Many defects / Poor Workmanship. It’s obvious that the team that builds these homes is more interested in Quantity and not Quantity / Pride in workmanship…

Gerry my Lennar rep was very responsive and helpful even with a follow up call to ensure McCrea, HVAC company, was thorough and complete. Unfortunately, with design flaws in the system it will be loud and inefficient to service the home in winter or summer. Gerry later called back to provide all my paint colors since they were not in my closing packet. I certainly can tell Gerry is committed to his clients.

I felt very pushed by the Lennar representatives to make a decision on the spot, which wasn't the best experience. The quality overall is not as good as previous new builds I've owned and the response to issues has been slow. Other issues with the neighborhood in general (mail not being delivered) have made this a frustrating experience.

I have had to live in a construction zone from day one. Could not even get to the elevator as workers were blocking the walkway on my floor cutting materials, carpet, etc. My very cheap dishwasher did not work and was not taken care of for 7 days. Poor quality work.all of the the bi-fold doors (6) looked like they were scraped through gravel at the bottom. The solution was to paint them, still frayed at bottom. Cheap and attention to detail very poor on everything. The trash was overflowing for a week and when I called about it I was told the trash collectors could not get to the dumpster because the construction workers vehicles were blocking them. Multiple times I was blocked in my assigned parking spot by the construction vehicles and had to find someone to move it. The workers threw their trash on ground (food wrappers, cups) and were left there for days. The hoa fees are confusing and very difficult to decipher who to pay. The website did not allow me access due to behind in accounting, beyond frustrating. Truly my only positive is the golf staff and golf course. ... More

Our home came with flat painted walls, so when you touch the walls they become marked and need touched up. We had to repaint the entire home ourselves due to the cheap paint used in our brand new home. Since painting our walls with a sheen we now can see all the imperfections and patched holes in our walls. Drywall puddy can be found everywhere on widow seals, counter edges, door frames where it was never sanded down and just a glob of it that has been painted over. No care was put into building these homes. The first floor is an ice box while the second story is a sauna due to the thermostat being located on the second floor and no other heating source being installed on the first floor. ... More

Great experience from start to finish. We first started looking for our new home while on vacation 6 months ago and ironically stayed less than a mile from our new home . We actually drove through the neighborhood and said we can’t afford a home here . Fast forward 4 months and we had found our dream home that fell through and our realtor suggested we try Hidden Pines so we came to take a look, as she said there was a home in our budget. When we arrived that home had gone under contract with the previous couple. Damon said he had another house we might like although it was outside our budget, we decided to look anyway. We absolutely loved the home just not the price , Damon told our realtor he would do what he could. The next day we received a call from our realtor that Lennar accepted our offer as long as we could close quickly and used their bank. We went with Lennar Mortgage and they were just as incredible as the rest of the Lennar people we met. We closed our loan in 20 days and moved in. With all things said and done, we got a really nice home. Sales representative were helpful and did their job. But, I think the Constuction crew were very sloppy. They did leave paint and caulk spills on the cement driveways, sidewalks and garage floors thru out development.

They didn't do anything on the first walk, everything was the same. I have a house with green chalk marks on all the walls of the details that they didn't correct and they marked all

Our experience with Lennar was unnecessarily stressful and filled with avoidable complications. Fortunately, my wife is a Realtor, with her father as her broker, and their efforts were critical in salvaging this deal. Without their intervention, it likely would have fallen apart due to Lennar’s lack of competence and misleading assurances. As buyers on a work visa, we didn’t meet Lennar’s criteria for an FHA loan, but we were happy to proceed with a conventional mortgage. Despite agreeing on this upfront, the underwriting process dragged on far longer than necessary, well past the “quick closing” date that Lennar kept emphasizing. Ultimately, we were denied the loan because my wife worked for her family business—a detail we had disclosed from the very beginning. It was unclear why this issue wasn’t flagged earlier, which could have saved us significant time and frustration. Communication throughout the process was abysmal. If we hadn’t been proactive in keeping everyone informed, no one would have known the status of the deal. To make matters worse, we received multiple emails from Lennar with congratulatory messages and instructions for next steps, even after our mortgage had been denied. Thanks to my wife’s father, who contacted Fannie Mae directly, we were able to resolve the mortgage issue and close on the property. We later learned that other buyers in the same community had faced similar denials, raising the question of how many deals could have been saved with better support and expertise. The problems continued on closing day. We were told we would have to complete a remote closing—without any input on this decision—and were charged for the “convenience.” The process itself was delayed as the ALTA statement had to be corrected not once but five times. Even after we signed the documents, we were left feeling uncertain whether the process was complete. After following up multiple times, we finally received the code to our front door and to no surprise we had been sent the incorrect code. It wasn’t until I left a negative review that Lennar provided a “closing pack,” which still lacked essential information. For instance, the included Ring doorbell couldn’t be activated because the necessary screwdriver wasn’t provided. This review highlights only a portion of the challenges we faced. To add to the stress, my wife was pregnant throughout this ordeal. Lennar’s sole redeeming factors were the efforts of their sales agent, Rob, and their mortgage advisor, Robin, who worked tirelessly on our behalf. Despite their help, this experience has left us unwilling to consider buying from Lennar again in the future. ... More

My experience was great. It started with Nickole the agent for Lennar then Scott, my mortgage broker. Everyone I dealt with within the Lennar family were very knowledgeable, experienced and the customer service was what I needed and appreciated at the time of my purchase. Thank you everyone. Anyone who wants to purchase a home I believe you will be happy and if you’re not satisfied, they will make it right.

My assigned Lennar team members were extremely helpful and responsive throughout my homebuying process.

The quality of the home is terrible, shower heads are cheap, appliances were the poorest quality available. The washer dryer are terrible. Never again will I buy a Lennar home ! The closing agent in NJ main office in Hillsbourgh was rude, did not even speak to me and would not even give me a pen to sign. He was late, the most obnoxious person I have encountered in a property deal. I have a large community of people and have been very vocal with my experiences with Lennar. Danielle and the plumber were excellent. Scott was helpful Allison the agent at PARC Marlboro was very rude , condescending and snooty. Terrible and I have bought and sold many properties. She should be educated on how to have basic customer service. Given the area , her job is easy selling the home, densely populated New Jersey. ... More

This home feels like a dream for us. I always wanted to buy a home in Spancer hill once it was launched. I am happy with this home but I believe this home has been super rushed. Finishing is poor. Every appliance has some issue or the other. The most concerning is the insulation in my kids room and the master bath where temperature goes down at 61F with a thermostat of 70F. I have raised it to customer service team. Hope it’s resolved to my satisfaction and I can come back and review again.

The overall experience was good as compared to the cost - you get what you pay for. Lennar needs to pay attention to detail and not expect the homeowner to bring issue forward. The lot we wanted wasn't released but after we chose another lot, the original became available. Closing date was moved up by 6 wks from original estimate, had to jump through hoops. If we moved in after closing date, the final details were left for the homeowner to issue work orders: trim missing, hot water tank malfunctioned, outside light broken, floors not properly cleaned from grit, paint spots on tile & grout, door stops missing, light switches for light cans not properly wired. Still have water drainage issues lawn took forever

Very poor quality finishes and material (cheap)Very basic hardware. Not paid attention to details from technicians who worked on the installations.tile is very poor quality installation.not level .house lake of many small things that is very great in the buyer eyes .we finding things not done right every day .

My purchase was initially scheduled to close on November 8. I was finally able to move in on November 13. I had to stay in a hotel for two nights, but new clothes because all of mine were packed. I also had to pay the mover storage fees. My sales agent was off on the original closing date and could not be reached. She never informed me the house would not close on November 8. In addition, she failed to put the title in a trust as instructed. On November 8, I scheduled an appointment with Comcast to install my internet. I went to the sales office to get a key to let the installer in but they wouldn’t allow it saying I didn’t own the house. I met with the finance guy two months before the close and he preapproved me. He never told me there were any problems until a week before the close and then began to barrage me with requests for more information, including requirements to get automatic withdrawals from my retirement accounts which, of course, take several days to set up. In short, my sales experience with Lennar was horrendous. They failed to properly title the house, treated me like a vagrant, were unavailable at crucial times. I love the house but Lennar sales and finance leave a lot to be desired. ... More

It seems that they were trying to get the work done to sell the house. The workman ship was very poor. We had to walk this home 3 time and items were not addressed as of our purchase date. Items still need to be addressed with us living here. The door opening from the outside and the hinges on the outside of the door is very unsafe as well. Someone could just knock the hinges off and come into the home.

Overall quality of the house is good. How ever, customer service needs to improve. There is a pattern of ignoring or avoiding customer requests.

Not happy with most things at the home and the purchase experience

My first home was a significant milestone, but my experience with Lennar Homes fell short of expectations. While I am thrilled to have a home of my own, the process felt disjointed, transactional, often frustrating with numerous communication issues and unresolved challenges. Communication during the home-buying process was inconsistent and heavily one-sided. While Lennar’s representatives did communicate when they needed something from me, they rarely responded to my questions or requests. This left me frequently reaching out and “fetching” for answers rather than receiving proactive support. The only person who communicated effectively was my loan officer, Steven, who went above and beyond to address my concerns and provide clarity, even beyond his responsibilities. However, the Senior Loan Officer Processor (Carrie), whose role was to handle final-stage issues with loan documents, was almost entirely absent. When I reached out for assistance, she directed me back to Steven, leaving me to navigate crucial details without proper support. The communication I did have with her, felt like I was repeating and providing documentation already submitted. Completely disregarded my email stating everything I was able to submit was submitted. Similarly, my home consultant was nearly non-existent. I met with them only twice: once when expressing interest in purchasing the home and again to provide the deposit. After that, there was no meaningful follow-up or guidance. Even on the day I received the keys, my home consultant was not present; instead, I was handed the keys by someone I had never interacted with before. The entire experience felt impersonal and overly transactional. Questions about the process or the home itself were not thoroughly addressed, and I was left to figure out much of the process on my own. Unlike the celebratory gestures other buyers received, such as the congratulatory photo with the oversized key, my experience lacked any personal touch. My family and I ended up taking a photo in a different model home just to create a memory of the day. After moving in, I quickly encountered multiple issues with my home, which had previously been used as a model. The stove and microwave malfunctioned daily, and the hot water would cut off after just five minutes, the garage door opener doesn’t have what you need to link up the device with your vehicle. Additionally, I was told by the solar company themself that the solar system had been installed without proper clearance, preventing me from activating it with SDG&E/Sunrun. Despite multiple attempts to contact the numbers using the information provided in their pamphlets, I have yet to receive a resolution. The closing process added further stress. I had no clear understanding of how the key transfer would work on closing day, as no one took the time to explain it. The representative from First American Title (Karina), who handled the set up to notarize my documents, communicated via email but never introduced herself in person when I arrived at her office. I met the person notarizing the documents in the lobby, but not the person who set up the meeting, despite her role in the process. To add calls to First American Title were often unanswered, further emphasizing the impersonal and disjointed nature of the experience. More frustration led when I learned my loan was to be sold to another company shortly after closing, with no details provided about the new lender at the minimum who the new lender would even be. I reached out to ask who that lender will be and received zero response to my email. This will create additional challenges in setting up automatic payments, increasing the risk of possibly missed payments. Despite the overall disappointment, there were a few individuals who stood out for their exceptional service. Steven, my loan officer, remained professional, communicative, and helpful throughout the entire process. Additionally, the notary (Venya) who finalized my contract brought a personal touch to an otherwise transactional experience, making my family and me feel valued and appreciated during our final interaction. I would even include, the Lennar Homes Consultant (Becky) who handed over the keys to our home, though someone I had never met before, made a positive impression. She had an honest and normal conversation with us, providing some sense of connection and care during the final interaction. While I am grateful to have achieved homeownership, my experience with Lennar Homes was deeply unsatisfying. From the lack of proactive communication to unresolved post-move-in issues, the process felt impersonal and unorganized. Aside from the exceptional service provided by my loan officer and the notary, I cannot confidently recommend Lennar Homes based on my experience. The plus side is I was able to close on the home earlier than I thought, but the overall experience lacked the care, guidance, and professionalism I expected as a first-time homebuyer.
