Let me be very clear, I'm very happy with my new home. However, there are several items which could have been addressed in a different way, a better way. We bought our home with an upgraded kitchen. On paper this means only upgraded appliances. Dont make me laugh. When you give me a large kitchen, why do you give me a tiny cook top ( I already replaced the hobbit version of the cook top for a grown up cook top). The kitchen is installed only for show, there is a 3 inch backsplash, so after frying 1 egg, your complete wall is covered with grease spots, which are impossible to clean. Same goes for the sink, al kinds off stains, but no backsplash. The refrigerator stands partly in the living room ( slightly exaggerated), with so much storage room, why make an tiny storage room behind the refrigerator, just make the cut out a little deeper, so the refrigerator is flush with the kitchen cabinets. The garage with minimum isolation, and not latches, come on. We are in 2024, no bathtub in the MASTER bathroom, only a shower ( to be honest, a nice shower). And the cleaning department, my my, I do not know where they learned how to clean, burt it's definately not at school. because it was very dirty (especially in high up places). No attention to details, I had to finish the gaps on the stairs with caulk, I have to admit, the forman told me, that I could call them for any issue, sorry but I should not have to. Within a week one of the smoke detectos started to scream for low battery, but the battery was good....the unit was faulty. We had a pretty big mishap during the process of buying our home, which was pretty stressful, but Lennar stepped up and took responsibility for their error and made it right. The only issue we have encountered since moving in two months ago was yard drainage. It has been brought to Lennar's attention and they are currently working on a plan to fix the problem. Overall, we are very happy with our purchase. Our home is lovely.

Explored the model home and purchased the same around 1.5 years later. Worked with John, who is helpful and professional and he sells without any pressure. It’s a spec home so what you see is what you get - no customizations. This actually made the process easier. Dan has been a great help and so has James in handling any issues found during and after move-in. The warranty service has also been easy to schedule with an easy to use app and they are very responsive. My only complaint is the quality of the kitchens: contractor grade appliances and not having soft close cabinets and drawers in 2024 is a real let down. ... More

When I reported my problem on the website, I got a quick response. The staff was serious and responsible. Very good after-sales experience！

Sales people do bare minimum and take in the earnings. I advise to get any promises in writing from them. Simple gestures were not followed up with. As simple as putting up an Occupied sign. The finance team is phenomenal. Answered questions and kept promises on deadlines. Joel and his team were outstanding.

It’s an amazing and wonderful experience throughout the entire process starting from initial agreement to closing.

This was one of the worst homebuying processes I have had to go through, I feel the employees are incompetent in some departments and making big mistakes with numbers that caused me to change my loan type at the last minute, change my move in date, change my mortgage payment, and it was just an overall bad experience.

The process of purchasing my home was a nightmare. Lennar is far to compartmentalized, there were something like 6 different points of contact depending on what you had a question or concern about, The salesperson was pushy and told me outright lies in attempts to expedite the process - "If you don't sign today, you risk losing the favorable interest rate" was a good one. When pressed with an answer to how much time I had to sign, he dodged the question and just moved on to other subjects. The guy came off like a sleazy used car salesman. Every one else involved in the process was pleasant enough, but it was obvious that one department didn't communicate with another. This was not the first home I purchased, I know the experience doesn't need to be this chaotic. I've been in my house for about 6 weeks now and it's been great. I've had to make a few claims on the home warranty (nothing major) but that department has been very responsive, professional and prompt with the repairs. Top notch after-care. There's nothing wrong with the house, but they clearly bought the most cost effective materials to build it. Corners were cut in the way that there are no screens in the windows. There's no doorbell. Absolutely everything is painted in that cheap chalk-white paint that stains if you look at it sideways. No option to have the builder install ceiling fans or upgrade at all. They put in a tankless water heater but no water softener. The doorknobs on exterior doors lock from the inside, but you can unlock them without a key from the outside (there are deadbolts)... nothing that's a deal breaker and you can take care of all of this yourself if you're handy, but it's pretty annoying. Bottom line is that the home is worth it if you don't mind a small yard. Grit your teeth and get through the nightmare purchase process. The mortgage rate Lennar offered was the reason I went with them. I got 4.25% when the national average was 7% or more. Today's housing market sucks but this aint a bad option. ... More

Overall my experience with Lennar has been good. Unfortunately, the quality of the construction, specifically the spackling and painting, was performed poorly. There were areas on the walls and ceilings where the joints were not spackled smoothly, and they were painted over, resulting in walls and ceilings that were less than smooth . Although efforts were made by Lennar to address the poor craftsmanship prior to settlement, the corrections were not sufficient. I also discovered quite a bit of paint stains on my floors and carpets after I moved in. Because the spackling and painting was a very poor quality job, I hired a painter to correct the multiple areas that were not addressed to my satisfaction, because I wasn't going to wait 11 months for Lennar to come back to try to correct the problem again. I am very happy with the work my painter has performed to improve my home. The one highlight of my experience is the responsiveness and care that I've received by Lennar employee Cheryl. She is WONDERFUL! She responds to every one of my requests .... she will either address my question directly, or she will direct me to the appropriate contact. If it wasn't for the thoughtful, considerate, and conscientious efforts of Cheryl, my overall Lennar experience would have been rated much lower. Lennar should be very grateful that they have a terrific representative like Cheryl providing support to their buyers. She is a great person, and deserves special recognition. ... More

I have loved being in my new home. The folks at Lennar were all so great from Armando at the community all the way to Dawn with the mortgage company! They all kept me in the loop with every step and any issues that did arise they helped fix it immediately! Thank you!

These Lennar homes are built fast & cheap! Floors on a concrete slab are not level! I installed windows blinds and at the top there's half an inch on either side, while at the bottom, I can't even pull the blind all the way down, so I'll have to cut the bottom blinds. I never thought it was possible to have a window frame that wasn't straight. Well, I discovered I was wrong! There's paint on the linoleum in every room along the baseboards! No time to clean that stuff up - that's on you! Because you don't see the top of each door's molding, they don't paint it! In the walk-through, I asked them to paint it and they said they would. Nope, they didn't. Kitchen faucet looks chrome, but it's actually a hard plastic with chrome paint on it. Wow, is all I have to say. ... More

My experience with Lennar builders started off great. Very responsive and helpful during my whole contract signing process, HOWEVER once I was under contract the whole game changed. I felt I was no longer a priority as they already had my deposit and commitment. Upon closing on my home I was told I would not be given my keys as my wire transfer wasn’t received yet. Even though it was 5 hours since I had wired the closing funds and I had proof it was sent. That was an awful experience to be on what should have been a happy and exciting moment . Also they didn’t mention I wouldn’t be getting the keys until AFTER i signed all the papers. Once I received my keys I entered my new home. There were several things not completed that I was told by the construction manager Chris would be done the day before when I had my final walkthrough . A hallway wall was completely bowed and they did an AWFUL job . It was botched !!! Within the first 30 days my siding was coming off my house on the back of my home, the faceplate to my dishwasher was never installed, the screen on my screen door was hanging off, no HVAC return filter was given, they put one light bulb in my garage, a nail pop in the living room, paint bubbled in the bathroom, a dead tree was planted in the front yard, barely any pine straw was out around the yard, the property was filled with trash, cans, wrappers, and scrapes. They tell you to make a list of everything that needs to be fixed within the first 30 days as I did. I am being completely ignored by the construction manager Chris. I have sent email after email , text after text. He will reply to one message every now and again but never mentions when he will come by or when it will be done. It is now more then 60 days past my closing date and still waiting for an update of when this will be done. I mean my siding on my brand new home is not attached and is coming off. I can understand being overwhelmed or busy but this is completely unacceptable as I messaged about this over a month ago and have barely gotten a response at all. If you can choose another builder DO IT. Lennar does not care about you after you sign those documents and make your deposit. Corporate if you see this PLEASE GIVE ME A CALL. ... More

We love our new Lennar home in Westfield, Osborne Trails. Starting with the sales process through closing and possession everything has gone smoothly.

I am grateful that everything is clean and brand new, however, the quality and craftsmanship is lacking. The large kitchen sink has the wrong faucet for that sink size, something like rinsing, the sink out is impossible, and it will have to be replaced. The bathroom faucet leaks under the sink when you splash water washing your face. Over 50% of the installed lights do not work properly. It’s so dim, it’s difficult to see for example cooking in the kitchen or putting on make up in your master bathroom. The backyard is not level. There’s so many large hole like ditches, I have rolled my ankle a few times, I was dismissed & told “it will level out” ? Lennar warranty company has been attentive to most of my request, but I’m told some of it is just them cutting corners and using the cheapest products there’s a garage door with no opener, in addition, there is no handle on the outside of the garage door to open it from the outside. These are just a few of the items that I’ve run across, However, I have not had any issues with the heating and air conditioning, hot water, sewer, etc. So that’s a very big positive. The neighborhood is nice and I look forward to having a clubhouse and pool eventually. I’ve not had an inspection by a private company yet so we’ll see what they say about the “bones” of the house. As soon as we signed the contract, it all went downhill…Lennar struggled and still have not completed items from the Home Celebration walk. You need to chase them to complete otherwise Lennar tries to close the items without completing. Condescending attitude while you bring outstanding items even if it is evident the items are just not completed or do not comply with industry standards.

I don’t feel it’s worth what I paid, after moving in.

Lennar sales office provided excellent customer service and were extremely supportive, collaborative, and patient with our queries and last minute closing issues. We were aware of the contractor grade quality of the materials used. Construction manager is very responsive and addresses the issues promptly. Overall, good experience. Thank you!

The GC (T) was very responsive in all emails UNTIL we met in person and, in our opinion, saw the buyers were a same sex married couple. From that point on he wouldn’t even talk to my husband and I when we had issues. He would only talk past us to the other Lennar associates. He would not even make eye contact and would walk 10ft ahead of us while TRYING to discuss issues. A total of 3 separate offensive interactions. I voiced my issues to the Lennar staff and my realtor about wanting to be done and pull out. Then magically T was artificially friendly and personable. I’m glad I did a 3rd party inspection and additionally did my final walk with a general contractor of my own to address all of his craftsmanship shortcomings and contradict his “within industry standards” BS. This plus the constant follow up with my mortgage guy to supply the documents he said he was going to send, I wouldn’t wish this company on an enemy and fully intend to share my encounter with anyone looking to buy a house. #FHEO ... I bought three homes from Lennar, good quality for the reasonable price in that area. They were also super easy to work throughout the buying process. Love them!

in general, house is ok. service is ok. but just ok. Lennar can do it even better to become great. but you cannot expect that. because of Lennar build massive houses at the same time and want control cost as much as they can according to Lennar. the warranty team is good. always have quick response. most warranty issue are very minor things which they can avoid before house close if they want, you have to escalate and prove it according to the process steps over and over again which make you feel a little bit annoyed.
