I love the covered back porches and Elizabeth location. The Salesperson was great despite not being impowered to make negotiations. Management above her was very slow to respond. Additionally, one item that we asked for them to address and they agreed to was never addressed. Now we have been in the house for a month we keep having issues with the lights falling and notice that floor creeks a lot. Viewing it from the basement it looks like a short cut was made and they will have to address it now as well.

Very poor communication from the sellers. The materials used for construction look and feel low quality. They should improve the materials they use. The complex does not have lighting, for the safety of the community this is something they should take into consideration.

My first home was with lennar it was an excellent experience. I keep referring to the friends. But the second Home at this new community Northlake, buying experience was not that great. They have cut down so many features from what they displayed on the model homes. When I asked the reps their constant response was "lennar has gone cheap". Yeah the quality is not that good compare to homes built back in 2018. This home is not properly insulated. I can hear the voices from the downstairs to upstairs and one room to another rooms. Having lot of issues especially the HVAC system. Which makes lot of noise could not sleep well. It's been 3 months since I reported initially, no resolutions yet. My home buying process had its ups and downs, but overall, I’m happy with my new home. The initial phase went smoothly, thanks to Tara M. She handled everything from the site tour to executing the contract with professionalism and ease. She was knowledgeable about the product and very responsive, which made the first part of the process straightforward. However, once the contract was signed, things became a bit disjointed. In my opinion, there were too many people involved in the process, which made it feel a bit scattered at times. But once I was able to connect with my unit’s construction manager, Bobby, things really started to fall into place. He was extremely helpful in answering my various questions and provided clarity where I needed it. The real standout in my buying experience was Emily D. She truly went above and beyond during my New Homeowner Orientation. Emily was the rockstar of the entire process. She not only provided essential, often unwritten, information on how to care for various components of my home but also advocated for me as the buyer in ways that really made me feel supported. I can’t express enough how much I appreciated her dedication and attention to detail. The biggest frustration in my experience came when it was time to close. As an out-of-town buyer, coordinating travel and handling communication was challenging, and the closing documents were sent to me very late in the process, which caused some last-minute stress. My agent and I had to take the lead in driving the process, which wasn’t ideal. One additional note: the civil design of the community has its opportunities. The streets could be 1 to 2 feet wider, which would make a significant difference in travel through the community and in simply backing out of my driveway. While the final steps to closing definitely left a sour note, the overall experience was positive, thanks in large part to Tara, Bobby, and especially Emily. The sale staff was nice to deal with However, the quality of the products is not . The construction Materials used are very ship. I was expecting more. For the money that I paid, and when something is reported to the guarantee company and they put so many excuses. Exemple: I called the guarantee because the Garage floor is cracking and they said that it is not covered by the warranty. It happened when I had 2 weeks leaving in the house. No doubt so sheap materials.

Still waiting for things to be fixed

First, I never saw my sales rep and in my opinion it just felt like and we were treated like we were just another sale for him (his name is Michael). he wasn’t even there when it was the day to get the keys.. so we actually never saw him except for briefly when touring the homes. I don’t think that’s a great first time home buyers experience to not have established a good relationship with your sales rep and have them not be present for anything. We actually spoke more to the other sales rep (Daniel I think) and he was pleasant and helpful! As for customer service, Adrian has been great, very helpful, and responsive! Oscar was also great and very helpful. He made sure to listen and answer to all our concerns. I just wish I could have gotten a different sales rep. ... More

I really like the design and construction of our home. My problems started when we were rushed to have closing before the end of their quarter. Lennar would not let us settle after the end of November, as that is the end of their quarter. Made closing more stressful than it had to be. There were a couple of design changes, nothing to major, that we were not told about until seeing them and asking Lennar about it. I understand that their are design changes, but telling us what that is beforehand would have been better. Also service after the sale is pretty bad. From no communication between the people involved to no one showing up at the scheduled appointment time or returning my calls. As I said, the house is great, but with all the issues with settlement and after the sale, I won't be recommending Lennar to anyone. ... More

Purchase experience was good but the quality of workmanship is not up to the Lennar standards as per my expectations. It appeared the tradesmen rushed through the job with so many abnormalities. I can see the coverup made and finishing job is not good at all. We see abnormalities in every room of the house and it feels disappointing to see so much money spent for a mediocre job.

Inexperienced but enthusiastic and sweet personality

Lennar Mortgage issued a e check refund after closing. It's been a month and a half, 3 attempts a BOA and one at our bank and can't cash the check. Reached out to everyone we could think of at Lennar including rosiesupport@lennartitle.com. NO body is responding. We have requested a paper check or wire transfer.

Lennar process is smooth but the agent we worked was not helpful , she dont have information on the community and even after we asked her to check about specific issue(dog park existing ) she took a day and informed there is no such thing adjacent to our home. She even reported to management that we are delaying the process instead of her lack of information . We were trying to buy the property from Jan2024 (from first release) but she never responeded to any of our messages or call, even if she responds she was just saying no homes available for you now, at the end we changed the Agent and we could able to buy the property, Same happened to my colleague with same agent(i suggested to change the agent and now he is also in escrow). Whoever looking into the review , please makesure your agent are not biased and also have the enough information. ... More

No mailbox 1.5 month after closing. Nearby construction still ongoing after closing caused security concern.

The water heater is placed in the living room and there were two leaks and flooded my living room. This is a very bad design by Lennar. Not to mention the water heater makes loud noise and can be heard up stairs. Some of my neighbors have the same issues with the water heater.

Our construction Manager, Macki is amazing! Everything else has been so-so... We have had a normal amount of "new construction" issues and our construction manager is always on top of it and doing everything she can to get it fixed but the folks that are "fixing" the issue are not really fixing the issue, just trying to cover up. It is extremely frustrating. There are a lot of things that could look way better if they were just fixed correctly the first time. The buying side was good, but the mortgage and title side of things had their own issues, not paying my insurance right away and getting told my insurance would drop me. Lots of cracks in the drywall as not enough joint compound was used and other issues need to be addressed at 60 day inspection.

The salesperson was accurate, helpful, and honest, but the mortgage person was not sincere and changed terms after they committed us. We informed the salesperson about the situation, but nothing happened. We were led to believe specific terms or conditions were being offered when we decided to purchase the house. However, after committing, it seems those terms have changed, which feels dishonest to us.

Little to no response on HOA questions or requests

Everyone I came across in the Lennar world was nice except for the insurance people from Lennar Insurance. They were rude and incompetent. I've been in the house for one and a half months and I am already coming across building issues. I've heard some horror stories from other residents. I wish I had spoken to others who had purchased before me

Plans showed a long main bath counter but came w a small one. Lennar made no effort to correct the mistake, except told me they would let me back out of the contract without fault. They claim it was a marketing mistake. Then they continued to show the incorrect plan for the new home. It was very disappointing during a time that was supposed to be exciting. Lennar Mortgage was great though. And it’s a home I could actually afford, so I can’t complain too much.

Karina, my sales representative, did an excellent job showing me homes that matched my preferences. Brandon, one of the builders, provided a thorough explanation of everything I’d need to properly care for my home. During my home orientation, Daniel, another builder, addressed issues promptly and did a fantastic job resolving them. Unfortunately, my experience with Michael, the loan officer, was disappointing. He was dishonest during the process, and when I requested to speak with a supervisor about the matter after I verified his credentials, I saw he redirected me to one of his colleagues instead. Gerry my Lennar rep was very responsive and helpful even with a follow up call to ensure McCrea, HVAC company, was thorough and complete. Unfortunately, with design flaws in the system it will be loud and inefficient to service the home in winter or summer. Gerry later called back to provide all my paint colors since they were not in my closing packet. I certainly can tell Gerry is committed to his clients.

Overall quality of the house is good. How ever, customer service needs to improve. There is a pattern of ignoring or avoiding customer requests.

We fell in love with the model home we toured - it was beautiful, we loved the neighborhood, and it felt like the right move for our family. Everyone in sales was helpful and responsive, and we got the ball rolling fairly quickly. Then our "concierge" Kimberly became our first contact and she was extremely difficult to work with. I'd get confusing information, would ask a clarifying question, and would get only short, rude responses. She rarely answered my questions directly. Our closing date was moved by Lennar, which is fine, but came off the tails of me asking for a different time of day - her response to that request was that Lennar couldn't possibly figure out how to change the time of day, but she did remind me half a dozen times that if I changed the date, it'd incur a $300 fee. I don't recall getting $300 when they changed the date on us (ha) but when I asked if our pre-close walkthrough day was also changing, she responded in all caps something about charging us $300. It's crazy - I got the sense she thought we were being unreasonable but I was only looking to confirm dates before I upended my work schedule again. Our home inspector was frustrated working with Kimberly as well, he said she made it next to impossible for him to do his job. Likewise our mortgage contact kept changing to someone who was also rude and didn't answer our questions (Desiree) but our original contact, Julie, was responsive and fortunately would jump in to answer our questions. We purchased our home insurance through Lennar, they neglected to tell us it was through a 3rd party so I was concerned when I started getting emails from another insurer. They also sold our mortgage to a 3rd party right after close. Those kinds of things feel shady to me. It felt like every moment from sales to close was confusing, frustrating, and we were just tossed from one random person to the next and could only get scraps of information from any given person. Luckily, our main contact post-close has been wonderful. Dan is pleasant, helpful, responsive, and seems to actually care about us. We have found a few small issues around the house, which he addressed quickly. One larger issue outside has to wait until the spring, but we feel confident that Dan will help us resolve it. We love the home, the neighborhood, and would probably do it all over again given the chance. It's just a shame that a few customer service reps would be so terrible at customer service that the whole process felt shadowed by it. ... More
