Overall I’m happy with my decision to buy here. The construction manager is AMAZING!! Nick! I mean, I cannot say enough great things about him and his overall support. My experience was however tainted by Christine the sales person. She was rude, distasteful in the way she spoke to me and my realtor.

This is the second home we built with Lennar in the Vista Blue community. The true reason is that we love the community and the fact that the houses are built to a demanding hurricane code. Where Lennar falls short is in the details of its finished product. The EII program (Everything Is Included) was presented as meaning that top of the line luxury items were all included. But the reality is that the cheapest version of every item was included. We have owned the house for two months and already have replaced all of the appliances and fixtures that were provided by Lennar. EII actually eliminates any choices a buyer might usually have so the selection phase of buying the house is eliminated. Lennar can then build the house sooner without the delays that come from people making choices about what they want. Then Lennar throws them up so fast and so many at a time that nobody could be expected to maintain quality standards--and they don't. ... More

My car has gotten stuck in the garage more times then I can say and no one to help, you have to make virtual help. They hope you won’t Finish work leaves way toon much to be desired . Too many wrong things to go into. Including bottom end product used inside. The one good thing I can say is the head GC was nice. I would never buy another lennar or probably any new build.

First time home buyer. I chose my own realtor and mortgage company instead of what was offered by Lennar, and I'm glad I did. Their preferred lender was not very responsive when I tried to get pre-approval. Estimated completion for the house was relatively on target (2 week push back). My realtor had to press regularly to get updates from Lennar, which did get better towards completion. Inspections were on time and everything was ready at the final walk. All discrepancies were addressed, but more flaws and quality issues were discovered after closing. The house was not cleaned very well. Door frames, window frames, base boards, tile floors still had red dirt that need to be scrubbed off. Obviously there's going to be lots of dust and dirt from construction. But it seemed like there was no effort to actually clean any surface. One window had glass shards in the frame from previously broken glass. Random wood pieces and hardware like screws and nails were found in random places throughout the house. Quality of caulking/sealing in bathroom and kitchen is poor. Not sure why outlets with co-axial and ethernet wiring didn't have connectors. Plenty of misalignment on outlets, switches, panels, and frames. Already had to ask for some minor warrant work. To their credit, Lennar was very responsive but the quality of the work by some of the contractors could be better. One big issue I had was a sewage back up 3 days after moving in. Toilets and tubs had brown water leaking back in. Apparently the sewer pipe leading directly out of the house had a blocking plate that was not removed. Where Lennar could improve is better choice of contractors and better oversight of their contractors. There could be more care and attention. A little over pricedper square foot, but we are on a golf course. Major issues with our address not being recognized by anyone! No deliveries could find us. We can’t change addresses because no websites recognize our new address. I have met some very nice neighbors on the upside.

Overall, it has been a disappointing experience working with Lennar. We brought up multiple concerns during the construction process that were not addressed in a timely basis. As a result, closing was pushed back because they couldn’t get a CO issued. They fired their superintendent and we a new the week before the closing. To date, (almost two months post close) there are still a number of unaddressed issues on their “promise to fix” list.

Visit the lot, ensure you attend all inspections, ask about out of state concerns

They have good and bad. I dealt with some great people in sales like Mike and hated finance past Christian that is. The mortgage process was good but also a headache for sure. But we are all in all happy. Great community with great families, events and great times

We faced some challenges right off the bat with our first pick home getting sold, literally as we were signing our salesforce documents, however in the long run we got a much nicer house with better amenities for roughly $200 more a month. After that things went pretty smoothly right up until we had to start dealing with Lennar Finance. It was extremely frustrating having to upload the SAME requested documents MUTLIPLE times, receiving incorrect cash to close amounts, & trying to get ahold of people was like pulling teeth. Also, while dealing with finance, there were mistakes made with our master shower due to build plan changes & miscommunication with the builder/contractors which ended up pushing our close date back about a week. Once all of these challenges were worked through, we finally made it to closing & it was totally pain free experience. Great house and the team seem committed to achieve the final items on the exception list. Good surprise offered by the smart home package. However, the finishes are not great, not in line with the value of the house... the customer journey is somewhat engineered, but not well delivered by the different parties. 45 days after the move, the exception list is still open.

As far as sales,Deb is amazing to work with and I would recommend her to anyone looking to purchase a home in Sterling Ranch. On the other hand i am extreamly disappointed with the poor construction management and the lack of finishing anything before moving onto the next home. We moved in almost 2 months ago and still our house is being pieced together while we watch others move in weeks/months after us and have a fully finished house and landscaping. This company is more worried about putting up more houses than actually finishing what they had started.

1. Stone on front of home had to be replaced- poor workmanship. 2. Horrendous spackling job in the garage, stairway and storage room. 3. Key to the home does not work in the lock of the door to the house through the garage. 7 weeks later and we still do not have the proper key, which is on order. 4. Stain on front cement porch -still no solution for removal. 5. LENNAR mortgage process was a nightmare. It should be streamlined- instead it is very time- consuming and difficult to navigate. There are too many people involved. There should be one contact person for the whole process to track progress and avoid requests for duplicate information. ... More

Lennar is nothing special. They claim to strive to build all homes as good as the model, but that's not the case. While the structure itself is good (according to our home inspector), the quality of everything after the drywall was installed is sub-par at best. Lennar throws these houses together and doesn't care about the finished product - they just want to get on to the next house so they can get paid. The lack of attention to detail by these tradesman is insane, and furthermore the fact that we had to identify certain things (such as a mismatched window, damaged cabinets) is crazy. We've had so many issues with the quality of the items and have had to put in numerous work orders. Some have been taken care of and others we were told Lennar doesn't handle after closing. It's hard to catch all the issues during the new home orientation when you only have 90 minutes to go through a 3000 sq foot home to mark issues. Our customer care rep, Rich, has been top notch and very responsive but he can only do so much because of Lennar's policies. I will also say that the GE appliances that Lennar selects are incredibly cheap. The dryer and range are ok, but the refrigerator is not great and the dishwasher feels like it's going to fall apart; it resembles a children's toy. They also chose a 3.8 cubic foot washing machine for a 5 br house. We already bought a new washer and sold the one from Lennar. Another frustration I have is Lennar didn't even install street lights in our part of the neighborhood, while Casa Fresca and West Bay have installed street lights in unfinished parts of the community. How Lennar missed this is beyond me. The main reason we went with Lennar was because of their warranty, which was significantly longer than West Bay and Casa Fresca. Other than that, it's nothing special. Not sure I'd build with Lennar again. As I told their higher up folks on the construction side, we weren't expecting a custom build, but we were expecting quality and things done right. That didn't happen here. All Lennar Homes should be consistent. Homes should not lack what was stated when purchasing. Promises not keep.

One should talk to some longer term homeowners to get a good sense of the Lennar building and buying experience. Communication on the closing date was truly lacking and if we didn't call we wouldn't know. The attention to detail of the inside final product didn't show much attention to detail by the people performing it. Their stable of subcontractors do not pay attention to the details that new home buyer expects for the price being paid. Follow up since closing with the warranty group has been satisfactory to date. Double check and get items repaired and/or fixed prior to closing.

Most of the process with Lennar was reasonable, but my closing was rushed as the home was not actually ready for the scheduled closing. In fact during the final walkthrough on the day of closing they had still not installed appliances. Because everything was not quite ready for closing the final punchlist had about 50 items that needed to be addressed. After closing it has been a challenge getting the contractors to complete the items. It is now 2 months after closing, and more than half the list has still not been addressed. Of the items completed many of them I just decided to take care of myself since it seems nearly impossible to get some of the contractors out to finish up. ... More

It was fine with the process, except at the closing escrow, it was kind of disapointed due to 3 times and extended, was hectic and not our fault at all. The quality of materials not specified until now. The issues that we found after the second walk, not yet fixed.

Overall experience was OK. There was a huge delay in closing which was understandable because of the supply chain issues around 2021/2022. Quality and finishing is not the best, but not bad and the maintenance department is very responsive. The worst experience was with Lennar Mortgage, lots of mistakes and having to resubmit documents and until a week before closing I had no idea how much my closing costs would be.

The quality of the materials could be better. The finishing could improve as they haven't done good finishing.

I'm mostly disappointed in how some of the homes in the neighborhood are maintained. I was surprised to learn the number of investment properties and rental that are in the subdivision. We have some houses were the grass has not been cut, dogs tied up in the front yards, basketball goals lying down in the front lawn, and couches in the garage where people just hang out with the garage door up. This is definitely not what I was expecting and I don't know what the homeowners association is doing. Overall, I'm just disappointed.

The value of the home is decent for CA. The walls are super thin. I was told I wouldn't hear neighbors as that was my concern with a condo style home. I hear every sound including garages and the closing of doors. I am happy with my home, but wish I'd known what to be prepared for.

Lennar’s selling process was well organized and pretty painless. Their online portal is great. While our house was delayed by 6 months that’s not entirely their fault. Charging US for 5 days of delay while we completed our home appraisal process after waiting 6 months for Lennar seems a bit unfair, regardless of the clause on the contract. Real disappointment was the quality of workmanship in paint, cabinets…pretty low-end.

We are happy with our new home but the quality it is in the lower end for a new build. Thy need to do a much better work during their internal QC process or selecting contractors. Found several issues after moving in and we eventually had to get an external inspector. Zero attention to detail. Still haven't found a single window frame that it is properly level in the house. Silver lining is that they provide a one year warranty and the customer service rep for my community is doing an excellent job helping us solving them.

My experience with the Lennar Lender Rep was not good at all from beginning to end. Very poor communication and responsiveness, poor update related to my loan. Pushing automated emails was good enough for him, but communication was the worse experience I've had. The material used for the home fell short and the seller and construction manager did their best to address all issues. Quality of the material is not good, plastic fixtures, painting was subpar. The foundation of the home, flooring and space design seems solid so far. I expect some issues out of a new home, but wish for better quality material. The community is a great place to live. ... More
