Lennar realtor rep did not accurately provide available homes, prices, and timelines.

Representative are very helpful.

Overall good as of now but I think quality wise we have to compromise

We bought our house on a specific lot because we fall in love with the model and the yard space, and the only notice prior buying was that in the corner side we couldn’t placed nothing heavy(pool, boat, truck) because of utility easements, but we were going to be able to place the fence up to 1 to 2 feet from the sidewalk. After closing, come to find out that because of the easements, we are losing 10 ft from the sidewalk on a side that has over 75 ft long (thats yard that cannot be fenced and kids won’t be able to enjoy) yet we have to maintain it. Did a walkthrough with Corry, he open a box for the smart home kit and showed me a marked paper supposedly stating all the sensors were in place. He stated that all I needed was internet to set everything up once closing is done. We did the closing, waited two weeks for the internet company to install the internet, when box is opened, one sensor is incomplete and 2 others are missing. When questions were raised to office staff, answer was “there is nothing we can do since it was brought to our attention after closing and who knows what happened with that equipment “ . The least they could have done (since they do this every day and know what to look for) is to make sure customers are not being taking advantage of. This the 3rd brand new home I've purchased and by far the easiest one. That being said, I'm not sure what my 'concierge' was for? They were supposed to coordinate the process, but that didn't happen. I was always two steps ahead of them and they had an unprofessional and condescending attitude each time we spoke and never followed up with me on the list of questions. I kind of feel the same way about my loan officer with Lennar Mortgage. I never spoke to them once during the entire process. A few emails and I think one text message! Now the sales person, Sarah was awesome and made my life so easy, as did the construction manager and his staff. My biggest gripe is the lack of follow up in the loan and title departments. Sales process, mortgage process, and closing timeline were all a good experience. Final delivery of home was rushed, and several loose ends. Probably needed another 2 weeks to fix the final details in the home before walk thru and closing. Took me approximately 1 month to work thru all the fixes required and still fine tuning the details that were left incomplete or needed attention. Final end result will be very nice. Ticketing system and warranty on the work are very good.

Salesperson said maybe on incentives,sales manager no communication wouldn't return calls.Fencing in yard 6 inches above ground-they answer was they don't fix that. LOVE the home! But room for improvement on builderrs side

Overall the experience was quick and relatively simple . Some quality issue drywall spots need to be touched up. Moved into the home 8 weeks ago and I am still waiting on my driveway to be poured.

I had looked at several different homes and builders before purchasing my Lennar. The layout and the price was comparable to some of the others, but look closely at what you want and what the home offers. The selling process was maybe to quick and easy but it definitely worked for me. When you purchase a home make sure when completing the walk through before closing, make sure you know everything you want to about the house, what comes with it and what you have purchase after closing. There was no time for my realtor had time to review the home and make an offer. The sales person should be more interested in showing and explaining everything!! Mine lacked in doing that and so leave room for the extras that didn’t come with the home. If there would have been more time taken to explain this is what comes with the home and what doesn’t, very confusing. Also you have to buy your own refrigerator so why not purchase your own appliance package to make sure you get what you want. Or at least offer the option. After all is said and done I really love my home and would purchase another but with a much better sales person!! ... More

Overall the house is excellent. The realtors were rigid in terms of required meetings in spite of us living 80 miles to the south and being asked to attend them at the end of the day requiring 2-3 hour drives to attend a 10 minute meeting. No willingness to make adjustments Was never mentioned to us that the hardwood was not water proof and needs to be cleaned quickly or will stain.

Having all the appliances in place upon moving in was nice, and tankless water heater was a bonus since it is installed next to the kitchen on the first floor. Having two separate thermostat between each floor is a nice feature as well. But what was not included were the shower door and bathroom accessories. Also lack of storage space were the negatives. I'd have preferred to pay more with these items included.

Quality of the workmanship for the sheet rock was horrible, we had to pay out of pocket to correct some of the walls and even after that the ceiling has very bad crease's where they should have floated the sheet rock. Final walk through was somewhat helpless and those issues weren’t fix as well.

I disliked that the side of the house the ground is not flat, even the backyard and front yard. There is no waterholes in the backyard only on the side of the house. Disliked that they didn’t cover the entire backyard with grass. Disliked that the house didn’t come with a microwave only a stove. They used cheaper lights.

The workers didn’t seem very concern about building the house. It had lots of issues.

We had limited involvement with the sales team, as visited once and made an offer the next day. Cons Mgr promised to address several items pre-close, about 1/2 were taken care of

My team were great. I did feel supported and the fixed multiple things even before I spotted them.

The overall experience went well but BEWARE when doing your pre close walk through. You will be promised that your list of things will all be taken care of. Well, eight weeks AFTER our walk through we still have numerous issues that have not been addressed (a few that are pretty major). You must stay on top of the complaint department but they are terrible at following up with you and keeping you updated. Very frustrating.

The home buying process was amazing. It went very smooth with very few problems. After we moved in we started to see many problems with craftsmanship. Walls that are not straight. Carpet tacks that we step on in bare feet. (Fixed these by tapping them down) when internet was installed the company any was told we had multiple outlets, only one was available. The plans clearly showed others. The internet people said at least we had one. Other townhouses next to mine they actually wall boarded them over. This is why I have given the company a lower score. I really hope that we do not find more problems with the construction. ... More

With any new home there comes issues that can't be seen initially. The need to close fast has also created conditions that were annoying and in one case very hard to deal with. While we love living in Ave Maria it was built in part of the Everglades and there are conditions with pests, mice etc. can cause a lot of consternation. Small issues are dealt with and the service reps try hard to make things right. I realize there is not very much you can do except complain but that's all.

Ok. Didnt have a great experience with conceirge

I am an investor and remote. I was impressed with ads of remote buying experience but my tenants keep finding issues with the house. Now, they don’t have the right mail box keys. I have opened the case, sent multiple emails but no on has responded yet. I don’t understand how we got the keys that are not for the house. Still waiting to hear back. I wasn’t expecting this from a new house. Earlier, we had issues with bathroom showers and kitchen electrical outlets

They have a great team work authority and lots of people to help with questions along the way.

Notably, the conduit for internet cabling was obstructed, necessitating an unsightly workaround by our internet provider, and initial plumbing issues were discovered, including clogged shower drains and reduced water pressure on the second floor. Investigations revealed construction debris within the plumbing, suggesting a careless attitude toward construction best practices and environmental considerations. Additionally, the response from the plumbing contractor to our concerns was dismissively humorous, rather than professional or constructive. These experiences indicate a prioritization of speed over quality and attention to detail in Lennar's construction process. While I recognize the efficiency of their operations and the appeal of their locations, I advise potential buyers, particularly those without prior homebuying experience or a knowledgeable advisor, to proceed with caution. Engaging an independent inspector during the buying process could mitigate some risks and ensure a more satisfactory outcome. In conclusion, while Lennar successfully delivers on its promises of prime locations and timely construction, the post-purchase experience may fall short for those expecting thoroughness and quality craftsmanship. My recommendation is for seasoned homebuyers or those with expert guidance to navigate the purchase process with Lennar more effectively. ... More
