I hope that someone is reading this. This is my second experience with this builder and unfortunately it wasn't satisfactory, again. Starting from raising the price after agreeing and paying the deposit, to the mediocre communication level throughout the building process, to the closing day to discover zillion type of "fees" - such as $750 paid to the builder to continue building the community! -, to receiving the wrong keys of the house because of which I can't change the schlage code until today, to time after receiving the house to discover that a door missing a knob, the heating system is not working, the water heater in not working, which I called them about and they sent someone to fix it. Lately, I discovered that the shower glass door doesn't latch perfectly, and attic pull down stick is broken. Mostly, when I called the builder representative, I didn't get but referrals to other staff or the closing lawyer. In a nutshell, I was hoping to feel the builder/staff as a team to back you off, instead of the I and Them sort of relationship! Part of this sad experience is on me, but I just didn't expected a new constructed house of about $500k to be like this. Maybe, I should have left the deposit (just about $15k) and quit all together from the very beginning. I'm surely not happy in general. NO the best quality materials. contractors made the construction too fast with many imperfections, bur overall, Im happy with the transaction and the seller conceptions that Lennar granted. and I will fix those issues on the way. ahhh…. HOA IS TOO EXPENSIVE, $289 is ridiculous fee for what they do, and not even cover the water.

Overall, we are satisfied though we had issues related to quality of workmanship and lack of cleaning the property before we arrived. The onsite customer service rep did a good job in getting a cleaning crew in to do a deep cleaning when we first arrived, though it took a couple of days. There appear to be significant delays in starting construction of the clubhouse and amenities facilities for this community. We are seasonal residents and look forward to being in sunny and warm Florida this winter. However, we are disappointed that construction on the clubhouse and related facilities has not yet begun. When we went to contract at the beginning of this year we were told construction should be winding up about this time. ... More

Most of the people we worked with through the process were very nice and answered any questions we had. Small hiccups here and there but that’s to be expected with such an extensive process. Buying a new construction home is MUCH more stressful than buying something already done, just so you know, at least in Nevada. Our home was close to half a million dollars after we chose some vinyl wide plank flooring, a slightly nicer backsplash for the kitchen, and opted for the slightly nicer carpeting upstairs. The upgraded materials we got were something I would’ve expected to be standard in a house like this. We visited the site multiple times throughout construction to look at the guts of the home and noticed pretty poor timber quality being used, lots of warped boards especially the drywall studs. I don’t think we have a single flat wall in the house. Several of the studs were not nailed in correctly and just wobbled when you touched them. Luckily the actual structure of the house came on trucks preassembled with good timber and seemingly good assembly. Needless to say seeing the super warped boards had me feeling more nervous about what else might be “to code” but still poor quality. Half a million dollars should get you more than the minimum. We like the design and layout of the home, some thought was put into roof design for solar and an existing water softening loop in the garage for our terribly hard water. Appliances included are decent except for the dishwasher, it’s 95% plastic and just looks and feels very cheap. LED lighting throughout looks good and is a natural white instead of super white/blue which is great. One weird thing, the home came wired with fiber and cat6(Ethernet) to a decent network panel, but the cables only run to the master bedroom, living room, and kitchen. I have no clue where the 4th wire goes and no clue why they didn’t wire the 2nd and 3rd bedroom with Ethernet. It’s 2024, every bedroom should have wired internet, especially with how crowded WiFi bands are becoming with the increasing number of wirelessly connected smart home tools. Schlage door hardware throughout was a nice surprise, wasn’t expecting that after seeing the material quality everywhere else. Windows and sliding doors are unfortunately vinyl-framed and poor quality. Slightest wind gust flexes the whole door and the seals are laughable for a desert home surrounded by sand, we have to vacuum the window and door tracks anytime the wind decides to blow. This is more of a nuisance but could be an issue for the weep holes that keep moisture out of your house. Lennar has been great about fixing any issues we’ve claimed through their warranty portal which has really been their only saving grace here. Granted it’s not going to improve material quality anywhere but if anything isn’t perfect or doing what it should they will make it right, love that. Really overall it’s been fine, just not exactly the quality level we expected for such an expensive house. ... More

There have been numerous issues with the home. Nothing major and nothing that has been responded to. The main pain point with moving into the home is the the cleanliness of the home at move in. We have spent hours scraping and cleaning paint splatters on all the floors with hard surfaces. This can be easily corrected by Lennar by using drop clothes when painting.

Sales experience was not a great experience. The premium lot charge was not explained well and varied from lot to lot, and was never mentionend in early discussions of homes. The construction team is a whole other story. They were great from the walk throughs to a couple of repairs needed after moving in. Well organized and timely.

Lennar uses a blind bid process to purposefully obfuscate what a reasonable price is. It leads to buyers massively overbidding. Of course, they run a business, so it's understandable, but it massively disadvantages prospective buyers. Their team is good - fairly responsive (at least up until close of escrow - not sure how responsive they will be post closing). Materials used are VERY cheap. For example, cabinets have a LOT of issues, scratches, holes, etc. Really disappointing for a "luxury" homebuilder like Lennar. Cheap materials throughout entire home!

Unresponsive to claims, an outlet in my living room wasn’t connected properly and I haven’t even recorded a confirmation email of my claim yet from 3weeks ago. Also my street still doesn’t exist two months in!! Can’t change my address on any accounts or receive certain packages or deliveries.

Second time home builder, first with Lennar. We knew we were going to be limited with the ‘upgrades’ with our new Lennar home, so we presumed it would help simplify and enhance the quality of the build all that goes with it. Unfortunately that was not the case, Inspection processes and procedures were not good. I mentioned we’ve build a home before, however with our build with Lennar, I was repeatedly told that issues identified on the “punch-lists” were being addressed… only to find out they were not! I was simply lied to by the construction manager I was working with. As of the time of this writing, we are still working through those same ‘punch-list’ items…now having to go through the Lennar Warranty processes and procedures which makes our days very disruptive and inconvenient as a new homeowner. Communication was sub par when it came to closing in on our closing date. We essentially were left confused as to when and how the closing was going to happen. It was a ‘scramble’ at our closing. Proactive communication (even if its a call explaining when and how things will take place should be a priority. The only savior in this was our salesman. He went above and beyond to help us during our challenges. Overall, I would come to expect more from a company/brand such as Lennar. I will defiantly be telling our ‘tales’ of this experience to others. ... More

I had issues with the entire buying process except titling and the final walkthrough with Scott and Saul. My sales rep CC was my least favorite person with this deal luckily I had my own realtors on my side to oversee her. The best part of this ordeal is Scott from the construction team always available for a call or to help in the house even after the sale. This guy is a true asset to the Lennar team. The title team another great asset to Lennar. However your sales and sales support throughout the process to include your finance people were absolutely horrible. Luckily my financial people caught a huge mistake in the financing of this home and we switch gears and made it happen. But again it was me and my team that realized the issue and Tammy had no clue what she was doing. ... More

There have been quite a few workmanship issues but with the speed at which they are putting up houses, it's not surprising. Thank God for the 1 year warranty. Going to get as much fixed as I find

not the best experience overall

We purchsed this home using a realtor as our eyes as we live 1500 miles away. Overall the house itself is built well with exception of the rooms being out of square! The shower for example is approximately 1 inch out of square, which is quite noticeable when using 2 inch square floor tile. The appliances are strictly builder grade and we will update these ASAP. The excessive paperwork trying to purchase this home was just that "Excessive and repetative" seems the right hand doesn't know what the left hand is doing, many different people sending you the same information and when you have a question nobody seems to know who's in charge. I have several differant emails contradicting who to contact for the same issue, seems everone wants to pass the buck! One would think you should contact your management compaany with issues and they in turn would in turn decide if the issue should be turned over to the Master HOA, that is not the case here...you contact the management company and they tell you "That's not my job, you need to contact the Lennar!" in my mind that's why we are paying a management company, at least that's how it worked when I was the president of a HOA in Arizona, the members never had to contact the master association, everything was handled through the managent company. ... We had many set backs and issues that led to many disappointing circumstances when purchasing our home from walking through the model and loving it only to find our almost EVERYTHING was an upgrade or not even available to our floor tile being back ordered which pushed our closing back 3 weeks to being treated very poorly for not using lennar as our financing source to very lastly and most recent not knowing anything about solar and being under the assumption the solar installed on our home would be suffice to power our home, only to find out we need more than double the panels to power our home. I feel like they could have met in the middle on the appliances and included a washer and dryer and the blinds are absolutely ridiculous that they don’t include the biggest window In the home or the doors in the bedrooms just adjust the price accordingly and I am sure most people would agree a lesser quality appliances could have been purchased to offset the blind pricing and lack of washer and dryer. For the price of this home, the attention to detail should have been greater. The amount of paint splattered and uneven texture and cracks in the caulking is sloppy. I found beer cans in my closet during one of my walk throughs. I have permanent suction cup markers on my counter tops and stains on my UPGRADED wood floors from careless installation. I love the design of my home but the crappy workmanship is very noticeable and disappointing.

Beginning the day you buy if you have a problem with something such as an unused appliance it has to go through a complicated warranty process. The warranty process made me produce confidential closing papers to prove I, not Lennar owned the appliance. I had issues with two appliances on day 1.

A disappointing experience. The personnel have been very nice throughout; however, this does not make up for the other issues. The quality of material is terrible for the price paid and there is no attention to detail. The finish work, in particular, is shockingly sloppy. Some of it can be touched up but many items will never look they way they should. We didn’t expect perfection, but this suggests work being done as fast as possible with no regard for how the finished product looks. Does no one have any pride in their work? I so wish we hadn’t purchased this home and I’m very worried about it keeping its value. This was a huge mistake. I wish we had paid more attention to the poor reviews of other Lennar homes. The salesperson could have been more friendly and accommodating. It felt very unwelcoming. The construction manager we had went out with pregnancy complications twice. Both times, no one followed up on her jobs. We were left hanging having no idea why she wasn’t returning phone calls. I think someone should follow up with clients when their construction manager is out more than 2 days.

Lack of flexibility to make minor changes to things as simple as the color of wall paint was frustrating. Bathroom fixtures didn’t match drawer pulls, ceilings were not painted, etc.

Actual home and build quality is good. So far, no major complaints. The issue with Lennar is how they treat you once you close and move in. Despite multiple complaints, construction manager has done nothing to prevent construction crews from blocking my driveway for hours every day while other homes are being built. Dismissive attitude, stating “luckily they will be done soon” when I brought up that I can’t leave for work or I’m not getting packages due to blockage. Gaslighting me when I bring up issues like missing paint, air bubbles under flooring, etc. “Nothing is perfect” is the response. We’ll see how the 90 day repair submission goes, the list is long. Overall a decent builder, and only thing that’s affordable in my area due to lower interest rate/deals by Lennar. Happy with things for the most part, but don’t expect the service you received before they took your money. Secondly, Lennar mortgage was a MESS. If I didn’t stay on top of every little detail, and basically do the job of loan officer and underwriter, my close would have been delayed, and my mortgage payment would have been late. Here is my honest review of my experience so far. To begin, we love our house and would consider buying from Lennar again. But the buying process was not problem free so just know you have to advocate for yourself early on. Do not sign off on the walk-through until ALL issues are resolved first. We closed escrow in September 2024. Lennar Mortgage and Title did not communicate with each other very well. We had to keep on top of our closing date because Title said they did not receive the paperwork from Mortgage and Mortgage said we just had to wait to hear from Title. It was very frustrating. I had to go into the sales office to get Title on the phone. We were told from the very beginning to use the Lennar portal for communicating, but they rarely responded when we used that so we used e-mails outside of the portal instead. Upon our walk-through inspection, the HVAC (cooling) was not working. The next day we were told a switch had not been turned on. It did get a little cooler the next day, but not well enough to notice a major difference. This time of year was cooler so we didn’t really need the AC much anyway and missed it not working well. Now that’s it colder outside, the unit is not heating the house up. We have made a repair request so this issue is pending. Also upon our walk-through, there were other defects we found and most were corrected. (Thank you Josh) However, the pantry door had paint torn off (we were told for the second time) so the door was repainted (a third time) and was left open for a week. The paint has torn off again and now that we have submitted a repair, Lennar said they will not strip the door and repaint…they will only just paint it again and then we need to leave the door open for six months. Six months? Janene said I have to live with my pantry being open for six months? I’m not happy about this. There are other items on our list to be repaired so we’ll wait to see what happens there. Janene also said that no house is perfect and we’ll have to live with that. Great customer service! If I’m given the opportunity I will circle back and update this review with respect to our outstanding issues. (i.e. stucco chip by front door, closet rod too short, missing exterior touch-up paint kit, garage drywall cracking (*Janene said they don’t fix cracks in the garage drywall), etc.) Mail. We have had major problems getting our mail forwarded from our old house to the new post office. At first we twice had to go back to our old house 40 minutes from us (the new owner is awesome) to retrieve our mail because USPS does not recognize our street name and would not forward mail at all. Now we get to drive 15 minutes to the post office to retrieve our mail. Are there no permits with the city for new streets? Was our address formatted correctly on the building permit? Why is it taking so long to get mailboxes operating? I know Lennar is not in control of this, but could they step in and assist? I don’t think they care about the mail issue. Janene was quick to let us know she cannot help us with this problem. I want to end with that I love my house overall. The floorplan is what we fell in love with. And if you know you will “have to live” with your house not being perfect when turned over to you, then you should be okay. ... More

My fiancé and I started our homebuying process with Lennar early in the year, and initially all of our questions were answered in a timely fashion, and everything was great. As time progressed it began to be a hassle to get information or get a response in a timely manner (this went for Lennar associates as well as their financial team). There were several lapses and communication when it came to us wanting a third-party inspection completed, and then when it came to them fixing the things that were found on the inspection it was a hassle to even get them to complete the items. We had to have the inspector go back more than once to ensure that it was completed when we were told that it was and it actually wasn’t. When it came to the financial team, we really had to double down to be able to get information from them. Calls, emails, text messages, and the works was often required to get a response to a question or to gain clarity. We were consistently asking if there was anything else that was needed to be sent in to complete our file on the finance side and was often told that everything was complete, but then as we approach the week of closing, all of these documents were then required to be turned in asap or we couldn’t close. We were desperately trying to avoid the last-minute need to send in and upload documents the week of closing. Our financial associate messed up the numbers, which caused us to pay thousands in extra out-of-pocket costs, a couple days before closing. We finally received the okay that everything was squared away and we were good to close, but then closing day was a whole other issue. Closing day, we got a call minutes from the settlement appointment that we were no longer able to close. Somebody missed some additional tax that needed to be put in the numbers, and when they added the tax, we no longer qualified for the program that we were in that gave additional grant incentives. We were told that the only way we could close that day was to send several thousand dollars more to put down that would in turn qualify us. We ended up putting down the extra money and we did close that day. We will say that they were diligent to figure out how we could still close on our closing day and they were communicative with where they were in the process, but why weren’t these intricate pieces of the financial aspect checked and triple checked so we didn’t have to go through this? How are we clear to close two days before closing and now something is wrong? It was a lot happening in that week. Overall, the house is beautiful, we love it and it ended up coming together very nicely, so it did all work out. But some of that is because of our real estate agent and his vigilance and not necessarily the Lennar team. Some of the people along the way did a great job of trying to help and went above and beyond every step of the way, but others gave very lackluster customer service, had to chase them down to get a response, and because of that we will probably consider otherwise when looking to build an additional home. ... The workmanship could be better. Front stones were crooked and took 6 weeks to fix. Drawer not working properly-fixed, 2 steps squeak, while several people have 2 we have 1 bath shelf in shower, walls are thin. A lot of it is smoke and mirrors. It was advertised that home would be smart and 2 EV chargers will be installed-that's not happening. Cannot trust!

We closed the house on 8/29/2024, we had issues with the back door, did not lock; during the first walking there was no refrigerator and was brought in a week later, after hurricane Milton, the lanai roof soffits were gone and the ones left we found out they were stitched with plastic staples, poor quality of construction on a brand new home that the lanai back door roof did not held winds; resulting in the homebuyer fixing it, The bathroom door when I open the shower door it hits the countertop from the bathroom counters. Overall, with some many issues at least you should have added the blinds from the sliding doors or the washer and dryer. Don’t think I would recommend lennar. ... More

The townhome is a quick build, no frills, very basic shower heads and the plastic toilets lids, single paint on walls, carpet has no pad very cheap carpet, with tack strip that was not nailed down properly and walking in the house with socks my feet get picked, sloppy trim work and texture finish
