Disappointed after traveling all night from out of state Supposedly the house was move in ready. When we arrived at 430 AM …..the house we walked into was filthy! Slept in the garage… in the car. Brought it to the project manager’s attention and he had a cleaning crew come in that morning.

Be Shrewd When Buying

Sales Agent Debbie was GREAT! But be shrewd in purchasing! During the purchase process I asked if they would reduce purchase price due to rising interest rates. I was told that they don't do that. HOWEVER, after I purchased the house I found out they sold the same model of house on a larger corner lot for about $30k less than my price. I also saw on their website that they are selling the same model in a future build for almost $60k less then they charged me.

Pay close attention during your walkthrough. We found many issues including: damaged cabinets, broken tiles, poor paint work, etc. Don’t ask for any deviations from there plan as they are generally not very flexible. Warranty team has been very helpful.

We moved into our house and several things still needed fixing! From painting, fixing a door that wouldn’t close to cabinets that have major cracks in them, under bathroom cabinets that have not been sealed or painted, caulking around one of the toilets to the master shower drain being plugged with debris and wouldn’t drain at all. You do get a lot with the new home. Fence, grass, bark, trees and shrubs. Good luck with getting timely responses and fixes to warranty issues. They could greatly improve in this area.

Overall quality good. More punch list items than expected, most minor, however one is considerable, will require cutting up master shower tile floor to pitch draining correctly, pitch off more than an inch from one end to the other. In 2013. I also had a new home built by Lennar, quality and responsiveness was better. That experience in 2013 was what lead me to stay with Lennar. My biggest issue is the fact that for over 400k the landscaping company fails to put landscaping material down before putting mulch down. I know the HOA wants all residents to pull weeds and maintain the flower beds. If landscape material is put down it helps weeds NOT TO GROW.

Sales process was great, then color choices, tile, brick etc. became an issue. Forced to revert to other choices. Still trying to get little quality issues resolved in the warranty process. Slow to respond, some final inspection items still need to be corrected 2 months after closing. Not being negative, I just expect quicker, better service.

Lennar team has been overall great to work with, especially the site Super Dan. The build quality of the house is good, but the fit and finish was lacking. Most issues I have with the house are cosmetic and involve pair and trim.

My experience with overall good, There was an issue at signing causing me to not go to closing on my closing day, which could have been rectified in a timely manner and it was not. Overall process was great with our lender and the overall walkthroughs and check ins.. they were very knowledgeable. My only gripe is that some of the issues we’ve found in the home that a worker cut corners and wasn’t found during inspection because they have a really great inspection process. We have a light in our pantry that turns on during the day when you don’t need it.. and doesn’t turn on at night when you do. We have a small wall that is not straight and and not level leading into the entrance to mother in law suite. Overall I feel the price we paid we should have gotten better ...

Back Yard Mud Pit

We called out that there was water accumulation in the back yard that was not dissipating prior to purchase. It was listed as an exception to close. The water did dissipate some but not completely. This is a huge inconvenience as we have dogs and every time they go outside, when they return, the dogs muddy up the floor. During closing and after closing the Lennar Rep did make contact. We closed on our home in November at the National in Ave Maria. Our final walk-through was scheduled with Stephen virtually as we are from out of Country and couldn't be in town on the closing date. We lost connection part way through the call so had decided via a phone conversation that we would do the walk-through in person after the closing when we were going to be in town. The materials used in home are cheap and the construction is not so good. This is the townhome. We always hear neighbor tv sounds and also when they walk in their home, we will hear bang bang noise.

excellent support during construction once I closed there is no support or dates when the open issues are going to be resolved I am not sure to whom to talk to which makes me really disappointed.

Plumbing and electrical problems in the first month

It took days to get a virtual meeting just to explain the problem and then weeks before anyone responded to fix the garbage disposal. The furnace didn't work and it took over a week to get anyone here to fix it. It was in the 30s at night and we were freezing. Don't like the delay for the virtual response. Better for Lennar, not me. Other small problems also took a very long time to get attention.
