The loan officer made the experience almost impossible to comprehend because of the demands and mismanagement along with the lack of communication skills.

lennar home are ok and price is also ok.

This is my 2nd Lennar home and it does not measure up to my previous experience. I paid more for my current home and received less perks. The construction was also rushed and I have been experiencing problems. Granted the Customer Service team is quick to reply, I am just not excited when I find additional issues to report.

We are happy with the home, and the process EXCEPT the mortgage process. I do not recommend Lennar Mortgage. They do not seem to know what documents are needed, and will keep asking for documents until the day of closing, and even after closing. They are also doing heavy data collection - many of the questions asked seem to have no relevance to the mortgage.

I wasn’t told that only primer was painted on the walls therefore I would need to paint the whole inside of the house. The house didn’t come with towel racks in the bathroom. The house floors were not clean. I had questions during closing but couldn’t ask any because they made me do my closing online and by law the lady couldn’t answer any questions. They put a mandatory tree in the backyard which only goes out 10ft. If this tree grows big the roots are going to mess up the foundation. Also, the grass they put down was already dead leaving several people with brown grass.

There were some issues with the process that needs attention. First there needs to be a time schedule in which phone messages should be returned. I will say that of all the different people I spoke with during the process, Dalton was the best. He would answer messages within a few hours. Secondly, there is too much repeat documentation going on. We had to submit the same documents more than 3 times to different departments as though we were going to get caught sending in the wrong or fraudulent documents which makes the buyer fell a certain kind of way. Then there are too many of the same emails with the same information which makes it seems like there is another document that must be sent, but come to find out it's a repeat email asking for something already sent, which goes back to the point of phone calls not being answered to clarify what's going on. The process online is a great way to handle home buying in the 21st century, but it needs to be streamlined and the Lennar employees must do better with customer service. ... More

I wish we would have shopped around. Once we signed it was difficult to get a response. Trust was broken several times and we debated whether we should cancel and call our deposit a loss. Look around.

The title company was not very organized The warranty department is extremely slow in responding to issues with our home I’ve been waiting over three weeks for them to get back to me with a date that they will be here to fix my issue Our sales person was nice It’s been very disappointing

We were assured by the sales person, Carlos, that applying to put in a standard fence like everyone else has in the neighborhood would be a quick and easy process and it’s been anything but that. In two days, it will mark the 30 day mark. We were told it would take one week to 30 days and they have waited until the evening of the 28th day to kick our application back to us and tell us they need more information about something that was not even on the application nor is it in the covenants. As a homeowner who just wants to put up a regular fence and nothing else, this is infuriating and there is no one at Lennar that I can talk directly to. The management company has zero control and no information to give me anytime that I ever call them. All they do is put it back on Lennar, but they refuse to give me any information on who I can contact at Lennar. They are useless as far as I’m concerned. We paid a tiny money for this house. Why would we let it look like crap??? It’s unbelievable to me that they assume we’re not going to do the right thing and make it super difficult for us to get a fence up in a timely manner when so many people in this neighborhood walk their dogs with no leashes! I shouldn’t be afraid to walk my own dogs in my own yard. But I am, because the HOA won’t let me put up a fence without jumping through a ton of hoops. ... More

Personnel very polite but not easy to get in touch with. Call backs sometimes are a day or 2 out from your request. Had to send same documents several times. Once all requirements were met, everything went smoothly.

My house has no shutters on small windows like other houses that are the same model. I was told because my house has a right facing garage I didn’t get them. Houses on my block have them even though their garage faces right. Then I was told it was because of the altitude of my house was why I didn’t get them. Which is it? My garage floor had numerous cracks and looked like (I won’t say) but had to be finished costing me 1400 hundred dollars. My microwave frame had dents and as I watched it be replaced it was dinged and dented. Josh has taken care of my hot water heater and front door, thank you Josh you’ve been top shelf.I haven’t been in the house long enough to find all the other things that are wrong. Not impressed with the finish work, at all. In a $550,000 house, Lenar installs $.89 light switches and outlets, the lowest power garbage disposal on the market...sounds like it's about to come apart...the cheapest garage door openers without WIFI capability so an owner can check to see if doors are closed, no towel racks...apparently because 6 year olds tend to use them as high bars, the cheapest flat paint that is not cleanable, the worst ground prep for landscaping....the sod was placed over rocks and the ground is not close to even or level. The concrete work is terrible...the contractor dropped concrete on the garage floor and the driveway without as much as an attempt to remove it before it hardened and the back patio is cracking. The trim brick border on the patios looks like the concrete was finished by a 3-year-old using play doh. The vinyl plank floor moves and makes noise under your feet, The slide in stove bottom drawer is unusable as it is so poorly built. The exhaust fan over the stove is, well, cheap.... NO electronic switches, they put a30 inch fan hood with about three inch gaps between the sides and the cabinets. The fan is weak and I know my toast is done with the smoke alarm goes off. Spending $2 more for each light switch and wall plugs, $200 more for a wifi capable garage door opener, $25 dollars for three - four towel racks rather than hooks which don't let towels dry...especially in high humidity areas, may have cost a builder $2,000 (at most), a price I would have gladly paid to have this stuff done right during construction. I almost forgot, the sewer covers in the street are 2-4 inches above the pavement, If a car with a low-profile tire hits one, significant damage may occur. One is placed in front of my house and, especially if there is a vehicle parked on the narrow street, there is almost no way I can avoid the sewer cover....There is no reason that some asphalt could not have been installed to avoid the sharp edge of a steel sewer cover plate.... Someone at Lenar has to re-think what they are putting into their homes... On a positive note, the local staff, sales and escrow, has been great!! ... More

The buying experience was very organized. The process was explained well and we were given periodic updates. We actually used the builder’s mortgage company which made the whole process go smoothly. The quality of the craftsmanship leaves a lot to be desired. The sub-contractors don’t show pride in their work. The overall site/home supervisor does not put my effort in presenting a good product. The materials used on construction are definitely builder grade even if you purchase the elite package. For example the towel rods and toilet paper holders are plastic and didn’t match anything else in the bathrooms. In less than a month we have had to submit over 10 work orders to correct issues. We did a number of walk through during the building process but the issues continue to develop. On a positive note, they have addressed the issues. The landscaping was pretty much dead when we closed. Many of the plants had already died and they are not covered under warranty. We have spent hundreds of dollars replacing. The home floor plans are nice but there is absolutely NO changes or additions permitted. We wanted to add a 240v outlet in garage for electric car, and willing to pay for it, but they refused. Wanted to have a higher quality and more efficient HVAC installed but refused. Wanted to add a couple more wall outlets but again it was refused. They simply said you can do these after closing. Why would I pay to have another HVAC system installed after a brand new one removed. Overall I like the area but you need to constantly check on the builder so corners are not cut. Even then don’t expect perfection. This is a high volume builder who focuses on providing homes that just meet basic standards. ... More

Overall, I had a good experience with Lennar. However, I felt like I was just a number. This was also my first time ever purchasing a home. So nothing felt personable or anything. Because Lennar is such a large builder and they have so many clients, I felt like a a dollar sign to them. The financing and sales people have this demeanor about them thats like okay, we just want the money. We dont care if you are having any anxiety about anything. We wont be lenient to your feelings about making probably the largest purchase of your life. We just dont care cause we got others who are willing to buy. I had the worst closing experience ever as well. Since I was a first timer, I felt like things werent readily explained to me either. Like I received an email saying that I owed more money than I already paid. I also was told to be at closing at a particular time and that I HAD to be on time because they had others that were closing as well. I asked if I coukd schedule my closing for later in the day and I was told No i couldnt because they has SOO many people closing. I got there about 20 minutes early, took time off work and then waited for over an hour to sign documents, even though I was told to be on time, but yet my papers were not. So, again, I just felt like a number lost in the system. I am glad I have a new home and I love it, but everything I went through trying to get it just put me off Lennar. ... More

The lender department was incredible! The worked quickly with underwriting to get us into our new home and had amazing communication! Thank you to Kelsey and team for all the hard work!!! As for the house it’s pretty good we moved from a new build DR Horton and the quality is better for the most part. Our new house has solar panels and we closed on 2/28 and we still have not heard when they will be turned on so we are currently paying a full electric bill as well as a monthly rate for the panels so they are basically just a decoration at this point which is frustrating. As far as the hardware and finishes inside the home they are nothing special the countertops are a 1/2 inch thick quartz and the lights, shower heads and all other accessories are cheap and needed to be changed out as soon as we moved in. The battery in some of the smoke detectors were dead within a month on moving in as well again not a big deal but a small annoyance. Overall the house is nice and I have no major complaints aside from the solar or lack there of at this point. ... More

We have purchased many brand new built homes. We found very little pride in the workmanship of this house. Cheap fixtures, what little there were. My last home was half the cost of this one and had much better workmanship and quality of product. It was worse than pulling teeth getting our punch list resolved. The construction manager and supervisor did their very best to get issues resolved. They bent over backwards. to make sure we were satisfied. The problem had to be above their pay grade. We have had to spend a lot of money to replace, repair or obtain items to make this property the way it should have been handed over to us at closing. Hell, the developer couldn't even make the effort to even mow the lawn or clear away the bugs and spider webs around the entry way or the back patio. Not the way I would do business. ... More

House itself is great, but Lennar used it for equipment storage and as a some sort of break room for a few months, and now, after a close rushed by Lennar, all we hear is, “Do you have that in writing?” and, “Can’t do anything about it after the close.”

There was workers on the house after closing, the carpet on one of the bedrooms had stain that never was clean up properly, the electric company took long time to respond for eléctricas issues. Del hoyos did a good job.

I did not move into the palm vista. It is the Timbers at Everland. There were a number of issues that were not brought to my attention throughout the buying experience. I believe the sales effort was specifically not telling me about the mail issues in this community. Also, I contract for specific items in our home and upon first inspection, many of those items were missing. When I accused Timbers of breach of contract, the construction managers corrected them after many telephone calls and emails. I received little help from the sales staff. Upon final inspection there were a number items still to be corrected and several issues that the sales staff did not respond. The Timbers management stepped in and corrected the issue and provided support and relief to close on the house. Overall, the quality review was abysmal and some of the product used, and installation did not meet my expectations. GL Homes and Other providers do a much better job and quality products and quality checks. ... More

Some parts of home buying are frustrating (to be expected) but the whole experience felt extremely rushed and day of signing they were still working on things that needed to be fixed in the home. Why rush signing if things aren’t ready. Waiting a few days doesn’t hurt. Also now that we’re in the home getting in contact with anyone is almost impossible or you get a response weeks later. Overall we’re happy we’re in a home

Overall good in the beginning, towards the end many issues came up and very big misunderstandings towards the end that made this process frustrating to the point we wanted to cancel everything and were holding our deposit hostage so we had no choice but to move forward with it and issue was never addressed. Besides that we like the house overall… Would like to see the street lights at some point…

When my unit was being built, I saw waste everywhere. When the people were working there and they left, they left all the doors open the air conditioners running, and the raccoons were defecating all over the floors in my unit. That is very unacceptable.

Just because it is a new build, get an outside inspection done.

Don’t rush into the purchase. Know the HOA rules before committing to the purchase. Example. Trash can screen was required for home without garage but was not told that by the realtor or sales rep. The screen costs an additional $500.
