This review is not in regards to the location, the neighborhood, the local schools, etc... It is strictly about Lennar. I purchased a home from Lennar at the end of May 2019. My experience with Lennar before and after purchasing the home has been terrible. This company lacks communication, consistency, and quality, among other things. First off and let me say that is review is just a summary of the problems. Lennar forgot to finished installing the proper parts for the heater so when my family and I decided to run the heat, it didn’t work The AC had to be fixed 3 times since moving in and I’ve only been in the house for 6 months. Tile crack The glaze on the tile in the shower is pealing. Their contractors that do work on the homes never show up on time or they decide to show up when ever they want. When we first bought our home in May of 2019, we were told we did not need flood insurance because the area wasn’t a flood zone area, fast forward to Sep 2019 with tropical storm imelda, we were under water! So many of our neighbors lost their homes, we had to be rescued because water was rising, my brand new 2019 vehicle got flooded 2 weeks after buying it, just such an emotional event to go through, and the saddest part is all my neighbors were told the same thing about flood insurance. From incorrect colors and finishes to horrible, dead landscaping and a completely unresponsive contractor, we loved the process but were left with a home that was not exactly what we picked nor what we envisioned.

Love the home, hate the process

We have now been in our new home for 4 months. The home buying process with the sales staff was a nightmare. We have had similar experience with the home warranty staff. Claims have been submitted but many have not been fulfilled. We love the home, we love the area, but we wish more care would have been put into our home and the building process.

Lennar has changed the beginning of recreation building 3 times. The also can't control the contractors who block driveways, blast music all day and toss garbage on lawns daily.

I’m still waiting for repairs to be completed from my closing over four months ago. In addition I’m in the middle of fighting tooth and nail to get someone out to repair a roof leak that has caused extensive water damage and now black mold which has rendered three rooms in my house unable to be used. My kids are crammed into other rooms now. I’ve documented everything and even called management multiple times with now follow up. The entire process has been horrendous as a first time home buyer.

The workmanship was poor at best, the sales staff and closing were a disaster, the follow up with repairs has been, let's just say a nightmare. Some things still are not fixed and if I had to guess are not going to get fixed unless I pay for someone to fix them. Everything included does not mean everything... but they fail to tell you what normal things are not included. I am afraid to see what is going t happen to this house in say 5 years, I think most mobile homes are constructed better.

Lennar rushed us to close at the end of the month but the house was not ready. I gave 1 star on craftmanship because we have so many issues. Tiles are not level, trim work is poor, lumps under carpet, upstairs floor uneven, just to name a few issues.

1) Lawn was horrible at the time of closing. After 1 that I was told that it was layed months back without any property maintainanice. Due to this I have pay the expenses to replace it. 2) Restroom and others have issues 3) newly installed fridge needs repair Overall not happy of getting a brand new house and get these issues frequently

This is my second property from Lennar build after I purchased one from Lennar Northlake. Price I paid for this house is 60000 higher. The quality of everything I see at Arbor Ranch is of low quality. Following items are missing as per my expectation...Ring doorbells, Schalge Wifi keypad lock, LIftmaster garage door, GE applicances, Carrier/Lennox HVAC, Leviton electrical switches for entire house. I have water on floor at my back door. The roof is not venting the heat! It needs a fix. Insulation is over the eaves covering the vents! The lower vent on the roof is 3feet lower than the top most vent making it useless! It needs to get a fix! Higher than normal cooling bills is going to drown me in debt!!!

I am incredibly disappointed with the lack of communication and accountability from Lennar regarding my new home purchase. Prior to closing, I explicitly informed the home buying concierge four times in writing, and several more times over the phone, that I would not be moving into the home for a set couple of weeks. Despite this clear timeline, they went ahead and installed the yard sod anyway. Because the house was vacant during that window, the sod obviously suffered. I tried to submit a warranty claim to have this corrected, as the timing was entirely due to Lennar's negligence, but ...

I’m sure this won’t get published, but here goes….. The sales people are eager to sell you a house! Once you buy though, the Lennar Mortgage experience is a nightmare & very time consuming. The home warranty doesn't cover anything. They keep referring us to the manufacturer rather than giving everyone good products from the start. Building materials used are cheap crap. Also puts off games which is not good for us or the environment. Will never buy from them again.

Poor quality and experience with Lennar. There was a gas leak from the stove that was improperly installed and no compensation for the inconvenience and health effects. Landscaping wasn’t done by closing and was estimated to be done by May but only started in mid June. Landscapers also damaged my cable wire running over it with a tractor. There is also a concrete barrier to the north of my house blocking the road causing issues with delivery carriers with no estimate on when it’ll re open.
