We were shown 3 models. We chose one and our hearts were set. Right before signing the agreement to buy we realized the house we fell in love with, was not what we were getting. The elevation for the house we were being sold didn't come, with the porch the model had. Cost savings changes eliminated basement windows the model had. However, the low interest rate mortgage made the house affordable and we moved forward. I had inspections throughout the build, but Lennardid not allow roof inspections. Right before closing I couldn't reach anyone, I never even got a call from the attorney. The closing was crazy only the notary showed up with stacks of documents for signature. No one to answer questions, we had to request a call from the Director of sales. He did call but the notary walked out, as per the title company. The closing was rescheduled and again because the attorney insisted on communicating via text the wire transfer was delayed. I was advised I may have to get my keys from a drop box, I was dumb founded. A few weeks after moving in we had to have the heating rewired, the thermostat was wired incorrectly. Some roof shingles have been moved by the wind. The basement bathroom is next to an unfinished closet, which exposes the tub and a gapping hole to access the trap, it should at least be covered. The door stoppers on one of the doors has punched through the hollow door. Two of the showers have chips already. The heating system installed is a new type of system. The plumbers that have seen it admit they haven't seen this type of system. The Director of sales and the employee who did the walk throughs were the most helpful representatives of Lennar I dealt with. We are happy with the house and pray we don't encounter any major issues. ... More

They are very prompt with getting arrangements made for sending people out to fix things. Our only issue is obvious cracks in the tiles are being brushed off as it's part of the pattern.

I love my home but I feel like the purchasing experience wasn't good. The initial sales team was good and showed me the homes and features. I saw the same home listed for 25,000 to 30,000 less in the same street and I was told there was no room for negotiation. Then, once I chose the home and did the first blue tape walk, the construction team would just remove the blue tape but not fix the issues. I had to go multiple times to the house and remark with blue tape. The construction guy kept telling me they would fix the things, but next time the it was the same. Even after moving in, the same items were still open. Warranty guys have been pretty good and nice. Just the construction team needs to do better to follow up with the things to fix. ... More

For us, the actual purchase/closing experience was the worst part of owning at Prosperity Lakes. When we purchased in August, we were told that our closing was in 30 days; two - three weeks later it was changed to mid-October. Then it was changed two more times. To say this caused us incredible stress is an understatement (among other things) BUT I made contact with one of Lennar's Presidents and explained our situation. From that point forward it was absolutely smooth sailing. That's not to say we didn't have issues with the house, but their Customer Care team has worked diligently to get everything resolved to our satisfaction. Of particular note are Jason and Gabe -- these two men have literally been Godsends and have followed through on everything. I can't speak highly enough of them. I know that Lennar is a production builder and they are a publicly held company that answers to a Board of Directors - this is the biggest reason they don't offer options or make changes to their product and obviously the bottom line is of utmost concern to them - but I think a tighter quality of finished product could be managed and some higher end elements included in the homes for the 55+ active adult communities. For example, roll outs were included in the upper section of the kitchen cabinet bases but you are selling to 55+ people -- putting the roll outs in the lower section of the cabinets makes much more sense because bending and reaching into the lowest part of a cabinet opening is much more difficult. Also, making the doorways and hallways wider to accommodate wheelchairs makes much more sense for homes for this age group but there are definitely doorways and hallway entrances that would never accommodate a wheelchair and will require us to modify our home if we get to a wheelchair situation. There are other examples of where just a little more thought on layout/use could be implemented in the design phase that wouldn't impact the bottom line and would make the house more usable for the age group. Otherwise, we are excited about living here and looking forward to when the community amenities are available. We have already met so many great neighbors and that aspect of Prosperity Lakes Active Adult Community is what drew us in. ... More

As with any new build, you will have a lot of dirt and debris, but a lot of of the ground is rock. These homes go up very quickly and you have to stay on top of quality control.. Overall very satisfied with my purchase and responsiveness to issues.

My family just moved into a brand new Lennar home in Silo Lafayette and the overall experience could have been better, although everyone we worked with was very friendly and helpful. Construction was done very quickly, often at the cost of quality and workmanship, and constant attention was required to get the floorplan features documented at the time of our deposit. The construction manager and sales team worked with us to come up with solutions to almost everything, but for instance we now have a bathroom door which opens into another door for the rest of the home's life, which was a deviation from the floorplan that we were not informed of and had to catch on our own. Also, during construction there were multiple water leaks in the crawlspace which were never cleaned up after multiple requests. When we moved in, the whole first floor smelled like an animal had died in there, and for the first several weeks we had to continuously pressure Lennar to get the crawlspace cleaned. We ended up having to clean it ourselves, although the warranty team was helpful and friendly and agreed to replace the insulation in the area where the water leaks occurred. Still, it was not the start we were hoping for especially considering the issue was raised several times before close. Our advice if you are considering buying a home from Lennar: be prepared to be on site frequently, and be proactive about any issues you see, otherwise your new home may look (and smell) differently than you were hoping! ... My home buying experience was traumatic and stressful. I’m told by other home buyers that that’s just the way it is. I don’t see why. I’m blessed to have my home since it happened because of Hurricane Beryl but the endless questions (many I answered more than once), the paperwork asked for at unreasonable times of day and night caused me anxiety. In the end, my happiness in buying my first home was overshadowed by exhaustion and relief. Fun fact; I learned that TX homes don’t automatically come with shutters (I just paid for that, it affects your foundation in the long run but it’s on the homeowner). They also saw no need to give towel racks and I’m missing a closet shelf on purpose (I have to install my own if I want one.) Did I mention I’m tired? ... More

From start to finish in our new townhome we felt like Lennar was artificially rushing the closing process, while completely missing deadlines on their end. We were in no hurry to close, but the Lennar agent was adamant it happened ASAP. They set an overly optimistic close date, and we agreed (thinking they could still have the home ready). During the first walkthrough, several issues were identified and added to their blue tape list. We had also been told appliances would be dropped off morning of first inspection, they were not. After a week, final inspection date comes and not only have the issues been left unresolved, appliances still aren’t installed. Not to mention the cleaning crew was apparently scheduled at the same time as the walk, so we had to work around them. They still expected us to close the next day, without personally verifying any of said issues had been addressed. I am not impressed with Lennar. If they weren’t adamant on closing under two weeks from signing nearly all of these issues would have been avoided! ... More

Overall, the communication is horrible. Maybe there's a rule that "do not answer the phone" by Lennar. My sales agent has never answered the phone, and the response time for texts is at least a few days later, and no response at all sometimes. Lennar is well-known with quality builders, and people expect quality employees from Lennar. However, the level of service they are provided is very disappointing.

We recently closed on a single family home. The closing process was all one way. The builder set the schedule and we had to live with it. Living in another state required us to cancel flights and reboot them as their schedule changed. When I asked for an one day change in the schedule, I was told 'No Can do', but they later changed the schedule by a week. The workmen did a fabulous job of addressing all the building defects we identified during the 'walk threw celebration' which is really a home inspection prior to closing. However, there were items that the builder should have noticed. A few examples are: The dishwasher door was dented and the body cracked. The draw on the bottom of the stove would not shut. ... More

Lennar appeared to give a credit & made it seemed it was giving you a discount. The money i put back in this home including a deck & fence equals the same amount. Materials are cheap that's why it's warranted. Paint is horrible appliances broke & replaced less than 30 days. I've been here since October 30th & wish I could turn back the hands of time & brought with someone else. Please be careful when purchasing a home.Its affordable because it's built fast,cheap,& awkward.

I want to call out two very special people that have made this experience with Lennar much more palatable. I will circle back and explain my reasons for giving consistent 3’s as a rating. First Bradley Andrews in your sales team is a real bonus to Lennar.. he has gone WAY ABOVE and beyond his job description to help us out with MANY issues with the purchase of our home. The second individual is Eric Ford. He has been very helpful once we moved into our home.. he has been very responsive and helpful with our problems that came up even at 5 AM! Lennar loses some stars in our rating due to the LACK of support during the underwriting and loan process first. You Lennar portal is an absolute disaster and is NOT customer friendly. Our loan officer seemed to have difficulty navigating it and was not really able to do anything due to privacy? What is wrong here that the loan officer can’t discuss our file with us? RIDICULOUS The home.. WOW. So many things wrong and yet during the first walkthrough many of the things did not get fixed that were pointed out. We are now waiting on our 60 day to get many items fixed.. doors don’t line up, mirrors not flush to the wall, drywall messes and screws missing, the list goes on and on. I have huge drywall gaps around light fixtures and light switches.. we paid top dollar for a new home. Lennar needs a better support team before closing ( besides Taylor Schupp.. get more help for Pete’s sake) and stop communicating only BY EMAIL. This is OUTRAGEOUS. I’m paying for customer service from Lennar.. not to respond to 10,000 emails every day. I work too and no ONE has time for this lack of customer service and communication. Call your BUYERS.. put some heart back into it Lennar.. you will lose to a smaller builder due to your clinical experience in buying a home. I am already having issues with the Association and the neighbors just doing whatever they want in this new neighborhood that is still under massive development. You are not making this customer friendly for people due to the poor communication and rude responses from the Association ..Mary Breedlove however has stepped in to assist and has been very helpful and supportive after I lobbied several complaints. Please don’t have people move in with our wireless service or cable.. I am still livid over that debacle when we moved in. Our neighbors said they had gone weeks without cable or Wi fi.. cmon, get it together! You can do better Lennar. ... More

The process was rushed so couldn’t shop for our own lender or insurance. That caused multiple closing issues. Need minor things fixed and still waiting. Overall wonderful build but process frustrating.

As I’m living here I’m finding a lot of little things that could had been corrected. I do not think Lennar uses a quality assurance person to check their work. Examples: Uneven drywall Vents that shake and make noise Cracks in drywall Weeping holes that protrudes out the house Creaks in stairs weather strips falling off doors Entrance doors that won’t lock Chipping of cement in garage floor

Tess was great to work with.. she was very informative and helpful..on the mortgage side, not so much..frustrating, would provide info and then they would ask for the same info you just gave them.. we couldn’t close the way we were supposed to, so we had to drive to salt lake to do so.. quality of materials - Lennar doesn’t care, gives you zero choices and the cheapest of cabinets, flooring at a pretty steep price.. you get what you get and that’s it! Literally most of all the new home buyers on our street have literally gutted their brand new homes and built them back the way they should be with much better craftsmanship and quality of materials. And after all this, they part of the neighborhood to have fencing that goes completely against HOA rules and then tell you that you can’t put up a fence particularly when you have a 5ft drop off in your back yard!! Lennar doesn't give any option while building, e.g. extension of kitchen, or patio cover, storage extension(if there is room for extension) even I am willing to pay extra, so not very impressive but accept it whatever they provide.

When I did the walkthrough and talk with the Lennar seller, he told me that the house came with fans in the bedrooms and living room, just like the model house ( I have these on email that he send me), even on the website you can read that the house coming with fans. My surprise is that they never installed them, I sent many emails before closing and they practically told me that now houses not have fans. I felt upset for the lie and because no one wanted to give me the fans that the house brought.

Ease of the overall process was good, excluding a few snags in the very last stages of the process.

I hope that someone is reading this. This is my second experience with this builder and unfortunately it wasn't satisfactory, again. Starting from raising the price after agreeing and paying the deposit, to the mediocre communication level throughout the building process, to the closing day to discover zillion type of "fees" - such as $750 paid to the builder to continue building the community! -, to receiving the wrong keys of the house because of which I can't change the schlage code until today, to time after receiving the house to discover that a door missing a knob, the heating system is not working, the water heater in not working, which I called them about and they sent someone to fix it. Lately, I discovered that the shower glass door doesn't latch perfectly, and attic pull down stick is broken. Mostly, when I called the builder representative, I didn't get but referrals to other staff or the closing lawyer. In a nutshell, I was hoping to feel the builder/staff as a team to back you off, instead of the I and Them sort of relationship! Part of this sad experience is on me, but I just didn't expected a new constructed house of about $500k to be like this. Maybe, I should have left the deposit (just about $15k) and quit all together from the very beginning. I'm surely not happy in general. Note: If someone is wondering why would I deal with the this builder twice, it's just because I needed to be close to my daughter and granddaughters. ... More

NO the best quality materials. contractors made the construction too fast with many imperfections, bur overall, Im happy with the transaction and the seller conceptions that Lennar granted. and I will fix those issues on the way. ahhh…. HOA IS TOO EXPENSIVE, $289 is ridiculous fee for what they do, and not even cover the water.

Overall, we are satisfied though we had issues related to quality of workmanship and lack of cleaning the property before we arrived. The onsite customer service rep did a good job in getting a cleaning crew in to do a deep cleaning when we first arrived, though it took a couple of days. There appear to be significant delays in starting construction of the clubhouse and amenities facilities for this community. We are seasonal residents and look forward to being in sunny and warm Florida this winter. However, we are disappointed that construction on the clubhouse and related facilities has not yet begun. When we went to contract at the beginning of this year we were told construction should be winding up about this time. ... More

Most of the people we worked with through the process were very nice and answered any questions we had. Small hiccups here and there but that’s to be expected with such an extensive process. Buying a new construction home is MUCH more stressful than buying something already done, just so you know, at least in Nevada. Our home was close to half a million dollars after we chose some vinyl wide plank flooring, a slightly nicer backsplash for the kitchen, and opted for the slightly nicer carpeting upstairs. The upgraded materials we got were something I would’ve expected to be standard in a house like this. We visited the site multiple times throughout construction to look at the guts of the home and noticed pretty poor timber quality being used, lots of warped boards especially the drywall studs. I don’t think we have a single flat wall in the house. Several of the studs were not nailed in correctly and just wobbled when you touched them. Luckily the actual structure of the house came on trucks preassembled with good timber and seemingly good assembly. Needless to say seeing the super warped boards had me feeling more nervous about what else might be “to code” but still poor quality. Half a million dollars should get you more than the minimum. We like the design and layout of the home, some thought was put into roof design for solar and an existing water softening loop in the garage for our terribly hard water. Appliances included are decent except for the dishwasher, it’s 95% plastic and just looks and feels very cheap. LED lighting throughout looks good and is a natural white instead of super white/blue which is great. One weird thing, the home came wired with fiber and cat6(Ethernet) to a decent network panel, but the cables only run to the master bedroom, living room, and kitchen. I have no clue where the 4th wire goes and no clue why they didn’t wire the 2nd and 3rd bedroom with Ethernet. It’s 2024, every bedroom should have wired internet, especially with how crowded WiFi bands are becoming with the increasing number of wirelessly connected smart home tools. Schlage door hardware throughout was a nice surprise, wasn’t expecting that after seeing the material quality everywhere else. Windows and sliding doors are unfortunately vinyl-framed and poor quality. Slightest wind gust flexes the whole door and the seals are laughable for a desert home surrounded by sand, we have to vacuum the window and door tracks anytime the wind decides to blow. This is more of a nuisance but could be an issue for the weep holes that keep moisture out of your house. Lennar has been great about fixing any issues we’ve claimed through their warranty portal which has really been their only saving grace here. Granted it’s not going to improve material quality anywhere but if anything isn’t perfect or doing what it should they will make it right, love that. Really overall it’s been fine, just not exactly the quality level we expected for such an expensive house. ... More

There have been numerous issues with the home. Nothing major and nothing that has been responded to. The main pain point with moving into the home is the the cleanliness of the home at move in. We have spent hours scraping and cleaning paint splatters on all the floors with hard surfaces. This can be easily corrected by Lennar by using drop clothes when painting.
