Love our home, and the experience of buying was so-so. Lennar never dropped the ball on anything major, but there were often lapses and delays in communication around things like dates and documents. I certainly don't regret buying from Lennar, but I do think the communication between the Building Manager, *****, and sales team should be improved. For instance, on the morning of our closing, the building manager was not aware that the closing was happening and didn't have the home unlocked/ready until we called about it. A minor inconvenience, but that's just one example contributing to the general sense of feeling forgotten about until being the squeaky wheel. ... More

The sales team lacks communication and specific details regarding different loan types for spec build and traditional new construction. They get real pissy when SME'S in ***** are representing customers.

The only option to voice my opinion. So many things in my home that are just thrown together, chalking is a mess, ceiling in laundry room STILL not painted under the fan. This flooring has stains I can't get out. This home was not cleaned before I got my keys. AND now ongoing electrical issue in my garage, kitchen and living room! The CRACKS in my garage concrete are spreading and getting bigger!! The building around my house, I understand and put up with the early morning noises Mon through Sat but the music they blast is weighing thin on my patience. It's extremely loud at times. Mud all over my carpet in my bedroom because it is the only way out for my dogs. Why did you put carpet in a room that has the only access to the backyard? I FINALLY got grass, making it somewhat better but I'll be constantly shampooing my carpet in my room. The neighborhood dust, dirt and garbage that blows into my yard I'm picking up on a daily basis (paper bags, empty water bottles and so on) I'm not normally a complaining person but so much has gone south since I moved this brand new home. ... From start to finish lacked in some areas of commitment to customer service was disappointing. Sale office at time of purchase was excellent. Loan process was very unprofessional. We put a 75% down payment and felt the loan team wasn't interested in customer service because our loan was too easy. Walk thru showed of things to be fixed which is to be expected but once we closed and got the keys we had trouble even getting "Joe" our seasoned project manager of 32 years to respond. Upon calls to him for updates we get comments like "he's handed it off to someone else" or that "he completely forgot" or "sorry I dropped the ball". This was the most disappointing part of spending hundreds of thousands of dollars for our Lennar home to be completely ignored by this rep. To date we still have items that are not repaired. Is this the ***** of quality Lennar wants for their buyers?? Customer service and follow thru is a key part of any business and this is lacking with such a large company. Maybe that's the missing key, Lennar is a large company that they don't care? and don't feel they need good customer service at every ***** of the purchase of someone possibly dream home. I purchased this home based on the amenities that were advertised when I was making my decision. Unfortunately, after moving in, I found out that many of those amenities are not actually within the community and require getting in a vehicle to access them. That was disappointing because the advertised amenities played a role in my decision to purchase here. I’ve also noticed some quality-control issues inside the home. There is visibly an area where a hole in the wall appears to have been patched, but the repair was poorly done and is noticeable. The paint also seems fairly inexpensive, and unlike other new construction homes I’ve experienced, there was no leftover paint provided on-site for future touch-ups. I also had an issue when trying to submit a service request and initially felt like I was getting the runaround before getting assistance. Overall, I am pleased with my home and the purchase itself, but looking back, I probably would have done more research and compared other communities more closely before making my decision. One of my biggest concerns is the HOA fees. We are paying more than what I’ve seen in *****, yet our community offers fewer amenities. When you’re paying those kinds of fees, you expect the amenities and overall value to justify the cost. This is not meant to discourage anyone from purchasing here, but rather to encourage prospective buyers to do their research, visit the amenities themselves, compare HOA fees, and make sure they fully understand what is and isn’t actually included before purchasing. ... I i've been having problems. with my air conditioner since before we bought the house. I have made four service requests, and while the response has been very good, the underlying problem has not been corrected. in my *****. During the hot summer days, the air conditioner, struggles to cool the house, and the inside temperature rises to 80 degrees. I expect a brand new house to cool better.

Lennar proved true the perception of being a large, low quality, mass production builder that rushes and performs substandard work. Our build manager, Joey, showed us pictures that misrepresented several repairs that had supposedly occurred. They hadn't and we discovered immediately after closing. They installed dead and mismatched sod in our back yard, and refused to replace, did not insulate above our master bedroom (even after showing us photos that they had added insulation - which was a misrepresentation). We tried to work with Lennar and all representatives to address issues throughout the process, but as soon as closing approached, their attention to detail and customer service totally fell off. I'm doing my best to warn other potential homebuyers to avoid Lennar. Customer service, particularly right before closing and right after, was bad. ... More

My sales person, Leona has not communicated well with me right from the start. She would send emails to my realtor & not include me. When I tried reaching out to her after I moved in she was less than helpful. I have gotten more help from Eve in the model home. I owned a Lennar home prior to this & it was a totally different experience. I don't think I would buy from Lennar again.

If you don't want anything personal, this is the builder for you. They don't care about what works best in the house or for your family. They're a corporation all the way . Cheapest product for the most amount of money. Be prepared for a remodel starting on day one.

Coming from someone who has had 3 home buying experiences ( one also being a new build), I am fairly knowledgeable in the process. Don't be in a rush to try to close. Do the right thing from the start. Lack of communication, poor communication, mad dash to the ever- changing closing date. After many phone calls and follow up, issues were fixed. But it was a long struggle. I hope other home buying experiences were better than this one was.

The home was officially closed on June 29. But I received home keys on July 17.

I wish I could separate the mortgage experience from the actual home. The mortgage experience was great the home horrible the work sloppy very sloppy. I'm stuck with paint on the floors a sloppy paint job a sloppy drywall job and what I was told I would receive it's not at all what I got no electronic locks no shower door, no doorbell just the name a few. My concierge that's trying to get things corrected has been excellent. No reflection on them, but that work quality—shotty is a polite word for me to use right now.

Absolutely — I'd make that distinction very clear so it doesn't sound like a fence was one of your two choices: I am giving this rating because, while the overall buying process was straightforward and easy, my experience with the home's walkthroughs, workmanship, and communication leading up to closing was very disappointing. My final walkthrough was scheduled less than a week before closing. I had to leave work early to meet them, only to sit in front of the house for an hour because no one showed up. It was eventually rescheduled for the following day. When I finally entered the home, I immediately noticed a number of workmanship issues. As I pointed them out to the contract manager, he asked if I had been in the home during the building process. When I told him I had not, he said I should have had several walkthroughs along the way. Unfortunately, that was never communicated to me or offered as part of my experience. There were areas throughout the home where you could clearly see drywall tape and where pieces of drywall met, as if they had simply been taped and barely painted over. There was also spackle on the floors that had to be scraped off, a dent in the interior door leading to the garage, and other areas where the walls looked unfinished or poorly painted. The most frustrating part was that these issues were being discovered only days before closing. My final walkthrough for the repairs was scheduled for the morning of closing, and the work still had not been completed. I was told it would be finished by my appointment time, despite the builder having approximately a week to address the items. I was given the option to close as scheduled or postpone closing until the repairs were completed, with the warning that the builder most likely would not come back to address them after closing. The door was eventually repaired, and it appeared that another layer of paint had been added in some areas, but there are still walls throughout the house where the workmanship looks rushed and where it seems like little effort was made to leave a finished, polished appearance. I was also disappointed with the incentives I was offered. Other buyers in the neighborhood were being offered a fence or three incentives, while I was only offered two incentives. I was not offered a fence at all as an option. I would have absolutely chosen a fence over a refrigerator, so it was frustrating to learn that other buyers were receiving that option while I was not. I would have liked to understand why I was not offered the same incentives and options as other buyers in the neighborhood. Another major concern came after I had already moved into the home. Nearly a month after closing, I received an email asking me to DocuSign my final walkthrough, even though the defects identified during that walkthrough had not been fully corrected. That was extremely concerning to me. Overall, the actual purchasing process was straightforward and easy, but the experience surrounding the construction quality, walkthroughs, repairs, incentives, and post-closing communication left a lot to be desired. I expected a new construction home to be completed with much more attention to detail, and I believe buyers should be given clear communication and adequate opportunities to inspect their homes throughout the building process. ... This is our fourth real estate transaction and it was so impersonal. Difficult to get questions answered, no one seemed to know what was going on and could answer questions. The craftsmanship and quality is poor and you can tell just by looking at it. If it weren't for our strict deadline to move, I wouldn't have probably bought here. I was uneasy the entire time as I felt like just another drop in the bucket.

Let’s start off with the initial homebuying process for a first time homebuyer. I was already pre-authorized and preapproved by another lender for even more money. when he first met with the financial advisor, he stated oh wow yes you guys are overqualified. You’ll have no trouble in the world to get approved. After your one week, my whole life turned up side down. R**** the finance gentleman literally treating me with the Atmos disrespect was sexist, and honestly never would talk to me about all the things that I need to do, even though both my husband, and I both stated that I would be the main point of contact. He spoke about my about my credit without me on the phone and then when my husband asked to add me into the call, he may had two words and then hung up the phone. After weeks and weeks of waiting for communication and I have time to prove how Fasst response that I would give him and he was delayed. Honestly he is the reason I am In therapy. ... More

I was contacted by two different loan officers through the process of securing the loan. On the day of closing, no one could tell me what time we were closing. My realtor contacted the office several times and no one could tell him what time the closing was going to happen. I was contacted by six different people on the day of closing. None of them seem to talk to each other and none of them could tell me when the closing would occur. Randomly, a notary called at 7:30 pm while I was driving and told me she was ready to notarize the paperwork for closing. I had a question about something in the paperwork that she couldn't answer so then the closing was postponed until Monday. I had to extend the U-Haul rental because I couldn't put anything in the house even in the garage without having closed on the house. No one from Lennar could confirm if punch list items had been completed before closing. After closing when I was able to enter the house, I saw that some of the punch list items had not been done and then was told I had to log them into a website portal. During the process while I was talking to someone from Lennar and I could hear roosters and cats in the background. I continually received conflicting information about how to submit financial documents, one person said I should always upload it to the portal. Then someone else would call and ask for the information and tell me I should email it directly to them, stating they could not find any of the requested documents in the portal. I Should've known after putting a down payment on a specific house only to be told someone else got it first that Lennar was going to be a problem to deal with, instead of returning my money they kept pressuring me to move it to another house that I did not want, after a few days of not receiving my down payment back I was offered a similar house and ended up accepting. I was originally told a specific date for closing so I planned everything around that date, they then moved the date up a week and I ended up having to seek an extension for which they charged a few hundred dollars per day for. First week in the house, water would leak through the front door and I had to put in a warranty repair request to get it fixed, and 3 months later I still don't have access to my mail box. You'd think paying over 300k for a brand new house water leaking through the door wouldn't be an issue and you'd at least have access to a mail box. I've purchased multiple homes and I'd recommend anyone looking to buy a Lennar home to either wait out the market as they're are constantly dropping prices, and or put in 15-20% below asking advertised price as you do not want to buy a 350k house now and a month later see the exact model a street down sell for 45k less. ... My experience purchasing a Lennar home was extremely disappointing from beginning to end. Buying a new construction home should be an exciting experience, but unfortunately, my experience was the complete opposite. At closing, my home was dirty and had not been properly cleaned or prepared for move-in. There were also several items missing or incomplete that should have been addressed before I ever received the keys. Instead of being able to enjoy my new home, I found myself repeatedly reaching out to the builder to get things completed that should have been taken care of prior to closing. What makes this experience even more disappointing is that I am also a Realtor. Based on my personal homebuying experience, I would not feel comfortable bringing one of my clients to ***** or purchase a Lennar home. The lack of attention to detail, quality control, and overall customer experience after making such a significant investment was unacceptable. If I had the opportunity to make this purchase again knowing what I know now, I would not have purchased this home. Home is at a very good price. The basic structure is sound. However, the water heater, appliances, light fixtures, sink, etc. are extremely poor quality. The sales rep ***** to us on numerous occasions. Extremely *****. Overall, we regret our decision to purchase a home from Lenar.

Lennar homes offer a lot of space, and the floor plans are genuinely impressive — that's the main reason we chose them. However, the quality of materials used falls well short of what you'd expect for the price. Since moving in, we've dealt with paint chipping in multiple areas and doors that rattle/shake in their frames. We've called their warranty/service team several times about these issues, but the follow-through has been lacking — problems persist despite repeated requests for repairs. If you're considering Lennar, I'd recommend having an independent inspector go through the home carefully before closing, and don't assume standard construction quality matches the size and layout of the home.
