork wasn’t turned into the new mortgage company in time so we still don’t have an account number to pay our first mortgage payment that is due today ... The material is pretty cheap. I still gave blue tape from my walk through of spots that were never corrected. My neighbor closed a week after me has his grass and trees I was told “sorry” by construction mgr was then told I was scheduled for Tuesday June 24, 2025 to get my grass. That’s STILL has not happened. There’s always trash in our yards from the builders because they leave their trash everywhere blowing around foam plates, water bottles, trash bags, aluminum foil. It’s everywhere.

First off the buying process step by step was good. As far as the quality material of the homes wasn’t great. A lot of the items can be damaged and If carefully found during walk through it will not be covered under warranty after closing. Tree’s that was planted were not deep enough and was knocked down on a windy day also not covered warranty after closing as well. We had to dig the hole deeper and re planted ourselves. It feels like the home was built/installed in a rush.

- The initial purchasing process was a smooth one. - Several smaller issues that were discovered during the walk through & reported were not resolved as promised. Meanwhile, the Lennar team were persistent about ‘closing’ so we did it as soon as possible. The outstanding issues were never addressed. - It’s not necessarily the issues that wasn’t completed, but the promise that wasn’t kept creates a negative impression.

Home has very low quality equipment in it. Hood system in home doesn’t match the range size. All doors don’t close properly. Doors always stay propped open. You always feel a draft of air going through the house.

It's ok, and they could have given bigger incentives.

We initially loved the home as we settled in we seen more and more imperfections, laziness pure laziness. Take your time why push and try to get the house done I’m spending money on a house ALOT of money! Just do it right. Very frustrating all the walls you can see the imperfections you can see the joins where the next wall meets. My garage floor was cracked how In the world do I buy a brand new home a week old and they don’t fix anything, poor customer service don’t let them treat you like they treated us.

During the 2 video tours the different functions didn't talk through what the process should be, and they didn't know who should go first or who had done what and whatsoever; the construction gabbage was there on the site for 2 weeks without people cleaning up; the landscape team that works with Lennar didn't check whether all sprinkles work properly; and I don't know why landlord needs to turn on gas within 3 days of closing since nobody needs to take a shower or cook during rental house showing, that led me to a $150 gas bill with no usage of gas at all.
