I hope that someone is reading this. This is my second experience with this builder and unfortunately it wasn't satisfactory, again. Starting from raising the price after agreeing and paying the deposit, to the mediocre communication level throughout the building process, to the closing day to discover zillion type of "fees" - such as $750 paid to the builder to continue building the community! -, to receiving the wrong keys of the house because of which I can't change the schlage code until today, to time after receiving the house to discover that a door missing a knob, the heating system is not working, the water heater in not working, which I called them about and they sent someone to fix it. Lately, I discovered that the shower glass door doesn't latch perfectly, and attic pull down stick is broken. Mostly, when I called the builder representative, I didn't get but referrals to other staff or the closing lawyer. In a nutshell, I was hoping to feel the builder/staff as a team to back you off, instead of the I and Them sort of relationship! Part of this sad experience is on me, but I just didn't expected a new constructed house of about $500k to be like this. Maybe, I should have left the deposit (just about $15k) and quit all together from the very beginning. I'm surely not happy in general. I am so happy to buy the new house from Lennar company. The house’s location, quality, design and service are great. I appreciate seller Mr.Jeff, construction managers David McKinnon and Jackie, Closing department assistant Miss Rebecca and Lawer Damaris and Jordan very much. They are very responsible and friendly. The home buying experience was very exhausting. Lennar was very helpful with the process, helping us get credit ready to purchase our home(which no one else were offering to help). The credit counseling helped us tremendously. As long as you follow what they tell you, you'll be able to obtain the home you want. The only negative thing I'd have to admit that made the process grueling is the extensive paperwork requirements.. The credit history checks where your creditors both passed and present have to be questioned on the way they were paid by you.. Also, feeling like we were never going to be able to complete all of the requirements to close the deal was rough. I think the verbiage that was used during the process was like we weren't fully approved to move forward to closing on our home. Even the day of closing, we were still not fully approved. That did take away from the home buying experience because we were on pins and needles waiting for the final approval. Our loan processors were helpful in calming us down during those moments of stress. We didn't feel the joy of being homeowners right away because the process was so frustrating. But at the end of the day, we became homeowners and we were glad the process was over. Iam thankful for the Lennar team that was there the whole time, whatever the situation was to help us through it. That was the highlight of the experience, our credit counselor and loan processors that were always there to help with everything. I couldn't have asked for a better team of people. ... More

Lennar does a great job in the early stages by having an entire team reach out to us. As we got closer to our closing date it became hard to reach people on the team. When we closed, the hand-off was a disappointment. Instead of giving the door code to Ryan our concierge (who was awesome!), they instead sent it to the sales agent who had stopped returning our calls months prior to close. He happened to be off the day the code was sent to him and we couldn't get into our new home. He finally called us with the code. It was a very disappointing experience on a day that we had looked forward to for months. The team was too busy to talk to us and complained of being stretched too thin. The sales agent stopped by the house to give us our RFID tags and said "I have a gift for you but forgot to put it in my truck"...we never saw the gift. Not really feeling the love. ... More

This review is strictly for the construction and the quality of the construction of my home and is not for the warranty representative or the company mortgage staff. I have purchased several builder NON CUSTOM homes. I will neither purchase from Lennar again, nor recommend to anyone. The development design was very pretty. However, everything from contracting to closing was a disaster. Examples to name a few: I requested blinds in my home and was told the builder did not put them in (yet this was negotiated in neighbor's homes), I saw the embankment was causing water to be dumped right into my tiny back yard...I first refused to close until it was fixed, was told a swale was being put in and to date nothing has been done; I requested to change to a different home that was being sold for much less than what I contracted for while keeping the price the same and they refused; I requested 2 rows of wire closet shelving to maximize space and was told no, I ask to not install the shelving and I would do myself and was told no; the walls in my home are not square; one wall was completely "bowed" out; the water had to run five to eight minutes in each faucet to get hot; the workmanship was sloppy and all I was told was "this is not a custom home"; and I have my master bedroom door on backwards so the light switches are behind the door when opening the door. Fortunately, the warranty person is EXCELLENT and the mortgage people were EXCELLENT. However, there are many other quality builders. I chose Lennar because I had looked at Lennar Homes in Delaware and the craftsmanship was pristine, and the homes were excellently built. When I mentioned this to the construction manager in my development I was told well this is not Delaware. I would expect the Lennar standards to be the same regardless of the location. We worked with another builder back in 2021. Worksites were messy along with sloppy workmanship. Floors on one level were so bad that it took 8 months for them to replace. Pipes backed up due to building material in them. Front door had to be repainted 4 times; we finally had a professional do. No quality control. Lennar was a breath of fresh air with organization, quality control, detailed spelled out warranty service and excellent walkthrough after completion then before closing. The finance loan folks were unbelievably on their game and extremely helpful with loan options. Service and product sold me. ... More

Everyone was very nice and professional. Too many portals to log into and deal with between the builder, title, mortgage etc. Great floor plan but definitely some items we felt like they got cheap. For example a single hook instead of a towel bar…um most master baths have 2 people so no towel bar and only one hook is a fail. Disposal is poor quality. Terrible can lightning that casts shadows in all bathrooms meant we had to hire an electrician off the bat to install better lighting. Overall still happy with home.

From my first cold call to Lennar and all the way through to my closing -- it has been a joy to do business with you!

We have warranty items that have been identified to Lennar to be fixed. Some items like exterior doors that let air come through the threshold. This is a critical defect that is making our energy cost spike that has yet to be fixed. We have to keep rugs in front of the doors to keep our heat in. Other items have yet to be given an estimated time of completion.

Overall a pleasant experience.

I loved how helpful everyone was. The house has a lot of space. Love my master bathroom closet. Everything in the house is awesome for the price. I am very happy with my purchase.

I was warned that Lennar builds cheap homes. I should have listened. It all started on the intial pre-closing walk with our superintendent Luis where we gave him a punch list of items that needed to be addressed. Six days later (1 day before our closing and when we were to move out of our current home) I was called by Luis and told he couldn’t get the majority of things done but he promised we would have them addressed starting the week after we closed. So, we trusted him and on Thursday, October 17 we closed and got our keys. That is the day we started noticing there was more than a punch list not completed. Take away: DO NOT CLOSE IF ITEMS ARE NOT COMPLETED Here is a run down of all the issues we have had: -All of our initial walk through items were pushed to our 30 day list forcing us to take numerous days off of work to meet all the trades. 45 days after closing and we are still getting all of the trades out to fix the laundry list of items. Some of them look at the issue and say oh. My work order doesn’t say that. Sorry we will have to come back. -Sewer backed up into house at 8:30 pm two weeks after we closed. -AC condenser unit froze on move in day and was so loud that you could hear it from across the home -Master bedroom air vent was closed on walk through so we wouldn’t hear that when opened it sounded like an airplane was taking off and so that the other rooms could get air (this has now been band aid fixed with adjusting the dampener so less air goes there). We were recently told that was the best they could fix it but we will see how the house cools when it’s 120* outside -grout in tile is all different colors throughout house. We were told on initial walk the cleaning team would fix this. Didn’t happen. (waiting to see how they will band aid this one) -Front door isn’t square so when a breeze blows wind howls in and our hallway sounds like the set of a scary movie. -Electrical wiring is so cheap in home that when you vacuum your room the lights flicker (electrician said it’s to code and completely normal) The only positive in this process as been our current superintendent, Dan, who is amazing an an asset to Lennar. NO the best quality materials. contractors made the construction too fast with many imperfections, bur overall, Im happy with the transaction and the seller conceptions that Lennar granted. and I will fix those issues on the way. ahhh…. HOA IS TOO EXPENSIVE, $289 is ridiculous fee for what they do, and not even cover the water.

great communication and follow up

The quality of the build is sloppy. Paint just was terrible. So many areas with globs, streaks, wall paint going on trim etc.

I am a first time home buyer who is in love with Lennar and her new home! Everyone from Lennar has been fabulous. I sit in my home every day and can’t get over how much I love it. Lennar made everything so easy and showed me that I mattered to them. I would recommend them to anyone and I do recommend them to my friends all the time. The first couple months have been incredible. Thanks Lennar!

Overall, things have been great. My only real concern has been once we closed, all the people we heard from disappeared. Lennar is a big company, I was hoping there was perhaps a single local number, perhaps even a local person, we could call with issues, questions. Now, not sure what I do or who I call. But overall, so far, love the place!

Absolute cheating where the sales associates don't disclose anything and just showing a model house which is built with quality, I am sure the home is going to collapse soon. Flushing water in the bathroom will create a Dolby digital sound across and Lennar being a big company playing cheap with HOA operators and this is not good at all and it is our fate to come and end here.

So far am happy with & enjoy my home. The neighborhood is nice & beautiful. I Haven’t lived here long. I bought a townhome. I can hear my neighbors & next door through the walls more than I was told I would be able to from Lennars representatives. There’s a couple things I need to turn in for repair so will soon find out how responsive Lennar is with that. I think Lennar’s process for getting a mortgage could use improvement. Lots of errors & when they were pointed out, I was told they’d be fixed later, but they weren’t & I had to keep reminding or they wouldn’t have been done. Things weren’t explained well regarding the loan. I’m thankful for the very kind lady at the title company who recognized my frustration & explained things to me.Things also weren’t always done as was said by the finance/mortgage guy. It created a lot of stress. When they would want something, there was a lot of hurry up & wait. Once the underwriters had the loan they started asking for much of the same stuff I’d already provided & had a few odd questions I’ve not had anyone ask in this type of process before. Lennar sold my loan within a couple weeks of getting it. The new company has not been responsive with giving their contact info. Several days after the 1st payment was due, they finally sent an email out. I don’t like to send checks in the mail anymore due to theft, but had no choice this time to attempt to make my mortgage payment on time. I’m keeping my fingers crossed the new mortgage place receives it. I’m a very busy person & responsible how I handle my business. That is how I’m comfortable & get everything taken care of. Chez was outstanding in assisting with the financing and closing process, and the rest of the team, including customer support, made the entire home-buying journey seamless. My third-party inspector noted that the house was very well-constructed, and any minor issues I’ve encountered since moving in were promptly resolved by the warranty and customer support team.
