Holly was very helpful in facilitating our buying experience. She was always prompt and pleasant in answering our calls. The home loan experience would be better with one data form for a married couple instead of duplicating the process (really got complicated). Billy was exceptional in facilitating our warranty issues. We are now enjoying our wonderful home! Great location!

Overall is good except walkthrough too fast, person going through walkthrough is too fast and not allowed enough time for buyer to understand.

Bought a few homes before and have never experience such poor workmanship and quality of products used. No quality control such sloppiness in painting and concrete work. No one wants to take accountability for the poor workmanship. I needs some items fixed but do not trust that the issues would look or be fixed any better than they do now.

We are very grateful to have a safe house. Kim was meticulous in ensuring the safety of the structure of the house. In having the home painted in a Benjamin Moore Aura Satin, we discovered sheetrock significant flaws. Given today's difficulty in obtaining plumb and flush walls in construction, we would have appreciated the option or suggestion to obtain textured painting such as Orange Peel.

The buying and closing process was amazing. The staff members at Lennar sent out emails at each stage of the process and explained every step specifically. All staff members made themselves readily available. For example, Kurtis, Bree and Brian made themselves easily accessible. They provided quick responses and were very attentive to answering questions/concerns.

everything. was good up to the point of commencing. payment of my mortgage where my mortgage servicer is actually. a debt collection. agency wow. Just purchased the property had to be calling 5days in a row to make payment only to be introduced to a debt collector ?

One of the worst experiences of my 63 years.

We bought a Magnolia home. We were very ready so the loan process was very smooth on our end. Every time Lennar Mortgage would asked a document from us within 30 minutes it’s done. We would visit our house while it was under construction every week until it was totally done. We had our chance to inspect the house before the closing day. And we noticed some minor fix like one of the window is not sliding, the moldings are unattached to the wall yet, painting, the grass was dead at the backyard so they fixed it. The loan was approved very quick and we had the closing day Friday afternoon instead of Monday afternoon. We had the final inspection Monday morning and we were told we will get the keys in the afternoon not later than 5:00 but to our dismay nobody called us so I asked the Lennar people the next day they contacted us it nobody knows where the keys are. We have deliveries that day our refrigerator, washing machine, and dryer and the AC will be installed the next day so they gave us access to the house they gave us the front door code. Finally we were called we can get the keys at the model home key locker but we can’t find anything even the project manager is helping us to look for the key then Thursday we finally got a call from Tim that the key is in the new model home when we went there we still can’t find the key but a worker saw us and said they key is in the dishwasher. So we got our keys to the house Thursday afternoon. We started child proofing the house and the next Monday we hired a mover to move our beds, dining set, and living room set. Through out the week we moved some of our personal belongings. Saturday night around 8:30pm we moved in at our new house. After 30 minutes, after all my kids had a quick shower, we had water sewer backflow. Downstairs was overflowing at the kitchen sink, dishwasher, toilet. The floor was damaged. We called Lennar emergency hotline 4 times and the lady said there’s 3 people who are on call that night she will relay our case and they will call us. We cleaned downstairs until 3:00-4:00am we have used all new and old towels 27 in total. But we never heard from them. It was 6:15am when JM a construction manager from Lennar and called us to help. After long hours of talking over the phone he came up with a plan. At first they tried to figure it out with my husband he even ask my husband to go check the crawl space and check the pipe and my husband said it’s like there’s something in it it’s not moving that he could feel the pressure of water. So he called several companies to check our plumbing and finally around 10:00 he was able to get a Hewitt Rota rooters and ARS restoration company to come check the damage. At 1:00-3:00 they arrived at the house and started working. They found out that it was concrete rubble is the culprit. It took Lennar to fix our house 20 days. We finally moved in June 15 we still have no toilet and kitchen sink and dishwasher. It was installed the next day and it was still dirty and we have to sanitize it. In that 20 days we have to eat out because we don’t have access to the house but we were allowed to sleep there at night and we go back to our rented house in the morning. We were not able to move all our stuff as planned up to the last minute because downstairs was inaccessible and the garage as well. There was big fans all over the place and the noice was unbearable. We incurred extra expenses but to our dismay Lennar never compensate us with all the trouble. We have six kids and school was over and all our stuff are all over the place. They wasted 20 days of our life our long wait and full of excitement and anticipation they turned it to the a nightmare worst time of our life. We were very disappointed. We never had the chance to invite our family to have a thanksgiving or a small celebration. The emotional damage we had experienced was really bad and Lennar Homes only did is to fix the house and no more. They never offered financial help to help us feel better. Can you imagine every time we eat we need to drive. Do you know what a waste of time and money is that for a family of 8????? We have to move all our stuff from the old house because the landlord no longer want us there because she needs the house immediately within 48 hours. My husband didn’t slept for 48 hours and he almost had a heart attack. So I have to beg our landlord if we can put our remaining stuff inside the garage and we will empty it the next day so that my husband can rest. And when we emptied the house we kept the uhaul for a long time because our new house is all messed up and we need time to fix things before we can add more stuff again. It’s July 5th today and our stuff is still in our room and in the garage but I made sure that downstairs, the loft area and my kids bedrooms are all clean and tidy so that they will not suffer anymore from the bad experience we had from Lennar. It’s only $250 to have the pipes checked and another $550 to have concrete rubble to remove and they would have prevented this from happening. Where is quality assurance and quality control? The title says it all. The only part of the process that stayed true to form was the finance section who was upfront, honest and on target through the whole process. I was told the house was a "smart house" and wifi ready; Verizon had to do to days of work just to get routine service. I was told the pool and gym would be ready by move-in, and when that didn't happen, I was told by July 4th. The pool is still a mud hole and the gym, although finished is not open to residents. The wiring in my house had to be redone, as well as a couple of my neighbors who had similar issues. I have contacted the concierge and the home rep (Paul) on 7 occasions and have one response. I had to call 3x to get my grass cut, 4x to get trash collected, and 2x to have my drainpipe reattached. Everything my salesperson (Nickole) promised was misleading. I was not even congratulated when I signed my papers, let alone a house warming gift or welcome basket. I am sure this will get deleted because I did it anonymously. I am worried about backlash from the cascades employees for my comments. ... More

The nice thing with Lennar and the point at which we purchased the home is everything was an "as is" choice, we picked the home with the features and colors we liked and did not have a million decisions and upgrades to look at. However, for the almost million-dollar home purchased from Lennar the quality of some of the materials and workmanship was disappointing. The state in which the home was delivered was also lacking with many, many spots all around the home with paint spots, spatter and/or drywall mud and grout (in the bathrooms and tiled areas) on floors and shower walls. It was highly disappointing that the feel of this new home (quality and cleanliness) has been about the same as other much more inexpensive homes we have built and purchased in the past. It was highly disappointing that other than some the appliances and the size of the home itself this did not feel like a $900K - $1Million home. ... More

Very pleased with our house purchase from Lennar. The buying process was easy and straightforward. They don't let you customize anything really, but that's a good thing for me. There were several items brought up during the final walkthrough that were not fixed as requested (even though the construction manager tried to convince otherwise), but they have been worked on after the closing. Overall, I would recommend Lennar for others looking to buy a new construction.

The purchasing experience was great. While the house was under construction though was not so good. We had a couple issues arise that were not addressed properly and then we were ran around in circles trying to figure out what was going on. Then the week before closing we did a walk through and it was a mess. Things were not finished and needed a little more work. This should have been a finished product but was not. They said it would be finished before closing but was far from finish at closing. By far out of the 3 houses we had built this was the worst process we have been through. Total lack of care or ability to complete their job. Now after we closed they have made efforts to get things done that we were told would be done. We had a cabinet that was to be replaced on order so o don’t hold that against them. Overall not a great experience. ... More

Once you “close” the sale (i.e. have your money), they seem to forget all about you. We have a growing list of items requiring attention. Upgrades purchased and not delivered. Poor finish work and no craftsman to complete. Sinks that don’t hold water. Non-parallel walls (shower curtain rod fits at lower level, does NOT fit at higher level). Doorbell mount falling away from the stucco wall. Chipped shower door, discovered at move-in still not replaced (two months later). The list continues…

We haven’t had much interaction with the builder yet since we really haven’t had major issues. We are having difficulty setting up our ring system that was builder installed. We will probably have to contact a tech company for assistance.

Lennar representatives were responsive and available throughout the purchase process. Orientation was thorough and issues resolved immediately.

Love the neighborhood and home! One comment I would make is that we’re hoping lennar closes the wall at the end of our cul-de-sac (perhaps with a coded gate) to the St. John’s river. It’d make everyone feel safer, keeping our the riffraff and give residents easy access to the pathway.

Yes, it was a little hectic to begin with but each Lennar representative tried their best to help us get through the buying process. It might be a little overwhelming for one person unless that person is very organized and has some experience with purchasing homes in the past. I would suggest if you have no experience in doing these things yourself that you get help from your own real estate agent or friend or relative you trust. There is ton of paper work that of course is done through the computer system. Some of us like to print out everything but others may simply keep it saved in their computer system. Did everything go smoothly? Such transactions never go through without some questions and problems to correct but the people with Lennar did their best to get us answers and solve any problems. Please do not depend on the many departments at Lennar to keep up with your particular process as you must be responsible for doing your own homework. We are still under some kind of warranty period and we expect to have an issue or two going forward to get solved but so far Lennar has been good about responding to our concerns. If we had to suggest improvements we would say make sure in the beginning that Lennar be careful about making changes to the sales price on any home that may have already been advertised to another person within days of that offer. We were informed that the financing would be transferred and it was even before the first payment. Lennar does not intend to keep the mortgages but their original offer of lower rate does help even if you have to pay a point or more. The home buying experience entails all parts of the process even to the end of the one or two year warranty period I guess. The one thing Lennar has little control over it seems is the quality of the work done by its contractors. Lennar needs a stronger policy and even though hard to find the workers, etc they must consider what kind of quality they get from their contractors. I patched up some cracks myself in the driveway and we will have to live with some of the siding that has gaps in it along the side of the house. There is a noise coming from the attic when the wind blows pretty hard and we are told the roofer will help find the source at some time in the future. The garage door is not of the highest quality for sure and spraying the hinges may help the noise it makes going up and down. Some of the wood doors were pretty rough around the edges and Lennar sanded them and touched the paint up which helps. Another area of concern is the sod contractor or landscape company that leaves a yard in pretty rough shape. We are aware that speed is important when building a new home but quality work should be expected. Lennar people are willing to help out where they can and that makes a great deal of difference. They have always been willing to discuss and help solve any problem we have. Those working for Lennar on the front lines cannot be responsible for the corporate decision making process and we hope corporate will listen to the suggestions from their front line people. One thing I suggest is Lennar promote the company while at the same time show appreciation for the time and effort and problems the construction superintendent solves for them on a daily basis. These construction superintendents and possibly their assistants should have company trucks with the Lennar emblems on them instead of these employees providing their own transportation running around all day every day back and forth between these construction sites. When you have good people you should reward them accordingly. Just my opinion. Thanks for the opportunity to write this. We originally looked at D.R. Horton and Adams Homes in Baldwin County, Alabama but found Lennar made us feel like we could get the best deal with them. ... More

Overall the process was smooth, they are good at sending friendly reminders of stuff to be completed.

The sales process went well. Good communication etc. on the other hand, Lennar support after closure is terrible. They do not promptly respond to issues nor take accountability of damages that you observe when you start living the house. I am still waiting for responses to several service requests. My impression is that they do not want to fix the issues.

Initially I was very excited to build my new home with Lennar. That changed rather quickly. My closing was delayed over 6 months. When issues were discovered during the final walk through I was threatened with a daily fine if I did not close. There are items on the punch list that have still not been addressed almost 2 months after closing. I have contacted multiple people by phone and email and there is still no timeline on when the issues will be resolved. Overall I am very disappointed with the process and I will never recommend anyone buy a Lennar home.

No upgrades are offered in home. This is our second move into an Adult Community. This one is poorly run.

We should have never have gone to settlement for the house The house was not ready to be moved in no electric to the central air unit. No cable for the TV countless mistakes and flaws like buying a used car all promises and then you have to fight for everything. I’m disappointed.

Multiple Service Request. Electrical, Irrigation Leak, Plumbing Leak that flooded the complete home. Newest Service Requests are Roofing Caps browned off and Mortar joint missing the Mortar. Only been here six weeks and have been living thru warranty repairs the whole time. Finish paint and caulk is very bad. Three different doors that need adjusting or weather stripping.

I was interested in checking out a home and that same day I had a appointment with Chris the housing consultant and he showed me what was available and we found our forever home and used my VA loan which was easier than I thought and we were able to move in just over a month later with no issues and the good thing about Lennar is everything is streamlined and in house for the most part so no issues and they respond back quick when you have questions. A 10/10, I would def use them again and was so affordable compared to other builders!
