I would highly recommend you get a plan, with dates on paper from Lennar. The weekly status updates were in the form of a phone call and if it wasn't for my notes from those, there would be zero accountability. We faced numerous delays which is to be expected with a new build but hit a series of catastrophic issues as we got closer to the close date. If Lennar would just be honest and pro-actively communicate the schedule and any change of schedule, it would help alleviate a lot of the frustration allowing home buyers to better plan for their move. Under promise and over deliver, customer service 101. Our initial construction manager, Eric was nothing short of a lier but no longer with Lennar of Charleston. The one time he did move quickly, he allowed counter top trades to go into the bathrooms before the tile set, causing a re-order which led to a 3 week delay in closing, if not more. I caught him napping in our house one day when there should have been critical work going on as we got closer to closing. Lennar managed to get our entire house built on a lot that wasn't even zoned correctly with the county, which is a shame on both and the worst part was, they knew 3 weeks before closing but didn't let us know until the Friday before our closing date, one working day in advance. I will say, our new construction manager, Jason who filled in for Eric once he quit did a fantastic job and we feel like we would have had a much smoother buying/building experience with him. There are good ones out there it seems. There are still a number of items that need to be fixed through the Lennar warranty program but overall that has been a decent experience compared to the actual build. If you are going to build with Lennar I would go plan for 3 months of delay of whatever your initial closing date is, push for dates and hold them accountable and do not be afraid to raise issues with their management. ... My experience with overall good, There was an issue at signing causing me to not go to closing on my closing day, which could have been rectified in a timely manner and it was not. The construction of the home was ok, there were issues that were quickly address and the team is friendly and on time.

I would like to include that our experience was great.

We like the layout, room size, fireplace and lighting. We are very disappointed in the windows and sliding door. They leak air badly when wind is over 15 mph. This was particularly bad with the recent winter storm with winds up to 40 mph and blowing snow. We actually had a snowdrift on the inside windowsill at one window. Our furnace ran continuously for 3 days because of the cold air blowing into our house. This is unacceptable. We have Cambria quartz countertops in our our Florida condo and in our previous home. It had a beautiful glossy finish. The countertops in our new home have a dull finish. Also the carpet in our 3 bedrooms is disappointing, not what we expected in a $500K home. ... More

I would not recommend. Workmanship is poor quality, finding more and more issues as we get more settled- poor painting, lots of seal and caulk issues, cabinet colors don’t match, mouse infestation, the list goes on and on. Not all issues are covered which makes it more frustrating. Major issues with hot water, recently fixed after enormous gas bill. Working with Jonathan now on warranty items and he has been great thus far! Lennar should spend a bit more time in the details of the home prior to close and move-in. The walk through is very difficult as they are showing you all of the amenities and doing the walk through at the same time. Sharon was our walkthrough rep and she was good at making excuses for things that were clearly broken and needing a fix- example- gentleman was power washing our pack porch and a flood of water came under the door- I asked if that would be fixed and she attempted to convince me if was normal from water pressure and would not put it in the list for repair. During the 2nd walk through, construction manager- Juan- confirmed it did require weather stripping, after I asked about it. Doing the right thing the first is key in customer service and business especially on a $460K plus purchase! Right now, wouldn’t recommend to a friend and wouldn’t buy again with Lennar. ... More

My new house is a bundle of issues. Starting from the exterior to the the interior of the bathrooms every part of the issue had bunch of issues. There were so many bulges and dips in the every room whereever there is carpet. The issue was raised before closing and is not fixed yet. The carpet and the padding inside the carpet are so cheap. Beneath the carpet we found trash, the people who did that didn’t even care to vacuum the area before installing the carpet. The padding was not bound together which keeps moving when you walk, creating gaps. The framing is not flat. Every room has ups and dips. The carpet is not tucked well at the edges. The carpet in the model house is definitely twice as thick as ours. The exterior paint looks like it was not done by professionals. There is overage and gaps between the wood trims. The balcony floor has ups and dips which retains water after rain. There is a bulge in the dry wall of the master bed room. Faucets are cheap and each of them have different pressure levels. Landscaping looks like it was rushed.recessed lights in the loft area are put in at irregular places, and the list goes on. ... More

For the price you pay, the quality of the work and materials used are very poor. While their ticket opening system is very easy to use, getting the issues addressed is a whole other matter. Service is extremely slow...if at all. Inspect your house very carefully before you sign anything.

Beautiful homes. Great spaces in the layout. Open floor plan is awesome. The home buying experience was good in some areas but not good in others due to little communication between all parties involved. Surprised the purchasing process has changed with Bids/No Bids. The lighting panels in the homes are really backwards. The color choices were changed due to manufacturing issues but owners had no say in the changes that were made. Construction folks created residue on my deck that i hope will be resolved. Finding out the home loan was sold to another company at closing was a shocker. The HOA cost is expensive compared to other areas, they need work on priorities of the community and issues with parking, trash collection, landscaping etc. Hope for the best. ... More

We came home from work to find our ceiling was leaking and caving in over our master bathroom. The home is a month old. We feel like we were tricked and are very disheartened by this whole experience. Our life savings is in this home and now we are staring at a giant hole in our ceiling and are displaced from our master bedroom for close to a month, waiting for the repairs to be completed. Also, the microwave is short circuting the whole wall every time we use it and the refrigerator that came with the home had a leak which took a month to get fixed. I would not recommend a Lennar home to anyone at this point. Our DR Horton home we bought brand new never had a single issue the whole 5 years we lived there. This home seems to be falling apart weeks to moving in. ... More

We have had several issues like no mirrors or shower enclosures installed until nearly 2 months after settlement, finally got them last week day before Christmas. Still have electrical issues with outside outlets as they click 24/7 unusable, and light switches within the home that are incorrectly wired. Since settlement, I have found out via outside Sales guys that Lennar, installs proprietary features like extermination inside wall device, and a smart home water device that allows monitoring via a smart app. Was never told about either of these options, had to find out from neighbors or sales folks trying to sell me additional services. My largest issue, we paid a higher price for this lot, as it was to be on water. The land has yet to be cleared, and on top of it we have an alligator nest directly behind our lot that now puts our pets at risk. We want this lot cleared as we were told by Lennar prior to document signing this was a water front lot on EVERY Lennar document. ... More

Lennar is easy to work with, if slightly unresponsive to requests for personal contact for questions. They work mainly on the internet. Overall it was an acceptable experience.

I had very good experience and was excited to show to my family and friends. They appreciated the house.

Overall process was great with our lender and the overall walkthroughs and check ins.. they were very knowledgeable. My only gripe is that some of the issues we’ve found in the home that a worker cut corners and wasn’t found during inspection because they have a really great inspection process. We have a light in our pantry that turns on during the day when you don’t need it.. and doesn’t turn on at night when you do. We have a small wall that is not straight and and not level leading into the entrance to mother in law suite. Overall I feel the price we paid we should have gotten better quality from the individual companies that contract to build the home. Overall through lennar does a great job from beginning to end to make sure you see everything and know everything about your smart home. ... More

Horrible experience with a few employees that did their job well. Initial walk through of the home showed build quality and finishing touches were mediocre with cracked shower fiberglass to deep scratched windows to paint drops on the kitchen floor to drawers scratched. Kristine took care of it professionally and quickly. We have lived in our house for a month and have multiple large cracks in our sheet rock where the ceiling meets the wall. The home is beautiful but the whole experience of buying was horrible

Quality of workmanship is fair. Hollow parts in the upper floors, can’t do anything about it. Cabinets in the kitchen were supposed to be fixed before I moved in which was the first week of November. Nobody is coming until the second week of January. Crappy paint!!! Garage door was not installed properly, it was “customized” and I was told I couldn’t be fixed, but was recustomized by the garage company.

I had recently moved into my brand new house which is constructed by Lennar. I had that new feel for only few days. I started hearing creaking sounds almost everywhere with in 1 week of closing. There’s are cracks on the walls, air leaks and so on. Initially construction quality used to be good when I signed my contract. But now, I won’t recommend Lennar to anyone.

Home buying pretty good. Customer care follow up afterwards, slow. Cell reception in area being not so good has affected customer care reps responsiveness.

I had 2 homes built in OTOTW and 1 by Lannar. As a General8i r, bypass I saw poor workmanship and several months late to finish. The contract that had the sale price did not show about $10,000 extra that was not on that page even though we made no changes. This by far is the poorest quality I have seen. In Williamsburg Virginia Lannar turns out a very nice home, not like these Lannar homes.

This builder should not be in business, I would never recommend Lennar to anyone.

At first it looked cumbersome cos you got to send and send documents to prove your trustworthiness. At last I got it. It's all about perseverance

We have purchased many homes through out the years. The condition of the home after we closed on it in terms of meeting county code was pathetic. Our water heater was not hooked up to the house so no hot water, there was no insulation in the attic which is another fire code, the wiring of the home was a fire code we found out as we hired our own electrician to fix our home which was 5k later. We have taken pictures of everything. We will be hiring an attorney and also calling the city to make record of their inspector who passed the home when it should not have. Lennar knows of our issues and has not reached out. ... More
