The sales people were great, quite knowledgable and very responsive. The closing team was amazing. It was the smoothest closing that we've ever been through. Our home could be close to amazing. The structure itself is very high quality and the designs are beautiful. On the other hand, the finishes are something else altogether. It is the absolute WORST drywall job of any house we have ever lived in. (This makes 29 homes) there are walls that curve as much as an inch from floor to ceiling! The finish on the drywall looks like a 5th grader did it. (There is a reason they use only flat paint!) The electrical is quite questionable. The majority of the house is wired with 14 gauge wire, yet the breakers are 20amp. (How does that pass code) Some circuits have nearly 20 devices on a single circuit. I have never put more that 8 on a circuit. Appliances, fixtures and the like must be the cheapest they could find. We are in the process of replacing most of them. Even interior door knobs stick or fall off after a month. Customer service after the sale is pretty good. The Lennar Centralized Customer Care seems to work pretty well. When we have used it, we have gotten a response within 2 or 3 days. Overall, we have been fairly pleased with everything, but it really could have been an amazing experience had they not been so cheap on the finishes. ... More

Great People from my initial contact with Sany to finance to Jake and title with Michelle and the follow up with Nate. The quality of the home exceeds that of other competitive builders by far in my view with details included that are not offered by other builders and even at a lower price. Overall, the BEST value is with Lennar.

I would say average, not bad, but not amazing. You will get a nice house you’ll just have to work harder at some things. Still working on getting hard water stains off tile, the dishwasher was so cheap we upgraded after the first repair, the carpet was put in so bad it comes up when you vacuum, we have been and still are working hard at getting crickets out of attic, never got a straight answer about yards so that was disheartening, and apparently some get red carpet hand over, we did not, and then we had to chase down the gate remotes. Now, with all that I’d still buy the house, we like the area, the warranty department is amazing!!!!! Just be prepared to do mare work than is expected with buying a new build. But the think you’ll still get a nice house and nice people to work with after you close. ... More

First time building with a track builder. Our sales agent, Sean, went above and beyond. He was very communicative with us throughout the building process. There were some structural issues found by the independent inspector we hired and they were corrected at the pre drywall Phase. We also had a real estate agent, Christina, represent our interest during the 6 month build. She kept us well informed on the construction progress. We would highly recommend hiring an independent home inspector. We feel our home is well built and Lennar’s “everything included” saved us money. What attracted us to this development were the styles of home Lennar offers, the amenities and location. Overall, we are pleased with our new home build. ... More

We had a wonderful experience buying Lennar Home, thank you Stephen for very smooth, quick and Hassle free process till closing. Beautiful house with ample space for closet, kitchen and other rooms. We are enjoying and recommend everyone to go for Lennar Home.

The loan officer Adam and his team did an amazing job when my husband and I were purchasing our new home. Adam stayed on top of things to the very end and even when we had questions after purchasing the home he was very helpful. That’s when I knew he really cared. Also the people at the title company were so patient and great communicators. If I had to start all over, I would love working with them.

The ONLY reason I bought this home was because of Josh. Hands down. Only person who cared to get everything done on time, made sure everything was fixed and touched up and communicated. If it wasn’t for Josh we would not be living here now.

First and foremost, the majority of the individuals we dealt with at Lennar were a pleasure to work with. Lennar has their hand in every aspect of the process sales, construction, mortgage, title, insurance, etc. They tell you that having everything in-house makes for a seamless experience. And you would expect that to be the case. It very much isn’t. The left hand has absolutely no idea what the right hand is doing. In some instances, the left hand didn’t seem to know that the right hand existed. They assign you a “concierge” to be your bridge between all the different moving parts. In reality, they reach out to you every month or so with an update you got two weeks prior from a different entity. No benefit whatsoever. This was our third new build and by far our most expensive, but also by far the most frustrating experience. As for construction, the quality is not good. The entire house is one big patch job. So many mistakes were caught and had to be redone. I understand that nothing will be perfect, but there were quite a few things that had to be re-done. I would hope that any builder would put forth their best effort, regardless of price point as every homebuyer deserves quality. But the quality we got at the 7 figure price point was extremely disappointing. My suggestion to Lennar, creat a sub-brand for homes at this price point and spend a little more on quality trades. Lennar simplifies the purchase process by offering extremely limited options. Carpet and tile have many options, but cabinets and countertops don’t. Forget about getting ANY electrical upgrade options. And the choices they make are questionable. I have 4 switches for the same light. Each switch is within 10 feet of the other. But then I have a room where the only switch is outside in the hall. What? All the rooms get ceiling fan pre-wires, but only one switch so you can’t control the fan and light independently without a remote. Switched outlets in the room? Nope. They cut corners in the most obvious places. The warranty experience is hit or miss. They do schedule repairs fairly quickly, but almost every repair has come with new damage. The paint people spilled a large amount of paint on my tile and covered it with a potted plant. I’m talking like 1/3 quart of paint. The contractors don’t try to resolve the underlying issues. They just do enough to mask the issue. So all in all, we LOVE the design and layout of our home, but you do not get any semblance of value for the prices they are charging. ... More

I’m a first-time homeowner. What should have been the best day of my life was anything but! Lennar won’t work with its customers to accommodate their work schedules. I not only MISSED my closing but I also received NO home orientation and as a result know absolutely nothing about my house. If I could do it all over again I would never have bought a home from Lennar.

I have bought houses before and these has been the most professional, easy-going, and fast close out that I have ever experienced. I closed my house in 30 days. Excellent service all around.

My experience has been very bad, the customer service people are not responsible, the do not care about the client, they never fixed anything or to complement the commitments to fix the property, they make appointments and do not go they do not respect the client's lost time, they do not solve problems it really was one of my worst experiences buying this property, I would never recommend them.

The experience overall was relatively painless. Representatives i spoke to were professional, receptive to concerns, and communicated information to me clearly. Only issue that came up was the report made by the private inspection I had done not being passed onto the construction lead on the home, as their were major issues with the roof that weren't addressed until I personally brought the issue up before the final walk. If I hadn't, it likely would have been missed and lead to disastrous water damage to the home. Aside from that; the construction of the home is fine. I have not detected any major issues 3~ months into my occupation of the home. I have notice several cosmetic issues, such as paint on caulked surfaces peeling off and cracking, and expected nail pops appearing over time. The only other issue that comes to mind is in regards to the ventilation of the second floor. Even with dampers and registers fully open, air flow in the upstairs of the home is very low. It's been mitigated for the most part by the addition of an AC to my HVAC; but the airflow still feels generally stagnant and I sometimes experience mild discomfort heading to a bedroom that is considerably warmer than the downstairs. Overall, I love the home. I'm proud of the decision to purchase it, and I enjoy the location. As long as Lennar works with me if and when issues come up within coverage of the warranty, then I'll have nothing to complain about. ... More

The process was very stressful. No one would answer even when deadlines were coming up. It was constant pressure to sign contracts. Felt forceful. We almost didn’t go through with purchase. The house is nice but cheaply made with lots of issues. Overall a 3/5 recommendation. Still working out issues after 2 months. Overall I am happy to be in a house but the process was a 0-1 star to obtain this house.

Since moving in, we have discovered a lot of subpar Building practices, craftsmanship, and quality of materials. Although addressed with the local customer care team, our backyard is a swamp. Cabinetry finishes failing from a poor cover-up of damage Prior to delivering the home. The subgrade siding material is flaking off on its edges. Our floor is sinking around the entry to the garage. Just to highlight a few of our issues. Starting to feel a little bit like we were scammed a bit.

We had a house already with Lennar that was great quality and a great buying experience. We chose to upgrade and it has led to a great deal of disappointment although the house is exactly what we want. The amount of sloppy work that was done is highly disappointing. What was even more disappointing was being charged $16,000 for delaying a closing when the house was done earlier than anticipated and yet almost nothing on our punchlist was completed. We are now we are having to open warranty tickets for punch list items, have our workdays disrupted when all of this could’ve been done off our punchlist prior to closing on the house. The house sat empty for 3 months and punchlist items were barely touched. It seems strange to me that the house was done 2 1/2 months early, we paid an inspector to come walk through with us, we provided a punchlist of items to be fixed and yet we were pushed to close, charged when we didn’t and nothing was done. My workday is now continually disrupted, and I’m having to restart efforts that require my attention at work because of the disruption. ... More

I was looking to purchase a home early this year. I went to another Lennar community where an agent named Blanca helped me. After deciding that community was not a fit for me, I decided to look at other properties. After letting her know my budget and also timeframe, she kept pushing for an earlier date, to which I didn’t feel comfortable. I decided she was not a fit, because I wanted someone who understood my timeframe and knew I wasn’t interested in spending thousands of dollars more since I was still leasing an apartment. After finding Falcon, I went for a house there. The process was smooth, until the walks and inspections took place. Lots of items needed to be fixed and also there were items that seemed rushed and quickly done, just to get it out of the way and fulfill the closing time. In addition to that, 6 days prior to closing, the Lennar office removed incentives from the sale and increased my closing over 5k more. Unbelievable! They even told me I could stop down from the sale when I said that was not right. After going back and forth during several days, they were able to correct some of the incentives. That was such a nerve-wracking week filled with tons of emotions. It was extremely stressful to say the least! Then, at the last minute, they said that blinds didn’t come with the house, even when I had in writing by 2 people from the company, that blinds came with the home. They told me no. That’s a very deceptive practice. The last thing that happened, on the day of closing, I went to pick up the keys of my new home and the person who was in the office, was the manager Blanca, who in a very condescending and harassing manner asked me why I didn’t put her as my agent, if she was helping me at the beginning. I felt very threatened by the fact she was telling me this as I was picking up my keys. Instead of congratulating me on my home, she was complaining to me that she didn’t pretty much have my sale. I’d also like to give a huge round of applause to customer care representative Arthur Castrejon. He did a spectacular job on the walkthrough and spotted and tagged things that needed fixing before we did and has been available to me after closing when I’ve had questions on things around the home. We recently purchased a unit at Eagle Ridge. While the process of purchasing the unit was fine, the experience after escrow closed was very frustrating. While our customer service rep, Jessica, deserves at least 5 stars for all she did to take care of the items that weren't completed by the close of escrow, the trades were less than responsive and often didn't complete their work properly. I believe there is a serious communication problem between the trades and Lennar. Now that we are more than 2 months post-closing, I believe that work is almost finished. Our salesman, Norman, kept trying to sell us something we did not want and, although, we were #1 on a house, we walked in on a conversation with another prospective where he was about to sell them the house we had been promised. We were just waiting for the house to be released to put our money down. We have had trouble getting warranty work completed. We had a private inspection done and some of those issues, which were supposed to be addressed before we moved in still have not been completed. One guy forgot the paint he needed, said he would close the ticket and reopen it when he got back so he it would look like the work had been completed. Work still has not been completed.
