Overall, I am very grateful to have completed the purchase process and moved into my home. However, the overall experience during the transaction was stressful and felt unnecessarily prolonged at times. The process often seemed unorganized, particularly when it came to completing and coordinating paperwork with the senior loan processor. Communication regarding required documents and signing timelines was frustrating, as many requests felt extremely last-minute and time sensitive. I felt that we did a good job submitting the required documents promptly whenever they were requested. However, whenever we asked for additional time or clarification, the process still felt very rushed and high pressure along with next to no clarification. There were multiple occasions where documents were requested with very short notice, while at the same time there were warnings that escrow could be delayed if they were not submitted immediately. Although I understand that deadlines are important during a home purchase, the process felt overwhelming due to the lack of organization and the urgency surrounding document requests. Making contact with the senior loan processors was also next to impossible by phone. I found myself needing to contact them directly to clarify information and receive clarification about certain documents asked of me in the emails sent but was never able to contact the senior loan advisor. I found myself having to contact the loan officer (Ms. Dewey which did an outstanding job she needs a raise) every time I needed clarification on documents and was extremely well knowing of the process and what I needed to complete tasks. If it wasn’t for Ms. Dewey I would have not been able to purchase this home. Thank you Dewey you were awesome. For the quality of the home if feel like everything was just ok nothing special nor bad. I can absolutely say that the type of work and mindset from Lennar is cheap. A lot of corner cutting and a “if it’s not completely broken we’re not fixing it mindset” which I absolutely did not like. Another note to mention is the lack of information when it came to solar and poorly knowing that solar panels would not be set up and turned on as soon as I moved in. I absolutely would NOT recommend and wouldn’t purchase from Lennar again knowing this would be the plan to purchase. Overall a very stressful and expensive purchase. ... More

I am very disappointed with the quality of the house.This is my worst experience with a builder.There are a lot of issues in the new house, uneven and squeaky floors, low quality materials, appliances that are not working, garden drainage bevels that are not draining water out of the compound after every rain etc.

Josh was great, home is awesome and well built. Extra finishes like full ext irrigation through rain bird and fully energy efficient home/ insulated poured concrete crawl space all pushed me to buy this over other houses I looked at.

In short, once the deal was completed, if you have additional questions or issues about the home, it was hard to get a hold of someone from Lennar.

From the very beginning of my home buying journey, Lennar truly exceeded my expectations. From the beautiful communities and thoughtfully designed homes, to the wide array of options available, the entire experience felt modern, organized, and exciting. One of the things that impressed me the most was the technology and systems Lennar uses throughout the process. Everything was seamless and user-friendly, with important information always easily accessible and at my fingertips. It made what can normally feel like a stressful process feel smooth and manageable. The support I received every step of the way was exceptional — from the sales team, to finance, to the concierge support, and even after closing. Anytime I had a small item come up after walkthrough, submitting requests was simple and customer service was incredibly responsive and quick to help. No experience is ever 100% perfect, and I did have a few minor hiccups along the way, but the pros have far outweighed the cons by far. Overall, I truly can’t say enough good things about my experience with Lennar and how supported I felt throughout the entire process. From day one when I inquired about a new build and saw Lennar building in my area, I was impressed immensely by the level of customer service Lennar holds here in Colorado Springs - Percheron. Our rep was amazing to work with from going under contract with a contingency offer, to getting into the home with online closing, and new home celebration. Their attention to detail and customer service has truly been so wonderful as a first time new build owner. They were considerate of our own independent inspection before closing and that process was great. The neighborhood is wonderful and my family is very grateful for having this experience. Lennar really made an ideal floor plan for my family’s need with the Next Gen concept, and it’s just a wonderful home. ... More

It was very easy. They were very helpful all along the way through every step of the process. I have bought several homes in the past and this was the best experience I’ve had in buying a home.

Everyone was very nice and helpful. When we moved in there were some paint spots on the floor but they were taken care of the next day. Over all we are vary pleased with our house

Overall experience is pretty seamless however it was not worthy negotiations I didn’t got good support from seller it was my interest in Lennar construction to move forward with, quality of construction is good. Only thing I hated is experience with lending they could have done much much better they barely take your calls being first time buying I expected better handling of my case. Apart from that I love this home.

I had a good experience when it came to getting my home. I did have a few times that all was quiet and I was confused where the process was at. At the end my loan officers Jennifer and Susan gave me a sense of ease. They gave me feedback on a regular basis. Overall, I will have to say Lennar has a great fast process to purchase a home. I honest love my new home.

Terrible experience! House has to many defects

Have had minor issues come up as the house settles, and Lennar and their team have been very responsive to concerns and repairs.

The agent was super helpful.

The overall experience was great, however your sales person Paul did not follow through on any promises. After 4 emails, several calls and texts I finally gave up. Horrible customer service.

Our fence is still not done and we aren’t able to complete our backyard landscaping. There is so much mud surrounding our side of the home and our dog keeps stepping on it, bringing mud into our home. They don’t care to address this issue stating it’s in the land developers hands, but Lennar should step up and take care of this. We have a home with a backyard. We should be able to let our dog in and out to do his business, yet we are having to walk him out each time. So inconvenient and so frustrating. It’s like we are living in an apartment but worse. Wonderful experience from start to closing with Lennar

Everybody was a huge help in making this process understandable and easy as possible to follow. From Sales to the Loan Officer to the Super. All my questions were answered with great patience. They were always available for me when I needed help and were extremely professional and nice. I appreciate everybody that was involved in making my 1st home buying experience amazing!

Overall construction quality is ok, some attention to detail could improve. Warranty process has worked very well, each issue responded to in timely manner. Mariella has done a very good job responding and getting items taken care of through warranty process. Walk-through punch list issues have not been addressed well, it's a battle to get any attention on these issues, some stil not addressed 2 months after closing. That has been frustrating.

It seemed like none of the departments communicated with each other unless prompted by client or realtor. We finally got the home, but there were so many complications to get through and no one communicated with the other so everyone was on a different timeline. Moved in with a recalled gas leaking oven and no one from Lennar could help or even get in touch with the company that provided the ovens upon their request for the home. Have been moved in a little over a month and have noticed cracking in walls and ceilings from uneven settlement. Blessed to be in our first home, but as a well known neighborhood company they could improve in a few places. ... More

Do not buy from Lennar. If there is an issue with your home that is covered by the warranty, or they said would be fixed before closing, they do not do the repair. They are shady and unscrupulous. Dig into Lennar before buying.

As a Phase 1 buyer, I am deeply disappointed with Lennar’s poor customer service and lack of accountability. I highly recommend that future buyers take their time and do not rush into early phases with this builder. Here are the main issues we are currently facing: Unfair Price Drops: Phase 1 buyers endured high interest rates, constant construction noise, and traffic disruptions. Instead of protecting our investment, Lennar immediately offered massive discounts for later phases, leaving early buyers at a financial disadvantage. Lack of Community Care: We pay full HOA fees but do not get full benefits. Streetlights are barely turned on at night. Furthermore, they planted unnecessary, unappealing landscaping that wastes an excessive amount of water, driving up our bills. Poor Communication: Now that the sales are finalized, Lennar completely ignores emails from Phase 1 residents. There is zero post-purchase care. Pest and Utility Issues: Due to the ongoing construction, multiple homes are dealing with sudden infestations of ants and cockroaches. On top of that, our electricity bills have inexplicably doubled compared to normal usage, which is a widespread issue among neighbors. Hidden Construction Defects: There was a known systemic issue with the water heaters and electrical work in Phase 1. Instead of issuing a community-wide fix, Lennar only repairs it if a homeowner happens to find out and demands a resolution. Purchasing a new home should be an exciting milestone, but Lennar’s cold and indifferent attitude has made this a frustrating experience. If you are buying a Lennar home, do not rush. I made an appointment to look at a model home. Upon arriving, Jeanette was the rep we met but she was not friendly in greeting us and the schedule for other reps were messed up so we were handed to her last minute. She rushed us to sign the earnest money deposit but glad for my realtor for sticking up for us to not signing it right away. She also misspelled our names after telling her it was wrong multiple times. Shaun was the home concierge. Besides the opening emails, she had poor communication. My realtor and I could not reach her when we had questions. She also did not let us know the second home inspection was delayed until 10 minutes before the appointment so we wasted our time to come out to the house for nothing. I had to double check every future appointment being made. Amber was the mortgage originator. She was great in the beginning but stopped responding when we had issues. She stepped in the day before closing to push our loan through. When I had questions after the closing on how to pay or who to contact, there was no communication whatsoever. Johnathan was the loan processor. He made an issue about the lady bird deed that didnt apply to our loan and wasted two weeks of going back and forth about it. His communication was the worst and then to find out he left the job made us furious knowing that he didnt care. Michelle was the next loan processor that was assigned to us. We explained the whole situation and stated that we would pay all bills at closing but none of that mattered. We ended up making double payments for our bills because of billing statements were not available. Jamal was the quality control manager. He was nice at first and explained everything but he didnt let us know the reason why we were there - to blue tape flaws. Once we started doing blue tape, he was getting aggravated and was rushing us after 1 hour. He also didnt let us know about the second home inspection delay 10 minutes before the appointment. The second home inspection he told us we couldn't use a flashlight during the home inspection and to stand 6 feet away while inspecting despite using one during the first home inspection and didnt say anything. He ensured us that everything would be fixed before closing (small details were not fixed before closing). The last home inspection, I asked for the front door to be locked once the little details were supposed to be finished but upon arriving after collecting keys, the front door and patio door was not locked. We were told that doors would be locked once everything was signed off per rep, concierge, and quality control manager. Upon collecting keys, a rep said Jeanette would gift us a house warming gift that all reps do for buyers - we have never received anything after closing on the house. During the first night, water leaked through the first floor ceiling vent from the second floor bathtub. The result was the shower walls were not installed correctly. The hot water heater leaked for a couple weeks. Hot water lasts about 15 minutes and going to put a ticket in for that. The third party vendor plumbers were horrible, the third party remediation team was great, and the lennar customer care (after closing) have been helpful so far. Overall, horrible communication even when we bought the house as is and didnt pick designs or upgrades. After closing and closer inspection, materials used are usually for rentals. The only reason we bought the house was because the numbers were right for a 5 bed 2.5 bath house compared to other local cities. Would we buy another Lennar? It's a no for now but if a future opportunity opens, maybe for rental but not a forever home. ... More

Our seller agent (Ashley) was friendly, helpful and welcoming. Handyman Rod has been quick to respond in correcting a number of issues, including helping us move cabinet shelves that were stuck in place by plastic supports that were very hard to remove. Unfortunately three or four pieces of backyard sod (grass) have died, and no one from the landscape company has returned our calls asking for that sod to be replaced. We hope our backyard lawn will be repaired soon. Overall quality of material in our 1903 square foot home is acceptable, but we did replace the slow drop toilet seat in our master bath because it was plastic, not wood. Window coverings cost us almost $8K to install because they did not come with the house, but we knew that when we purchased the home. Arranging for our solar by GAF to take over from PG&E was a bit of a hassle, and we were told it will not be activated for up to three months, so as of late May our electricity is still with PG&E. Buyers should be made aware of the very restrictive HOA rules that are being proposed that limit what we can do even in our backyard. Finally, we learned after close of escrow that we’d only get one garage door opener (we have two cars). That was a disappointing surprise. We also learned that our garage door did not allow use of an app that would allow us to open the door with our iPhones. We also learned that Lennar had decided to give two openers to homebuyers who’s escrow closed two days after ours did on March 30th!
