With the market being what it is, my wife and I had become more and more pessimistic about ever owning a home. Prices are skyrocketing, companies would out-bid us on the homes we could afford, and we were getting priced out of shacks without roofs on the market. My wife saw an advertisement for Lennar specifically stating that if you thought you couldn't afford a home, to try them. Poor workmanship, unresponsive to issues

We had many discussions about the floor not being level because of flooring joist that were over cut and not supported properly. We have kitchen cabinets that don’t work and after submitting repair order they show up with no parts and say put another request in. Main bathroom above garage is not insulated. Huge temperature difference between the first floor and second. All concerns that were pointed out during construction and after with no corrective actions planned.

I could never receive an immediate answer on any issue, every reply took anywhere from 3 - 14 days. Every concern regarding the build of my home was either disregarded or denied. 3rd Party walk-through was never performed as promised. 90% of blue tape items noted as deficient were not completed and then bent over a barrel to sign-off and close or incur fees. If given a choice, I would never deal with LENNAR again, but I don't think that any other builder in this current climate would be any different or better. Bad overall attitude from all construction team. Very rude and intimidating at times I felt I was about to get into a physical fight with this construction and Lennar customer service team. They were very dishonest. This is my second Lennar home and did not even compare to the great experience I received the first time.

Customer service suck from Sales to Titles.

The Sales is like buy it or leave it attitude. Orientation guy super rude, had to complain to re- schedule. Title not smooth too, waiting in the lobby for 4 hours, no one come out say a word. Until buyer go inside asking for help. Maybe I am not a rich value buyer for them, but they won’t make a penny from me in the future.

Overall decent experience. This is not our first purchase from Lennar. Construction manager and sales staff were good. Lennar mortgage consultants are barely ever available to talk on the phone. Good closing incentive by the seller.

We are very thankful to have finally closed on our new home in Ave Maria. It has been quite an adventure, but I do have to say we love where we live! The neighbors and people within the community are so friendly and awesome! With everything there are ups and downs. The home consultant used predatory methods to rush me into making a decision to sign a purchase agreement. He was also unprofessional with his communication and didn’t upload the information into my portal that I needed for this to be a smooth process after settlement. The construction manager has not been knowledgeable on various processes that he should have a firm grasp on. 1. Every Loan processor that was involved with our loan, whether it were a Senior Loan Processor or not, kept asking for the same documents repeatedly after they have been sent. We were emailed on 9/5/23, 9/8/23, 9/14/23, 9/15/23 to provide a copy of social security card, but we were informed by Bryan D. that the 1099 form would suffice as a form of their SSN. 2. Terrible construction managers

Service after purchase was much better than during construction. The construction managers were absolutely terrible causing months of delays due to manager oversight on easy things. They promised us closing dates and continued to miss those dates causing us to have to delay selling Two homes and missing the height of the summer market. We then had to store our moving truck contents for 2 weeks costing us 6,000.00 in extra moving fees because they didn’t hit the closing date they assured us they would make. This is the first home that I bought that was built from the ground up and it’s hard on the review because Lennar’s People were magnificent. Cannot fit Hyundai SUV into villa one car garage.

During model walk thru or new home construction or during any time throughout the sales process did Lennar explain that SUV owners would find out they cannot fit a mid to small size SUV into a Villa garage. It's too narrow even if I push both side mirrors in.

We felt a lot of pressure to close our home even though it wasn't ready. We should have been able to wait to inspect the home then have another week before closing for items to be repaired. Overall the house is nice and Lennar knows what the consumer wants for interior layout. However I feel some sub contractors need to be fired. First off our trim is a disaster. Nicks and missing chunks everywhere like they used bottoms of the barrel wood and slapped some paint on it. Second, Lennar really failed on the paint. Single coat (lightly done at that) is completely unacceptable at this price point. Third, this one we knew from the start but still needs to be mention, how much more is it to just prime the garage and not leave the walls bare. That is just straight nickel and diming. ...

They oversell expectations and under perform the exection in my opinion. Based on the feild team they need a better process for quility control. They don't like to give you plans based on architectural or structurals, but know this its public record and you can get them from the city or county free of charge.
