Overall the experience was good and I’m enjoying my home. However, there are some things that could have been done better for the price.

I would wait until the landscaping is completed before letting the buyers move in. There are cracks in the ceilings, and other small issues. The biggest problem for my wife is the noise in the early morning from truck traffic. We have purchased a newly constructed home before. My wife is disappointed with the craftsmanship of this townhome. We thought we paid top dollar, but it doesn’t feel like it.

Overall my experience with Lennar was good. When I purchased late year in November of 2021, Lennar just acquired Realstar Homes who built most of the homes in the community. One of the issues I had was that Lennar didn’t allow me to choose my own options and decked everything out themselves. Luckily it looks amazing, but I just think it wasn’t cool at the time plus there was no shower door included. The unit itself is very functional and built solid! Not one nail pop have I saw and the floors don’t make that cracking sound when you walk upstairs or upstairs area, that’s usually do to cheap floor boards. ... More

Totally enjoy the community, however the homes are built with the basic cheapest materials

Some inconsistent information received during purchasing and building experience. Satisfied with the house but hoping the quality lasts as long as it should.

My best advise to anyone purchasing a new home today is to be patient but also diligent. Lennar does their best to manage the supply chain and labor challenges. Since moving in 4 weeks ago, we have encountered issues that required significant repairs. All can be contributed to poor sub-contractor performance. At the end of the day, the onsite project manager went above and beyond to make things right for us. Lennar needs to hire more leaders like Evan.

Lennar has been great to work with so far. Dana has been awesome supporting our punchiest issues. GC has not been back to finish punch list issues after several calls and text. Dana is working on it. Kitchen countertop has pits and Cloudy spots that will not come out. I know several owners have replaced counter and carpet already. Lennar needs to look into supplier and quality going into condos.

Took so long to get issues solved

I've lived in my home for 45 days now, and am generally satisfied overall; however, there are some items to note if you're going into a home buying experience here. Make sure you know your colorways and are happy with them prior to agreeing to purchase the home. Don't let the salespeople, construction team, warranty people, or anyone force you into anything. For the price paid for the home, the construction was reasonable and workmanship was okay.. but you'd expect more attention to detail and prompt follow-up to correct minor issues and ensure the customer is happy. I've had false promises given multiple times (items being fixed prior to close that weren't, screens installed in June [still haven't seen them]), missed meetings/no shows multiple times (to have fixes approved/damage verified). If you can swing it, get an inspection done pre-close, and get another one done at ~11 months to ensure your home is what it should be. Upon move in, we had no hot water (gas was turned off and system had to be reset), a wall full of non-working electrical (literal wires WITH electricity not connected to the GFCIs), non-functioning water dispenser from fridge (valve was off), smart devices NOT hooked up (although the literature said everything but ~2 items would be), mounds of dirty ontop of concrete supports in the basement, baseboards needing cleaned, a faulty window, and more. Be thorough in your inspections during meetings or general walk throughs, annotate everything, and submit everything through the warranty portal as it comes up so hopefully you get resolution within the 1-year mark of homeownership. ... It’s really hard to communicate with the office staff, once closing came they didn’t care about multiple issues included those mentioned regarding the house. Response times are extremely high, with people having to follow up multiple times to get a response.

Had a lot of homes constructed at one time which lead to a few issues still unresolved. Like the home, but follow up on unresolved issues and communication could be better. Multiple no shows on warranty items in less than a month in the home.

Overall, we really enjoy the new home we bought from Lennar. However, this place's sound insulation is horrible! We live in a town home and have neighbors left and right. The garage is in the first floor, everyday we can hear our neighbor's car door close when they get home, also when they go up and down to the stairs. The builder said there are multilpe dry wall inbetween each unit, so techniquelly, we don't really share the same wall with others. But we still hear foot steps, doors in the house closing, sometimes even their TV.

Everything started off great then as it got closer to our home being finish built. No one communicated issues to us and little things that needed to be done were never finished. Got a lot of fast talk but no completion.

It will be better if we get weekly updates on the process. Construction manager never send any updates and not friendly.

I feel like if my husband and I didn't point out a lot of things that were not done correctly, they would have let it slide. We've had neighbors complain about things missing from their home or not done well. People are in the excitement of getting a new home, there needs to be people in their corner making sure their home is what is expected.

There are no Bathroom Accessories so I had to buy all of the items in the two Bathrooms after the sale. Also, the Warranty people have been slow to repair a water leak. It was reported 6 weeks ago and still has not been resolved.

At our pre closing walk thru, we met with the construction manager and listed a number of things that needed attention. On the day of closing, we were told our construction manger had quit and a new man was on the job. There was a pile of debris still in the driveway and the yard was full of trash. The punch list hadn't been completed or addressed properly. By the time we arrived with the movers, the debris in the driveway was gone but the yard was still a mess. Numerous things in the house have yet to be completed. Based on this experience with Lennar, I wouldn't recommend this builder to anyone looking for a house to buy. ... More

Overall Lennar does a good job. This is my 2nd Lennar home. The process of buying this time is very different. Now there are many people involved which I think it isn't necessary. Personally, we are not so satisfied with the appliances (there were no upgrade so there were basic/standard). Wall paint is white, no other color choice. Cleaning before move-in was not great. Cabinets and corners were not clean of debris. The doors were scratched and poorly painted. Lennar tried to fix the imperfections on a timely manner. The design and sizes of bedrooms are very spacious compared to some builders. Overall, we like our new home. We will buy again a Lennar home, if time allows. ... More

Lennar is definitely a large company looking to turn homes quickly. Everything is sub-contracted out, and it doesn't seem the sub contractors really cared about the quality of their work. Lots of small imperfections that you would expect in a nearly $700k home

The purchasing process of buying my home was smooth and easy. Working with the loan processors proved to be remarkably easy, even with the VA involved). Had to close remotely (12 May 22). House keys "got lost" between the closing coordinator and Butler & College. Closing coordinator (Erika) proved to be a waste of time. Alot of finger pointing between Erika and Butler & College. Closing/Escrow Manager (Brittney) joins conversation and appears helpful. Statements surmised to resolve situation in 3 days (email dated 17 May22). I follow up with emails and phone calls on 20 May 22 and 23 May 22. No response. Brittney's voicemail box is now full. Brittney and Erika have not returned any emails or phone calls since 17 May 22. I resort to emailing everyone I have ever been in contact with, who is employed by Lennar. Penny (in sales) rejoins the conversation. Gets house and mail box rekeyed in less than 2 days. She FedEx overnighted the keys to me. Keys finally in hand on 27 May 22. I have the email chains to corroborate this synopsis. House keys delivered to me, 2 weeks after closing is absolutely unacceptable. I presume Penny paid for the rekey of the house and mailbox, then the delivery from her own pocket. She deserves big blue cape with the Lennar logo on it, a managerial position, and a healthy bonus. She saved the whole operation. That the star rating isn't at the bottom is because of Penny and to a lesser extent the Loan Officer Department (Alison & Julie). So far the Lennar warranty program/process is proving to be quite helpful and efficient. ... More

Love having everything included. Could have done a much better job with home cleanliness when we received it. Both interior and exterior needed major cleaning. Follow up to warranty requests are not as timely as they could be. Otherwise, purchasing experience, framing walk through, and home layout are beautiful.

Ease in buying the home but some hidden problems that you won’t find until after possession.

Honestly, I do like my house a lot but I am really unsure about so much. Every single employee that I worked with, leading up to closing day, was absolutely amazing. We were not able to pick anything (not customizable) but they did agree to lay vinyl for me throughout the first floor rather than carpet the bedrooms. That was a huge win and I literally could not say enough great things about the local team from sales, to construction managers, and even to the loan officer and lenders, etc. Larissa, Victor, Mickey... all great to us. However, there is just so much that went wrong before closing. Although those on the ground did everything they could to get us into our home, we had to move-in with less than stellar completion because we moved from another state and had nowhere to live and no additional time/money to continue wasting on rentals. While I feel they begrudgingly fixed some of my "nitpicky" things during walkthrough, I am still unhappy with so much when it comes to the quality of workmanship and materials (i.e. the tile in the master bathroom is hideous and only belongs in locker rooms). Not to mention, it still looks like a child caulked it. Plus, as we started living here, so many things have been brought into light. Giant holes behind the lighting fixtures because they were cut out by a one-armed man, apparently. Honestly, I am afraid what we will find after our warranty expires or whether or not I'm living in a "money pit". Based on my feelings dealing with the local team, the "people at the top" were forcing us into signing off on everything too quickly. We had no choice though - with a locked in rate as well. We were made to feel like we were doing something wrong by having SO MUCH on the list to fix before close - and we did multiple walkthroughs. I really disliked the fact that I was made to feel "petty" about things (i.e. paint color touchups with the wrong color paint)! But, how is this our fault? I am paying you for a product that my family needs to be able to enjoy for years likely (with a recession) and feel safe in. Yet, all I heard was "management this" and "management that". Well, maybe the management in their corner offices want to come down next time and take a peek at the quality you are allowing to be put out. Your buyers aren't the problem so to make us feel like an inconvenience was a huge disappointment given the experience up to that point. And, it's very clear that it was not the local team pushing - they were trying to do everything in their power to help us, make us happy, and ensure things were done "right". Specifically, like making them replace the grass in the back that someone just let die instead of saying "it will grow back in a few months" like someone did. I just don't feel good will towards the overall company, and the people running it at the highest levels. The area is great, very pretty, and they've done a nice job on the development. However, the pool is far too small for the number of homes (although I hear they're building an olympic size pool in 2 years), as is the gym. But, likely that will make HOA fees go higher and this area is already highly taxed and has MUD tax. The parks also have zero overhead cover which is insane in this heat and the playground meant for smaller children is definitely not very toddler friendly. The lots are small and hilly in areas; oddly laid out. You see everything; our back deck looks straight into our neighborn's dining room window. For the price I paid, in the market we were in, I had to concede things like lot size. However, I will likely never buy another Lennar home in a box again. ... More
