The home consultant used predatory methods to rush me into making a decision to sign a purchase agreement. He was also unprofessional with his communication and didn’t upload the information into my portal that I needed for this to be a smooth process after settlement. The construction manager has not been knowledgeable on various processes that he should have a firm grasp on. The entire process has been beyond stressful and most of the customer care reps have provided mediocre customer service that is just going through the motions and not taking the time to understand the issues. Ultimately, Lennar moved people in before the community was ready. We have suffered the consequences of a rushed project and it is quite unfortunate. There also needed to be better communication with the lending process. I recommend choosing a different brand of appliances for your next project because the number of issues we’ve had in this brand new home are astonishing. 1. Every Loan processor that was involved with our loan, whether it were a Senior Loan Processor or not, kept asking for the same documents repeatedly after they have been sent. We were emailed on 9/5/23, 9/8/23, 9/14/23, 9/15/23 to provide a copy of social security card, but we were informed by Bryan D. that the 1099 form would suffice as a form of their SSN. 2. With said loan processors, they kept insisting that there was a bank account that had belonged to me and my husband, when they actually belonged to my in-laws, even after being told countless times that it did not belong to us. 3. Loan Processor, Bryan D., was asked several times what the interest rate and monthly payments were and he had refrained from sending that specific information. I do not feel comfortable, nor do I think it is right, to have to walk into my closing appointment with absolutely no idea what my costs will be. Would anybody feel comfortable with this? Or am I just another paycheck for you all, so my interests don’t matter? 4. The incompetent communication between the New Home consultant and the Construction manager regarding the appliances being installed prior to the third party home inspection. 5. I scheduled the original NHO virtually with Kristine M., who is a part of the Homebuyer concierge, since that was an option, but at the time of the appointment, no one reached out to me to give me any FaceTime call or zoom meeting link when I tried reaching out for this information. In fact, no one confirmed the appointment with me at all. 6. My parents were with me during the second walk through on 9/19. During the third walk through, on 9/21, we were not informed Nicole C. that we could not have my parents do the walkthrough for us. My husband and I cannot take off days easily as we both work Monday-Friday from 8-5. My in laws, who are the co-signers, are out of the country. And my husband and I had taken 9/22 off for closing. Coincidentally, I could not schedule anything after 5pm due to Lennar’s schedule for their employees. I figured with our circumstance with the other two co-signers being in a different country, having my parents proxy would be alright since they went to the second walk through with me. 7. During the third walk through, everything that was discussed during the walk through from 9/19 was NOT addressed and the house was extremely dirty a DAY BEFORE closing. We requested another walk through same day at 530pm. I was informed by the New Home Consultant, Diana M. that we would be meeting with another Customer Rep Jose M. as a courtesy because he doesn’t get paid overtime. This gentleman did not show up with the walk through list and was unprepared. We were informed to be on time since this was a courtesy from Lennar, but he came unprepared..? There would not have to had been a FOURTH walk through if everything that was discussed during the SECOND walk through had been addressed appropriately. And, my parents’ time would not have been wasted. This caused the paperwork that Lennar Mortgage needed to be pushed back because we needed to wait for the builder to sign off the statement. I do not appreciate the number of walkthroughs being blamed on us because had everything been addressed, only ONE would have been needed. 8. The New Home Consultant Diana M. was not very pleasant with me on the phone when she had informed me that my father was disrespectful to the customer care representatives and stormed off during the second walk through. This was completely false information, as she wasn’t even there at the walk through, nor has he even met her. 9. On closing day, we were to do the closing remotely for the convenience of my in laws since they are in the Philippines, a different country, meaning 13+ hours ahead of us. We received the notarization linvitation link at noon, which is 1am in the Philippines. We were informed that as long as everyone signs before 4pm and funds are received, we would be able to receive the keys to the house. We’ve told Lennar Mortgage countless times that the co-signers were OUT OF THE COUNTRY and the time difference is crucial for documents that were given to us with two day deadlines. 10. There was an IT issue with the Proof Closing team. As that issue was being resolved, my husband and I made our way to Lennar title to make sure we make it on time to drop off the closing fee funds and I could do my portion of the notarizing on the way so we can make the deadline to receive the keys. 11. As I start my process with speaking to a notary Ralph W, he immediately noticed that my first name on my drivers license does not match the signed documents that were signed. The notary wanted me to reach out to the loan officer, Bryan D., to see how we would proceed with this issue. We waited several minutes before calling to ask him if he saw our text message regarding the issue. He never did. We never got to close on our house the day we were supposed to due to this department’s incompetence. 11. With three Loan Processors, Bryan D., Mel J., Christine S., two of them being Senior Loan Processors, Mel J. and Christine S., they all still missed the fact that my Drivers License and SSN card have different first names. This was not caught until our CLOSING day when it should have been caught day one. And that is to name A FEW mistakes that Lennar has made. Lennar has made my husband’s and my first time home buyer experience the worst experience we’ve ever had. There was no care, there was no compassion, and there was no initiative to help when we needed it most. When it comes to something that they need, they need it ASAP. But, when it comes to something that you need, everyone drags their feet and points their finger with nothing getting done. Over all a great buying experince.The enire Staff are Professional and well versed in their job areas. HIGHLY RECOMMEND to buy a new home from with Lennar

Home is amazing and beautiful. Very frustrated they put such cheap materials in wherever they could. Then when these cheap materials break in the first few weeks you have to jump through hoops to get them fixed. Everyone passes the buck and they make You jump through difficult hoops to get things fixed. They say they are so easy to file a home warranty claim, but it is time consuming. The follow up appointment with Josh was a joke!!! He acted like he was there to help you with all the problems you are having, but in reality he did not help us at all just said fill out a warranty claim. He only wanted to hear things were great instead or reality and feedback. That was not the helpful follow up we had hoped for. All of my neighbors complain about the very cheap closets. I know of three homes where they broke in the first week. The builder should be ashamed of themselves for building such a cheap closet in homes costing 750k+. We will love living here, but it is just a shame we are having to spend our own money to fix things that break because they were put in to save a couple dollars for the builder. Service after purchase was much better than during construction. The construction managers were absolutely terrible causing months of delays due to manager oversight on easy things. They promised us closing dates and continued to miss those dates causing us to have to delay selling Two homes and missing the height of the summer market. We then had to store our moving truck contents for 2 weeks costing us 6,000.00 in extra moving fees because they didn’t hit the closing date they assured us they would make. This is the first home that I bought that was built from the ground up and it’s hard on the review because Lennar’s People were magnificent. I couldn’t ask for better people to deal with, but I wasn’t too happy with the workmanship of the home and even when I did the walk-through, it’s Obvious that they could’ve took a little longer to do some of the projects. I didn’t complain too much about issues that I had moving into the home I had to get into the home as soon as possible, but if I was to buy another home I would make sure that I don’t give my notice Until I am in that home and everything was to perfection because I think that had a lot to do with it I’m really not a complainer so it’s hard every time I have to call about problems with the home. I was suggested not to get an inspector because the house was inspected thousands of times before I moved in. I wish I would have. Some of the biggest things that I have a problem with which I think they should have done way better job of is when they finish the construction they should hire somebody to come scrub the driveway because it was filthy and a lot of the dirtt is caked on and I’m gonna have to hire someone to fix it. The landscaping was great when I came to do the final walk-through but then I had water issues the ground was dug up. When they came over to fix it, they could have did a way better job. They didn’t put any work into it whatsoever. It’s just things like that that I’m had a little problem with. I know people just do what you’re allowing to get away with and I was so grateful for having the house and the financing that I received in the love I received from the company that a lot of the issues that I should’ve complained about I didn’t. ... We love our new community and home.

Overall it was a good experience so far. This can be better if some of small things like handles of cabinets, request for white lamps etc. Included

Takes a while and several attempts to get someone to return your call or respond to a text or email.

During model walk thru or new home construction or during any time throughout the sales process did Lennar explain that SUV owners would find out they cannot fit a mid to small size SUV into a Villa garage. It's too narrow even if I push both side mirrors in.

We felt a lot of pressure to close our home even though it wasn't ready. We should have been able to wait to inspect the home then have another week before closing for items to be repaired. We were promised items on our punch list would be completed prior to our arrival a month after closing but they were not done.

Overall the house is nice and Lennar knows what the consumer wants for interior layout. However I feel some sub contractors need to be fired. First off our trim is a disaster. Nicks and missing chunks everywhere like they used bottoms of the barrel wood and slapped some paint on it. Second, Lennar really failed on the paint. Single coat (lightly done at that) is completely unacceptable at this price point. Third, this one we knew from the start but still needs to be mention, how much more is it to just prime the garage and not leave the walls bare. That is just straight nickel and diming. Fourth, the cleaners need to be fired. Every single trim and switch/outlet cover had thick dust. Did they even clean pre closing besides a vacuum? There are plenty of other areas that we know they cheaped out on but some is more acceptable than others. One huge disappointment for the wife was that we were in the highest package, their “elite” but our front door was basic steel. Some of the low grade packages got a nice front door with windows. Nowhere in our package info did it state anything about the front door but the color. Huge oversight and upsetting. Now for the people that state oh you get NHO time to mark it all off, they give you such a small amount of time to look over the house after they spend over a hour explaining things on the house with you. So things get missed. Plus things get marked that never get repaired before closing and it’s touch to remember where all the blue tape was. Last item. Dining room chandelier light. They leave a box for it that is center between the 4 recessed lights. However no one would ever put a table there, that would be in the middle of the walk way. The Lennar team was responsive, supportive, and professional. Happy with the purchase.

They oversell expectations and under perform the exection in my opinion. Based on the feild team they need a better process for quility control. They don't like to give you plans based on architectural or structurals, but know this its public record and you can get them from the city or county free of charge.

This is our third Lennar home and it will be the last! The quality of workmanship is very poor. The response to our issues is slow. A lot of promises were made. Even the mortgage side was a bit disappointing!

The workmanship is not the best, felt like the house was potentially rushed to build. Had a leak right away from the refrigerator, flooring had to be ripped up. Carpet not laid down properly. A drawer that does not self close. Showed to someone and nothing done. The door stopper did not align with the garage door so now we have a hole in the wall. When this stuff happens, it takes away from our work schedule and having to use time off to be there when they come in to repair it. The drywall is not smooth throughout the home. Thiago on the other hand is AMAZING to work with! He called me on a Sunday to address the water leak with our refrigerator. He didn’t need to, BUT he did!! Moved in with a cracked countertop. Was told it was getting fixed and it never happened. Going on two months with nothing.

Poor craftsmanship and low budget materials and design decisions. The sales team only cares about one thing; taking your money and the construction / install team do not take any pride in their work. The communication between all departments was terrible. They are all reactive and not proactive in more ways than one. If I had to do it all over again I would not buy a home with Lennar. I do not recommend this company and if know anyone considering in purchasing a home with Lennar I would advise them to reconsider.

Home is wonderful. However, the sales agent was terrible. Answers to questions changed from day to day. No clarity. You CANNOT trust sales agent. Please, read that contract carefully before you sign it. There is NO going back with Lennar. Sales agent had all the wrong utilities listed on sheet she gave us. When we trried to contact her to get the correct information: No answer- even going up the chain. How can people be so ignorant of the service they are suppose to provide! So, they do not tell you but the first water bill is outrageous. Our first water bill for 20 days was 500 dollars. Internet was supposed to be installed and able to be connected by calling AT&T. Yup, that is in the contract. But internet company said they had no knowledge of our home and we can't get serice. Lennar said "that is your problem" Would not answer our calls and kept giving wrong information. Refused to get the issue fixed! Told us we would get washer and dryer; then halfway through said no do not get one!!!! Then one showed up at the home after we went out and bought one!!!!! Sales people CANNOT be trusted and the company does not stand by the "word" of their sales people. So READ the contract and make sure everything you have been told you are getting is in writing!!!!!!! Workmanship was good. However, folks that hung wallboard did a sloppy job. Drips and bubbles on the walls and corners that show the tape!! Just painted over it. We are used to the the workmanship from the northern part of the country- wallboard in decent shape. Beside all ot the above we love the home. Just make sure you DO NOT trust the sales people and everything is in writingand ASK ABOUT THAT WATER BILL!!!!!! ... More

Lennar was really great to work with. From initially showing and agreeing to purchase, through the financing, progress updates and finally closing. Post close they have been equally responsive with questions and warranty issues, which have only been a few. I'm fairly particular about things and the build quality of our new home is quite good. You see it in small ways the more you stay there. All-around a positive experience.

Communication from the mortgage branch was spotty, didn't know I was approved for a loan until just a few days before closing, after more than five months of back and forth. Pleased with the home itself other than the landscaping, sod was put down in a haphazard manner, large gaps still prevalent, a rough ride for any type of mower--very disappointing

Unfortunately I have to say that I’m extremely disappointed with the quality of the construction in general of my Townhome. I was very excited to get a Lennar home due to reputation in the Texas market ( I moved from Texas ) thinking I was getting a well made home. During my walk through I was surprised of how many issues the house had , holes in the wall , unfinished paint every where, doors that needed to be sanded and painted, windows frames that needed to be finished, grout on the tile not cleaned, areas in the bathrooms where the tile need grout to seal the tile, a half wall in the master bathroom completely crooked, carpet completely loose in the second floor, I can go on and one with all the details that still need to be repair . During my final walk through I told the construction manager how disappointed I was that most of the issues that I asked to be fixed still were not fixed, the response that I got was “ well this is not one of the most expensive of Lennar homes line “ …,, waooo I was speechless with that statement. Now Im dealing with the Waranty , which is been a nightmare, and still dealing with the horrible customer service from a rude person that communicate through text messages only and acting like he’s doing us a favor. He’s not respectful of our time and wants to schedule things any time . We’re busy professionals in our house , and the repairs need to be accommodating our schedule not the other way around. If I knew I have to go through this nightmare I would not buy a Lennar house. ... More

Lennar completes and sets up appointments quickly.

The home loan experience was horrible with lennar. So many issues with the house after 60 days and still not resolved. Hopefully they will come and fix some issues soon. Some repairs are still waiting to get fixed and I’m sure they already forgot what ones. They told me after 30 days the painters will come in and do a touch up. Still have not seen them yet. My wife went and bought a bucket of paint to do our own touch ups. Not happy about that at all. Poor craftsman ship with the home in general.
