Very happy with our home amd the experience

Took my EMD. Made promises that weren’t kept. I am completely traumatized from the experience I had with Lennar. So much so that I may never try to buy a house again.

My experience with Lennar was okay. Being a first-time home buyer, I did get a pretty good deal. However, going through the loan process was an eye-opening experience. Lennar mortgage was very demanding and expected me to drop everything and get what they wanted done immediately. I also felt like it was somewhat of a high pressure sale on this house. The area is hard to get to. If there were better access roads to major highways. My work commute would be cut by at least 10 to 15 minutes. I really hope that Lennar is working with community planners to start opening up four lane roads for the increase in traffic in this area. I do enjoy the neighborhood that I live in. But I am at a distance from the things I like to do and enjoy. The new driving is definitely an adjustment. Hopefully this will be changing in a couple of years. I just don't see how it can stay the same with the number of homes that they are building in this area. If things don't change I give my current home 1 to 2 years of living before I move and find something closer. I have also noticed that there are some things such as appliances and my garage door opener that are starting to have some issues after moving in and living in my house for maybe a couple months. You would think these sort of things would last a little bit longer. My neighbor has also complained about the lack of quality workmanship in his house and I've noticed in my house as well. My advice to someone wanting to purchase a house in this neighborhood is keep your eyes open on everything. Superb customer service from start to finish! Dennis, Frank, and my incredibly patient loan office, Jon (just to name a few) exemplified spectacular customer service. I truly felt like I was in good hands the entire time. Amazing customer service, quick response times and quick issue resolutions. I enjoyed working with everyone I came in contact with. Especially Eric when it came time to learn about the house he was extremely helpful. I have recommended 4 family members to definitely move into the same area I am confident they will buy one of your homes.

My experience with Lennar has been mixed, but the negatives ultimately outweigh the positives. To start, the home buying process was easy and streamlined, which is one of the few highlights. However, I strongly recommend using a third-party lender, as Lennar sells your mortgage off and better options are often available elsewhere. Where things fall apart is in the quality of the build. It’s very clear that corners are cut to keep homes “affordable.” I was even told directly that if something is only recommended by code, they won’t do it only what is absolutely required. There have been multiple issues with workmanship and materials, including: • Poorly executed ceiling texture (knockdown finish) • Cabinets improperly sized for the space, causing appliances like the refrigerator to not fit correctly • Listing photos that do not match the actual finished home • Grout left unsealed despite requiring it, and refusal to fix it. Caulked tubes under sinks (this tells me someone didn’t install them properly with the correct tread size or gasket) • Crawlspace liner sitting in water, with a filled radon tube • Uneven walls and beams • Nails and construction debris left in the backyard, creating safety hazards The cabinet layout alone is unacceptable. The measurements are so poorly planned that standard appliances don’t fit properly, which should never happen in a new build. It reflects a serious lack of basic planning and competence. Whoever designed this layout clearly did not apply even fundamental spatial or measurement standards, and it shows immediately when you step into the kitchen. As for warranty and repairs, getting issues addressed is inconsistent at best. It feels like a 50/50 chance whether something will actually be fixed. Many concerns are brushed off as “standard,” even when they are obvious workmanship issues. During the closing process, there was also pressure to confirm items were completed even when they were not just to move the sale forward. The sales team was friendly in the beginning, but once concerns were raised, that attitude shifted. Responsiveness declined, and getting accountability became difficult. From a builder’s perspective, these homes are clearly built quickly and cheaply. I am already in the process of correcting multiple issues myself, which defeats the purpose of buying a new home. At this point, I genuinely hope the home holds up long-term. If we are talking quality and craftsmanship, I suggest to shop around at other builders to see their offerings before making a final decision here. If we are talking communication with the sales team, their leadership, the lender, etc.,during the home buying process - decline to further comment.

Overall, the homebuying process went smoothly, and I appreciate the professionalism of the sales team. However, my experience with post-sale warranty support has been disappointing. A construction-related issue was identified at the rear door, where an improperly installed threshold is allowing water and dirt to enter the home. The property has not yet been occupied, and the condition of the flooring is entirely due to this defect. At this time, the main issue—the door itself—has not been repaired, and no work has been completed. The cleaning concern is secondary, as it cannot be properly addressed until the underlying problem with the door is fixed. Additionally, due to this issue, the home cannot be rented in its current condition, which is directly impacting its intended use. Despite this, the warranty team has declined responsibility for cleaning and has not provided clear follow-up or resolution on the primary repair. Communication has been inconsistent, and the issue remains unresolved. As a homeowner, I expected that defects related to workmanship would be fully addressed, including both the root cause and any resulting impact. Rushing for closing without proper completion of home surroundings like drive way, backyard, very late response after closing like take it and go.

Since closing on the home in February and moving in, we have encountered multiple issues across several areas of the property, including: Floor tile installation Drywall finishing and painting Exterior workmanship Kitchen countertop installation Front door installation Closet door installations More recently, we discovered a cracked PVC plumbing pipe beneath the driveway, which has led to slow backups in the toilets and master bathroom shower. We understand that repairing this will require excavation of the driveway and surrounding ground, which raises additional concerns about the original installation and overall construction quality. I do want to acknowledge that each time we’ve submitted a service request, your customer service team has been responsive, professional, and efficient. We genuinely appreciate how quickly and respectfully these issues have been addressed after the fact. However, the volume and frequency of these issues—especially so soon after closing—point to a larger concern with workmanship and quality control during construction and final inspection. This is not about isolated repairs; it reflects a broader breakdown in pre-delivery quality assurance. Given this, I am requesting escalation of this matter to a senior-level representative. I would like to: Understand how these issues were not identified or resolved prior to closing Review the quality control and inspection processes applied to this home Discuss a comprehensive plan to address current and potential underlying issues—not just individual repairs as they arise Ensure confidence in the long-term integrity of the home This situation has significantly impacted our confidence in the construction quality, and I believe it warrants a more thorough review at a higher level. Lennar's staff was very easy to work with. From our first appointment to the picking up our keys, Lennar accommodated our needs and requests throughout the homebuying process. A business I could trust and personal relationship to continue in the future.

Had no agent present at closing mine had quit several weeks before closing found out the day of closing Agent neglected to notify as well as Lennar. they dont mention the $76.00 sewer fee until your done.They lost my down payment cashers check $6,800 which was a overpayment still haven't been refunded. That gets their attention from the Miami office and The lawyer from the 2002 class at The university of Alabama should be disbarred . The only truth they tell is their one & done .Nobody is ever coming back to fix anything . Each house has multiple issues and can never be addressed examples cabinets backwards, uneven whole pieces of sod missing concrete pieces & brick showing in yard wonderful for lawnmower .my driveway is ruined and cant be fixed its been pressure washed & steal bristle brushed twice weaking the concrete this was by builder. I recommend replacement its some kind of expoxiey .Another thing the nice new carrier AC is leaning 3 inches or more North sinking because of poor and fast workmanship. No sod period as well as my neighbors once again nobody's coming back to many things for two builders trying to hurry building several phases probably 80 to 90 homes or more.They do like their Saturday & Sunday off im sure their personal home is just like mine.Once again Lennar is not responsible for anything period But they do like money but cant take responsibility for doing stupid business practices Would have been no problems if it had been wired electronically like most real companies do now & your noterary Birmingham Hoover office & Fed ex would have not lost and I would not be harassed everday. Tuscaloosa area beware of the hidden sewage fee $76 or $78 extra plus extra association $30 they do tell you that part but its mainly run by children like the workers here either that or they are drunk the association is mainly a kickback scam nobody will ever be seen Lawyers are suppose to identify themselves after 23years i would have my own practice or be with a responsible and established firm.Shame on the whole system for letting these thugs hurt so many poor or low income people. We had a great experience overall with the home buying process. All of the lenders were wonderful to work with, and the initial team member who guided us through the early stages was incredibly helpful and made everything feel smooth and manageable. The only downside was our experience with the “concierge” role. In the initial email, it was presented as the main point of contact for any questions or next steps. However, when we reached out, the responses often came across as dismissive, and at times we felt like our questions were an inconvenience. We also called and left multiple messages but did not receive return calls. Additionally, most of the communication we received from this role focused on general community updates, which wasn’t particularly helpful during such an important and detail-oriented process. Aside from that experience, everyone else we worked with was amazing. It was just disappointing that the one role designed to support us throughout the process did not meet expectations. ... More

Great experience in the purchase of our new home. House feels like home and I love the open concept. Moving from Arizona to Pleasanton Texas has been memorable. Everyone involved made it easy for us . Love the home.

I feel that you took the cheap way out when you could. For example no hardware in any of the bathrooms. I had to purchase and install towel bars, toilet paper holder etc. cheapens the whole experience

The repair person doesn’t call back or text. I reached out many times . I think it’s very frustrating for a house only 2 months later .

Highs and lows through process with Lennar staff, was provided incorrect information for lot and I caught the error right before signing contract. Staff responsiveness has been inconsistent especially following closing. However, I love my home but the community has debris throughout my phase, so hoping this stops as construction wraps up.

The overall experience was positive. We did experience difficulties when we needed to modify the contact because the house needed to be titled to our trust rather than too us. Sales staff was available and followed through on all requests and questions. The walk-through was very extensive and thorough.

The house is great, and we love the neighborhood. The home is well built and any issues we have had have been promptly addressed. Our concierge was not helpful at any point, and scheduling with them was definitely not easy for working parents. Hopefully they do actually provide a service to others. However, our closing day was a nightmare, with the Lennar Mortgage Team majorly dropping the ball and causing our closing lawyers appointment to run past 6pm on a Friday, after hours of waiting on them to do their part. This cost us hundreds in mover fees while the moving team sat waiting on us in our driveway. I now look back at that day with sadness instead of excitement.
