Very difficult to get repair work completed. We also have a common area behind our property that we were told would be cleaned up and landscaped when we closed. We have been in our home for 4 months and cannot get the area cleaned up. It is very embarrassing.

Great location and value for the price

Nice community where it’s built. Difficult working through the mortgage process. Not enough help. Other than the mortgage people I found everyone else available and wanting to try to see my needs were met. Lots of items needed attention after a private inspection.

Materials, readiness of subs. Low quality installations around the house. Low cost materials and cheap insulation(not expected at this point in technology. Everything included home??? Yes like in comunism.

Couldn’t ask for a better on-site team. The mortgage team unfortunately did not meet up to the standards. Non-responsive and unorganized. They made this process very difficult and stressful. Thank goodness we had Tobi to fall back on.

I think the home buying process was very smooth.

The buyer has no say in buying a Lennar home, and getting all the details completed to have a clean built home is impossible with Lennar.

From the first step into Lennar we were not pleased, we house hunted in January. The sales representative, was over an hour late for our appt that we scheduled with him, and then he told us to just go show ourselves around the 2 options of properties, which we did. Then he met with us after and after falling in absolute love with one of the models he tells us its a 2 year wait. This is why he should have spoken with us first and not just sent us in. We were looking to move very quickly because i was pregnant at the time and due in early June. We decided we would go with the only house available because it was the ONLY house available anywhere we looked Lennar or not. We felt under the gun. Lennar was not our first choice. We signed in February with Lennar and put down our deposit after talking with Mortgage Lender assigned to us. The first phone call we had with him was SUPER informative and I felt great about signing with Lennar Mortgage. Lender seemed on the ball and we were ready to take advantage of the incentives when choosing Lennar Mortgage to finance our home. Our target close date was May 12th, and Sales rep told us he had yet to see a home close late, and likely the house would be done May 5th and he would do everything in his power to get us in earlier than the 12th. We understood this was not set in stone to move in early, but it sure did sound promising. Our quoted purchase price was originally $339,000 and change and we were ready to put money down that day and sign contract, "but we couldn't because the house wasn't listed to sell yet", however we were also told the house was only available because another family had previously purchased it and then backed out, so it was relisted again. So about a week later we were able to sign contract and lock in our actual purchase rate. Sales rep told us the MOST it would go up would be 6k $345,000, but every other house he had sold had only gone up $500 a week. OF COURSE ours was anything but average. It went up the full 6k. Unsettling from the start. We were ready to sign and lock in the price, Lennar dragged their feet in order to get as much money out of us as they could. As time progressed, my husband and I would visit the home weekly to watch it be built. In March/April, we noticed a stand still on our house for quite some time. However much to our surprise one day sales rep sent us progress photos of the house with drywall in it and told us our new closing date would be April 30th! When I got home and showed my husband the photos he noticed it wasn't our home. It was in fact the house next door to us. Lucky for them they were closing 12 days early, we met the neighbor prior and asked him when his original closing date was and he said it was the same as ours 5/12. My husband called Rep and told him the error he had made, and Rep of course was mortified of his mistake, but that still doesn't take away the feeling of upset from us. So like I said our house was at a stand still for 3 weeks. 1 window in the master bath held up construction for 3 weeks, we got no information from anyone about why this was happening until they finally got the window in stock. We finally moved from under contract, to within our 30 days of closing. Which was now May 28th, 16 days late. But don't worry, Lennar will FOR SURE close on May 28th because it's the end of quarter for them, so they won't let me slip through the cracks, according to Rep. Everything with Lender went smoothly to get all of the documentation submitted, the online portal makes uploading everything extremely easy. Now that we are in our 30 day window I swear Lender went MIA. I would text him, email, call, voicemail him, call others asking where he is for no avail. Every time he would answer my call in regards to my questions about closing documents and different disclosures he would send, he would tell me 'oh yea just sign it and we will get the kinks worked out later, lets just get this pushed through and you approved'. I would tell him that I didn't feel comfortable signing the document when it showed different figures than what he and I had previously discussed and he responded with "you're welcome to go with a different lender if you'd like." COCKY like he knew I wouldn't do that because I was pregnant and we were finally within our closing range. Our rates were originally quoted at 2.99% to be in my name only, my husband has poor credit so in order to qualify for a conventional loan we had to use just me, again pregnant working until 9 months pregnant, every day closer and closer to my due date, every day they pushed close meaning that I had to continue working. So now that were able to lock in a rate Lender informs me that the rate is now 3.6% for me and I don't qualify for the loan unless I purchase buy down points. $4,000 of them to get me to the original rate. This was not even discussed as an plausible option when we went under contract. I was under the assumption my rate was set from the signing of the contract in Feb. So I paid the $4000, what was I supposed to do? We had come this far and I am now 9 months pregnant and out of options. Also, when I first talked to lender I told him that I had up to $80,000 to put down on our home, assuming that would cover 20% up to $400,000. But I only wanted to put 20% down. He kept telling me yes, yes, yes. Every disclosure that came still said $80,000, not the 20% amount ~67k. Ended up just signing and paying it because he said he couldn't get us approved without it. Just lie after lie after lie to keep us coming along to get as much money out of us as possible. Our closing date, May 28th, was also construction completion date. Our construction manager and rep told us they had never seen this done. On the walk through day there was still a million things to be done, but they did get the majority of them completed by closing date. ... More

Cheap materials & very low quality of workmanship!

We have been in our home for 4 months. The first three were a nightmare. We had many issues and it was not acceptable. We had our spigot in the garage fixed 4x bc it leaks, and shot out of the wall and flooded our garage, the master shower flooring was not installed good and couldn’t use it the first month bc they had to keep adding foam and it still squeaks. Our mater toilet was leaking and called the emergency number and told it’s not a emergency and to shut water off and they’ll come tomorrow. The smoke detector goes off 10+ Times while you cook. The flooring in the master and hallway squeak so they had to cut a big hole out of the floor to replace and sand the hallway wood. As they were doing that, there were marks on the wood stating it needed to be fixed but instead they just threw the carpet down. The paint job in here is horrible. We had paint splotches all over our flooring and paint chipped everywhere. I would HIGHLY recommend checking your home over very carefully before you sign. Quality home and comfortable. Good after service.

From beginning to end I am so happy that I had this buying experience with Lennar. Everyone is so professional, friendly and ready to help at every turn. I would purchase with Lennar again in the future in a heartbeat!

Not happy whatsoever. There has been multiple issues with my home. They have been dragging their feet on fixing them. The quality of workmanship is horrible compared to a house I sold that was built in 96. You also think they’d work on soundproofing knowing it’s a townhome community close to a highway, but no, you can hear everything. Their banking individuals during the buying process were also horrible, they dragged their feet and made promises they eventually broke and I ended up with a more reputable institution. If I were you, I’d stay away from Lennar. Treats it like the plague and get away. ... More

It was a smooth process, and we are very happy with our product. They are responsive to repairs and care about the customer.

Sales staff are awesome but horrible response from Lennar regarding issues after moving.

From the beginning everyone made me feel comfortable. There was no pressure into buying a home given from any of the staff members. They explained every house building step along the way and were in communication with me when changes were being made.

Very good and easy experience.

Very pressured to use their preferred lenders and when we wouldn’t change our lender the closing of our house was threatened.

They lied to me. They didn’t make the buying experience feel special. They ignore you when you need issues solved. We got yelled at by the painters and the construction manager did nothing about it.

Everything was going great until last minute we were required to bring more money to closing. The drive through closing was just not ideal. But overall we love our home and anything that has gone wrong was fixed or waiting to be fixed

Requested my preconstruction meeting 4 times, IN WRITING, never happened. Was not able to do a pre-sheetrock inspection despite asking for one, they put the sheetrock up anyways. Had I known timelines, hence wanting a preconstruction meeting, I could have planned better. I did not meet A SINGLE person from the construction team until TWO WEEKS before I closed. Workmanship was described by A LENNAR TEAM MEMBER and my realtor as "embarrassing". They PUT THE WRONG BRICK ON MY HOME and told me, "We will give you your earnest money back but we are not fixing it.". I was one of the first to put a contract on a home in my section and the price increased significantly. If I would have taken my earnest money back I would have been doing them a huge favor, they would have sold it to someone else for $50K more than I paid. What was communicated to me from sales and what construction delivered was completely different. Do not get my started on the Construction Area Manager, I do not understand how this person even has a job. The only piece of my experience that has been decent is with Warranty repair. It would serve Lennar well to remember that buying a home is an emotional purchase and the market is not always this good. Easy and the timing was great.

All contractors and staff were knowledgeable and courteous..

We have been in our home for 6 months now and it still is not complete. We should not have closed but we trusted that they would complete items on the list in a timely manner. I would run far, far away from Lennar.

Sales agent JVC was highly professional throughout the entire process. Would highly recommend.
