Could’ve provided more information about land slopes due to drainage prior to construction.

Be sure to very thorough when checking the finished product before moving. check lawn work.

Good homes

We're enjoying the new home but there are a few things that we wish were done differently. First, for the price paid, there should be a sprinkler system installed. The majority of lawns in the neighborhood have died and we had to have someone trench our new lawn to install a system after the fact. At a minimum, it should be a paid option. The fescue breed grass is a cool weather grass that requires a lot of water. Second, the green space behind our home looks like a wasteland and it's been that way for almost a few years according to neighbors. Landscaping and irrigation needs to be installed as promised. There are community infrastructure components that were major selling points for us including the jogging trail around the neighborhood and connection to the green way. Currently there are random pieces of sidewalk missing around the neighborhood which interrupt bike riding for the kids and are dangerous. I purchased the model home, it was in a good shape but I don’t like the fact that there no warranty on the house.

The sales process was painful. I lived out of town and responses were poor. There was no flexibility during purchasing phase. The construction manager “Henry” was phenomenal and provided answers where he could. He insured all of my concerns were addressed and directed me to the appropriate person if it was out of his jurisdiction.

Like any other new home, we had issues inside the apartment with the floor and other finishings. However, Lennar showed responsibility and immediate assistance to resolve all of them. They also had a big delay in the completion and function of the elevator, which has also been resolved.

Never came out to put plug in sprinklers or replace dead shrubs from installing driveway.

The quality of the workmanship and materials is wanting.

I really am disappointed that I moved in, in March and don't have a lawn yet. People in the townhouses and other houses who moved in after me have lawns ahead of me. People in townhouses don't care about lawns. I hired and paid a lawn edging company and was told final grade would be done on my property last week. We are all waiting.

Also, another item is the toilet roll holder, I asked for someone to call back and no one has yet ( 2 weeks ago ), Seems that the holder will not hold any roll that we've used. Right now we use it as a hand towel holder?

Quickly built homes that would have been better if more care was taken with process however, but overall satisfied.

Upon moving in found out that my water had been turned off. Lennar had the city turn off my water which cost me $100 to have it turned off after hours. The day after moving in I went to do a load of laundry in the upstairs laundry room. About 30 minutes into the load water started pouring from the ceiling and into my dining room downstairs. I immediately turned off the water to the washer but it was too late. It turns out the drainage hose from the washer wasn't secured properly. Severe damage had been done. Repairs took 9-10 days and included commercial fans, ripping out floors, insulation and repairing dry wall. I felt extremely well taken care of by the project/construction manager who really expedited the process and looked after me but I felt like if it wasn't for him it would have taken much longer and that there wouldn't have been attention to detail. Install a recirculating pump for tankless hot water heater. Water in SC is extremely costly. The backyard I was left with is a cliff with an 80 degree grade ( we are in our 70s not able to enjoy the yard) otherwise we are enjoying the house.

Be prepared to "be on your own" , as I was told after I had moved in, papers signed, and asking questions about some very confusing things ( wi-fi, what and where certain things are, including instructions). Good thing this isn't my first house. But, I am in a "learning mode" with special circumstances. I would buy it again, because of the people you "meet" thru the process, which was smooth and painless. No regrets. And survived the "earthquake" with absolutely no damage. The only thing I would change is making the garage bigger and insulate it. Most of the locks, and dead bolts were not installed properly. Read the solar agreement carefully! The last power outage, there was NO power available for "backup". I think that should change, to be true solar energy efficient. ... More

Stay on top of all construction throughout the entire process.

Landscaper used shoddy sod and put down a summer sod in winter.

They did make the home buying process very easy. It seems as if they push and push to get you approved, then drag their feet. Other than that, overall experience was not bad.

Lennar has been a pretty good company to work with. I happened to stumble upon their property and found that I liked what I saw, almost instantly. While the quality of the workmanship was alright - much more geared towards rapid building and "cookie-cutter" style townhomes, meeting with the construction manager and hearing about their passion for "getting things right" was helpful. I was able to walk through and point out everything that might have been damaged or not to my satisfaction for a new property. As I have lived here for the past months, any issues that have popped up, Lennar Customer Care has been prompt to reply to me and get any services I might need lined up. I am rather pleased with how well it has worked out. My only real.... less than positive experienced was when I was preparing to place an offer down on the property I moved into. I was introduced to Lennar's "preferred partners" they would like you to use, and my realtor advised me to explore what was out there. Ultimately, I chose to go with a different lender and title company than who Lennar usually works with, and the preferred partners were persistent, to say the least, about trying to obtain my business. At times, it was very annoying to have them constantly calling or emailing trying to solicit my business when I had already entered into a contract with a different company. ... More

We are very pleased with our Lennar home. The house is great so far. However, the community center is FAR too small for the number of homes. There will be about 400 homes but only space for a party of about 10-15 people. Lennar was too cheap to build a bigger, better center. We have also had many issues with the grass and land outside. The sod and front bushes were placed on rocks and are dying already (after only a couple months), but lennar doesn’t include the yard in their warranty.

Would be very thorough with walk through.

I have had some problems inside and outside the home, which have not yet been resolved and have been reported at the time

When a person purchases a new house, you would expect the work to be of better quality. These contractors are supposed to be professionals and do better jobs than myself. We shouldn't have to have painters come back, sidewalks fixed, plumbing fixed, fixtures replaced, garage siding repaired all within the first 2 months. The CM was awesome! He was very willing to get people back in and make the repairs. We passed our 60 day mark, so no more CM helping us. The current customer care rep has been good so far and brought contractors back to make repairs. With the price one pays, I would expect better quality of work. The CM is stretched and has many properties to worry about, but was very helpful. ... More

Please make sure you see your exact home before you purchase there was some confusion on the pitches versus what I received are what I thought I was gonna be receiving I had already signed my contract to build and then found I wasn't given everything that I seen on the picture so I had to pay an additional $1000 down and over 18000 more in upgrades to receive what I want other than this my home by an experience was great

Wasn’t too happy with the original sales rep Viet. Took a long time to get things back to us which caused delays in our build. This also pushed us back at the design studio which then we couldn’t pick the exterior colors due to other homes next to us getting there before due to the delay. Wasn’t thrilled about spending over over $400,000 on a new home and not being able to get the brick and siding we wanted. Our new salesman Joe helped move things along but the damage was already done by viet. We also had a flood in our basement not more then a few weeks aafter we moved in due to the pit not being cleaned out property ( we did have it cleaned but lost a lot of personal items that were never recovered) ...
