Be aware of the Move in Ready line. our house was not clean, the yard is 2 different types of sod, there were plumbing and electrical issues with the house that took 30 days to get corrected. I feel the corporation was in a rush to close and overlooked many quality issues. We will not buy another Lennar Home.

Construction manager was very responsive to our questions, post closing. Suggestion: at closing, all incomplete work documented and signed by Lennar rep. And buyers as done by GL homes. This would alleviate buyer anxiety.

Delays in construction. The quality is terrible. We were made to do a walkthrough of the townhouse when there was absolutely nothing ready. They took another 4 weeks to complete. If that was known to the folks working there why would they schedule and walkthrough and try to close just to show the numbers at the end of month? Had roof leak on the first rain after moving in. Great response to attend that but being quality builder this is not acceptable.

I found the construction manager and the followup great. The sales people were also very responsive and helpful. The overall construction was less than I expected for the price that I paid...ie the backyard requires more fill in order to stabilize the patio, the bathroom window is clear and look directly out on a neighbors entry, the grouting was very poorly done in many areas.

I wish communication with sales agent was easier. On several occasions, we had to initiate communication. Even if sales agent doesnt have answers, Im ok with that - but that needs to be communicated.

This is our second Lennar home and we love the floorplan. Their homes are good values, but this one had many more quality issues than our first. Also they used to brag about how technologically advanced their homes were, but perhaps due to covid and staffing shortages, the technology in this home was essentially a DIY exercise. The home was not even close to ready when we did our walk through and the closing was bumped twice due to garage door availability. A few of the more major issues were: 1. The kitchen cabinets and granite in the kitchen weren't set properly and the range/oven didn't even fit in the resulting hole! They are going to reset the cabinets and the granite. Hopefully this will be done well. 2. The Kitchen floor also sloped and the island granite had to be shimmed 1/2 to 3/4 of an inch to level out the surface. This wasn't done well and looked really bad. We will see how they choose to fix this. 3. The door to the garage is crooked in the frame, allowing light and wind to come in. It isn't clear if this can be fixed without replacing the door. 4. Lastly, the most disappointing thing was the internet pre-wire. While they used CAT5e wiring and have a nice sized equipment box in the home, they actually terminated the CAT5 internet wire in each room with TELEPHONE plugs! This was done correctly in our 2018 Lennar home. This meant I had to rewire EVERY internet outlet in the home if I wished to use them for their intended purpose. The RJ45 internet jacks are NOT hard to come by, so this was done just because Lennar didn't want to pay their installer to do the job right the first time. 4. Most items identified before and during the walk through weren't finished at closing, and a few of the large issues are still being worked 5-6 weeks after closing. This is the fourth home we have built, but this has been by far our most frustrating home building experience. Sales and initial communication was great. Quality of workmanship was average. Some good items in the house and some cheap items. More effort on cleanup before move in would help. Fixing the problems is taking a long time (or maybe they will never be fixed?).

Lennar uses limited flexibility in options/changes approach to hold schedules tightly. That's good thing as you know it up front. On the downside, our house required significant effort to make it livable due to Lennar cost cutting : no towel racks, inadequate closet hardware, no light fixtures, etc. We had several minor quality issues, all of which were quickly fixed with the help of the Lennar customer support rep. And the "smart" home features are really nice!

There are a lot of little things in the house that look rushed like floor tiles not level and raised in areas. Our staid have a good finger width gap between the wall and the stairs and the carpet was laid on top of it hiding the error but my 2 year old found it. The downstairs hot and cold were switched so the cold is actually hot and the hot is actually cold. When buying the house we seemed to be told one thing by someone and then another by someone else so the process was stressful when it could have been very streamlined. We were told by a couple of people who would take over in the process next and it always seemed different than what we were told. One or 2 people throughout the entire process would be much more beneficial and less confusing. Waiting until the day before we closed in the house to get approval for the loan is unacceptable and that practice needs to be better because some people give up their rentals they have when they get a move in date at 30-45days out. Underwriting shouldn’t take that long. If it comes down to manning then perhaps slowing down production would help ensure better craftsmanship and help the administration side of things as well. ... Hard problem I got communication with the staff

The purchase of the home from the agent and the mortgage lender were phenomenal. However, the quality of the work (still not completed) is a little disheartening. At this point I’m not sure if I would purchase another Lennar home.

Customer service on the builder side was seriously lacking. I expected it to take longer than estimated to build, but the roadmap was unclear and timeline changed so many times and took twice as long as the original estimate for close. My issue was really with how unclear the process was in terms of next steps and the timeline of what was needed from me. For a company that has all of the parts of the process able to be managed by Lennar businesses I had hoped they’re communication between building and lending for example would have been better. Overall, would I do it again? Maybe but not in this market- not even because of price or delayed closing but because of service along the way. ... More

From sales to building supervisors to warranty people these are great people. They are very concerned that things go right and that we are taken care of. The issue appears to be inexperienced, underqualified workers who are rushing through jobs. The quality of the workmanship and attention to details is poor. Thankfully, the staff is working to see that all issues are addressed to our satisfaction.

Landscaping issues are terrible on the yard

Buyers need to be aware of what is included in the $80,000 Everything Included package. Here is an example, under features the Ring Security Kit says Ring Alarm Window and Door Contact Sensor. There is only a sensor on the front door and the slider. During the walk-thru I asked where the rest of the sensors are on the other windows and doors. Their answers was it only says window and door (singular). Purchasing a $900k house and they can even add sensors to the rest of the doors and windows which cost $99 on Amazon and I know the builder gets it cheaper since they have a contract with Ring. There are no CAT5 outlets anywhere in the house and it's not even an option. They give you one eero Pro 6 mesh wifi system which only covers up to 2000sq. ft. The smallest house in our community is 3300 sq. ft. We caught that during our walk-thru and they ended up sending us another one so we can get internet throughout the house. A house at this price point they can't even put a $20 drain pan under the water heater. Interior paint is a cheap flat white with no option for upgrade to satin or different color. 4 of our neighbors had their house repainted at an extra cost averaging $4500. ... More

Quality of workmanship is barely passable

It's been nearly impossible to find an affordable home. I was relieved to find a new home in a new community. The house is designed well. With that said, the community has been largely built in the absence of an adequate infrastructure. Power goes out regularly. The community ammeneties are still not complete. Contractors are leaving footprints in the concrete and there seems to be no oversight into quality control in a number of areas. Construction sites are littered with bottles and cans and storm sewers are filled with garbage in construction areas. With that said, it is easy to report issues and Lennar sends people out to correct problems in a timely manner. ... More

We purchased during a hot market and there was no flexibility with Lennar. They were also very sltow respond if you had questions. With that being said we are happy with the house we purchased with a few minor things we will have to fix.

Disappointed in the quality of of finishes for the amount of money charged for home.

After the change of construction management the communication improved greatly. The new Don is very responsive and a pleasure to work with.

The sales guy I dealt with was not 100% honest about things that would be included in the home. We noticed a lot of things that needed to be done during the walk through that was done afterwards. There was a lot more things that were not done or were not done the way they were supposed to be done, because the construction manager was not available during the completion of my home and because this is my first home I wasn’t aware of everything I needed to be looking for. Their responsiveness to fix everything in a timely manner I was grateful for.

Shoddy workmanship, they shouldn't use the phrase "Everything's included" anymore - it isn't. No cabinet pulls anywhere in the home. Blinds in privacy rooms only (we had both in our previous homes - blinds throughout, cabinet pulls, nicer appliances, a clean ready to move in home, engineered wood floors, and quartz countertops in the bathrooms - not laminate). House was NOT ready for move in, construction dust everywhere, paint drips all over the floor and carpeted rooms (aren't you supposed to paint before you put the carpet in?), the decorative brick outside the house was falling off in places, outside trim not finished on one of the windows and not painted in several places, hinge pins missing on some of the doors, grout work missing in bathroom, downspout not connected to gutter drain in the middle of winter, cabinet doors improperly installed, back porch slider door was improperly installed. PVC pipes in the basement are jerryrigged to drip into a drain in the middle of the floor. Wow - it looks like someone's DIY job. The Lennar experience started very well. Alex as a salesman with Lennar as a lender seemed to be a match made in heaven. Alex continued as a helpful advocate, however, the lending process became a stressful and confusing process for no good reason. We remained loan worthy throughout the entire process and turned other lenders down, probably in error. The interior and exterior finish work was mediocre at best. The warranty staff came across a genuine until real work orders were submitted. I will not recommend Lennar as a builder or finance option to anyone. The sad fact is, there are several interested home buyers, that we know, that I can't refer to Lennar. ... More

I appreciate there are challenges with material and labor shortages, so while we experienced these, I would not hold Lennar responsible for these. Also, the local people we worked with (sales manager, construction manager) were great! However, it was clear throughout the process that Lennar is a large corporation and the customer experience is not valued. During the selection process, many styles were unavailable, options were changed without notice, and for many selections, visuals were not available leaving us to make decisions based on descriptions. Additionally, it seems clear Lennar does not consider how the home or finishings will be used when deciding what to include in their homes. They could benefit a great deal by gathering feedback from homeowners about what works/doesn't or even considering up front how items will be used and considering ratings/reviews of included items. ...
