OK buying experience, but have had issues since day 1. Beginning to regret buying here.

Very focused on new builds but a bit slow to address issues pointed out prior to settlement. Follow up and communication on outstanding issues could be better.

Where should I start.. From start to finish it has been a NIGHTMARE…BTW Lennar Mortgage is the WORST EVER !!! #NeverAgain. #Run

This is our 3rd home with Lennar. We are very satisfied with the Home buying experience, our sales agent Cindy is an awesome person, she helped us through the process, made it very easy and was easily accessible and greatly experienced and Cindy was so kind and professional and she really went out of her way to help us with our questions and the entire home buying experience was very comfortable only because of Cindy. Worst Experience with Lennar Mortgage never ever again from start to finish. Terrible experience. These people working for your mortgage company are not trained the right way.

When I look their model house so attractive designs i love it!beautiful kitchen owners suite room nice design ,the back yard so nice and beautiful. Lennnar staff are so friendly they will assist you the processing smoothly.

There were areas in my home not completed and Tommy and Jennifer from Lennar have been giving me the run-around. The demeanor of the team makes you feel like they are insulting your intelligence. I should have known better than to trust someone's word. The entire experience is a nightmare.

As an investor I'm not sure I would ever purchase from Lennar ever again. My experience with the Lennar team in Pensacola was a nightmare and frustrating. They have you come in and put blue tape on all imperfections and giving you full confidence that these items will be fixed only to have you come back on closing day to show you that the imperfections we're taken care of when they weren' knowing that you are closing later that day they assure you that these items will be taken care of then they don't follow through. They also did a switcharoo of the person conducting the walkthru between the initial walk thru and the final walk thru so that the person conducting the final walk thru has an excuse to say that he wasn't there and didn't know about xyz. I have photos of every imperfection I took that we taped during our initial walkthru and they did not fix these in full during the final walk thru. By then they have removed all the blue tape so you can only take them at their face value which isn't worth much at all. Crooked if you ask me. Then lennar financing calls you when you're 70% within the process with your mortgage lender and throws your mortgage lender under the bus and tries to snipe you away from your current lender after talking crap about them and offering us a lower rate if we increased the price on the sale price we already negotiated and finalized. I have all the call logs and emails between lennar mortgage and I during that time and my realtor was notified as well along with the loan officer and we both were astounded by the unprofessionalism of this company. Give me the reigns on running this entire pensacola branch and I will fire most of the personnelle as this isn't the gold standard you expect from a company who supposedly has ethics and integrity to uphold. They also have a 60+ page contract, that you must review in full... Skip a page and you end up with them taking the shirt off your back. There's alot of loopholes within the contract that is only beneficial for lennar... It is not anywhere near a standard farbar contract. Good overall experience from first engagement to closing. Everyone at Lennar that that were involved in the process were professional, friendly, and tried to make the whole experience pleasurable.

I absolutely love Lennar. We entered into a contract to build a home. Just days before the closing, my outside lender balked almost killing the deal. Lennar stepped in with their internal mortgage service, approved us in one day and saved the entire deal. I cannot recommend Lennar highly enough. They are an amazing company.

Almost everything was great. I did have a bad experience when a problem developed due to negligence from a contractor and Lennar was slow to help. I am very happy with my new home.

Promised work to be done to the house takes way too long. It’s been almost 2 months and still not all complete. Warranty claim process also lacks priority. When submitting claims on portal, virtual appointment takes a full week and the actual work to be done another few weeks after that. Sometimes the guys say they show up and they don’t show up. Overall, Lennar builds good quality homes. As long as those warranty and promised work gets completed, I have no other complaints besides how long it’s been taking.

My wife saw this dream home last year and I thought there was no way to obtain it. I had been going back and forth to another new housing development; near by. My family has been to the model home frequently. The sales rep was was very nice and knowledgeable. Very please with new purchase agreement. This is my second Lennar home and I believe they set the bar with this next gen.

The sales person was terrific and helped with the buying process. The closing was delayed by Lennar. The condition and cleanliness of my new home was poor. Empty bottles inside and out, paint job was awful. Paint everywhere with spots missed on the walls. There was paint on mirrors, on carpet, tile floors, cabinets, shower doors. No hot water, broken cabinets and fence behind the house is crooked and we lost footage. Lennar could have done better for the price we paid.

The builders were great, the mortgage people were great but the initial sales rep, Andy, was a pain to work with making the overall experience terrible. I had to run down answers to my questions on the status of my house/lot several times and when questioning what the hold up was I was only ever told no updates. For a first time home buying experience it was pretty terrible.

Head engineer/construction team (Pete Wade) and home warranty representative (Pattrick) are not friendly and not willing to fix items we found on the home orientation or acceptance. They did not note those items on their list. I pointed out that the weatherguards around the garage access door got paint stains all over from their crew's painting. They never put that in their list of home acceptance list that Lennar requires, both of them were supposed to have those paint cleaned or replace those weather strips but they never did. Another item I just found at home acceptance was that the gutter in front of my house was leaking; from snow melting that day, I can see where is the water dripped from. In this case, the head construction team said there are tons of homes that are like that, like 30 homes (my head also thinks that these are new homes, why they poorly make the gutters leaking already?). When the weather is better (no snow), he will have the crew fix all the homes at once. He did not mark where it leaks or even put in his note my home address, how would he know which home and where is the leak located? Pattrick and Pete are not the friendly people, from what I experienced, compared with other representative from another Lennar community that I have eg. Zach at Green Gables (Zach always be helpful and help me when needed); he always follow up with the work requested and many times showed up at the warranty work to check on it). However, I do not see Patrick does this. I would like to see a people person, friendly, as someone who have to talk with homeowners. I have never seen both of them smile at all while we met each time, not even on the home acceptance date when they should at least smile to us since it is our happy day (closing date). On one warranty appointment at 8am-noon, I planned to be at the house at 8am; however, I was sick that morning and could not make it to the appointment so I asked Pattrick at 8am and asked it he or Pete Wade could help me open the door for contractors to do my warranty work that morning. He texted me back and said it is my job to be their (not his) and I need to request another warranty request. This never happens at Green Gables, Zach at Green Gables always tried his best to help me, especially when there is situation that homeowner could not go to meet the contractors. Zach is a different league in terms of customer service than these two people at Sterling Ranch. Even he was in the meeting, like Pat was that day, Zach will at least says something like "I am sorry that I can't let them in now because I am in the meering" but that was not the case when Pat told me that he was in the meeting that morning (there is no apology but only blame me for not going there at 8am). I bought this home for investment so I do not live there so sometimes there are reasons that cause me not being able to meet the contractor eg. I was sick, etc. It was not that I am not a responsible person. Pattrick does not have to emphasize to blame me on not being there on warranty day. Smart features and good floor plans. Good sales team and finance team. lennar portal is very user friendly. There are places where they have cut the corners.

I live in Utah and purchased a Lennar home in champions gate Davenport FL to Airbnb. After I closed, my agent Jag gave me the number to a guy named Aaron with Lennar who he said would take care of helping me with warranty issues. I traveled to the house to furnish and decorate and while there I called. I texted. I called again and again. Left message after message for weeks with zero response. I know Aaron was receiving my texts because it said “read” after I sent texts. He also butt dialed me but didn’t answer when I called back. In the meantime I noticed a man coming and going from the house next door who I assumed was a handy man or owner of the house. One day this guy ran his truck into another truck parked across the street because he was in such a hurry to leave. The next day I walked outside and saw this guy with another guy wearing Lennar shirts. I asked them if they knew anyone named Aaron. Of course the guy who had been in and out of the neighbors house was Aaron. I asked him why he never responded to the multiple calls and texts. He said he didn’t even have time to eat his lunch so he didn’t have the 30 seconds it would have taken to text me that he wasn’t the guy responsible for my house. I told him if he had just let me know what I needed to do for warranty issues I wouldn’t have bothered him anymore. He walked away. Later that night Aaron knocked on my door and apologized for the confrontation earlier and that he had cleared his day for the the next day to come help me figure out my warranty issues. He said he would be there at 9am. We shook hands. All was forgiven until he didn’t show up the next day. ….once I figured out how to resolve warranty issues the process has been very good. The lady I think named amber has been great. But Aaron set me back a few weeks and now I’m back in Utah trying to deal with the different trades coming to the house for warranty issues ... More

After a dog-eat-dog approach to commandeering a home in this subdivision the work preformed for the value is subpar. Multiple neighbors and I have had things break within the first 30 days (lights falling out of celilings, towel racks coming out of the walls etc). Also the paint within the home is so thinly applied that if you wipe it you will meet drywall. All indoor walls must be painted after move in to support the structure of the home. I would also always encourage any home buyer to pay for a private home inspection prior to closing.

The quality and quantity of the products installed and the workmanship for a “luxury” condo are disappointing. Wall are not straight, they arc making it hard to hang things evenly. The bathroom sinks and faucets are cheap. And an upgrade package would have been preferable rather than moving in and trying to get contractors. When I looked at Del Webb there was a lovely upgrade package. So all in all disappointing. I do like the size of the condo and the layout of the building.

Not perfect but very good

There were little things forgot that were supposed to be installed in the home. The ring system was hard to set up. Had to call on each piece of equipment to set up. The front line sales person seemed annoyed with the process of the transaction as well. Everytime a question was asked he acted like it was a task to give out info.

Salesman was superior in every aspect. Painting was sloppy and I cleaned it up myself. Overall follow up on punch list items was excellent. Overall very happy to be in our home.

The lennar mortgage was terrible. No other way to put it. It wasn't just one person. The house is very nice, but not built well. For a house of this price I would expect better craftsmanship. Specifically the quality assessment. The house sounds like it's 50 years old when you walk around. I continue to find more poor build quality.
