The workmanship of the home could be better. The home is settling really quickly, showing some work that could've been done better. There are no walk-out basements which was not disclosed and no porch or patio out back which also was not disclosed. There is water pouring outside the back of the home constantly and I don't know why. This "new" stuff is not all that great.

Nice Bungalow to downsize too

The home we bought from Lennar is perfect for us to downsize into. The floor plan is perfect for empty nesters. Lennar did provide a lot of extras for the price of the house. For the most part Lennar has responded to issues we have. One area that we have been ignored on is the grading in the back of the house. I feel there is a low area that needs attention but have not been able to get them to respond even after sending pictures of ponding. Nail popping on the walls is not considered a warranty item. Great house, just watch the follow through

They will build you a nice house, just make sure you get everything in writing and even then be prepared to either wait or have to go back and forth about it. They don't always do what they say they will do. I would avoid closing on a house in the winter as all the spring things they say they will comeback and do have not happened. And finally, I would suggest you just get the full sod package because if you don't you will regret what they do instead.

House is made of goof products but Lennar tends to rush some of the construction in which now warranty has to get involved and that is a never winning battle. Overall the house is good, the grading is bad, but we are happy overall.

Not everything I was told is how it really happened. Everything I was told that would be included with my monthly payment in escrow with separated from the actual payment so all my bills are all over the place and I had to hunt down everything that I’m going to be paying so that I do not forget to pay something only use my house such as insurance taxes HOA fees were all supposed to be included with my monthly mortgage payment. I’m very disappointed and just a month and a half after purchase I get hit with more cost that I was not anticipating they can do better.

Most dangerous sodded yard We’ve ever seen!!

While looking for a home we were told the quality of materials and workmanship were both highly rated. We get in and start n noticing the opposite. For example, the hand rails are spray painted but not sanded first or after! The thermostat is one that cannot be figured out how it works! A tech is supposed to stop by to explain it but hasn’t come yet. The yard has not been done right! Sod haphazardly slapped on unprepared ground. Our sales person, Dennis, was outstanding resource. He went beyond the expected to help us try to communicate with (horrible) Lennar Mortgage. Quality of the finished product was disappointing. Workmanship and finish is far below what you would expect fo one million dollars.

Refusal to Fix Obvious Defect

We love our home and community! The problem we have is that there was an extremely obvious defect in the installation of our Dormer windows and we have been battling for 3 days with Lennar to simply fix it. We have submitted the obvious cracked window trims and being told that is normal. We have inspected every other house in our section and NONE of the other houses have the issue. Very frustrating being blatantly lied to in order to just try and get us to accept crappy workmanship.

Lennar's catchphrase is "EVERYTHING'S INCLUDED!". I'm here to tell you it's not. While the people along the way were magnificent and responsive, I'm just shocked just the blah chrome builder's grade cheap stuff Lennar used. This was a spec house so couldn't choose the quality of finishes I wanted, but shocked that basically no upgraded anything was used here. NOTHING. This is the second Lennar home we have bought and the experiences have been very different. The quality of the workmanship on this Wales Ranch home compared to our last one is very disappointing, especially the finishing work. The subs that have come in to fix things have been unreliable, have done either half of a job or a poor job, and it's an ongoing struggle to get things done as they should have been done in the first place. Who ever the architects were they never owned a home. Appliances are cheap for the price you pay for the home. I have issues with my driveway. It’s a cheap pour. I’ve brought it up I’ve received nothing but crickets.

The finish work was pretty bad. Lots of warranty issues for the yard, the flooring, the bathtub, cabinets, keys to my house, and no internet, just a few. Everyone has been very nice. I know they are very busy, but i don’t think there should be this many issues in a new home. I’ve done my own spackling and touch up paint, and pulled 5 large bags of weeds. My side and back yard look horrible. I have no complaints about any of the people I’ve dealt with. I’m not sure who would be to blame for all of this. I do love my home in spite of All the issues. I’m just very frustrated.

The walkthrough was so fast that we miss a lot of issues. Once the walkthrough is done , then you are informed that the second walkthrough is only to cover that everything that was identified in the first walkthrough was fixed. Then you are informed that a new issues identified after the first walkthrough is going to delay the closing time. Basically the builder put you against the wall. Then after closing the builder informs you that any new issue goes through the insurance company. Also, there is only one time fix for almost all the issues. Very disappointing

Lennar Loans are horrible. Rates differ from buyer to buyer. The incentives towards closing cost gets adjusted so that they won’t give back any money towards down payments. Unit with higher cost might pay less emi compared to the units with low cost at same interest rates. First time home buyer be careful of these traps. Constructions wise things are good.

Solar issues

From last 2 months we are following with lennar and sunnova on solar activation . No response from both of them . Lennar moved to new vendor for home that are still not sold , they left people who already purchased. This is unfair. If anyone willing to talk on this please contact us.

Lennar really dropped the ball on Phase 2. Quality of everything was lowered yet the price increased. Phase 1 had GE Monogram appliances, open rail staircase, finished garage walls, tile roofs and the same was expected of Phase 2 considering the price increase, yet Lennar closed off the staircase, switched to Frigidaire appliances, and unfinished garage walls and asphalt shingle roof. Construction manager

The construction manager for this development either doesn’t know what he’s doing or he doesn’t care!! We have caught him in falsehoods (many). We had are home inspected and the multiple things that were bad were not addressed (yet) and we were told that they were amazingly well had our inspector take a second look and it wasn’t addressed on our home and sadly the construction manager still has a job. I would say it’s a fluke but we purchased a villa in this same neighborhood and same experience with the same construction manager

Some really stupid decisions on products

Let’s see…a 55+ active adult (retirement) community (old people) where the house thermometer is so small you can harder read it. Makes absolutely no sense. A front door that is 8’ tall which means you must purchase a customized screen door to fit. Super large,oversized garbage and recycling cans with no where convenient to store them.

I paid a good price for this home but I see many of the materials us3d to construct my home are poor or low quality that will not last more than 4 to 5 years like the exterior siding made out of compressed wood not cement hardy bia4ds. I also see loopholes to avoid some warranty repairs like trees that died 2 weeks after purchase date etc. Overall, good price but I will not buy a lennar home again. Thank you for the survey

The home I got it’s not the same as model house! So many details they are not finished. The builder used the cheap materials. For the 2210sqf I paid 471.۰۰۰in my Neighbourhood paying a lot less!
