Lennars home buying experience is horrific. From the lies that the manipulative realtors spew, to the horrible workmanship. Their goal of Lennar is to only complete a house to 90%before closing. Punch lists are never completed. Extremely manipulative to women. Take total advantage of. Do not buy a Lennar home.

My experience was so smooth, most especially with the help of my sales reps person. MONICA is a lovely and very, very calm lady, always paying attention to details and always ready to help. Goes beyond and above for me. i really appreciate her

The construction supervisor was unresponsive to concerns and issues brought to his attention through out the build - issues that should have been fixed before drywall so later entire walls had to be ripped down and re constructed. The issues were allowed to accumulate while the typical response received was “Lennar has a process”. After having the construction supervisor removed from the premises due to his circular communication style and near absolute lack of action to cure issues his supervisor started making changes however this was very late in the schedule. So this is how they will process you through a purchase 1) hold on addressing any concerns until the very end, a week before closing 2) they will tell you over and over that there is a certain standard of workmanship they adhere to and do not everything will be perfect (that was the response when on the fourth communication, I demanded the staircase railing be fully screwed into the wall instead of a 1/8-1/4in gap being left there and filled with putty. They will not have the gas turned on so your home inspector can check everything, they will give your home inspector a hard time to minimize his time onsite and ability to find issues. 4) they will tell you that you have only one hour to tour the home and identify concerns, that you are not allowed to use tape to mark defects and that they will do that later. They will then proceed to spend 30mins of that hour reviewing the warranty that they could have just emailed you and no they don’t even give you a hard copy of it. 5) at the end of that walkthrough they demand you sign a form that states you CANNOT add anything to this list of defects after that signature is applied. 5) after signing they met contractors into the home tracking thick mud up and down the stairs, carpet and hard flooring and no they don’t clean it up, they wait until you complain about it. 6) then they attempt to make the corrections BUT they won’t have time to make them all and then expect you to (after all of the above) “trust” that they will get it done after you have paid for the home and closed. 7) after closing they will berate you into accepting less that you should, I literally had shingles standing up on the roof that you can see from the ground and both the stand-in construction supervisor and his boss told me point blanket that had no intention of fixing it even though it was listed on my home inspection report. Etc etc etc. This could go on for another 2000 words but you get the point. This is the 4th house I have purchased and not the first new construction home either. It was a bad experience and I don’t attribute it to unreasonable expectations. BEWARE. I can say - the warranty experience thus far has been reasonable. ... More

My experience with Lennar has been quite disappointing. Despite being promised that all pending tasks would be completed prior to closing, several important items were left unfinished. They were in a rush to close all the homes by November and there was no focus on completing the work before closing. The closet doors were not fixed, shower rods were not installed, the painting was not done to a satisfactory standard, and there were drywall cracks and partially painted lanai door. I would not recommend purchasing a home from Lennar. They did not demonstrate a customer-centric approach and their responsiveness declined once the closing was completed. Despite repeated attempts to follow up on the unresolved issues, the builder seemed disinterested in resolving the matter. I strongly advise against purchasing a home from Lennar. It may cost a bit more, but it would be worth considering other builders such as MI Homes or Pulte Homes. It is important to thoroughly research the options and make an informed decision before entering into a deal with Lennar. ... More

I would definitely like to appreciate the builder to assist me to get an end unit town home which was initially an interior unit that we booked. My only concern is the mortage rate of interest which is exorbitantly high for me now 6.375. The overall quality of the town home is good. Kitchen appliances, Kitchen Marble quality, Toilet parts, hoses would have been slightly better. There are things that could have been slightly better in comparison with the price I have paid for. However I am overall happy with whatever we got. This is a bit of an early stage for me to comment on the other areas now but I believe I would get complete cooperation and support as and when needed. ... More

We had a smooth home buying experience with Lennar. Everyone was professional and helpful if we have questions. We love our home that they had built and if you notice problems within the first year you can just place a work order in the website, schedule the virtual visit and they’ll send somebody to fix it.

The house itself is in great condition now; unfortunately, our experience both before and after closing, including the overall quality/cleanliness of the house at turnover, was quite poor. Specifically, we were made offers by Sales staff that were not honored, were treated rudely and pressured by Mortgage under staff, had a tremendously difficult time with Construction's completion of final punch prior to closing, and were met with extremely poor communication and follow up regarding outstanding items after closing. Thankfully, once the issues were elevated within Lennar, all outstanding issues were addressed or have been scheduled to be addressed. Both Nina with Customer Care and Rich with Construction were great once they became involved, and were largely responsible for salvaging our overall experience. ... More

Beautiful homes with terrible finishes! There is no attention to detail. The skill level of the workers working on these homes is not great, to say the least. The drywall, paint and trimwork are the worst finishes. Lennar should have a better oversight of their contractors/subcontractors/sub-subcontractors. I hope this helps a potential buyer decide.

Responsiveness to the problems reported to Lennar is pretty bad. They don't even acknowledge the repair reports submitted to them almost a month ago.

We love our Model House called, Rutherford! We recently purchased a new construction home with Lennar Builder and I couldn't be happier with my experience. The process was smooth and the team at Lennar was extremely helpful throughout. They made sure to keep me informed every step of the way and were always available to answer any questions I had. The quality of the construction is top-notch and I love all of the modern amenities that come with the home. Overall, I had a fantastic experience with Lennar and would highly recommend them to anyone in the market for a new construction home.

Closing was in November 2022 after two months and I'm still waiting for kitchen and bathroom cabinets to be fixed, broken bricks in driveway, broken tiles in bathroom, broken walls, broken front door, missing garage remote, house is dirty and with spiders etc etc.. I talked to the construction engineer and he laughed at me

Once our sale was completed sales representative was disinterested in responding to our concerns. Very disappointed in his performance. Initially construction supervisor was reluctant to meet with us. However he has been very helpful since our first meeting. Punch list staff (new home owner orientation, etc) was not particularly knowledgeable about appliances, heat system, eero system, ring system, etc. Warranty mamager has been great to work with. Lennar needs to improve communication and follow-up and training at all levels. Also, Lennar needs to provide better supervision to subcontractors. We understand that houses are still being built in this development. However, subcontractors throw construction debris, food containers, cans, scrap wood, and all varieties of junk around the neighborhood. Not only is this unsightly but it is a safety concern. ... Too many negative things to list them all. Constant delays and lies. Quality is so bad I would never buy a Lennar home again.

Still waiting for things to be fixed under warranty because Lennar wanted to close and so many issues that needed to be fixed. If things were fixed correctly and in a timely manner, I would have given better marks. My advice for future owners would be to make sure the house is up to your standards. Make sure its clean. Things that need to be fixed, get them fixed before closing because they are slow at responding to your concerns after you close. It wasn’t a terrible experience but once you close, you are an afterthought.

This is our 2nd Lennar new home. We bought our first one in North Carolina and the quality, responsiveness to issues and workmanship was excellent. Thus, moving to Colorado we decided to go with Lennar again. Starting with our closing walk through (late by 45 minutes painting and caulking) to today, 3 months later. We still have unresolved issues, taking days off from work to meet contractors that no show, and vendors (HVAC) that don't return calls. Overall, this has been a pretty disappointing experience. But, from other people I have spoken to that bought from other builders and Lennar, they are experiencing the same lack of quality and follow up. We just chalk it up to a sign of the times...how sad! ... More

Dont buy from Lennar, EVER! They are cheapskates who cant do anything right, force you into closing early with promises of fixing things, but do not deliver. The material is cheap, the labor is crap, the multiple mistakes due to their cheap laborers is absolutely horrible. The home is not worth the price they charge AT ALL! I could have done a better job than their day laborers. Their construction manager Derrick clearly has no idea how to do his job or how to manage his workers to make sure they do it right. We have had nothing, but issues and we have only been in the home a month. The padding between townhomes walls is not enough, the padding under the carpet is none existent. We can hear everything! There is no sound proofing whatsoever, its like living in an apt again. The paint mistakes, the caulking missed, the leaking windows, tile floors installed incorrectly, the broken cabinets, and these are some of the issues we have that have yet to be fixed, The sales people have no idea what they are selling. No one in this organization communicates with anyone else. Sales people promise one thing, but that is clearly not what is done. Relocated from northern VA to Colonial Heritage in Williamsburg VA the beginning of December. Our new house is well built and beautiful, and the construction supervisors excellent and incredibly responsive. We have been here almost 8 weeks and they still assist me with any questions or issues. Could not be happier with the sales, mortgage, construction team at Lennar!!

Lennar has been a nightmare from day one. I was threatened with taking my retirement to a large fine if I didn't close when Lennar wanted to close. On the day of closing Lennar was not ready and the unit was certainly not completed. I closed on Dec 5, 2022 and as of today Jan 25,2023 I still cannot move my belongings in because the doors and windows still will not lock/open. I have contacted and have been promised by many of Lennar people and still no resolution. I have had to pay an additional $1000 for storage because I cannot move in my condo. I have other issues such as the front entrance floods due to sidewalk not slanted properly, my vanity doors are damaged. I would not refer Lennar to anyone and if something isn't done soon I may consider calling the media. This is ridiculous and shameful that a company can operate in this manner. ... More

House was a mess when we moved in. Walls needed repainting and when they repainted the workers got paint on carpet, tile, everything and it is not cleaned up yet. Our A/C has gone out 3 times and is still not fixed. No one from Lennar follows up when work order is put in. Finally, the HOA is charging us a late fee because Lennars title company sent them a faded check that HOA could not cash and cannot get a hold of the title company to cut a new check. I would not recommend to anyone to deal with Lennar.

I absolutely love my home. I would recommend Lennar. The whole experience with seamless. Lennar is very attentive to my needs.

I am not happy with the LENNAR. We had hard time with this purchase with Lennar. Specially the loan officer. He provided the incorrect information in disclosure. And he blamed us not reviewing the document. And later for another disclosure he did mistake on estimated closing cost and we I had to dig into email to prove he did mistake as the disclosure does not matching with what he said to us over the email. I am very upset with the response I have received from Lennar.

Let me preface this with this was our first homebuying experience. From the beginning, this process was a mess. We, along with our realtor, did a tour of the model home and from the start we loved what we saw given it was the model home with all the bells and whistles. We signed on our house around the middle of July with a completion date of late Nov. In the days leading up to our close date, we decided we would go with Lennar as the lender and builder - mostly because of their lender credits (which we found later to be honestly a complete joke and pretty much a net 0 let-down somehow with the credits being over 1% of the home value). Our leasing agent was altogether unhelpful and took a vacation without giving us a different number to reach their office while the interest rates went up an entire point over 2 days. Fast forward to closing - we arrive at our “new” home expecting to be in amazement over how good everything looks a week following our blue tape walkthrough (which was a disaster)… boy were we wrong. Blue tape items were basically untouched, cleaning crews hadn’t cleaned anything, holes in the roof, dents in the dishwasher, unpainted sections of exterior columns, mortar thrown all over the sidewalk and driveway and side of the house, no hot water, crack in guest bathtub… need I go on? Not to mention all this was on our closing day and we had nowhere else to stay for the night since we were coming in from out of town. Long story short, we miraculously ended up closing that day with a laundry list of open items the contractors were going to come back and “fix” since we really had no choice. About 3 weeks later, I guess Lennar’s quality people punched the “good enough” ticket, shrugged their shoulders and left us in the dust to fill out countless maintenance requests through their terrible online system to come fix the unfinished work. So, here we are 2 months in and our light fixtures are starting to flicker in almost EVERY room, exterior paint is deteriorating, our entire front yard is destroyed and has been for about 3 weeks now while contractors have been “hard at work” putting in a sewage cap which I could have replaced in a few hours. All in all, grateful to be moved in with the craziness behind us, but disappointed as a whole in regards to the quality and care put in to building these houses and customer support promising the world and severely underdelivering. The home purchase experience with Lennar was quite effortless and stress-free. It was evident to us that you have competent professionals working hard at every angle to make sure things go smoothly. From pre-qualification, to closing and then afterward, it was actually...pleasant. Definitely, the builder to get our repeat business.

GenerAlly good materials but sloppy installs for plumbing, lawns and bushes.
