I am very unhappy with my buying experience with Lennar. The mortgage team had trouble compiling documents, requested the same documents multiple times, had to close twice as they provided incorrect forms, etc.

While we love the new house there are some downsides. Where are the knobs for bathrooms and kitchen cabinets ....... where are the towel racks in bathrooms ..... why are there false drawers in the bathrooms with no space to put a tooth brush? Hey, thanks for the toilet paper holders! This equipment should be Standard. You have Cheap Charlied these pricey homes.

Lennar homes are basic. Carpet, linoleum, paint are poor quality. Representatives provide assurance that if anything is wrong, they will take care of it, but when you enter a warranty claim they deny. Items that are clearly builder mistakes do not get fixed. All Lennar reps - Mortgage - Escrow - Builder tell you it is "not their job" to do something. Very poor service in all departments.

First house I tried to buy was in Seguin, Texas. My closing date was postponed and then on the day of new closing date I was told "your husband has to co-sign." One whole month they couldnt't figure out that my loan was a liability. I was extremely disappointed. They took so many documents but in the end gave me no choice, tried to rush me, gave me advice on cosigning when it's a personal decision and they invaded that personal space, no one asked them for their opinion on co signing part. So, fast forwad in to the new year of 2024, my work took me to Houston, So I started looking for homes around the airport area. I found an old home, inspection didn't go well so i moved on to the next one. I met amazing realestate agent and a lender. They were with me every step of the way showed me so many properties eventhough my budget was smaller. They treated me well, gave me information on financing, no snarky remarks or judgment, treated me like everyone else. I decided to go with them no matter what. Coincidentally I received a text from Austin's lennar sales agent, I informed her that I am no longer looking at the properties in Austin Texas. I am moving to Houston and appreciated the info. So she sent me a link for houston homes and told me prices have dropped. So I drove from Austin to houston to go check it out and since my lender had already approved me for certain amount I was happy to look for homes in that budget. I met sales agent name: A.W at the location. I've already seen these properties on website your other agent gave me. So I arrived early saw everyhome before meeting A.W. He didn't even try to sell me the house. I had to dig for information about what comes with the house, automatic water heater, sprinkler system etc. All questions were asked by me to him. I decided on the house and informed my agent. We tried to negotiate and decided to make an offer. He insisted I should speak to their lender first for perks. I informed him about my previous experience at seguin and i insist on going with my lender. My agent said lender can close in 15 days. Client file is ready. A.W took it personally it seems. He insisted I should atleast speak to lennar mortgage. I insisted on making offer so someone with authority can make that decision. He told me upfront, my offer will get disqualified because he knows lennar doesnt give any discounts if they do they will recover somewhere else. He said send it to me and approval of loan documents and i will let u know in an hour. Two hours later my agent follows up on my behalf, he never bother to text or call. Then when he got in touch with us via group text, he refused to give any discounts. I agree to go with the price as is. He then rushes me to give earnest money and sign papers he asked me over the text "show me a 4 bedroom house for 195k, who told you you can get it for 190k" I said you told me I can make an offer. It wasnt professional. I was driving back to Austin. I had to pull over to reply. I got home and sign papers paid 5% earnest money when its suppose to be 3 %. He didnt go over the document with me not even via zoom or phone. So I missed looking at the closing date. I realized it the next day. I emailed them to help me. A girl approves my requested date on email but doesnt change it in the system. Few days later, at new house orientation, i find out it has not changed, yet. So I asked A.W why? He blamed it on me because apparantely that girl just suggested the date she didn't say she will change it. But I replied and accepted her suggestion..what about acknowledgement? A VP of finance calls me to sell mortgage and I respefully denied but asked his help to change closing date and he said A.W can help you its not a problem, he got a gist of the story and he claimed everyone loves A.W, it doesnt sound like him. I even requested your customer service to remove A.W and customer service said NO. he refused to change the date. I told him i will not get paid if i move my work days. He asked me if house is more important or losing few hundred dollars? He gave me a choice of paying 100 per day to push my closing date. Not to mention on day one he also asked me if i was buying house with cash. He also said he didnt do zoom or phone call on document signing day because I had my agent she could have done it for me. So A W just gets free commission and we do his part of job too? It doesn't end here. I went through so much stress to make the closing happen on given date. He didn't even stayed to hand me the keys. As soon as I pulled up I saw him leaving. You guys charge me 2000 dollars for convenience fees for closing to go smooth. I will never forget what I went through twice. Inflation is bad and your team just added stress to it and charge money for it. My hvac and appliances already used warranty once. Your guys had to come and do the caulking which was marked on Orientation final walk. A Customer service agent ,who setup my appointment to fullfil service request visited physically to check on paint and caulking issues. She also cleaned the drips of paint on cabinet. Gave me advice that in my 11th month I should call for these services. She said you used your warranty it's only one time. Both Sides of my yard is wet for 2 months they sent a guy with a shovel. He removed dead grass and left. The water retention is still there. I didn't sign or acknowledge the completion yet. No one is following up on that. I love my Lennar Home It’s perfect for me and my family

I loved my representative. The quality of the workmanship is a different question. It felt like the bare minimum was done and I was left to catch all the mistakes, and there were many. One example is that my property line extended 5 feet further than any dirt work or landscaping was performed. The side of my yard is at such an angle and rough that you can’t walk on it. Last minute, and half dead sod with a grass that does not match the rest of the yard was laid the day before closing. The side of my house is a hot mess. All concrete is cracked to pieces. No action was taken. I was told that unless it is. 1/4 inch wide, it was not their responsibility. To top it all off, I was showed the neighboring clubhouse and pool when viewing the site. When we attempted to go, we were turned away and told that we have our own pool and it is under construction. We cannot enter any pool except the one in our neighborhood, whenever it is complete. After two months of checking our mail every day, I finally went to the post office to find out what was happening because I did not receive a single piece of mail during that time. Turns out that to this day, there is no mail service in our neighborhood and we must drive to the other side of town and pick our mail up at the post office. I am happy with the quality of the home. If lennar finishes swimming pool, children's play ground, and other amenities listed asap- I think it will be really helpful for us. Thank you

My lot is at least 3 times bigger than my previous home in Moval. Huge house and silent area. No noise or trouble. No problems with the house. Best value compared to other builders.

Electrical issues. Air unit does not cool the upper level well. Hard to plug into the outlet. Paint used is flat except for the wet areas. They should of given an option.

We were impressed with the responsive of Tatum in the walk through; ease of scheduling repairs required; quick response of Sonja Grace our Homebuyer concierge.

Lennar made it a quick process with knowledgeable, friendly staff and great communication all throughout.

We are very pleased with our Lennar Home it was as promised and then some. The sales people were awesome very helpful.

The buying experience went well. The issues we are having is post close follow up and quickly resolving our issues instead of making excuses of why not.

I have experienced excellent team work with Lennar and easier home buying process! This makes me worry free and trust worthy commitment throughout the process until celebrations walk!

the HOA figure was way off from what I was told when purchasing. it went up 25% from what they told me. was flabbergasted and felt like it was a bait and switch.

I did tell the sales agent that this would be a bad review. Seems that in order to save on the almighty dollar everything is done electronically. I insisted on a face to face with the loan officer and an in person closing. Had the face to face with the loan officer and brought all the documents for the loan. That did not work because he did not make copies of all the pages he needed. So had to send again. The concierge was supposed to keep me updated on the progress of the construction but did not. I found out by making regular trips. The house was not thoroughly cleaned when I moved in. I had to clean it, floors, countertops, garage. When my washer was installed and tested the water backed up in the drain. A service call was required and of course plumber could not get it fixed until next day. They had to tear out the wall to get to the trap and cut that out to find a stopper stuck in there, Of course, someone else had to come in to fix the wall. There was also a piece of insulation in the shower drain . Next found that some of the trim under the kitchen cabinets had not been installed. Another service call!. Also, have had so many people coming to my door trying to sell something. The fact that you try to do everything electronically eliminates buyers who are not comfortable or knowledgeable about technology. Someone needs to be in charge of a final review to make sure everything is functioning as it should before the final walkthrough. I would not recommend a Lennar home to anyone else after this experience. Yes the interest rate is good and the $6,000 CCA but that $6,000 goes eaten up by all your fees. ... More

Sinc the closing, more and more problems have appeared.... Ugh

This is our second Lennar home. That's why we came to them. The quality of the workmanship is not as good as it used to be. We felt that everything was rushed. Maybe they had deadlines to meet. The closing was another disaster. Very impersonal. Again pushy to get it done by a certain date. Wouldn't accept we wanted to wait even though we gave them a substantial deposit.

I had the easiest process ever purchasing 2 homes with Lennar. Kassandra, who was our main point of contact, was extremely kind and responsive (even on her days off). I truly have no complaints or even any suggestions on how they can improve. It was almost too easy.

I’ve owned three Lennar built homes. The first two were exceptionally well built However, my current new built home that I just purchased has many issues with building Materials and craftsmanship. Lennar is working with me on my list of issues so hopefully all will be good in time.

I had a very positive experience with Lennar and its staff. They truly care and make sure you understand every step of the processes. Christy and the mortgage reviewer,Nicole,Erin,Chris and, Heleine are great.

Our brand new home is absolutely gorgeous, however the level of workmanship, materials and follow through to correct issues is a disappointment. There is no way you will notice everything at your walkthrough or even within the first 30 days since closing. We have noticed cracks in bathroom floors, scratches in sinks, chips in floors, extremely loud garage doors, nicks in cabinetry, very low quality shelving in kitchen, only one shelf in lower kitchen cabinets, lowest quality toilets and faucets and sadly, so much more. Closets are also built with cheap wire shelving and every unit comes with an unfinished room or closet, no shelving in showers except in master bath and rooms with no ceiling lights. For the price paid for our gorgeous unit, you would assume that everything would be in tip top shape. Owners of brand new construction deserve better and should not be expected to hire contractors to take care of these items upon moving in, including outside decks or patios. ... More
