Quality of Workmanship is Poor

The workmanship of the contractors is absolutely horrible. It seems like things are just thrown together. We had entire trim areas not painted, holes behind bathroom hardware, nails missing in shower drain and outdoor shutters...etc. This is the second home that we have built, and the final product's quality has been devastating to say the least. It is my hope that future homebuyers experience contractors who want to do their best for every homebuyer and that the building/project manager communicates and evaluates employees in such a way that a culture of excellence is created.

I had a great experience with our Lennar realtor but unfortunately did not have a good experience with the loan officer we used by Lennar. We do love our house and understand things happen while building BUT Lennar should do a better job with communicating. We have been contacting them for months to have our block wall fixed (which is detached from the wall and is becoming a hazard) and we’re promised the company would call…months later nothing still. We have had to put in two orders to get it fixed and text the manager in charge and have not received a response. The lack of communication ...

How do I get a response to calls and texts?

For the most part things are/were great until… the cable from the garage to the house was blocked underground when I moved in. I texted and was able to get it fixed in a timely manner as with most things. But we had a heavy rain and my walkway and my neighbors walkway washed out and sank approximately 10” so far. This has been at least a month ago. According to my Lennar guy this was all His responsibility due to the EROSION caused by the fix of the underground cable and He is going to take care of it. Now I can’t finish the pavers along my walkway and my walkway is getting worse as time goes ...

Our closing was delayed 3 months. Fair, I understand building materials and labor have dried up. The day after we move in, our master bathroom’s toilet flooded due to contractors having put waste in the plumbing. The flooding ruined our entire first floor and a lot of personal property. It took 4 emails and 2 voicemails before we finally got in contact with the customer care manager and got the issue resolved On top of all of that, even after our final walk through, there were paint stains all over the floor, nicks in the walls, drawers that don’t stay closed, garage door didn’t work, mud ...

Initial process was great, however we still have punch and warranty items left open after 4 months from closing. There is no sense of urgency or communication regarding a resolution. I have to call and hassle only to be told “I’m waiting on my manger, so I can give you the correct answer “. It seems like Lennar has left Dunwoody Village in their rear view mirror.

Lennar has a great staff that works with prospective buyers throughout the home buying experience. Each Lennar representative is a professional that knows their role from sales to closing to post closing. Each understands it is the best interest of the buyer and seller to be extremely informative and transparent. The HOA appears to be well set up and running smoothly and hope it's as effective a Lennar in the long run.

We were very happy and are proud of where we live. The salesperson Vivian was awesome and helped us with any questions throughout the purchase. Eagle Mortgage we had our fair share of headaches with the rep we had, we felt she wasn’t 100% sure of some of the questions and concerns we had but we fought through it. The workmanship in the build is what’s concerning. We’ve had leaks, walls put up that we’re not measured out correctly, grout that wasn’t filled in, etc. Most of these things were pointed out during the walk through but the construction manager Fernando was very quick to brush it off ...

The fact that nothing was fixed after my closing

I love my home but it has so many little things there were some issues to he fixed after my last walkthrough that just weren’t fixed. I submitted the warranty since they said thats how I had to claim them. They’re parts of the inside of my home that isn’t painted. The outside of my home paint was peeling and was supposed to be fixed that was just never taken care of. They promised me some stuff that they didn’t make it happen. It’s the little things that add up.

The experience is fine till you have bought the house. Their customer service is non-existent and getting warranty service is a hassle. The workmanship is not great either, it is livable but not worth the price.

Leslie, Kelly, and Jason are awesome! Very knowledgeable and helpful. Lennar team all together are prompt, friendly and on top of any warranty issues. Building material, however is average. A lot of flooring, drywall, HVAC, landscape, mesh WiFi, roof, etc.. issues. The list goes on. I foresee ALOT of fixing/redoing stuff myself once the warranty runs out. Almost seems like it all was in such a hurry to build that it wasn’t thoroughly built/cared for. Price of the house does not meet building/material expectations. I wish the building material matched the customer service team. ...
