I am very happy with my new property acquisition; however, after the walkthrough I experienced some disappointing scenarios in regards to what is shown in the model home, the Coach-Condo features list at the moment of signing a pre-purchase contract vs. what is finally delivered by Lennar. Unfortunately, the more units are constructed, the more noticeable is what Lennar has cut down in so many features. Perhaps, trying to reduce some construction budget is generating a huge unsatisfaction in the purchasing experience, such as quality of materials, eliminated features, and miss delivery of things impacting the whole purchasing experience. In general, the concept sold by Lennar is great but the overall quality of the process shows a "Big Rush" to finish construction ruining a big portion of the purchasing satisfaction. One good side is "Lennar Title Company" and the Customer Care Representative, Suzanne Whitty, who has faced a lot of unattended issues during construction. Little details in construction that could be resolved by attention to details or by a little more of investment by Lennar (which might represent a cost of ~approx. $2K to $3K) may make the difference to avoid disappointed customers. The only problem was with the lending process and with my loan officer. He was not responsive and forgot to do my 2/1 buy down. I noticed that and on the day of closing, after my docs was released to record they had to withdraw and redo all the loan docs delaying my closing causing me a big problem

I'm new to Texas and to Lennar. My experience with Lennar's teams of professionals has been out of the box, amazing. Everything was handled either over the phone, on-line or via text other than my initial viewing of the home and the two walk-throughs of which my son attended in my stead. If I can get through the the process of purchasing a home while still residing in North Carolina and EXTREMELY technology deficient, anyone can! I highly recommend Lennar. I feel like Family!

Lennar was a huge blessing for us in search of our first home. Not only did they have the best price around, but also were able to get us the best fixed interest rate around at nearly 2% below the going rates. The home was above par from finish work, lay out, all the way to outward street appearance. Our only complaint was the Lennar agent we worked with was often very hard to get ahold of to answer our questions or concerns. Other than that, it was a phenomenal experience for our little family.

Our salesperson was outstanding. He was very thorough and responsive to questions during and after buying phase.

Nice spec home with great design/layout and able to further personalize to meet my needs. Yard needs work-lots of mounds and low areas and turf not growing as it should on this property but not all properties. Lennar very responsive to address issues & answer questions so overall, good experience continues to evolve over time

My experience with Lennar was great. The staff that I worked with were professional and available for questions whenever needed. I would recommend Lennar to others.

The home liason, loan officer, and sales team were all top notch. Lennar did their best to deliver a quality home with upgrades that helped to make the home purchase more affordable.

The warranty representative has repeatedly come to us with solutions to issue which we have brought to him. Thanks to him.

Overall good experience with recent purchases

So far so good. The price is fair according to today's prices. Good experience: Fast costumer care, all my requests have been responded quick and kindly. Not so good experience: We have been waiting for the sod to be installed for 2 months now. Bad experience: Having only one hose bib at the front of the house and having to install a second one for the backyard. A lot of time and money spent for something that the Builder would had done very cheap and fast. No

Hi Lennar - My Overall Home buying Experience with Lennar is good, Couple of minor Issues couple of things which Lennar might Have done better. I give my highest rating to Sales Representaive and Mortgage Finance Representative., They are very polite , ready to help when I need clarification. 1)Final Home Owner walk thru might have been better, Construction Manager was handling many closing at same Time which ended up not handing over the keys. 2)Lennar Title didn't pay HOi Insurance premium to the Right Insurance due to administrative error which ended Insurance company sending Insurance cancellation notice. I’ve lost tons of sleep, the experience was to say the least was heart wrenching at times, you forget this is a business first for them and a home buying experience for you second in their eyes. You’ll want to leave and forget everyone associated with the process and then you’ll wake up one day with an email saying you’re clear to close and it’ll all be worth it and you’ll thank everyone evolved. Well maybe everyone…lol My advice, be good to yourself. Compared to what you’ve gone through in your life to get to this point consider this a walk in the park. Happy with the home / lot we selected, no major issues with the construction and quality . A lot of gray areas in the closing process .

I was told throughout the home buying process by the realtors in the office and walk through team, who are all employed of Lennar, that I could put a fence in my backyard as long as it was 4ft or 5ft back aluminum. I have had the most frustrating time getting my fence approved since day 1. There are other houses with fences like mine that don’t cover the entire property. The covenants state that I don’t have to. I don’t appreciate being told by every person I talked to that represents your company I can do something that has become a huge headache. You either need to fix my problem with putting my fence in or not say a word when selling homes about what owners can and can’t do. ... More

Both my real-estate representative (Pam) and construction representative (Brian) were excellent to deal with. 5 stars each. They were knowledgeable and very attentative to my needs throughout the home buying process.

This was a very fast process especially if you have all of the required documents ready. The saleswoman, and loan officer worked together and answered every question. The loan officer held our hand and she was great. Now the underwriting was a different story. This was the most difficult part of the whole ordeal. Bottom line have all your ducks in a row. We are very pleased with this investment.

Overall the experience was good. There was a lack of communication at times. When asked to re-evaluate certain items in the home, there were times we were given the runaround. A few items we asked to be fixed before closing, we were then told they were fixed but after closing we had to have them re-assess items that needed correcting. At the end of the day, we would go with Lennar again, and we love our house. Just could not give 5 stars for those few things.

Everyone was very through during the showing, buying and closing process.

The sales process of my experience was disappointing as I was misled (straight up given wrong information) on several points. Fortunately, I had my own real estate agent to guide me appropriately. The rest of the experience, however, was good. Dylan, Evan and Logan were standouts in this process. They ensured that I was informed and made themselves available. Logan had to deal with the misrepresentations from the sales piece of this and he handled it very well. I was sad to see the exact same home that I bought being sold for a lot less in my neighborhood than what I paid. Feels like that decreases the property values for those that purchased out here first. ... More

New construction, exciting but very stressful, from the Finance to the Home building experience. Lennar really works with you to try get you into a home.

My first home buying experience. While everything mostly went smoothly, I would have appreciated a little more flexibility. I had told the salesperson from day one I would be out of state by the time the closing date came, and absolutely intractable for 3 days difference - over the holidays at that. That being said, they have been responsive to any issues that have cropped up from internet, to occasional plumbing things. Overall, I am still very happy with my house. :)

Good value for the money. Utilities are a little higher here and propane is not something I like as much as natural gas but all the new homes at Saddle Ridge have propane tanks. Builder has been responsive to issues and they have a rep to work with for unresolved problems.
